It's tollerant, not very quite. You can hear every door close in the building. You can hear every car alarm. Old windows, and AC doesn't cool bedrooms w/o fans. There isn't much of a play area for kids. Yet they put in two pools with TVs. Gym has been closed for the past 6 months. Repairs! Note- this whole complex has ONLY 2 laundry facilities! There is a laundromat close by.

Unit has washer and dryer available to all units. Only negative things are, rising rent, washer dryer price increases, and shared heating bill along with poor communication with off hours maintenance services .

It's a decent value for a 2-br apartment in Portsmouth, with great location, some nice amenities and incredibly pet friendly! I wouldn't want to live anywhere else while I'm in Portsmouth and I would recommend it to anyone moving to the Seacoast.

Arbor View has some amazing residents and nice staff members. It's quite expensive for how outdated it is. I'm here because it's pet friendly and close to work and family. That's it's perk as far as I'm concerned! These apartments were built in the 70's and this winter, approximately 20 families were without heat for multiple days (over a week) because the system is geriatric and it froze?! In summer the place is quite nice. Playground for kids and a pool and neighbors walking dogs and there's a grill area. Year round we're paying prices for luxury, but it's not. There should be an option for washer and dryer in unit and handicap accessibility (stairs only-no elevator). I like the area because it's safe and quaint. The maintenance people are awesome (I'm on a first name basis with half of them since the start of winter) and they do a great job keeping the parking lot plowed in the winter, grass mowed in the summertime and fixing the apartments.

I really like this apartment, we have everything around. The new staff has been working a lot on this apartments, there's new pool and almost ready the new gym. My only complaint is about washer and dryer.

Community is really good. There are lots of families who are now close friends of us. Sorroundings are very clean. Eveny the Gym area is good. Office should take feedback on the laundry and utility rates. those are bit on the higher side.

Great place to live. Very friendly atmosphere. Front office is incredibly friendly, helpful and resourceful. Winter snow removal is phenomenal. Apartment lot style parking. The price of rent is rationalized by the general upkeep and responsiveness.

The Pines apartment has been a good place to live. The apartment is spacious and up to date. Management has been responsive to any concerns and is making tangible efforts to improve the properties e.g. new decks, siding and windows on older buildings, a new heated pool and improvements to the laundry and exercise room. Maintenance when needed has been prompt. My building in particular and the complex is very quiet. I would recommend the The Pines.

I have lived here a long time. I have been through multiple owners. The newest owners have added a pool and fences. The negative is we used to be allowed a grill on the decks, but they made us get rid of them

We stayed there for around 3.5 years. if you are planning to buy a house in future this is not the right place, they have a hefty lease breakage rules. One have to give 2 months notice that too need to tell one day prior to the first day of the month, if we get the notice delayed two days or so we have to literally give them 3 months notice. Plus have to give two months of Rent even if they could get someone moved in within 10 days of moving out, our's was leased out immediately. Unlike the previous management current one's are approachable. They are doing modernization at least on the outside premises. Maintenance guys responds fast even if they have lots of work to do around. We had lots of issues with electricity inside the apartment like when we switch on the oven the entire apartment loose the electricity, if we use one particular plug point, one inside the bathrooms will loose the power supply etc. it's time to change the wiring inside the apartment, they didn't take these seriously. One good thing here is the cross ventilation on all the apartments, my family liked that.

Overall this has been an excellent place to live. Like anywhere there have been a few challenges along the way but overall it has been mostly a pleasant experience. Totally dog friendly, there are so many great people that you meet when walking your puppy. The ownership has put a lot of money into upgrading the property. Added a new outdoor heated pool, an outdoor BBQ area, outdoor firepit area with an outdoor TV, upgraded and renovated the fitness center, and one by one they have been upgrading the apartments we just had laundry services added to our apartment. Overall great place to live.

Overall, Staff and experience has been great and the New Pool is great to have as well. They have kept outside clean, enforcing people to clean up after themselves with the trash which makes the outside area look better. Fast response to issues as well.

It's a good community, but some of the residents aren't respectful of others. It is a good location, central to many areas of interest. Easy onto route 1, 16, and 95. The rent could be lower, but the value is decent.

The community commodities have improved in the last 2 years significantly. With the new swimming pool and the responsive maintenance crew it has become easier to grow fond of the community. I would recommend this community for families and couples since they have 2 bedroom apartments.

Terrible- took 3 months to fix our broken ac our bill sky- rocketed will not refund. Gym is closed. Laundry mat destroys your clothes raised prices out of nowhere. Door to get into building and also apartment is broken twice in 1 month. Fleas in building. Horrible customer service so over this place do not waste your money go anywhere else

The place has popcorn ceilings but it's the only viable option for someone looking to rent reasonably w/ a large dog. It's really close to downtown and all the amenities. It's got a really nice outdoor pool and indoor gym.

So we've been a residing here at the Pines for about 2 years now and never gave them a problem with anything. One day we get an "official" letter being fined for not putting out trash in the green bin. Now, the bin is seriously always full and at times there is no space in there so a lot of the residences put in right next to the bin. They tell me they went theough my trash to see who it belonged to.... I know that is technically legal, but who does that..??? Then when I politely wrote them a letter stating that it would've been better and respectful for a residence who's been here for two years to give a warning or some sort before fining us, they said there was a sign that stated that. This is the funniest part, the "sign" was never there until my email went out. THEN they put it up. Lol Who knows, maybe they're racist since we are Asian. Told them we would gladly pay the $50. How sneaky they were getting just to get that fine made it almost humorous and honestly, if thats how desparate they are, they can have it. With my husband being in the military and a recruit, we've been bringing familys to move into this apartment, but that will happen no more. If you're a minority, think twice about moving in here. Oh and FYI, their recommendation to a pregnant lady of 30 weeks was to walk over to a different trash bin if full. No sweethearts, if you ALWAYS expect all of us to put our trash in the bin or be fined, the trash bin should NEVER be full so we can do our part.

Choose as I have a cat, needed portsmouth school distirct and wanted to be close-ish to the ocean. I feel the per animal charge is somewhat excessive and there should be one animal fee per apartment, not per animal.

People are nice here, for the most part. Pretty quiet here too. Apartments are old but they are vigorously fixing them up. Staff is outstanding. Very approachable, down to earth and genuinely friendly.

I just moved into the community and love the convince of being near the major roads but still having peace and quite. However, when I moved in there were more than a few problems with my apartment such as a broken main door and kitchen window. They had staff come in and replace a countertop but in the process scratched the wall and then gave a very sloppy paint job to the wall near the countertop they just replaced. I put in my maintenance requests to have these concerns taken care of and have yet to receive a call/email/text, etc regarding when they would be coming to address these concerns. I hope these issues will be resolved in a timely matter and that the rest of my stay will be a pleasant one.
