Love this place
I've only been here a few weeks and I like it a lot. Kiara helped me get this place and she was very considerate. I have had a maitenence request, and they got it done that day. <br>The apartments are a little on the worn side, but other than that... no complaints at all. <br>My roommate and I are very happy.

I have lived there and I used to like it; unfortunately it changed...
I have lived there and I used to like it. I have since visited friends at Waterford Forest and the place has clearly changed in the past couple of years; and not for the better.

RUDE!!!
Have to agree with everyone saying the staff is rude. Went there to rent a place and after the way I was treated I decided against it, even though I did like the apartments.

what are these people talking about?
It sounds to me that a lot of these reviews have been coming from people who have moved out of Waterford Forest. My roommate and I love it here. We still live here. The staff knows us by name. We are always treated very well when we send in our maintenance requests or have questions.<br><br>I've lived in other apartments before. My advice to you is that with ANY apartment, you need to read your own lease and know what you are responsible for. You are going to be charged for damages. You are going to have a to pay a lot of rent if you have to break your lease or pay each month without signing a new lease. I just hope that anyone reading this will understand that it is our responsibility to know your lease. Read it carefully. I have not been "fooled" by anything here.<br><br>Tha amenity fee was annoying; we agree. But we bought ours and have just gotten past it. We love it here. DEFINITELY A RUDE, INCOMPETENT STAFF...KEEP LOOKING!
The staff at Waterford went from bad to worse recently. It was just bought by another company (no longer managed by Metric) and is now under new management. If you want to deal with rude, unhelpful people, this is the place to be. If not...run as fast as you can and go some where else! Not to mention the ridiculous fee for an amenity card. The staff wouldn't even tell me why the cards cost so much. I've been here for 2 years now and never had a problem using the laundry room, pool, etc. until they started the stupid amenity card fees! It's just a way for them to take more of your money, but they won't admit that of course. Also, parking is very tight because people park here EVERYDAY that don't even live here, and management allows it to go on. There are certainly better places to live in Cary than Waterford and I'm so glad that I'm leaving very, very soon. The decision to live here is yours, but remember, you've been warned!!! Don't let the outside appearances fool you!

Avoid this place - rude management - problem parking
FIRST BRING A DIGITAL CAMERA WITH YOU IF YOU MOVE IN to take pictures of the apartment as proof of its condition. I have been here for a year. They have six month contracts as well. The management is not very friendly and some times rude when I called for some maintenance work. They often always tell you that it will be done in a few days. However, the maintenance is shoddy as well. I had called to change the battery of the smoke alarm and they left it hanging from the ceiling when they had gone. Parking is getting sparce as more people move in and out. The rent when your contract expires and you want to go on a month to month basis. The month to month rent is 50% more than the normal rent. ie. if you pay 710-725 for a 2 bedroom, you will be paying 1050 on a month to month basis. You need to give 60 days advance notice to vacate - READ THE CONTRACT and all it's fine print or you will get slammed. All sorts of charges for cleaning and blinds even if you have never opened your windows when you leave. Look around.ā¦Ā See More>OasisCS

Few complaints but yet some have now occurred to me
I lived in Waterford Forest for a year. When my room-mate and I first moved out to Cary from the slums of Raleigh, we were just looking for somewhere that seemed secure because we had been robbed at the last place we were residents at. The leasing agent was very sweet to us and gave us the facts about costs, etc. I thought that the $400 nonrefundable pet fee was outrageous but we were impressed with what we saw so I coughed it up for my ONE cat. Parking is a bit of a problem especially if you lived in the building closest to the Dogwood Forest Drive going out to Maynard because it just seemed like everyone and their mothers lived there. <br><br>We lived on the second floor and it was quiet for the most part. We could hear the neighbors up and downstairs minimally if at all. Everyone keeps to themselves, no hassles from neighbors or management. OFFICE STAFF IS THE RUDEST I HAVE COME ACROSS EVER
The apartments are OK, but man after living there for over a year it was a nightmare dealing with the office staff. Rude and Nasty. Libby, the manager is really bad!<br><br>They put claims and deny that we ever made a deposit. This is the first time I have expereinced cheating of this extent!

I havent lived any where before that I have enjoyed my neighbors so much. I moved here from maryland and I was so lucky to have such a sweet and handsome neighbor like James Conley. Thank you Waterford for having such wonderful tentants.<br> thanks,<br> cindy

DO NOT LIVE THERE !!
PLEASE do yourself a favor and DO NOT even think of moving in there. I have lived there for a year and thank God that I am out of there. The apartment was fairly good but the office staff was absolutely arrogant and so rude. It might not sound that big of a problem but believe me, it is VERY annoying even when it comes to the simplest thing. I really have no business in writing this other than that I came cross this site while looking for an apartment for a friend.

Do NOT live here
I lived in this complex for quite a while so I saw a lot of staff come and go, and saw the complex over an extended period of time. I always felt very safe in my apartment. The front door has a secret "hidden" deadbolt that you can access from inside your apartment, but no one can access from the outside. Nice safety feature, bad if you have an emergency and no one can get in. (remember this if you move in) The noise level was always minimal, and my neighbors were decent, not friendly, but not horrible. There is definately no sense of "community" here.<br><br>Every time I had a maintenance call it was handled promptly, but as far as complex maintenance, it is extremely poor. Breezeways are constantly covered in spiderwebs and HUGE spiders, and landscaping is very minimal.<br><br>DO NOT BE FOOLED....despite whatever awards they have won the office staff is a NIGHTMARE. This is why I left. They are petty and can be plain mean, and are very UNHELPFUL! They make everything difficult, from renewing your lease, to moving and getting your deposit back. Below average
I need a place to stay so this place looked ok. Overall I think its not bad but its certainly not a good as they claim. On top of this they imposed a new charge for passes to the gym and pool, even though you were furbished with a key when you sign the lease for the same ammenities. They charged $10 initially then $20 for the first card. If you lost the card it cost $50. A complete rip off considering the cards cost about 50cents each! Same type you use in a hotel and they give you as many as you want! Alos imposed compulsory renters insurance and surprise surprise they have their own policy available for purchase. The quality of the kitchen and teh equipment is very basic and dated, the walkways are not that clean and full of cobwebs and cigarette butts from the not so considerate neighbours. Overall I think its a not the worst of places, but there are a lot letter places to live. If I was asked if I'd recommend it I probably have to say I wouldnt.

FEES, FEES, FEES
I currently live here. They just implimented a policy that we have to pay for an amenities pass. So, if we want to use the gym, pool, or dog park, we need to have our pass with us. Of cousre these were amenities that were supposed to be included for free when we signed our leases. The pass costed $10 if bought during february or $20 afterwards. If you lose the pass, it costs $50 to replace it! That is not a lot of money but it is just ANOTHER example of how these people nickle and dime you. This staff in the office is the worst that I have dealt with in the Raleigh/Cary area. I have lived in 4 complexes in the area over the past 9 years.

NOT PET FRIENDLY!
I don't have a clue what these people are talking about saying this place is pet friendly...far from it! For those who own dogs, perhaps it is as there is a dog park for them, but if you own a cat there's nothing but a huge, non-refundable pet fee...larger than most other places in Cary. They also tack more to your rent for EACH pet, it's ridiculous!!! And management can be very, very fake with you when you have a problem. It's as if they're all trained to act and sound the same way and it really gets annoying after being here for a while. In any case, I will say that the apartment itself is a decent value, but when we end our lease here I will definitely look for a place with better customer service and more genuine people on the staff.

pet place to live
The ladies in the office are so great about dogs! You do have to pay for dogs to live here, but they are treated like royalty. They take pictures of the dogs for a little pet album. It also helps to know that they know the dogs that live here in case they ever see one get out. I just got a puppy named Kirk!! He loves it here. There is a pet park for him to run around and stretch his little legs. If you have a dog, I promise the experience is worth the price.

love my two bedroom
These are by far the best prices in the area for a two bedroom. I just rented an apartment that was 1217 square feet and I am only paying $629/month!!! You can't find these great prices anywhere else. Let me say you the trouble of looking at all those other places. This is the best place to live and the best price you are going to find

my dog loves it here, too
i started living here about 3 months ago. my dog loves it here. they have a pet park where sammy (my dog) can run around. i use to live in an apartment that hated pets. now, my dog even has a place to call his own. he has even made doggie friends. we meet out at the pet park and let our dogs play! it's great and refreshing to live somewhere where my dog is welcomed.

great place
I have enjoyed my years with Waterford Forest. I've lived here for two years. I recently moved out because I bought a house. The place was very well lit and clean. I loved the location and would have rented again if I could.<br><br>If you are looking for an apartment, you should live there. A friend of mine just moved into Waterford Forest when I left. The only bad thing is that they have a pretty steep pet charge. Other than that, it was a great place!

I moved into Waterford Forest right after I got married. We absolutely love the apartment. When we initally applied, the apartment that we wanted was not available. But, given some time, one became available and everything worked out perfectly.

Huge Apartments
My husband and I were looking for apartments. There are so many to choose from in the Cary area!!! I could not believe it!<br><br>When we got to Waterford Forest, we could not believe the size of the apartments! They were huge compared to other ones that we had seen. We applied immediately!

I cried when I left!
My husband and I moved to Waterford Forest Apartments when we decided to build a new house. I had NO intention of living in an apartment again. (The last time I had lived in one was when I was just out of college!) But, we took a shot with Waterford Forest and loved our stay. The ladies in the office were always so friendly. We ended up renewing for a little longer than we anticipated. <br><br>We just moved into our new house and I admit that I cried when I left Waterford Forest Apartments. Thank you Libby and Amy and the rest of the team. You really made an apartment a home!!

Move to Cary
I recently moved from Maryland to North Carolina. I did not know what to expect. My job is in the area Raleigh area and I was told to move to Cary. This is the place to live! I love the area. There are so many stores and so much shopping that you can do! I chose Waterford Forest and have had no complaints. I actually used apartment ratings to help me find an apartment!

Don't move in, unless you never plan on leaving!!!
When I first moved into the complex, I loved it, maintenence was great, the only probably I had then was ants. I paid my rent on time or early for 2 years, and at the end of the first year, Waterford Forest said if I renewed, I would get a free carpet cleaning. To make this story short, I contacted Waterford about my carpet cleaning, and I never received it (they said I should be getting a coupon). Well, when I left, my carpet wasn't cleaned still, and Libby said for me not to worry that they had to clean the carpet anyways when I left. I left at the end of July, and received a bill towards the end of August saying that they had to remove my carpet due to 2 or 3 small stains. They are trying to charge me around 400 dollars for the carpet, which they said they were going to clean, but didn't, they are trying to charge me 38 dollars for one 47" blind, and they've added other things to total around 500 dollars!!! I contacted Cary Carpet Care which is who they get their carpets cleanedā¦Ā See More>washappy

nice & safe
Great for pets- although I don't use pet park-the waste cans around grassy areas are quite practical <br> <br>only true complaint-after a one year lease is up, they provide the option of going month to month. However the rent rises dramatically...about $300 more...not enough to stay
