Not the greatest place to leave

New ownership (cannot say the same thing for the management) has been trying hard to improve living standards (brand new appliances, total renovation of kitchen and bathroom cabinets, etc.). However, unless they find a solution to overpriced heating bill, all these efforts are worthless. You just need to add at least another $150 to your rent each month for heating bill. In my mind, that s beyond overpriced. The worst part is no one knows how a utility company called ISTA comes up with these outrageous numbers, including the management itself.

    Gas Bill

    New management was trying hard to improve living standards(brand new appliances, total renovation of kitchen cabinets, etc.). However, unless they find a solution to high heating bill, all these efforts are worthless. No one knows how the utility handling company called "ISTA" comes with these high bills. If you plan to live there, you should add at least another $150 to your rent for gas.

      AWFUL

      From day one, the people in the management office have been a huge problem. I keep getting letters from the supposed property manager, Linda, but whenever I have an issue, she is too busy to talk to me. I questions whether she even exists! The appliances are all new and look great except that they only work half of the time. Maintenance is slow to respond, if they ever do respond. The apartments are very noisy, I hear my neighbor running laps upstairs at all hours of the night. The hallways smell like garbage because tenants leave their trash in the hallways. The parking lots are a mess, especially in the winter when it takes days for them to be plowed. The utilities are way overpriced. I would have never moved here excpet for the fact we needed a new place quickly as we were being relocated. I can't wait to relocate again, out of here.

        Excellent service

        Dear Mr. Gochberg, My name is Ted Miller and I am a current resident of Beechstone apartments (run by TMG associates) in Portsmouth, NH. I recently had a heating problem, it's been a frigid winter, and I just wanted you to know how helpful the staff was to fix the problem. Two maintenance people came right away, but couldn't figure out the problem....they spent hours. Well, the manager Linda Vickery wouldn't put up with that and came herself with the maintenance supervisor to check it out. They figured it out, there was a hole from an old dryer vent leaking cold air into the apartment, and fixed it immediately. The maintenance supervisor, Eric Marshall, then fixed something else I hadn't reported yet. Between the two of them and the other two maintenance gentleman, i thought it was superb help and was amazed at the hours spent for just one person, considering the size of the complex. Stories like this probably don't come your way often (it's probably more people complaining, people rarely say the good stuff), but I felt the need to let you know how great the staff at Beechstone apartments are and how TMG has made sure the right people are in charge of their rental properties. When else would the manager AND maintenance supervisor come personally to my dwelling? I've lived in quite a few rental properties and this is the best one I've ever lived in. Thank you, Ted Miller

          Not the best rental in Portsmouth

          My husband and I lived in the "3 bedroom loft apartment" for a year. The 3rd bedroom was nothing more than a loft with no ventilation or air conditioning. During the summer, it was unbearable just to be up there for 5 minutes. It was our office, but we rarely used that area for nothing more than storage. When we first moved in, maintenance was always prompt, the office staff, more than cordial. Once Beechstone was bought by TGM, quality went downhill. Our ceiling collapsed in the second bedroom right before Christmas Eve, and maintenance was called out. They couldn't do anything but poke some holes in the ceiling for the water to drain. He repeated the process in the closet of the second bedroom. The office manager did nothing to fix this problem for about 2 months. Finally, they sent in someone to patch the holes with caulk and paint over it. You can only imagine what type of mold grew in the damaged walls and ceiling over the summer. The summer. We had wasps swarming in our living room and loft for several months, up until we moved out. Maintenance showed up, only after I begged and pleaded and cried with the office lady that I was allergic and needed help asap. If we had known what we were getting into, we would have chosen a different place to live. Throughout the change of rental companies, the maintenance has always remained pleasant. The office staff has gotten more ignorant when answering calls or receiving tenants in the office. It was like chronic PMS in that place. On one good note, they did a massive upgrade to all the apartments and the kitchen and bathrooms look beautiful. Now if only they would rip up the 2 layers of linoleum instead of gluing down the pieces that ripped during the renovations. My only complaint about maintenance is entering my apartment when I'm at work (which is fine), but they left ALL the lights on in the place and knocked things over.

            New Maintenance Supervisor seems to really care:

            I have lived at Beechstone for many years and at times in the past the choice of Maintenance SUpervisors has been turning a nose at the resident issues. We have just recently had a new Maintenance Supervisor on the property and he seems to really care about tennant issues. I had a leaking ceiling some time ago and no one came by to fix the water stain. I only had to mention this to Mr. Marshall and he had someone right on it! Not only did he take care of that but he had my rug replaced and kitchen vinyl as well. With addition of all the new appliances and cabinets the company has just installed I feel like I have a beautiful new apartment!!! Happy here at beechstone!

              Love Beechstone

              We have been here going on 3 years. I love beechstone - and yes the changes in ownership have had some changes - I must say they have come back and the new management is awesome. We have the top floor with the sky lights and for an apartment it could not be better. I personally think the complaining is because people fail to realize there are a lot of apartments and it has been our experience that they handel problems based on the severity of the issue. We have new kitchens and they are putting on new roofs. construction of anykind is inconvienent - people complain but fail to realize it takes time to upgrade the complex. We plan to stay here and it is also conviente to everything and portsmouth is a great place to live.

              the maint mananger is a pig eric marshall the place is filled with bed bugs the manager is quik to help if ur a 20yr old hot female he has made many rude comments to many residents he should be fired or a law suit will be comeing soon!

                I should have never moved in. They "cleaned" the apartment between the showing and my move in date. The bathtub was still filthy and there were cigerette ashes on the kitchen floor. The refridgerator was a mess as well. When I went to pick up deliveries from the front office the staff looked like I was bothering them. I lived there for 18 months and rarely did I have the same neighbors from more then a few months at a time. The place is very transient. The front security door was broken for at least a year. When I was viewing the apartment I asked if they allowed DirectTV to be installed. I was assured that I could do so and all I needed to was to notify the office when the installer showed up and they would show him where to put it. When he arrived, I was informed that I needed to pay a $100 non refundable deposit. Unexpected since I wasn't told earlier, but not a big deal so I wrote a check. The maintence guy pointed out the place to put the dish, right behind a huge tree. Three feet to the left there was a gap that would have worked without any problems, management wouldn't sign off on it. They said it detracted from the appearance of the place, it didn't matter that the community garbage bin was clearly visible if you turned 30 degrees to the right. Annoyed, I went back to the office to get my deposit back since management wasn't going to allow me to put the dish anywhere I could get reception. They said they wouldn't give me my money back, but they would credit my water bill until $100 was spent. They hadn't had time to cash the check, it's just how these people do business. All that said, it was a pretty safe place. There was one domestic disupte in the apartment below me that got out of control but it didn't require police involvement. I drive a nice car and it wasn't touched at all during the time that I lived there. Lots of parking is available. There are lots of other choices in Portsmouth. I'd consider the rest of them before I came here.

                  Destroyed by new ownership/management.

                  It was never much to look at, but now it's a mess. Maintenance requests are no longer addressed at all. Renovaters show up at 7:30 or 8:30 a.m. without warning. Communication from the office is non-existant. I have a 1'x 6" hole in my bedroom ceiling from a leak that they "fixed" a month ago. I have exposed spikes on my bathroom threshhold that are dangerous. I have requested that they be fixed 4 or more times. No response after talking to the office. They just replaced all cabinets (except the medicine cab) appliances and sinks in the bathrooms and in the kitchen. But the windows are still a mess. The sliding glass doors to the deck, the bathtub and shower doors are ancient. The carpeting is repulsive. There's even some water damage near the sliding doors that has never been addressed. The speedbumps in the parking lot are crumbling and have potholes on either side of some -threatening to take the bottom out of lower cars. We have seen 3 or 4 rounds of evictions of families that move in 3, 4, 6 additional people illegally -in our building alone. I suspect that the new management will turn a blind eye to this. These are the facts. This place is low income, overcrowded, poorly managed and not maintained.

                    Security vs luxury

                    This place is far from luxurious,but is safe for the family, close to almost everything.I have lived here for 2 years and I'm moving out of state; the stay here is been ok. 1.Is safe for the family(Exellent for kids) 2.Grounds are really clean and is quiet 3.New kitchen 4.Management is ok (They can do a little better but usually respond fast for repairs) 5.Parking is great The negative: Rent goes up every year,Small bathroom,maintenance is nice but do a half --- job,bottom apt get moldie,musty,The building have carpet on stairs and it stinks,The apt are old,no w/d hook up(the building have 1 washer and 1 dryer for all 6 apt,and they suck!!)Go somewhere else to do laundry.Overall if you are willing to put up with that you will be ok because after all is very safe.Pet policy is expencive you have to pay dep monthly fee. ***Keep a close eye on your kids few reg.sex offenders in Beechstone Apt. and Stonecroft**

                      Go somewhere else..if you have a choice!!

                      I have lived here for more than a year and my suggestion to all who are looking for an apartment to stay..please dont come here, if you have a choice. The new management (some big NYC based company) is unfriendly. They only smile when you are paying the rent cheque every month. The appliances are old and make funny noices. I had to change the lightbulbs in the entire apartment within 2 months of moving in. The snow plough never shows up here, even after a snow storm which means you as soon as you leave the public road and are into the complex, you have to bring out the best of your driving skills to negotiate the last 0.1 miles of your journey home. Oh yeah, the roof leaks when the snow melts. The only good thing is you have ample space to park but that's partly because most of the apartments are not occupied. The billing for utilities is not transparent and it keeps increasing by 5 bucks every month. College kids living in the complex create a lot of disturbance, especially on Friday/Saturday nights, so you have to get used to a lot of noice if you are living here. All in all, I had a horrible time here and wont recommend it to anyone. If you still dare to move in here..well, good luck!!!

                        This place is not good

                        I previously occupied an appartment in Beechstone. The apartments are decent size for the cost but other than that they suck. The office staff is curtious but incompitant at best. I am a service member and when I had orders to transfer they tried to make me pay for the rest of my lease regardless of my military clause. Then when they realized they leagally could'nt do that they tried to make my room mate who didnt recieve orders pay the remainder of the lease. After I moved out they continued to charge me uttilities for 3 months after I had vacated. This is how they treat a military service member, so imagine what they might try to do to someone else. These building are also old and the walls were not well painted and it seems they just painted over the old holes from previous tenants. Despite a law that prevented it the maintenance personnel have full acceess to your appartment at all times and often walk in w/o giving adequate time to answer the door. Overall this was not a good place to live. The on site laundry facilities were over priced and often broken. The $2.00 per load dryers were often required more than one cycle to dry a small load.

                          Do not rent here!

                          The accomadations may be adequate and the parking plentiful, but the management has no sense of privacy or customer service. Received the run around about getting a simple repair done, the manager will barely give you the time of day and some of the office staff are downright rude (although I will admit some are very nice). My greatest problem is the failure to gibe notice to residents before maintenance enters an apartment to do work and especially the comfort the maintenance staff has with simply letting themselves in- even when someone is in the shower! On two occassions I have been in the shower when a maintenance person has arrived to do work, they have let themselves in, walked up to the bathroom door and asked if anyone is in the apartment! The manager shows little concern about such incidents. I especially do not recommend this apartment complex to single women.

                            Forget it!!

                            This place is run by teenagers. No one in the office has the same answer to the same question posed on different days. Fixtures are older than I am. Apparent leeway is given to those who can't afford the rent but live here anyway. Guess I'm paying their rent too. Roof leaks after snow starts to melt but the only remedy they suggest is a bucket. Neighbors noise and rude; mothers scream across the development for their kids to come home. Neighbors enjoy playing games with the shower water while you are in it. I hate it. Very little closet space. Has W/D hookups but you aren't allowed to use them. Toilet seats are not replaced and I have a huge suspicion that the locks aren't either. Bought recently by a larger corporation who "promised" to replace all fixtures and sinks; all appliances; all cupboards; and all bathroom storage areas (slim as they are) within 2-3 months. That was a month ago and I haven't seen anyone yet.

                              DO NOT LIVE HERE!

                              The place is nice and quiet from the outside but the management is gonna make sure to make your life hell, they will send random variations in heating bills even when the lease papers quote some nominal amount. They wont even waste their time to pretend to be helpful and once you have signed the lease they would turn into the biggest Aholes you have ever come across

                                not the worst but far from the best choice

                                the apts are of good size heat;one control for whole apt costs for heat and all that is over the top rent toilet seats not replaced unless broken for new move-ins but they will make sure the door-stops are new the maintenance crew have a arrogant attitude on the job but that comes from the management in their defence away from work there really good people 8-13 buildings across from weight room does have a sewer problem. why replace the carpet and padding when you know there going to get flooded again ? TGM has bought the three properties but as long as the on-site management stays the same things won't change the lease states they can enter your apt any time they want with no notice. "NOT" you must be given a 24hr notice other than emergencies a tenant association group would be a way get to them to take complaints seriously

                                  Great place, Great Location and awesome staff

                                  We moved to portsmouth because of the Navy. We moved into beechstone recently and are more than happy with it. The staff really worked with us to get us in quickly, from seeing it to moving in was 3-4 days which was great as hotels were really eating in to our budget.<br><br>The parking is fine in normal weather, a little tight when it snows as to plow you have to move to the parking opposite the apartments, but no one went without a space.<br><br>The are prompt with the plowing, my partner leaves for work at 5am and they were already clearing the walk ways and had already done the roads by then. <br><br>The apartments are only a 5-7 min walk to the local trolley stop where you can get to the fox run mall or into downtown.<br><br>You are 1 mile from walmart / big lots / shaws grocery store and water country.<br><br>The laundrymatt is a little pricey so we head over to the one by big lots.<br><br>There are children around but they are not rude or loud.<br><br>NOISE - if there is nothing running like dishwasher or TV you can hear a small amount from next door but its no where near as bad as most places we have lived and as soon as you start walking around the noise fades.<br><br>The kitchen apliances are oldish but all work fine and the maintenece sort issues very fast according to my neighbours. We however havent had ot use them.<br><br>One downfall - once a month maintenence come into your appartment to read the meters in the master bathroom. They let you know when they are comming the day before and they havent bothered us they are in and out very quick.<br><br>If you want to know anything feel free to contact me - put beechstone in the heading.                                   All good except management...

                                  I stayed in the apartment for a year. Even though its a great location and have good ambience, I had some bad experience with the management. Some of them really are rude, defensive and don t really care if you have problems. They plans as per their convenience but care less about residents.Maintainance staff is friendly and helpful

                                          OK. some oddities, high utilities, but large apartments

                                          I have lived here under a year. In terms of needing housing quickly, Beechstone appeared to be the best bet for the cost. We were excited that the place offered 2 bathrooms, a dishwasher and hookups for a washer/dryer. There is a furnished suite for "show", but we didn't get to see your until until we signed and got the keys. <br><br>Some things to note:<br><br>- The size of the apartment is great. Plenty of room. I haven't noticed any noise problems.<br><br>- The appliances are all really, really old, but they work for the most part.<br><br>- Hooking up a washer and dryer. The space takes up all of a closet in the second bedroom. It is simple- EXCEPT for the fact they are resting on carpet, and the floor is slightly angled, so the washer shakes a lot. If I had known that this was a normal problem, I would have made a level area with a board before installing the machines.<br><br>- Utilities. Mainenance comes INTO your apartment, through your bedroom and into the master bath the check the meters. If I had realized this was the way it works, it may have influenced my decision to live here. It is incredibly odd and disruptive. <br>However- the maintenance staff is really good and professional.<br><br>- Utility prices. There is something odd about the way they charge. The cost of heat has doubled or tripled every month. The answers from the staff don't make sense.<br><br>- Location. Great location.<br><br>- Parking. Easy, close.<br><br>- Maintenance. Good.<br><br>- Gym. Decent, simple. Has what you need.<br><br>- Value for your money...OK. Definitely not luxury in any way, but decent for the price in the Portsmouth area.

                                              I live at beechstone and like it very much.<br>I am 77 years old and the maintenance crew is very helpful when I need something done. They are very good keeping sidewalks clean and sanded and salted during the winter. they do the roads and make it easy for me to come an go to apointments. I have to call the office sometimes to take care of broken things in my apartment and they are always nice and talk to me for a few minutes. I will stay here for as long as I can live alone.
