Management SUCKS and apartments ARE ----!!
These are the most worst apartments I have ever seen in my life!! Management is far more irresponsible and are like fleas/parasites depending on our money to suck whenever, wherever they can they lay their hands on. To start with, cockroaches,ear wigs, leeches & bugs are competing with people to live in that area including the model home!! Sanitary problems are the major ones. Even if you had to complain management will take its own time to drop by probably after a fortnight and will ask you to cough up those extra couple hundreds to get it repaired. If you ask why, for, you are in a lease, they will be very rude enough to either stay or get out which if you do, you will end up in loss for, they will charge exhorbitant fines.

Hated it even when just wait listing!!!
I toured the complex and thought it was the perfect place and was treated with respect until I had already paid a $200 application U & processing fee then another $125 just to get consider for the wait list. When I completed the application and paid my fee I specifically asked what the apartment price was at that moment and what the market rate for the apartment was. I was told a price that was in my range and told that they had NEVER seen it reach market rate. I was then approved and told an apartment was ready but it was $100 more a month than the rate I was quoted even though it was the same floor plan! Then I was told that they had never told me that price and that I was making it UP and proceeded to laugh at me when I told them they were being rude when I was asking simple questions! DO NOT EVEN COME TO TOUR THIS PLACE!! THEY ARE RUDE AND LIE ABOUT EVERYTHING POSSIBLE TO GET YOU IN THEN DOLLAR AND DIME YOU ONCE YOU ARE!!!!!

Worst place EVER!!
I suggest you do not move here!! This place is filled with roaches everywhere! The management is awful. Lazy and unprofessional. We are so anxious to get out of this stupid lease. We hate this place. And the Maintenance is rude. Only one of them is sincerely nice. It would be the one you least expect too. I suggest you DON'T WASTE YOUR TIME. If you do ASK them why we have to pay montly for pest control. BECAUSE THERE ARE ROACHES.

It's a nice FAMILY apartment complex
This apt complex isn't really meant for single people. There are families everywhere that fill up the parking lot by 6 pm so parking is horrible. I have to park two buildings away from my apartment, and that is always fun when I have alot of groceries to bring in. Other than parking, it is a very great complex. The maintenance team fixes things in a timely manner and the office staff is very courteous and professional.

We Like It
Hello, We just moved here in Feb and when I came for a tour, there was a stain in the carpet in the living room. Julie said, they can try to clean it, but no promises. However, when we moved in...we had a NEW carpet. Yes, within 2 days, they replaced it. A couple of maintenance requests after we moved in were handled quickly. I worked with Jennifer and Julie and they both are really good, especially Jennifer. I do see dog poop near the volley ball ground, which is an ugly exception to the otherwise excellently maintained grounds. Its just only 2 months I have been here, but its good overall. I will update this after a year and when I do move away from here. --- Update Nov 2009. I moved out recently and paid $0 [zero] dollars as fine. Yes, that's right. We lived for almost 3 years with 2 toddlers. There was wear and tear but, we made EVERY effort to make the apartment look clean. They did not charge us a dime.

what does the management do ?
Looks like the management is not taking any responsibility of maintain the apt.<br>Their job is to just move it from one tenant to another.<br><br>Reason .<br>Check out.<br><br>When signing the lease they also ask us to sign an agreement on prof.carpet cleaning while moving out. Charge for inspection.<br>why?<br><br>don't we pay rent every month for that ? what is the job of the management ?<br>Can anyone from the management write please? ( looks like you guys are doing a bad job).<br>

They rip you off when you move out....
I stayed here for a year and did not have any major complaints....except for the occasional shrug off from some of the management staff.<br>My opinion totally changed towards negative when I moved out. They deducted a huge amount fromy my security deposit and I hardly got anything back from them.<br>They charged me for everything possible - cleaning inspection (which they are responsible for), cleaning cabinets though they were ---- and span, cleaning window-sills (I mean, come on....).<br>They never consider something called "normal wear and tear).<br>So beware....

Stay Away
My wife and I lived there for 2.5 years, and at first, everything was great. But after the management change, which has been mentioned in other reviews, we hated living there. Management, when they weren't incompetent, flat out lied about several things and were far less pleasant to deal with than the previous owners. And believe me, when you move out, they will try to nickel & dime you every way possible.<br><br>The area itself is very nice, safe, and quiet, but dealing with management ruined our experience there. Once you inform them of your decision to leave, expect their attitudes towards you to shift 180 degrees.

Got Ripped off ---A devifinte NO NO NO NO
This is the worst management one can have for an apartment...The lease agreements are the worst ever..everything is the fault of of the person living in the apartment...There is no rationale or explanations for those ridiculous water bills...a DAY LIGHT ROBBERY....All the front office bunch are good for nothing..and the Manager..is the MEAN person one can ever meet...imagine a family of two people in a one bedroom apt with no washer/dryer in unit paying $60 per month in water bill..ridiculous...outrageous, stupid, and heights of insanity...NEVER EVER EVER look at this apt and let alone renting it...

New Management- Don't Rent
I have lived here for 6 years and the management (property owners) changed about 1.5 years ago. I renewed Dec '05 under the new management. Must say the place is nice but the management is poor. Not willing to work with you at all. There have been several car break ins this past year and they haven't done anything proactive to prevent it. The water was billed and paid separatley prior to '06 but now it is billed separately but must be paid in your rent check. This was never explained. The Complex Manager is very cold and down right rude. Glad I am leaving this month. For being here 6 years I haven't been treated very well. My lease is up the end of Dec but on the renewal the end of last year they added a clause that if I don't renew must be out by the 12th of the month. They never brought this to my attention. So I really signed a 11.5 month lease.

Put this at the top of your list!!!!
We have been here almost 6 months, and I have to say, this is a beautiful place. My apartment is very large and we have plenty of room to spread out. My neighbors are kind (I don't really know them too well, but seem really nice). I have called maintenance twice (once for the sink, and another for an unfortunate electric issue) both times, they were there in 10 minutes or less. The only two things that are a little bad are that sometimes I have to park a little ways from the building. Secondly, the mailboxes aren't always too convenient. Other than that, this is a fantastic community

Love It Here
i am a single female living here and have lived here for one year. i can tell you i feel very safe here! i have not had any problems at all! management is always very helpful and professional and i just love my apartment!! i plan to stay here for a long time. the grounds are nicely kept and it is quiet! waterford forest is definitley worth the money and would highly recommend this place!!

not ALL bad
Wow! I've lived at waterford forest for the last 4 years and have just recently started visitng this site. Sure, the place has it's problems (slow maintenence, tight parking) but for the most part I am pretty happy with the place. Someone new bought this place over the summer and there have been lots of changes, not all of which have been good, but what apartment building is perfect? Why is it that a good review is automatically assumed to to be by a worker there? Everyone loves to complain but why can't anyone just like where they live and post it here? Knowing what it is really like here and reading these reviews . . . well, they are worlds apart. If/when I choose to move away from waterford, I surely won't trust the reviews on this website to help me make a decision on a new place to live.

Nice Place
i have lived here at waterford forest for 6 months now and i have no complaints. its quiet, the office staff and maintenance are very nice. i would the apartments are spacious and i would recommend this apt community to anyone. no complaints here!!

penny save and pound foolish
was here for two years and when moving out , got ripped off ... and yes , I chose this bcoz of the cheaper price. but paid those savings when we had to move out . and the worst part i heard from my friend is that they dont send even a reminder to pay u'r move out expenses ... it directly goes out to the collection agent screwing u'r credit. so watch out . i would rather chose archstone apartments to these as they have similar plans .

I lived here for about 4 years and the previous management was a thousand times better in attending to your problems and fixing it. This management is the worst I have ever seen. They are not only unfriendly, discourteous but also very rude when you approach. <br> The long list they give while you move out is ridiculous. They force you to pay for professional carpet cleaning making your move out very unpleasant by leving high unrealistic charges. Probably this management does not want to contiune for a long time and wants to sell the property !!!!

Whiners
Some people just can't be pleased. I love the new look of our home. The new company is trying to make it better. You people should read your lease BEFORE you sign and agree to it. If you don't, oh well. Read the ratings of all the other apartments, you'll see the same complaints about rude management and high rents. Probably from people mad about having to pay what they legally owe. I think you should buy a house and get a life. By the way, the office staff are really nice. Much better than the old company. Now go cry some more tears.

A bad renting experience- stay away !!
Lived here for about a year and ever since the management changed ..every thing about this place is going from bad to worse.<br>Very unprofessional/rude/discourteous management people..If every question can be answered by only Linda(manager) then what are the other folks doing there ? <br>People have been having water bill issues.<br>The moveout list is ridiculous..<br>Requires professional carpet cleaning (receipt) when moving out- can you believe it ? <br>Never ever go here again..<br>

Life could be better
They just switched over to a new Water provider (ISTA), and my water bill more than doubled for the month (the company's "fees" went up from what it had been, and I was also charged more for the water used). The new office staff is impatient and not the most helpful. I loved it when I moved in, but there have been a number of changes in the staff and their responses to issues that have not impressed me. I'm sure you could do much worse, but life could be better.<br>

great first apartment
I recently moved out of Waterford Forest because my husband and I bought a house in Raleigh. We lived there for 2 years. We started in a one bedroom and then changed to a two bedroom. This was a great place to live. It was quiet, hidden from the road, clean, wonderful neighbors, a very clean/quiet pool, etc. We did not have any problems when we moved out. I guess it helped that 1) we didn't break our lease, so we didn't owe any money and 2)we didn't damage the apartment, so we didn't have any move out charges.<br>

watch out for hidden charges
from our exp, on an average everyone pays around 300$ as fine when they move out . when we moved out of the apartment, they insisted on professional carpet cleaning service inspite of the carpet being so spotlessly clean. they also charge for petty things while moving out. <br>also, renters insurance is a must even if we dont want it . club fees extra . new management is so rude and it appears like their only aim is to grab more money from the residents for their normal service .. we went their for cheaper deal.. but ended up paying more when we moved out . too many bugs inside the apartment after a while . the management doesnt take the request seriously shifting the onus on the renters.

Nice and Quiet
I just moved here last month and would recommend this place. I have had a few minor maintenance issues and they came the same day within hours to fix the problems. The office staff is nice and the manager Linda is very professional. This place is quiet and i would highly recommend this place..

yes
i read these ratings before i moved into waterford forest. i asked my leasing agent about some of the complaints. she was very upfront and honest. i can understand how upset people may be once they move out of an apartment. but, i am really enjoying my stay. they gave me all the move-out costs with my paperwork...so i won't be surprised how much i owe if i damage my apartment. i thought that was very important.

Loving life at Waterford!
I've been very pleased with my apartment so far. The new management team has been excellent! Kira & Molly have been the easiest people to deal with. They both have great personalities. I would highly recommend this property to anyone.
