Look Some Where Else!
The people that run this place lie! We have been told things over and over again. For example. We were told rent included electricity, LIE! These people have no idea what they are doing, they don't know how to treat their tenets! Parking is awful! Do even get me started on winter, its horrible! Sidewalks are not shoveled, they plow awful! People run up and down the street all hours of the nights, screaming and carrying on! These people do NOT CARE ABOUT THE PEOPLE LIVING HERE! MOVE ON TO A BETTER APARTMENT!

Maintenance Staff Refuses Access to Laundry Facility!
The door to the laundry facility was locked. So I decided to wait by the rental office for someone from maintenance crew to arrive. Upon arrival, I ask if he could give me access to the laundry facility. I offered him my photo ID with the my apartment address on it. They said, No you will have to wait until someone in the rental staff comes in . You have to put the absurdity of the situation in context, the maintenance guy was standing 10 feet away from the Laundry room door when I asked him to unlock it for me! I have been living here for over 5 years, and plan to move somewhere else in 2 months due to the shenanigans like this. Please find somewhere else to live!!

Absolutely terrible
This place has to be the worst place I've lived in for quite some time. We just moved back up north and thought this would be a nice place to live,plus the fact that not many places will rent to someone who has a big dog. but anyways, I've had to call management several times about my shower door not fitting correctly and they have come to fix it but it never works, this last time the maintenance worker even said that they should just do away with all the shower doors. the water leaks so much i need a towel at the base of my shower so water doesn't flow out my shower and behind my toilet.(which it was doing i just found out and now the lanolin is all lifted up next to the wood for the sink base) Management is TERRIBLE!!!!!there is 1 good person in there who does try to help you as best as possible. one time i locked myself out of my apartment and didn't have my cell phone so i went to see if they could let me in and they wouldn't cause i didn't have my ID. well i'm sorry when im walking my dog my first priority isn't to take my ID and not my keys??? another thing that is terrible is the "security" we all have locked lower doors so you cant get in without a key... yeah your security key can get you into any apartment building in this complex. one time i was rushing and i wasn't paying attention and went into the wrong building walked right up to the wrong door even. thank goodness i noticed it wasn't my door. so basically anyone who may be able to get a copy of a key can get into your building. not very safe if you ask me. and I've heard in another building someone was locked out once and used a ROCK to get in, they found a flat rock and wedged it in enough to turn the lock, well clearly that shows the lock pins aren't very safe. they only allow 1 assigned parking space, though there a lot of visitor parking but say for instance some one is throwing a party in your building... well good luck finding parking near your building. another thing, we had talked to someone about having washers and dryers here and they said we could have them, well turns out a couple days before we moved here you miraculously couldn't have them anymore and the price for laundry here is a rip off its a small washer and decent dryer, 2.00 to wash 2.00 to dry and the laundry card only takes 5,10, and 20 dollar bills your better off driving across the st to the laundry mat and paying 6.25 for a 40lb washer and it only costs .25 cents for 8mins instead of 2.00 and hoping it drys all your clothes if not you have to spend another 2 dollars instead of just adding 25cents. i could keep on going but i think you may get it. so in my opinion, do not rent here.

this place is a total joke. The staff is very unfriendly and rude in every way possible.They do not care about anyone who lives here. with a 75$ late rent charge with lawyer fees attached wich you will not recive for months after. Their 1st floor apartments flood.If you do get flooded they cancel your lease and give you no time to move and will not help at all!!!! I got flooded amd they put me up in a low budget hotel wich they at first did not wat to do.then they tried to terminated my lease and give me 2 days to move out wile my belongings were piled up in a wet molding apartment.After i finally moved into a new apartment they rented out the same apartment without solving the water issue. I hope the new renters dont have the same flooding problems I did. If you read this DO NOT RENT HERE!!!!! They recently had a fire wich burned 6 apartments look in the papers and see for yourself on how they treated those people. Im 32 years old and in the past 13 years i have been renting apartments this is by far the worst place i have ever lived!!!! AGAIN DO NOT RENT HERE

Stonecroft/Beachstone Apt's
I would have to say that if you don't mind taking scorching hot showers with water that has a very hi pH level, and you don't have any allergy's from swamp grass and such then you might want to move in here oh yeah your under a flight plan also. If anything goes wrong you let the office know and 2 weeks later they show up unannounced and walk in your apartment without knocking. There have been 2 times where they said they came and never did we were here the whole time. Here's the best part if you live on the first floor like me you will have your sink fill up with nasty water like once a month form the laundry facility clogging up like today...nasty gross poopy looking water in our house. I even have a random light switch to nothing no outlets or nothing.

Avoid Stonecroft if you can...
A few years since the first posts, and nothing apparently has changed. The front office never once returned any of my calls, the maintenance extremely poor, my wife's car got stuck because of an extremely poor plow job, the plumbing is extremely poor, and when you have a problem nobody can help you because either a) there isn't a manager on site, b) they can't find your paperwork, or c) it is somebody else's responsibility, but you have to contact corporate. They are attempting to charge me for replacing carpet that was damaged when I moved in. The apartment was dirty when I moved in, left it very clean, replaced a few items on my own dime, and they are charging me a cleaning fee as well. But nobody can tell me who I talk to in order to not turn my account over to a collection agency. Side note, this all happened a month plus after I moved out, via a letter in the mail. I also found out that there have been approx. 6 general managers in the last year... Avoid Stonecroft and Beechstone if possible.

Management acts like their are medieval lords
Management acts like the tenants are the peasants and they are the medieval lords. Customer service sucks. Office staff will make you wait an hour while they shoot the breeze with co-workers. This was my experience waiting in the office.

After Fire, Beechstone To Charge Increased Rent for Displaced Residents
Here's the link to the article-- http://www.seacoastonline.com/apps/pbcs.dll/article?AID=/20100603/NEWS/6030440 There was a fire (in buildings 15, 16, and 17) that left approximately 50 residents without homes. This article mentions that Beechstone will force the displaced residents to pay an additional security deposit as well as lose their discounted rates. The story cites an example of two roommates who had a 300$ discount on the monthly rate for moving in off season in November 2009. Now in June 2010, just slightly past halfway through their lease, to continue living in Beechstone they'll have to pay 1300$ instead of 1000$ as well as put down an additional security deposit. Just more examples of how Beechstone functions. My building has at least two vacant units (out of six) from before the fire. Beechstone is actually composed of three complexes (Beechstone, Stonecroft, and Colonial Pines). The Beechstone section (where the fire was) has ~40 buildings, each with 6 units each. Stonecroft (slightly smaller to Beechstone, but very similar) is ~12 buildings each with 6 units each. I'm sure that they have 18 spare units out of the remaining 294 units on the premise.

This place has terrible management the office does not know what they are doing there is never a manager that stays. My ceiling has fallen down four times. The maintenance is terrible.They keep coming back three and four times never fixing anything. The maintenance supervisor makes excuses why he can not fix work orders. Residents are not happy here nothing gets repaired.The leasing is the only ones that ever call back when we make a complaint...management does not seem to care about there residents.When you need to talk to someone the assitant manger never comes down stairs to talk to you.They also had a lot of flooding. The leasing makes excuses why you can not ever talk to management about your work orders...don't move here for the money it's not worth it..THEY SAID THEY WOULD REPAIR OUTSIDE LOOKS LIKE A DUMP.

Beechstone is a great place to live
I have lived in Beechstone for the last year and a half and have found the community to be one of the best in Portsmouth. Having lived in Portsmouth for over twenty years and lived in a lot of different apartments and Beechstone is definitely the best. They have an outstanding maintenance, the people in the office are friendly and helpful, and the apartment is beautiful. The few times I have had problems that the office staff could not address they have always been more than happy to get me in touch with the people I need to talk to. Also my son and daughter both go to Portsmouth schools and having the bus stop in the community is great. When we did the renewal this year they gave us $1000 off the first month s rent and they are only offering one month rent free for the new people moving in. Overall Beechstone is not perfect but they are a great community and a lot of great people living here.

Nasty place
I'm breaking my lease early to run away from here, they do not fix anything and have terrible management. I will look at reviews from now on. We have to pay our own water bill and I have been living here for 7 months and called them to fix the running toilets and leaking fixtures and nothing, they did not come out to fix it. This is about as close to section 8 housing as you can get, there was an incident at the school bus stop where a kid brought a gun to the bus stop.

Best Value In Portsmouth
I have lived in Beechstone for three years now and despite other reviews I find the staff to be VERY helpful whenever I have an issue. They are pleasant, understanding, and always know me when I go to the office. They have the same problems you find with any corporate run community but overall I find the apartment to be clean, quiet, and well maintained. Every time we put in a request for maintenance they come and fix the problem very quickly.

Heat and incentive to move in!
Beechstone apartments has been advertising a move in bonus two people that have moved in at two separate times of the year have received it. One was 2 months rent free at time of move in and they received a referral bonus for referring us there of 500 dollars. We asked at the time we looked into moving in what the deal was for the 2 months free conveniently we did not qualify for this since we were not moving in for a couple of months and the promotion would be over then. (nice!) We did however get one month free to our surprise because that was the promo at the time we signed our lease. We move in seems nice we refer someone we know and to our knowledge we qualify for referral bonus? (humm?) All seems great we now have a few people living in our community that we know in nice looking apartments. Well come to find out our friend gets 1 month free and 275 dollars off the rent for a year? Not really fair to the rest of us that pay full price? Long and short recently it has been very chilly in our apartment and the heat not reaching more than 62 degrees with heat cranked. Called office to see what was up twice and to no avail nothing has been fixed I have now let 2 weeks pass to give them suitable time to fix the problem but nothing has changed. Talked to my neighbors they too are freezing and they said office help said it is what it is. I still have not received bonus for referring friend nor am I happy about paying a communal heat bill that does not charge you for what you actually use but for what everyone uses well guess what I DO NOT HAVE HEAT WHY SHOULD I PAY FULL PRICE FOR SOMETHING WE AREN'T GETTING! Like I said willing to let them address this but not happy and next step is to call TMG home office. The heck with lower level associates that are in the office, follow up is terrible with the exception of one manager Sherry she is nice. (I have yet to drag her in on this)

All Fees and No Phone Calls
***NOTE: At this time, they don't appear to have any kind of severance clause in their lease, so breaking the lease only loses you the security deposit. I'm more seriously considering breaking the lease early (and getting out of this situation) given this fact.*** It's simple to summarize what Beechstone does wrong-- their office doesn't communicate. Rent late one day? They won't call you, they'll wait, and if they don't hear from you they'll get an official eviction notice and charge you for it. Don't have your car registered but have it parked in front of your apartment? They won't call and ask about it, they'll just tow it out from the complex and wait for you to contact them. I moved in to Beechstone for June 1st, 2009. The didn't make and rescheduled when I called them two appointments to do the walkthrough inspection (it was never done.) I contact them the day before moving in to make sure everything was all set and I knew when people would be ready in the office and was told they were. When I got there, they didn't have the paperwork made or had even gotten the keys made up. In August, my bank (ING Direct) was 1 day past the due date for rent checks. They claim to have returned the check to me, but they did not; I've never even seen what an ING Direct check looks like actually. I called them to talk about a separate issue and they mentioned it was late and a 75$ late fee was applied to my account-- I acknowledged it, and told them I'd add it to my next check. On August 30th, I received a notarized (signed by the Sheriff's office too I believe) packet telling me I had 10 days (or something like that) before I was evicted. I called them immediately, and was first told that they had not accepted my rent check and I owed them. I immediately went to talk to them and had ING Direct overnight 2 more checks (to match the format they needed payment in.) They charged me ~325$ dollars (including the 75$ late fee) for 'legal fees' and such. It does say in the lease they can charge me these fees, and not wanting to be evicted, I pay the fees. When I talked to them on the phone, I was told that the reason they didn't accept my rent check and decided I needed to be sent eviction papers was because they figured the check was bad because of its appearance. I went in to the office and protested this, and very quickly a manager stepped in. They explained that they always return the checks in this situation, and that the returned check should have been notice enough. In Mid October, I received another invoice from Beechstone for ~340$. I called them up, and after a struggle, they told me they didn't know what I was talking about and I had better bring the invoice in. The invoice was on their letter head, with their address and phone number-- and in fact, when I got there, a copy was already in my file. After some waiting and calling (and leaving an irate voicemail) they told me that this is another 340$ for legal fees with the previous eviction papers, that they weren't billed by the lawyers until later and then didn't bill me for until later still. This is on top of the other ~325$ I have already paid, for a total of 665$ in additional costs because ING's check arrived 1 day late. Aside from this, we've had the following other experiences: * It took eight days and approximately four calls (including another irate voicemail) to get maintenance to address a problem with our kitchen septic, which had caused water to back up into and sit in the dishwasher and kitchen sink. * One of our cars (listed in the lease by model, make, license plate number, etc.) was towed from in front of the apartment because it wasn't registered. The vehicle is in perfect working order, a 2006 (only 3 years old), and we received no notice. It is in the lease that vehicles that don't have valid tags can be towed, however neither of us had encountered this kind of policy before. We have only two cars between the two of us for our two bedroom apartment. This ultimately cost 120$ to get the car out of the impound, and would have cost an additional 50$ per day while impounded if we hadn't checked on the car around 3pm the same day. * We made a list of repairs that we needed for the apartment when we moved in, and didn't see any of these addressed for a month. This included things as simple as "blinds missing in bedroom window" to "door doesn't lock". In summary, it occurred to me that I could have been spared a lot of frustration wondering whether repairs are going to be made at all (let alone when) and nearly 800$ over the last five months in fees if I had received one phone call per incidence (about four or five calls total.) Given they amount of time and trouble I've put them through after each of these events, it would have been better for everyone had they simply communicated with me (or at least left me a voicemail) when they needed to.

This place has the oldest, most run down apartments I've ever seen. While on our tour of the apartment, My husband and I watched in disbelief as the leasing agent was jumping up and down swatting at cobwebs and spiders on the ceiling. Needless to say, My husband and I drove in and quickly drove out!!

Colonial Mold
AVOID, AVOID, AVOID!!! The apartments are dirty, buggy, noisy, and leaky, just to name a few of the problems. To top it off, I can't even call management subpar - they are far worse than that!! They (two leasing agents, asst. manager, and manager) are rude, money-hungry, and think they are better than everyone. They don't take complaints seriously, laugh when you tell them the facts, and fail to recognize that the residents are truly the ones who pay their salaries. My next apartment will be screened carefully and will have a management that respects their tenants! Once my lease is up, I look forward to saying So long, Beechstone but I will not say Take care because I know they won t! If you want respect and a clean, desirable place to live DO NOT live at Colonial Pines/Beechstone/Stonecroft! Do not fall prey to their move-in incentives! RUN across the street would be far better on so many levels!

Horribly Mismanaged
As a rental analyst with a major property management firm, I've worked in property management for over 20 years, so I have a wealth of experience and my review is based on consideration of this. Never in my life have I seen such a poorly managed apartment community as I have with Beechstone Apartments. Although the apartments have updated appliances, the real problem is with the buildings themselves and the ares within the buildings where you can't see, such as behind walls and under carpets. Many buildings have extensive hidden damage from mold and are infested with insects. I definitely would not recommend this property based on any of the criteria measured in this review.

does not worth the money
Everything is visually appealing but the many things are very disappointing in reality. Don t be fooled by luxury apartment title. The only thing supports that title is the price, unfortunately nothing else. The office staff has been very ignorant to say the least. The apartments are very noisy; you hear your neighbor s movement at all times. The parking lots are a mess in the winter. It takes too long for them to be plowed the snow. They only plow the numbered parking spots, the guest parking are not touched in many instance. The utilities are outrageous. They rip you off with utilities on top of high rent. I never understand how a person could produce such a high heating bill. You are forced to deal with their utility company and this company makes every effort not to answer your simplest questions. I personally liked the old way lot better when the maintenance person reads the meter. My utilities were considerably lower. It is the only placed in North America to charge for sewer and water. They are unique in that sense! In short, it does not worth the money by any stretch.

Watch Out!!! Don't be fooled by the discounts!!! Coz even services are discounted
It has only been few days that we moved into Colonial Pines (another property of TGM associates)but the level of service is quite visibly unsatisfactory. Before moving into the apartment we were told big stories of how professionally and promptly handle all the problems.But when it was time to act they had all the reasons in the world for not fixing up things on time (Things which are outsourced to a third party will take ages coz sometimes they will forget to report the problem or else will be too busy I don't know doing what? ) They will take a walk with you on the day you move in and scribble down points which you feel are not upto the mark and need some repairs/fixing. However they will not take your signatures on the paper so you really don't know what all points have been noted by them. Further more points trickle down and fall on the street and never make it to their computer system. The management, if this is the new and the more experienced one, then I am appalled and will be wasting my time talking about their attitude and professionalism. Anyways,not that they would care what I think of them. We have also been informed that the leasing office does not communicate with the maintenance staff THEN WHO ON EARTH WILL DO THAT. IS THIS THE TENANTS JOB TO TALK AND CO-ORDINATE WITH THESE PEOPLE OR THEIR COMPANY TO GET THEIR WORK DONE. Sure it was just a evening walk in our apartment. Also the cleaning of the apartment is a major issue. They promise to clean, paint and vaccum (or change the carpet if necessary)the apartment before anybody moves in but when we did and till this very day nobody can say if the apartment was cleaned even a week before our move in date. There were and are cob webs in all the corners, above the curtain rods, spiders and ants roam around and come out from anywhere,anytime. Their representative (I will not name the person), while taking a tour with us, was jumping and trying to take the webs off by her pen. Tried to convince us saying that it was not occupied for sometime so must have come up. Well if the apartment was cleaned up in the first place then they wouldn't have been there anyways. Its not Amazon where insects and wild life will creep into anything within a week of cleaning. I had already ruled out this apartment community coz the reviews were awful on most of the websites but trusting our colleagues we moved in. Now we regret it. Always trust and belive what you see. Do not fall into any trap of discounts coz their rents are anyways not very reasonable looking at the condition of the apartments. They are selling old rack which has been polished to look new. They are charging it from your pocket and giving it back to you. They have to market it somehow otherwise nobody will take up their apartments. Also when I went in to check the status of the remaining work order (for my apartment) they had the audacity to frown and show their disappointment. EXCUSE ME!!! WHAT IS THIS ATTITUDE FOR!!! Its their JOB. They are not doing any favour by attending to us and listening to ur problems. Obviously we will not have a sugary tone when we are complaining. Is that their problem!!! They work with the attitude that its either their way or no way. They will take their own sweet time to work on the problems and expect you not to complain. Another lady in the office was being sarcastic and told me that I have written a bible on the problems. WELL GOOD FOR THEM. COZ I SAVED THEIR TIME BY DOING THEIR JOB AND THEY SHOULD BE GRATEFUL TO ME. MY ADVICE STAY AWAY. ONLY IF YOU "HAVE TO" AND YOU HAVE NO OTHER CHOICE THEN THINK ABOUT THIS PLACE OTHERWISE its a straight NO>>>>>>

Laundry vs. No laundry
we were told that we couldnt have washer and dryer in apts even though hook-ups were inplace Christy told us they were not allowing them in any more because they have laundry rooms. Well, after we moved in in February - we found out they were now allowing tenants to have washers and dryers in apts. We sold our washer and dryer. Is this what we call Fair Housing?

Now we pay $200 more a month than new tenants!!!

Bad bad Apartments
Way too over priced for what I have to go through with my ceiling collapsing on top of my computers and the the staff does not help. My computers were fine, my speakers were not. I had to go through my insurance company to fight beechstone to pay for 200 dollar speakers. Beechstone is a ripe off and would not tell anyone to move into these apartments
