Great Place!
I moved into the Overlook a year ago and have never been happier with a community. Coming from college living where apartments are typically poorly maintained and poorly staffed, I really appreciate the courtesy and professionalism the staff and maintenance crew provide. The 24 hour maintenance is probably the best perk to living here. One Sunday evening, I thought that my fridge wasn't cooling properly, so I called the on call maintenance. He came right over, fixed the problem and explained what turned out to be a simple problem that I probably could've fixed myself. I felt bad that I bothered him on a Sunday, but he said it was no problem at all! I also LOVE LOVE LOVE the newly remodeled gym! I actually cancelled my gym membership at LAC because its got everything I could ever need. Needless to say, I'll be here for a while!

Loved it!
Lived in a one bedroom that was very spacious! Staff was great and maintenance requests were always answered quickly. Huge pool, nice area - feels like a home not an apartment. Highly recommend to anyone.

You could....but why?
You could, but why? You would be paying top $$ for neighborhood, not a nice apartment to live in. This complex has mostly old appliances, ancient and very inefficient air conditioning, heat, and hot water heaters. Pool area is not too well kept, and they allowed babies to swim without swim diapers. Add to that the expensive water/sewer/trash you are individually billed for without a clue as to what the usage actually is, and there are better choices.

We moved in towards the end of 2008 and have some of the issues other residents have mentioned. We were CRUSHED when they closed the indoor pool. It was what made us pick this place over 2 others we were considering...well, the indoor pool and the sauna...which is also gone. They got rid of the indoor pool for entertainment center. How entertaining...--------...yep, that's way better than an indoor pool (can you see my rolling my eyes?). We were having issues with the people above us. We notified the office and nothing was done. We ended up contacting the people above us and left a note at their door. NOW they are quiet 99% of the time. We also swear there's a small pony up there...clip clop clip clop. The floors squeak like mad above us! ALSO, the pool is closed on Monday. I don't know what that's all about. The manager (Karen) is VERY nice and whenever we've needed maintenance they come out within a day or two. The receptionist is very nice. The other office girls (Stephanie, especially) are apparently better than God...or at least that's what they would have you to believe. The maintenance guys are VERY nice and VERY helpful. When they're here for one thing they always ask if there's anything else and they actually care. The cobwebs are crazy! The air ducts need to be cleaned BADLY. I vacuum, no kidding, EVERY DAY! We have a clear canister vacuum and each time I finish the canister looks like I haven't vacuumed in months. The master bedroom, again...no kidding, could EASILY be dusted half a dozen times a day. We also have the gap under our door...and along the side. We do love the grounds. We hate complexes that have a line of building, then a parking lot, line of buildings, parking lot. The winding roads back here are more of a neighborhood feel. The grounds are gorgeous with green grass and bright flowers. However, if the mailman just mentions rain, puddles appear in the grass that are so large they would allow you to swim in them. Can't make it to the puddle poo today? That's alright, they hang around for about 2 or 3 days. If you get bugs, the bug guy is in the complex every Tuesday. We've had them spray a couple of time...we still get more spiders and water bugs that I care to have *shiver*. The streets need resurfacing. Everybody we know back here that lives on the ground floor complains about the people above them and hearing every step they take. Whether they are or not, the people above us sound like they clog dance. The outside noise is great. No issues other than a few overly loud children and a guys car that sounds like it would make you go deaf to ride in! But that's not the fault of the complex.

Do NOT move in here!
When we moved in, our townhome was NASTY! We filled out the form stating everything that was wrong and nothing was ever done to fix any of it. The floors were dirty, the carpet in dire need of replacing and cob webs hung from all over. Indoor pool hours are during work hours only and then they decided to turn it into a PLAY room because no one used the pool! Come one! They PLAY room will only be open during work hours too. No one will use that either. I'm also sick of management constatly telling us to pick up after our dog. We do! We have a neighbor that complains all of the time because she is terrified of our dog who is constantly on a leash and does not bother her. She feels the need to complain to try to get us in trouble with him and management does not bother to investigate. Also, management has outrageous stipulations built in to the small print of the lease, that they DO NOT go over with you. Some are that you can not air dry your dishes, your closet doors MUST remain open. We are not happy and are looking forward to getting out! The floors squeak so bad that we can hear both of our neighbors walking around on either side. They are not above us. The yard is a swamp and no one is doing anything about it. Moles are a huge problem. We also have a 1 inch gap under our front door.

NTS sucks - not worth living here!
We've lived here for over three years and are thrilled to be leaving. When we moved in, we really enjoyed the place. Then they stopped watering the lawn (just very recently started using the sprinklers again after two years!), the street lamps are always burned out, there is visible carpenter ant damage that has been ignored, and the hours to the pool have become so limited there is no point in trying to use it - even the indoor pool, which you'd think would be more accessible since it can only be accessed with a swipe card. During this time period, we have had 3 neighbors on one side of our Townhouse. They have all moved in to a dirty unit with old carpet and management refused to clean it or make any concessions. While emergency maintenance issues are dealt with in somewhat of a timely manner, the same cannot be said for everyday issues...and they have their own definitions on what emergency maintenance actually means. Our walls and ceilings (in multiple places) have visible water damage (stains, cracks) from leaks, and even after multiple requests to have Management & Maintenance review this to solve any potential problems, nothing has been done in the past 3 years. The fireplaces have not been cleaned in the three years we've lived here as well. Despite repeated requests for our living room ceiling to be repaired (two huge cracks - about 10'-12' long due to sustained water damage) nothing has been done since we've moved in. Our neighbor's ceiling was fixed only after it collapsed on to her living room floor. Our living room recently flooded due to cracks in exterior pipes that were not winterized, specifically when the outside spicket was used to hose out mulch in the air conditioner in which the gardening company somehow mulched the outside compression units. The carpet padding was replaced and the service guys were really nice - but no one came back to tap the walls to determine if there was potential mold damage to the interior walls, or even seemed the slightest bit of concern regarding the impact this would have to our hard wood entertainment center or other wood furniture impacted by a flooded living room. Our air conditioner (internal, not the outide compressor) frequently freezes and we have to turn it off and defrost it. The internal HVAC system was not designed with an upstairs intake vent so if you close doors upstairs the AC does not work properly. After a very responsive & pleasant stay at the Overlook prior to NTS taking over, it is apparent now that NTS is solely concerned about money as opposed to "doing the right thing" or understanding client needs. If you are looking for a higher end apartment or townhouse in the Louisville area, this place IS NOT FOR YOU!!! It's a facade! On top of the fact management doesn't care about maintenace or ensuring their property is habitable after their own mistakes (example, flooding our living room and walls with water, without tapping to see whether common allergic or toxic mold strains are adding to health concerns - with both of us in this townhouse are allergic to), they have recently added a new policy in order to force people one way or another - either commit your life to them, or get out. That's right! Even after 3 years of loyal renting & impeccalbe timely payment of rent with them, when we mentioned we were interested in purchasing a house at the end of our lease, they told us we could go month-to-month, but their management policies have changed to ONLY allow month-to-month for the lengthy term of TWO MONTHS!!! After that, it is either get the heck out, or sign another lease. In addition to that wonderfully flexible clause, they are now charging an additional $200 per month for the lengthy flexible timeframe of 2 months for those who might be interested in moving on. Please realize that if you have a signed leasing contract with NTS / The Overlook, there is at minimum a $1500 early contract termination fee. If they offer or have offered you a reduction in lease FOR ANY REASON, this is also in forfeit on top of the early termination fee of $1500. In addition, if you are in contract, they require 60 days notice before they rob you of this, and if you are not in contract, keep in mind you need to find a new place to live ASAP, or at least within two months, of course in lieu of continuing to continue being robbed for overpriced - underservice living arrangements...plus, you need to give 30 days notice for this convenience offered by NTS / Overlook. Movers & shoppers beware!!! There are nicer placers in Louisville, especially around the St. Matthews shopping / hospital district.

NTS has shaped up, not like it used to be.
I've lived at the Overlook for 7 years now. I was here before NTS began managing the properties and can honestly say that while there was a bit of a management change problem, things are wonderful now. I have had three calls in to maintenance in the past 6 months and every single one has been met with immediate response within 14 hours. The new staff is delightful and extremely helpful. While the previous reviews may have had validity at one time, I can tell you that they do not any longer.

Not as good as they look
This complex seems to have a plan: milk it till it dies (but don't spend a dime). They have very nice show rooms, but that is not what your appartment will look like. They paint over dirt, they cut down trees but don't plant, they cut services, they can't even manage the garbage (you will walk farther and it might be full or out of commission). An idea of the way they think: new planings only in front of the model appartment. Oh and watch out for the freeway. It is noisy. My wife rented an appartment within 40 feet of the freeway. They didn't tell her. They wouldn't let her inside. I discovered the proximity and demanded a different apparment. Maintenance is slow and rude. It is a shame because this could be a pretty nice place.

New Management NTS awful
With NTS management coming into picture, you are nowhere near the courteous management and the flexible attitude that the previous management had. The pool hours have reduced to just till 8pm with only the outdoor pool open - originally you had both the indoor and outdoor pools open for until 10pm. The computer room has at most one computer that is not working. Originally you had two. There was even a copier that is missing now. Street lights on the sidewalks are off and it is awfully dark on the sidewalks at night. originally you had automatic street lights that lit when you came in its vicinity. Also the leasing rates and contracting terms have awfully increased - think about a $1500 lease breakage fee with a 2 month notice. I agree with others - I am moving out and I recommend others to do the same.

Overlook "the Overlook"
I lived at this apartment complex for several years and was very satisfied. -Staff members were very nice, maintenance was very prompt, and I was happy. -Now I'm moving. Recently NTS acquired the property and things seem to have gone downhill ever since. -The transfer of management was a bumpy ride. New, rude, and clearly inexperienced staff members, care nothing about tenants.. no matter how long you've lived there. The trash compactors, which we now pay a trash fee for.. are always full so you can't even use them. -And rental rates have risen considerably. The Overlook's well manicured lawns are a pretty facade on a facility with an ugly attitude. If you can afford to rent here.. you can afford to rent just about anywhere else.. or in some cases even rent a house. My advice.. "overlook" the Overlook.

nice on the surface...but...
Ok, sure the St. Thomas Overlook looks nice on the outside, and sure the apts that they show you are nice, but when you get into your leased place, it will have problems. We had new carpet, and have continuely had airconditioning problems. they have tryed to fix it but the A/c unit is so old and crappy it keeps breaking. the very first night we moved in the A/c unit stopped working then Soaked the brand new carpet. Mold covered up with white paint, old bathroom fixtures, NTS owned now, and their customer service SUCKs... they have very little regard for people, your just a number to them. Very bad parking situations (no room). Not worth the increased rate in car insurance to live here! (yes, your rates will go up because of all the porches, bmws, and mercedes that the neighbors in the homes drive) like I said, nice on the surface, but not so great once you get to know them. Good luck.

Highly overrated and pricey for what you get
I have leased these apartments coming from out of town. For comparable housing in the same area these are very neglected and old. I would agree with the other reviewer that most of the staff is rude. Maintenance is slow, but adequate. There are much better options out there if you can afford this price range. This is not a warm and welcoming place. I would recommend to keep looking someplace else!

Forget your security Deposit
I have lived at Overlook for 2 years (primarily for cost considerations). Following are some of the issues-<br><br>Staff (especially manager Susan) is not courteous<br>Lack of parking space<br>Old smelly carpets<br>Rent higher for old tenants and less for new tenants<br>Last and most important - forget the security deposit. I had made sure to clean the apartment and have it ready better than what i had received it as. However, when I insisted on doing a walkthrough, they ignored and said it is not required. Then they confisticated all my deposit and demanded more money and blamed it on Ozone layer. When asked for ozone ratings, they mentioned - "oh, our nose is the measuring device". <br><br>Would never stay at Overlook again. There are better and newer apartments available.

Not even close to the best in louisville
So we moved here from a great apartment in Omaha, and we were not able to see the apartment complex in person. However we talked plenty to the complex over the phone and via email. They were great about sending us info and answering questions however they were very misleading. For example we were told we could fit our dining room table in the kitchen. To our surprise when we moved here we were not able to fit our table even thorogh the kitchen doorway (and yes we had given them the dimensions). That was the first problem. The other problems just grew. Ants were constantly in our apartment no matter how many times i washed the floor (which we found out later was because of a hole forming in the back door that they would not fix). And even worse then ants, spiders were all over our apartment. I would open a kitchen cabinet and there would be a spider in one of our pots. The Wood on the bannister and the woods in the kitchen did not match, there was no light (just a ceiling fan) in the living room, if you burned a light bulb, you were responsible for fixng it (and i am sorry but at 800 a month i feel they can fix that) and since we have lived here we have needed constant maintence on the toilets twice, the faucet upstairs, the windows (all were broken and when you would open them the top came down), and much more. This complex is not one that i would reccomend to anyone. When i am told that an apartment is high class and luxurious, i would expect little things like the tiling in the fireplace not to be cracked, or to have the light fixtures and the facuet handels to match however here they did not. I hope you read this before you rent because for 800 a month you could get a whole lot more usable square footage, and an apartment that is actually in living condition.

The Best in Louisville
I have lived at The Overlook for 18 months and must tell you that this is the best place to live in all of Louisville. The staff treat you like family and are so responsive. Truly a class act!

You Don't Know What You Are Missing....
The Overlook is a great apartment community, if I said apartment, let me try again... it is a great home! My husband and I do not see The Overlook as apartments, they are the next best thing to home. There are two pools,(with almost always a lifeguard) a hot tub, sauna, many..many sidewalks for strolls, grass to roll in or for the kids to play in. The apartments, and the entire complex is very well maintained. Landscaped beautifully. Maintenence is on top of everything, we moved in on a Saturday, any concerns that we had where taken care of by Monday. The Overlook staff treated us with respect and helped us so much. Even after you move in - the staff makes you feel more than welcome to come by the office, chat and voice any concerns. At many apartments I have lived at, noise, kept me awake many nights, not here!! There is a huge variety in the age groups that live at The Overlook, from children with their parents, to a 95 year old lady that we know. I recommend this community, and it is worth the time to pack and move on in. I moved in in May 04 and I am still at The Overlook, and probally will be here until we decide to buy a home. <br> <br>N.
