Wish I had read the reviews before renting more carefully...
Had I known about the bug problem, along with continuous ongoing painting project I would have selected a different property. There has been absolutely NO PROJECT MANAGEMENT oversight on this painting project. Flyers are constantly being left on tenant's doors stating painting will be taking place and to remove all belongings from patios (or maintenance will remove and you will be charged $40 - $150 to do so), then weeks go by and NO painting occurs...meanwhile you have to live in your home walking around your patio furniture and plants! If properly managed, a CONFIRMED DATE should be adhered to for painting project, and all work should be performed completely before moving to next building. Instead we have had to remove our items off the patio twice...once to paint the walls, and again to paint the floor. THIS LACK OF PROJECT MANAGEMENT IS UNACCEPTABLE AND SHOWS THERE IS NO CONCERN FOR THEIR TENANTS AND THE INCONVENIENCE THIS CAUSES. SOME SORT OF CONCESSIONS SHOULD BE MADE FOR THIS MISMANAGEMENT. Very Unorganized!
It has been such a headache living here. Lots of problems with the staff and a ton of cockroach problems in the apartment. The utility charges can be ridiculous. They add "administrative fees and processing fees" to get more money out of you. Sure, the base rent can be lowest in the area, but when you add everything else they want to charge, it is pretty pricey. Save yourself from the headache and find something better.

Please avoid this place!
Please avoid this place! You will regret ever signing your lease! Office Staff is ridiculous! Cockroaches very problematic! Rent may seem the cheapest around, but it does not include utilities like cable and other "fees." So why not spend it on a better apartment complex?

Avoid! Cockroach Central!
This place may seem like great, but once you move in it's quite different. The staff is very unorganized! The floors are really really thin and we have issues with our downstairs neighbor all the time. If you have young kids that like to run around than this is the worst place to reside. The rent does NOT include utilities which are raised every other month. We have a big problem with cockroaches and mice in the apartment even though we have Orkin come every two weeks. And no, we are not "dirty" people. Sure, the outside looks great, but they need to spend more time and money fixing the inside. The equipment in the gym is always broken so you're stuck waiting for hours to use a machine. There are better places in the Cary area!

Hidden Costs!
On the surface this apartment complex looks good. It has a beautiful pool and large workout facility. Grounds are well kept in a nice setting. If you are planning to rent here, you must be fully aware of the additional costs that are added to the monthly rent. You will pay: rent payment processing fee, pest control, trash usage, and worst of all you are committed to pay for TW cable through the apartment complex. When you move out, they will inspect your apartment and if there is the slightest stain in the carpet, they will claim that they have to replace the carpet at your expense. I would advise you to have the carpet cleaned prior to moving out. In addition to the carpet, you will need to make sure the oven is spotless as well as the rest of the apartment. The management is very rude. Bottom line, be prepared to pay at least $70 to $100 more than the base rent per month and keep the place spotless or you will not get your security deposit back and end up owing them money. PLEASANTLY SURPRISED
My husband and I have lived here since August 2008 and have been pleasantly surprised. The grounds are well maintained, the maintenance staff is friendly, efficient and professional. The office staff is also very professional, friendly, ready to assist us with all of our requests. The units are clean, tenants are friendly and there is minimal noise. We have a small child living near us and pets above us and we rarely, if ever, hear any noise. My reason for this review is most people will post when they have something negative to express - I don't. As a temporary home until we purchase our next house it has been more than adequate. We would recommend, and we have, to anyone looking for a clean, efficient, responsive staff place to live...

Mixed Feelings
My wife and I lived at Waterford Forest for several years while I was finishing my doctorate. When we originally signed, the lease terms and rent were very tenant-friendly, with a flexible and clearly spelled-out early lease termination policy. During our stay, however, the apartment changed management; the lease subsequently became unreasonably restrictive and the cost of living here quickly skyrocketed. Despite the fact that my wife and I were model tenants (always quiet and paying our rent several days in advance each month), had lived here for several years, and each had a credit score of over 800, the new management refused to negotiate flexible lease terms with me, instead claiming that it was beyond their power to do so (yeah right). (Because I was finishing my graduate degree, it was important for me to obtain a clearly spelled-out early termination policy, since the date of my defense and future location of employment were unknown at the time.) The current wording of the lease allows the apartment to collect rent for the full term in the event of early termination, and the apartment requires a 60-day notice of intent to vacate (even if theā¦Ā See More>anonymous

Ready to Move!
I live in a one bedroom. It is a nice size apartment. I keep it clean however that does not stop HUGE ROACHES from crawling around. yesterday i killed 3 roaches with in 5 minutes of me walking in the door. I don't have live in the newest apartments but one thing i can't stand is roaches! I am through when this morning I woke up to a big roach crawling on my 4 month old daughter! How is that sanitary? I am not even comfortable being in my place. I'm already looking for another place and i just moved in in August. Call that vain but hey roach infestion is a deal breaker for me especially when i have a baby in my home and management refuses to do anything about it.

It's an Okay place - but one must be aware - co$tly place!
I just finished moving out of my apartment last week. I was one of the ones lured in by the rent special. $740 for a 2 bedroom apartment home. However, the next year my rent was jacked up to $880 a MONTH! Yes, you read that right! I had to raise so much cane to get it lowered it is not even funny. They only went down about $35 but still. So, if you plan on living there for more than a year, think about that one! Now, for moving out. Get ready to get a whopping three page charge list. Oh, and you, yes you, despite paying thousdands to this company in rent YOU will be responsible for patching all nail holes and getting the carpets professionaly shampood and the apartment professional cleaned. Yes, you read that right. Then you must do a walk through at moving out with the manager present. I have lived in multiple apartments in multiple states and this one takes the cake. Enjoyed my years here
I have recently moved out of Waterford forest after buying a home. I would have been more than happy to remain there otherwise. I had rarely experienced an issue with any facet of the property, and when I did the staff was exceptional about resolving the problem. The regular maintenance of the facility, the quiet and private aspect of the appartment, all contributed to a very positive stay of 6 years.

PLEASE DO NOT RENT FROM THESE LAZY PEOPLE!!
This place is freaking horrible. Absolutely no sound proofing in the walls and you can hear everything that happens above and beneath you. But the worst of all are the people who work here, they tell you one thing then all of a sudden they go back on what they tell you. That is a horrible way to do business, saying that everything is fine then all of a sudden "hey you have to pay rent and a half" what i just talked to you yesterday and you said it was fine! those are the kind of conversation i have had with them. I actually had DIRTY WATER LEAKING THROUGH MY CELING!!!! and they waited A MONTH to do any thing about it.. A MONTH!!!! There was mold growing on my celing for gods sake. Even worse is when i told them about the celing again they WALKED AWAY FROM ME MID SENTENCE!! That is completly rude and not what you would expect from a apartment complex. PLEASE DO NOT RENT FROM THESE LAZY PEOPLE!!

Please don't even think about moving in
The place is good - agreed. But when you move out, they suck everything from you. They actually rolled our carpet up and insisted that we pay for the stains on the back side of the carpet. And we are not even sure if they were left by us or the previous tenants. It was time for them to replace the carpet and we were charged 300 dollars for that too. Oh god! just thinking about how the management reacted and spoke to us is so frustrating. We finally paid a whopping 400 dollars when we moved out.

Ready to Move
I've only been here for 3 weeks and am ready to move. The apartment I have is nothing like the model. When I saw the model and the price, I thought it was a good deal. However, on my move in date, the apartment was nothing like the model. The linoleum in the kitchen and bathrooms were poorly put in. The counters were scratched up and just made of cheap materials. It had a smell to it that still hasn't left no matter how much air freshenser we used or how much we aired it out. Parking is horrible, it's first come first served. They need to get rid of the reserved parking. After a long day, I don't want to drag all my stuff and my little girl across the whole parking lot. Noise is a big problem. You can hear right through the walls. Neighbors are noisy, upstairs and next door, I haven't had a decent night's sleep since I've moved in.

Great Experience from start to finish
I just got done with 2 amazing years at this community. First off it is important to note that I am not easily pleased. I have high expectations from any company that I do business with. This apartment complex met and in many instances exceeded my expectations. It started when I was applying for the apartment and researching it. They were very patient and answered all my questions quickly, accurately, and honestly. Once I moved in, the great service continued. At the time I worked odd hours and the office and maintenance staff was very understanding of that and really worked their hardest to accommodate that. Also I was remembered on a first name basis. When I came into the office every month to pay my rent, I was greeted warmly and thanked. Of course throughout the two years, I had a couple of things go wrong with my apartment. The first thing was one night (at 11:30pm) we were doing the dishes and the sink clogged up. Both of the sides were full of nasty water food remains. I called the maintenance guy and within 20 minutes he was at my apartment and 10 minutes later it was fixed.ā¦Ā See More>anonymous

ROACHES, PARKING, POOR MGMT, SLACK MAINTENANCE
This place is the number one example of why you should NEVER let a nice rent special fool you!! We were lured in by the rent special and intrigued by the model. Once we moved in, we noticed more and more SHODDYNESS (if that's a word). The only thing this place has really going for it are the roomy closets and bedrooms. Now let's talk about why you should NOT move here: 1. ROACHES - Have become a part of our family. There is NO form of pest control even though you pay for it. Well there is pest control if you count your own supply of Raid and your own house shoes that can be used to stomp them out. 2. PARKING - HORRIBLE!!! If I am not at home at a decent hour (like before 5:00) I will probably have to park far away from my building. Then they charge a ridiculous fee for the shoddy parking deck that is totally useless when what they need to do is tear it down and make it regular old parking spaces. Office Staff
I've been trying to get to this but Ive been so busy, I just wanted to say that the guy who works in the office was a great help to me. I transfered back awhile ago, and came in on a saturday. I had a problem and he had a maintenance guy come and take care of it. I also heard he is the reason we now have Papa Johns pizza setup at the mail station. He's Great! Not everything you read on this site is all bad, its just people never take time to write anything good.

Horrible staff and very poor maintenance
I have been living in the complex for the past 4 months and the apartment is in very bad condition. The management took nearly 3 weeks to fix a blocked toilet. Lot of pests and insects in the kitchen and bath rooms. Paint is peeling off from the ceiline. No one has attended the problems for the past one month. Surely a "NO" for someone looking for an apartment. Apartments are in worse condition.

A very nice place to live
I have lived here for almost a year and a half and I enjoy it very much. Apartment living has its issues and it always will. Keeping that in mind this is a very nice place, the office staff is always helpful when I come in or call. Maintenance request are handled quickly and correctly. I rarely hear any noise from outside, it is a very quiet complex. I renewed my lease and I will continue to do so until I am ready to buy a place. Everyone that I talk to who lives here is happy with the apartments unfortunately most of the people who take the time to write a review are the ones with something to complain about. I would not hesitate to recommend these apartments to a friend.

Horrible place
This place looked very nice when we toured and the staff seemed helpful and friendly, but once we moved in, everything changed. The manager and assistant manager are rude, unconsidered, and sarcastic. But our biggest problem is pest. Since moving into the apartment we had a pest problem and the follow-up by the management has been unprofessional, unhelpful, and inadequate. Besides pest problem, there have been some safety issues. For the amount that you pay in rent, you would expect better living conditions. This is a horrible place to live I would NOT recommend this place.

Safety continues to decline!
When I left for work the other morning Crime Scene Investigation was in the complex once again! Apparently there was an 'incident' at the pool after hours... Also it seems you can no longer submit a maintanence request online, you can call the office but of course what they consider "after hours emergency maintanence" doesnt cover what you need. So you are stuck having to wait until the next day to get in contact with someone for them to tell you they will be able to help within a day or two.... Our rent went from $565 to $620 last year - a completely ridiculous increase! It was scheduled to go up to about $690 if we signed on for another year and yes it is for a one bedroom apartment. This complex needs to be more concerned about getting the disresputable people out instead of frantically raising the rent on its well behaved long term residents! We will be out next month!

Horrible Staff
This place looked beautiful to us when we toured, the staff was accommodating and professional. Huge huge change when we actually moved in. The staff is totally disorganized and unbelievably unprofessional. The office manger is sarcastic and rude. Waterford is overpriced with pest issues. If you plan on leaving a little early count on them charging you an arm and a leg like over $1700, make sure the three page cleaning check list is done perfectly to ensure you get your deposit back. I would NOT recommend this place. The staff is not willing to work with you on anything-read the fine print in the lease.

Good Place To Live
We have lived here 3 months now and have had none of the problems that anyone mentioned. There is NOT a bug problem, the rent is reasonable, the staff is very friendly and the maintenance folks are very quick to respond. The parking is ample, we do not hear the neighbors at all and it is an all around great place to live. I wonder what complex all these other folks are talking about because it is not Waterford Forest!

POOR MANAGEMENT AND PROPERTY MANAGEMENT COMPANY
Previous reviews are correct about roaches and having to pay for pest control. Water bills are high and all the fees that come along with them. This company charges you for EVERYTHING and has extremely poor service from management. Expect to be treated like a tenant and not a resident with this company. Nothing is for the benefit of the customer and eveything is for the manangement end especially in regards to money. They must be doing a very lucrative business because of this but it clearly won't last long because all they will have to do is check their occupancy rate and whether or not people are happy. My guess is that they will continue to get turnovers instead of renewals and if the prices keep going up, they will not be able to retain people. This is great for the management company but not for people living here. There shoudl be some give and take. I can't think of anything this company (new by the way since a few years a go) offers besides a decent place to live in a nice town. Decent at times, horrible at others.
When I was originally looking for apartments, Waterford Forest seemed like a good choice. The apartment was in immaculate condition and the staff was friendly. In defense of the staff, I have rarely dealt with any problems from them, which seems to go against the comments on here. Unfortunately, I cannot recommend this complex. As mentioned in other reviews, cockroaches are a major problem. Over the period of time I was there, I witnessed numerous people come and go, usually well before their lease expired, because of issues with roaches. They are everwhere, and it doesn't really matter how often Orkin comes...they are still there. Another issue is that once you are in the complex, they refuse to go the extra mile to keep you. When I first came to Waterford Forest, they would offer discounts to get you to renew your contract. Not anymore. Now, they send a statement with a large increase and give you a choice to sign or not. I stayed for a while because I was always planning on moving away in a short period time. Don't waste your time and money
This place is awful. I hate it here. The staff is so rude and very fake. I have never seen customer service like this in an apt. This place has roaches everywhere. I have never seen anything like this before. It is just disgusting. I would not waste your time coming to this place. I think it's time this place just loses its business to get rid of this place.
