As a five year+ resident, I love it here. I would not choose another apartment community in Louisville. I searched multiple places, including sister properties, and the Overlook is my favorite. Apartments are clean, roomy, and well-appointed. The grounds are beautifully kept, and the staff is always courteous and professional, and they handle maintenance requests in a timely manner. The Overlook has great amenities, including trash pick up at the front door (valet). I especially like the regular events that they offer, the latest being the food trucks. Yes, the rent is probably pricier than some other communities in Louisville, but this is a great place to live. The neighborhood is quiet, and situated right in the middle of a long-established residential neighborhood full of diverse races, family sizes, and age ranges. There is plenty of parking. We live only a few minutes from businesses, restaurants, banks, grocery stores, a fresh produce market and deli, and so much shopping. Voting precincts are less than 2 miles away. All without getting on the highway. Other than that, The Overlook is only two exits from two main Louisvile malls. Big plus: The main veteran's hospital and 2 VA clinics are less than 15 minutes away. My only two wishes are these. I wish they had enough land to build a Phase 3 with all attached garages. I live in a townhouse with a detached garage, so I would move into a new unit in a heartbeat. And I wish is that there would be more street lamps around the perimeter of the complex, for more lighting on evenings. Lots of residents like to take walks with pets and families. I think more lights would be a great addition.

Grounds and staff are fabulous. Wonderful pool and workout facility. Units however are dated with mix of old and new appliances and aging cabinetry. Pet policy is nice. Location is primo.

Pro's - Staff is always helpful and polite - Maintenance issues are addressed in a timely manner - Nice and safe neighborhood - Household appliances are (microwave, oven etc) quite new - Friendly neighbors, most of them are professionals Con's - Thin walls (I never heard my neighbors, but they told me that hear us all the time) - Parking space is sometimes hard to find - The complex is very dark during nighttime - A little bit distant to main shopping malls

We recently moved to The Overlook and love it! It's in a fantastic location of Louisville. The office staff was extremely helpful prior to moving in and has answered all of our questions since moving in. The maintenance staff is very efficient. It's been a great experience so far!

Great apartment area! A little pricey but very reasonable considering the quality of apartments. I could do without the trash pickup service. The main downside is the distance from downside.

I moved in to Overlook in 2011 and this complex is great. I love that I can go out for peaceful walks around the area along with washing and vacuuming my car at any time. The trash pickup is a blessing, especially during the winter months.

I moved into The Overlook at St. Thomas in 2010, so I have been a resident for about 5 years. I am a single young woman whose fiancé passed away this past July. So my loved one & I had spend a nice amount of memories in this neighborhood & at my apartment before he passed. My lease is up this spring & I didn't plan on moving due to a recent surgery I just had & wanting to hold on to the memories for a little longer. But I recently received a note on my door saying I was not allowed to renew my apartment lease agreement. There was no specific reason to the note besides an attached document of my lease agreement with a highlighted sentence that states on number 13 of the lease that the owner can terminate a lease with or with out reason. Mind you people I have paid these people $60,000 atleast & have been late on my rent one time the whole 4 & 1/2 years I have lived here. I just can't believe this. I would have recommended The Overlook to everyone looking for an apartment; before this situation happened. Now due to the poor treatment I have received, my ratings have dramatically dropped.

Just moved in! Super quiet and friendly neighbors. The staff are dedicated to rhe complex and to you. Some of the pluses are valet trash pick up, wood burning fireplaces, large decks, separate entrances, vaulted ceilings, washer, dryer and new appliances.

I just moved into The Overlook and am very happy! Before coming to Louisville, I searched on-line for an apartment that was nice and in a nice neighborhood. The two complexes that kept getting mentioned were a HUGE disappointment! I drove by The Overlook by accident and knew it was for me...a month later, here I am!

I lived at the Overlook for five years and loved every bit of it. The entire community is well kept, and I felt that the grounds looked great too. I loved walking my dog any chance I got. The office staff was great and maintenance always took care of any request I called about. I would recommend this property to anyone that asked. The girls in the office are always so nice and professional. My brother and I enjoyed all of the great amenities. The only reason I moved out was because I bought a house. Five Stars to everyone!! :)

I've lived at The Overlook for almost 2 years. Overall it has been a pleasant apartment-living experience, especially when compared to the others I've resided in. The location is in a scenic and desirable part of town. Convenient to shopping, many restaurants, good schools, major highways, and surrounded by affluent subdivisions, but still has a quiet neighborhood feel to it. Our apartment is 2 bedroom/2 bath, 2nd floor. It's roomy enough for our rather large furniture without feeling too crammed, but I wish there was a more open floor plan and a little more storage space would be nice. Maintenance is pretty fast to arrive when needed, and the guys I've dealt with have been very helpful. They even helped me jump my car battery and round up my dog when his leash broke. Nice guys! The office staff addresses issues quickly, and is (usually) able to explain/fix any concerns you have about billing or rule enforcement right away. We've had problems with neighbors making false reports about things we didn't do, and almost got fined because of it, but the office staff listened to our side of the story and dropped the complaint. The people who live here range widely from very friendly and approachable to the stiff types who avoid eye contact so they don't have to talk to you. I guess it just depends on what building you're in. I'm happy with the safety of the area in general and the crime is very low, but the neighborhood is very dark at night without street or parking lights. I have to take a flashlight to walk my dog late at night so I can see to pick up after him. It's good to avoid the grassy areas after dark because not everyone here is good about picking up after their dog, and there are often nasty surprises in the grass. The staff tries really hard to enforce the pet rules, but they can't catch every person who leaves a mess. Not their fault. They do a good job of keeping the grounds clean, considering how many people live here. The noise level is tolerable and actually pretty good for so many apartments so close together. We can hear people if they walk below our balcony or are in the stairs area of our building, but inside the apartment it stays pretty quiet. I can't hear other televisions or appliances at all. Dogs barking in other apartments in the building are the biggest noise complaint we have with this place. Because of all the trees around the complex, there is a big outdoor insect population, sometimes a little too big for comfort, but I haven't had a problem with inside pests, except for a few house spiders. Have never seen fleas, roaches, or bedbugs, thank goodness! Outside there are spiders, beetles, mosquitos, junebugs, cicadas, moths, and bees everywhere. Not a big deal, but if you sit outside a lot, best have a can of spray and a swatter handy. If you can afford the extra expense, rent a covered parking spot or garage with your apartment here, because its not as bad as some of the reviews stated, but parking can sometimes be an issue. The evenings are the worst of it. The lots are small and people try to cram big cars into small spots, creating problems for others trying to pull in/out beside them. About twice a week, we have to park pretty far from our apartment, which is ok as long as we aren't unloading groceries. The clubhouse, gym, and pool are well kept. The pool is only open from Memorial Day weekend to Labor Day weekend, and the hours are noon-8pm. Closed on Mondays. Not good for night swimmers. The gym used to be 24/7, but after some jerk stole the televisions out of it, they changed it to 10pm closing time. If you are still in the building after 10pm, the alarm goes off and you get fined. Overall, it's a nice place for the money ( a little expensive ) and the the location is really good. Despite a few petty complaints, I'd recommend it.

I moved into the Overlook's Elmhurst (2 bed/2 bath) unit in April. All in all, it's been one of my favorite apartment complexes so far. Of course, there are a couple of caveats: Parking is awful! There's just not enough parking for the amount of units. I'm sure there are those tenants with more cars than they are supposed to have, but I often have to park very far away from my building and walk. People park anywhere they can, and it gets annoying because it's difficult to maneuver around all the parked cars on the street. People park in handicap spots without a sticker, and in emergency lanes just to avoid the extra walk. This is by far my biggest complaint. You can rent a carport or garage for extra $$$, but I don't think we should have to do that in order to get one parking spot for a two bedroom unit. Since it's now summer, I've been noticing an increase of bugs in my unit. I keep the unit really clean; no food sitting out or anything like that. I haven't talked to management about it yet but I will update when that occurs. There are only two trash compactors in the complex (and it's an enormous complex). You have to drive to take your trash out, and that's a little inconvenient. But not terrible. My girlfriend and I enjoy walking so we'll actually just walk to the compactor and back if the trash isn't too heavy. There is no place for outgoing mail. I called the office about this and was told to stick my outgoing mail at the very back of the mailbox and the mailman (or woman) would know to pick it up. Sometimes it works, and sometimes it just sits there. If you have important mail that needs to go out on time, you'll want to find a USPS drop box or just take your mail to the post office. Again, inconvenient, but not a deal breaker. On the plus side, any UPS/FedEx parcels that are delivered when you aren't home get delivered to the office. That's pretty nice if you're like me and are never home during delivery hours. They did a pretty good job at noise reduction in the units. My building is kind of close to a highway, and you can definitely hear the traffic at night when it's quiet everywhere else. But it's not super loud. I live on a bottom floor unit, and can hear the people above me walk around. But again, it's not too loud unless they're running/stomping. I've lived in about 5 or 6 apartment complexes so far, and this one is in the top 3 as far as noise reduction. We've had just one maintenance problem where the A/C was not cold enough when we first moved in. My girlfriend called, and maintenance was there less than an hour later and had it fixed. Very responsive! All in all, it's a pretty good place to live. I feel safe there and people tend to stay out of your business, but are friendly enough. I wouldn't exactly call them "luxury" apartments. My specific unit is pretty roomy and we're due for appliance upgrades this summer, so maybe it will be more luxurious after that. It's a little expensive to live there, sure. But you're paying for a nice, safe location and a roomy apartment. Again...biggest complaint...FIX THE PARKING SITUATION!

When I first moved into this place they prorated how much I owed the first month. I paid them what they told me, then a week later they said I owed them $6, because they calculated wrong. I should have known then that it was going to be bad. Over the past year all they have done is repave, paint, dug up perfectly good trees, and put on cheap weather stripping on front doors. They only give you 2 days notice if they need to come into your apartment to do something or if you have to move your car for constant paving. They do not respect the people who already live there, even when you say that their lawn care people yell profound statements at you and look through your window. They get everything cheap and charge you for your last penny. Make sure that when you live there you don't mess anything up in your apartment because you will be charged to fix it all! Make sure your making tons of spare change because they will suck you dry. I asked to have my doorknob fixed because it wouldnt lock, it took them 2 days to come. It broke again 2 days later an my boyfriend fixed it himself and it hang been a problem. The outside lights go out all the time and they don't fix anything unless you live right next to the clubhouse.

We paid 2200.00, yes 2200.00 a month for a townhouse. Granted, it was huge, but the neighbors are unfriendly, you are not allowed to put furniture on your front porch or hang anything on your front door. As another reviewer mentioned, when you move out, everything changes. One stain on the carpet? You'll foot the bill for the entire unit to be recarpeted, and not cheaply I might add. The pet deposit, is not a deposit, but a fee, you can forget them taking that off of the amount they charge to replace the carpet.

Currently live here and LOVE IT
We moved into a two bedroom in March 2012 and even with bumps here and there everything has been amazing. "Bumps" were items as a result of the previous tenants but nothing maintenance hasn't taken care of. Parking can be a minor issue but I have never had to park too far away. I can't hear my neighbors at all. The grounds are gorgeous and the amenities amazing! I feel safe always. The maintenance staff goes OVER and ABOVE and repairs/replaces items VERY quickly! As one review wrote there are a lot of places to live in Louisville however this is one thing I know -- there are few places you can call home.

DO NOT RENT HERE!!
While living and paying them rent every month everything was great. If I had a problem it was fixed promptly and the staff was very nice. All that changes when you move out. The month to month fee is 300 bucks plus you pay market rate on the apartment. That was the first BIG problem. I took the opportunity to walk through the apartment at move out with the gentleman who did it and he agreed that everything looked fine and they would have someone "inspect" the carpet. Of course you did get the notice of what they found during the inspection until someone else is already living in the place and there is no chance for a second opinion. It is very cheap carpet. So when you spill something and you think you cleaned it up with every chemical known to man it will look fine but if there happens to be any kind of stain on the under side of the carpet no matter what you pay for the entire apartment to get new carpet. I took the photos that they took of the carpet to another carpet cleaner and they said that it wouldn't be a problem to get that out. There are lots of places in Louisville with newer appliances and interiors without the hassles at move out.

Great Place To Live But Pricey
Overall my wife and I have been very happy. The neighborhood is great and feels very safe. Quiet, clean, and in a great school district with lots of nice families. Also accessible to anything you need. The apartments are spacious, clean, and well lit. The office staff and maintenance have always been prompt and friendly. Our only complaint is the cost. A bit pricey and the rent goes up each year, but you do get what you pay for.

Taking the Good with the bad
I have lived at The Overlook for over a year. In my time here, I have many positive experiences, and a few negative ones. THE UNIT: The apartment was not cleaned well when I moved in. The dryer was backed up full of lint, and wouldn't even dry my clothes. I had to vacuum the lint out myself. There was a gross amount of dust on all of the lighting fixtures and under the appliances. All of my appliances, aside from the stove are relatively new, but the base model of everything. I would have to disagree with their "state of the art amenities" statement on their website. About halfway through my lease, my washing machine broke. They promptly changed it out that same week. The bedrooms are a good size. The apartments are actually very well sound proofed. I have never had any noise issues- and I have never heard my neighbors. The complex is usually pretty quiet, aside from the occasional dog barking or the sound of children playing. PARKING: A complete joke. There is supposed to be one space alotted per bedroom. When I first moved in, it was not an issue, but it has slowly become worse and worse. Now, half the nights when I get home, I end up parking on the main street. This is a lot of fun considering I have an infant. I have called several times to complain- and they always tell me the same thing "They are looking into it. They will send out someone to check plates." Nothing is ever done. FACILITIES: Nice workout room that is available all of the time. The pool is well maintained, but the hours are ridiculous. Noon- 8pm- Closed on Mondays. Starting in August- 4pm-8pm. Whats the point of even having it open? There is no lifeguard on staff, which is fine- but they also do not monitor the guests well at all. When you move in, you are given a key on your keychain to show a worker whenever you go to your pool. They are supposed to check your key and sign you in. Last summer, the worker did nothing but sit and talk on his cell phone the whole time he was on duty. I tried to sign in, and he shrugged and said, "Don't worry about it." This has resulted in a lot of people who do not live in the complex showing up to swim. MAINTENANCE: Friendly staff- very down to earth and professional when on the job. Once, I was carrying something to my car that was very heavy, and one of the men ran over to help me. I was very appreciative. I have made a few maintenance requests since I have been here, and have never been given a hard time about my requests. However, I have requested that they not enter when I'm not home because I have a dog. I came home once, to have a maintenance service order sitting on my dining table. I was not happy. I have also been told they would arrive on a specific date within an hour window to service something. I came home early from work to be there- and they never showed. GARBAGE: 2 trash compactors for the whole complex. This results in me having to put the trash on the trunk of my car and driving it several blocks to the compactor. Many times it is overflowing into the street because 2 compactors are simply not enough for this large complex. Overall- this is a nice complex in a safe and convenient part of town (which is why I chose it). I would have to disagree with their "luxury" apartments statement. They have been very accomodating to me- waiving a late fee when I went out of town forgetting to pay my rent within the 5 day window. I would recommend this complex. It has been the best place I have lived in the 7 years I have been in Louisville..but as always, you have to take the good with the bad.

Renter Beware
Where do I begin??? Parking? Well, you are suppose to have at least one slot & I always have to park over a block away. Reminds me of living near Wrigley field on game days, but this is everyday. Now the appliances, they are at least 15-20 years old!!! I lived in this complex 10 yrs ago & they had the same appliances then as they do now. None of the appliances work well because they are 20 yrs old!!!! The paint job in here is awful, the cabinets were very grimey & dated, the light fixtures are rusty!!!! The model I was shown looked 100% better than what I am living in. Also, utilites are not included & they get you for water, garbage disposal & other little fees. The only thing that I like is the mature landscaping & the apt layout. I don't mind the neighbor dogs barking & running around, but some people do mind & this could be a real problem for them. Probably going to move when lease is up.

Overall, good.
I have lived here for a couple months and have been mostly pleased. Nice area close to expressways, and has a neighborhood feel. They put new carpets in for us, as well as new linoleum. The vaulted ceilings are great, as well as the wood burning fireplace. I can't wait to use the pool and the gym, which look as if they will exceed my expectations. What became apparent to me right away are that parking (at least on Northridge Circle) is not at all abundant. There are no assigned spots, though garages and covered parking are available. (I think 1 covered parking space is $80/mo.) Not may people pay for that though. Almost every morning there are cars parked along the curb because there were literally no parking spaces left on the street the night before. I of course don't want to do this because I fear damage to my car. We asked about the parking situation before we moved in, and were told there were no big issues. Now we are going to have to incur an extra $160 or so per month if we don't want to have to start parking out on the main road. The parking rating is pretty high on this site, so I'm guessing parking isn't as big of a problem on other streets. Noise is not much of a problem, except constant door-slamming from my downstairs neighbor. It gets pretty irritating, and has woken me up a few mornings, but I am thankful to not hear anything else. Twice we have had maintenance come by (for minor issues), and they arrived within an hour, promptly solving our issues. Bottom line- I would not recommend living on Northridge Circle unless you plan on renting a garage or covered parking (though some residents may try to take your covered parking space). Also be prepared to hear your neighbors' doors regularly, but probably not much else (there are dogs in my building and I never even hear them).

Sad to be leaving......
I have lived at The Overlook for 2 years now and have seen such a wonderful transformation since NTS took over the property! The apartments are spacious and I love the cherry cabinets in the kitchen! I am being transferred with my job and will be buying a home that has all of the bells and whistles that I am so used to having here.....staff is great.....maintenance was timely when I needed something...can't beat the amenities and the location!! Close to everything! Really the best place to live in Louisville if you need an apartment!

Great Place to Live!
I really enjoyed my stay at the Overlook. I lived in a 1 bedroom apartment and it was the perfect size for just me! The office staff was great they took care of any maintenance needs that I had very quickly! I would definitely recommend this place!!

Great Location
Beautiful Location!!! I love it. I recently moved my wife into an assisted living community and decided to move into a small apartment. The floor plan is perfect and includes all the necessary appliances (washer and dryer too) which made my life so much easier. I have a great view from my patio you wouldn't know I was in the city. The office staff is very helpful and courteous every time I call.

Great floor plan
I lived in the coolest one bedroom townhome/loft. It was large with vaulted ceiling, one and half baths, double vanity sink and washer and dryer in the apartment. The property was huge and great for jogging. It connects into an upscale subdivision which makes it feel more like a community. The fitness center was okay, but I hear they have totally renovated it and it's the best in town. I would defintely recommend.
