apartment is good but every year, they are increasing the Rent from $35 to $75. The Gym is very good. The swimming pool is awesome and clean. the maintenance staff are helpful. The Rent is the only concern...

    Overall good. It will be better if rent should be increased when you provide the better services or upgrade the quality for old customers. Last year rent suddenly increased by more than 100$ but I didn't see any better service I got than earlier.

      Rent went up 110.00 after 1 year. Washer and dryer were promised. It's been almost 2 years. And it was never mentioned again. I can't afford to life here anymore and I have to go through the nightmare of moving again. Don't move here. You'll regret it.

        The staff is friendly and professional and easy to talk with. I've been kept informed about changes, scheduled such as tree removal and snow removal in sufficient time. The grounds are kept neat and manicured and it's very relaxing to walk through with our pets. Good job arbor view!

          Its a nice quiet community with a very centralized location. It is relatively close to downtown Portsmouth which I like a lot, as well as being close to the beaches and just about any thing else that ther is to do in the area

            I have been a resident at Arbor View (formerly Beechstone before new management took over in Fall 2015) since Spring 2015. Overall, the experience has been very positive - responsive staff, timely maintenance, and fairly quiet neighbors. The laundry and exercise facilities are somewhat limited, but for the price of rent/utilities and the proximity to Portsmouth and beaches, this apartment is a good deal. As an added convenience, gas, groceries, restaurants, and Walmart are all just down the road.

              As a senior I feel safe when taking walks around the complex and is close to my shopping, travel and health care needs. The only problem I have is the percent of yearly increases in rent. If they continue I will be forced to look somewhere eles.

                Fine time living here as a resident since 1995. Hard to beat for being in Portsmouth, NH (my opinion); convenient location & a generally well-maintained property, though the fussy may always find fault. Recommended, a reasonable value for the rent paid.

                  Currently living here. The tenants range from young adults to families. Most apartments have small porches with is a great feature. My apartment has a beautiful sky light that lets in a lot of light. I love that I can ha e my dog here too. Lots of parking, relatively clean. Outdoor space could be better maintained, and Windows do not accommodate air conditioners unless they are portable ones (the air conditioner that comes installed does not cool the bedrooms well)

                    Save yourself. No better than lowell and lawrence. You will be harassed. You can hear EVERYTHING. Walking, cabinets closing, dishwashers/vacuums running at 2am. Everything WILL fall apart in your "luxury" apartment.

                      DO NOT RENT HERE!!! I am active duty military and my 2 bedroom unit received extensive flood damage while I was out to sea. I was unable to secure an additional roommate due to the damage which amounted to a loss to me of over $600 + 1/2 utilities per month. My unit is still not repaired. I have exposed electrical outlets hanging out of the wall, missing electrical faceplates, the secondary bedroom has no padding and the carpeting has not been installed. The workers left a huge mess throughout my apartment, damaging an interior door and left it in complete disarray. New management says they will finish the repairs this month however my lease is up this month and I am moving out of this place. Management has failed miserably in overseeing that the repairs have been made and COMPLETED! It's been almost 6 months and it's still in shambles. I would like to know if any of the other renters in the damaged units received any monetary compensation for their loss of living space.

                        This used to be one of the better apartment complexes in Portsmouth. Now it is run down and getting nasty. No maintenance, the office workers try to sucker you into bad leases. They said they did a remodel of the kitchens recently but used such poor quality items and materials they should have just left the old ones in place. One can do much better than Beechstone Apartments. Several fires have occurred in the past couple years and most of the shade trees have been cut down for whatever reason.

                          Due the all this winters damage on the property apartments leaking ceilings falling in etc. They do not respond to several calls for none emergency maitnance. I have called several for things to be fixed or looked at such as out ceiling in my daughter's room that they did how ever come for only due to the fact I took pictures and videos of damage I was told it was a stress fracture in the roof but yet it was safe. I called maitnance 3 times for a closet door to be fixed that fell off when being opened and landed on my husband. I also called for a light in the kitchen that is out. With out the large light in the kitchen it almost makes it impossible to cook and eat in the kitchen. I would not recommend living in these apartments to anyone. They have broken there lease agreement to us many times.

                          Do NOT rent here! Run away at all costs. It was a bad enough place to live before all the water damage. Now it's downright unlivable! A large number of us that have severe water damage in our units are unable to sleep in our bedrooms and are having to resort to sleeping in the lofts (which is no longer considered a bedroom) or the family rooms. The management company does nothing! When you go in to complain they treat you like dirt! Especially Christy! I've never met anyone more rude in my life. When you go in to let them know about issues you get told "why don't you move to Dover or Rochester then". And don't get me started on how they do the heat/water/sewer (AUM). They take the total bill for either the building or the entire Beechstone complex and divide it. Those on the top 2 floor pay 50% and the bottom 4 units pay the other 50%. Doesn't matter if you hardly use your heat or water you get stuck with in some cases over a $400/month bill. Beechstone is in the process of being sold and one can only hope that the new management company is better and more responsive to issues.. Though given whats going on here currently I can't imagine anyone would want to buy this place! Our unit is filled with mold and the longer this takes to get repaired the more dangerous it will be! Please heed the warning and don't rent here. Yes it's great being close to everything but this just isn't worth it. Especially since the rent is almost $1400 for a 2 bedroom.

                          130+. That is the number of units I've been told are currently dealing with severe water in the ceilings, walls, and carpets, due to ice damming. They waited entirely too long to begin the roof clearing. Now in the final hour, when all the damage has been done and we're just waiting for the mold to begin, they've hired a few trucks to help clear the roofs. We have water marks and dripping the entire span of our living room and bedroom ceilings. Our walls are literally bubbling open with water. We are borrowing a water extractor to suck gallons of yellow water from the bedroom carpet. And what is management doing to help with this nightmare the past few weeks?? Giving out buckets. I'd like an engineer to tell me the roof is not going to collapse, thank you. Will they be discounting rent for the living hell we're all going through? My guess is NO. I'm willing to bet we'll get a nice rent increase to pay for all the repairs the next few months will bring. I know Beechstone was recently sold. Wondering if new owners are assuming all the issues or if it's stuck in litigation. If you or your children have allergies or asthma, Beechstone is a health hazard with its water and mold issues. Seek alternative housing options. *** Update 2/26/15 *** Mold has begun to grow along wall in bedroom closet. Huge hole with exposed fiberglass on bedroom ceiling. The "workers" haven't been here in 5 days, since the hole was cut. No word on when they'll be back. Calls to office are un-returned. Beechstone's FB page has been taken down... too many disgruntled tenants!!

                          UPDATE: As of April 9th, our unit still has not had the repairs made. We have been told that we are waiting on MOLD TESTING RESULTS! We have tried to talk to them about renting at a lower price, but they kept ignoring us so we decided to use our renter's rights and withhold rent until our unit was fixed. (yes, we did notify them that for March and April we would be withholding), they have given us a demand of rent and notice of eviction if we do not pay FULL rent for the months. These people could care less about maintaining relationships with their leasees and just want the money. We signed the lease on January 30th, moved in the 1 of Feb, and by the 6th had major issues. Granted there has been a lot of snow this winter, but they were not prepared to deal with the damages done to their units due to ice dams. Leasing was all too quick to take our money, but has been giving us the run around in terms of dealing with the fact that our renter's rights have been violated due to the conditions we are currently living in. We rented a two bedroom unit with a loft and 2 baths. Both bedrooms have water damage and leaks in the windows, one so bad that they had to put a hole in the ceiling to drain out the trapped water and pull up the carpet and remove padding. Keep in mind this was done TWO WEEKS AGO and STILL hasn't been fixed because they STILL haven't removed the ice from the roofs of the units. We have watermarks spanning the entire ceiling in the other bedroom which is undoubtedly going to cause mold issues, and we now also have a leak in the kitchen window. Maintenance has had their hands full with all the different apartment units that have been having this issue this winter so they're less than thrilled and really unable to help because Beechstone contracts the roof snow removal to some other company. They simply told us to place towels and Tupperware under the leaks and that there was nothing to be done until the snow and ice were removed. Things TGM does well: - Rope you in with low move in rates and "specials" for rental. - Snow plowing is efficient despite the rest of the snow removal being horrendous. - Quick to get in touch with you when you owe them money. - Good at dodging you if you are asking to negotiate terms/trying to get them to deal with a problem you're having with the unit. -Office hours are decent though if you work before 9am or don't get home till after 7pm, forget about talking to someone in person. Side notes: Laundry facilities are available though it's $2/per load for washer and dryer alike. They have three huge dumpsters put in the middle of all the units where you have to dispose of your trash in. TGM is a national company and if you have leasing issues, they will try to get you to contact the regional office in Florida where no one seems to answer the phone. You can have pets but they have restrictions on dog breeds and any cat or dog under 20lbs is $30/month over 20lbs is $40/month. This is not a handicap friendly environment either. All units can only be accessed by stairs, no elevators.

                          I wish i can give a minus 5 for "beechstone" apartments. Everything is bad here...every single thing! * there is no privacy. U can hear everything and be heard. Weekend is like hell in here..! * dunno what the f*** the both ladies who sit in office think?...they don give a s*** about anything. They dont help us in anyway! * no proper trash system...they are always full and dirty...sometimes i feel that i should drop it in the leasing ofc. * laundry is the dirtiest place ever...if u have infant s..don even think of coming here * the water starts dripping inside the home. When it rains * in terms of money...they charge extra for everything..water/ heater/sewage/trash etc etc...every service is very very bad! * gym huh? all the machines are broken...once I noticed one the things were broken and it was dangerous to use...i called the ofc person to put a safety note on..till date nobody cares! F***heads! * when it snows...god help us! My husband gotta call from beechstone ofc to remove vehicle immediately from parking place in 5 mins(for showeling)else it will be towed. * they dont intimate anything before. Nothing has fixed timing. Finally i wanna say that please don't opt f9r beechstone apartments. Why would anybody pay like s*** to a dirtiest place on earth. We regret every single day for signing the lease listening to their false promises! You beechstone management d*** heads will go to hell!

                            I am staying in this apartment for almost 6 months and I do not have any problem as of today. Community is good and beautiful (especially compared to other community around). I never had any problem as mentioned in previous comments. I raised maintenance request thrice and all got resolved within same day. They have parking lot for every apartment and nice fitness center. I have washer and dryer in my building, not every building have it however they have common laundry facilities as well. I was surprised to see those many bad reviews about this community. I never found any poop on the road or anything like that. Trust me it is not that bad and that's what provoked me to write this review. The only downside I would say is that they do not have online rent processing system, We have to deposite cheque in the leasing office every month.

                              I have lived in Beechstone for 3 years, now I regret for this. This place is not great compare to other apartments around but still they charge more. They increase your rent every year even though your new neighbors pay less rent compare to you and no cap on rent increase. Going month to month is way too expensive. They don't maintain grounds and has poor landscaping. Can see dog poops everywhere. Staff and manager are not friendly. I would never recommend anyone to these apartments.

                                Beechstone is a horrible place to live, bottom line! The staff is very ignorant and careless! The community is loaded with punk kids and or drug users/dealers. Lots of sketchy activity! Heavily patrolled by police for several reason which is very uncomfortable! The maintenance men are creepy and they sexually harass any woman! They help theirselves into your apartment even while you ARE home! Mostly while not! I have been woken up at 2 am by a maintenance man "hello?" Till he heard my boyfriend yell and jump out of bed, who else has keys to the apartments!? The noise is ridiculous the neighbors are careless as well! Pet waste everywhere and others just let dogs run off leash not realizing that not every dog gets along with each other, just because everyone has a "good dog" doesn't mean all dogs will get along, just like us as humans do not enjoy everyone! Parking is horrible, everyone has one spot permitted to each apartment and you come home from a long day of work, someone is in your spot! The construction of these places are very poor! The carpets are not nailed properly, the floors creek,cabinet drawers in kitchen are very tight. Bi fold doors are not evenly spaced so there Re huge gaps between the two. The back sliding doors let in a very cold draft in the winter which force you to put the heat all the way up which makes you miserable and sweaty all night long. A problem was once reported to staff and the lady simply said "sue us" and hung up the phone. I cannot wait to get out of here!!! 12 months is an extremely long time to live in such misery!!! They will do anything to make money and screw someone over! I've heard from a few people that they look to rent to people that WILL screw up so that they can tack on late fees,attorney fees, court fees etc... Again,STAY FAR AWAY FROM BEECHSTONE APARTMENTS!

                                My family and I have lived at Beechstone for 3 years and it's gotten worse and worse every year! When we first moved in it was a nice place, respectful people. Now?? It seems that Beechstone rents to anyone and everyone! People drive through the grounds like they are Mario Andretti, when you complain the girls in the office say "but we have speed bumps". Sorry but speed bumps don't do anything. I've come close to being hit 3 times in a 1 week period. The parking is pathetic! Yes you get 1 "reserved" spot but more times then not I'll come home form a long day at work to find someone parking in my spot visiting someone in the building next to us. Then there's the pet issue. When we had a dog we always made sure to take him to one of the puppy pod stations located throughout the complex. Everyone else? They let their dogs poop where ever they felt like it and didn't pick it up. They'd also take their dogs into the woods either behind the buildings or in the wooded section outside of Units 1-2. You can complain all you want, they don't do anything about it. Our lease is up in a few months and we can't wait to get out of here! What's even more frustrating is seeing the very same unit that we live in and pay almost $1400 for available for $1050 with 1 month free and a $250 gift card. Seriously?? don't even get me started on the AUM bill! They take the total amount for the entire building then split it up by the number of units filled. You can do everything you can to conserve your water/sewer usage but if your neighbors are water hogs you'll wind up paying over $200/month. I could go on and on about everything that is wrong with this place but I don't have the space. All I have to say is don't move here if you can help it! If you do and get a 3rd floor unit be to swelter during the summer months!

                                  We went on vacation for my boyfriend's birthday during the last month on our lease. We paid our rent late, we're willing to pay the late fee and even had the money order in hand, and they straight up denied our rent payment. They told us the paperwork had already been sent to their lawyer and we'd have to wait for the bill from them. We cleaned the apartment spotless and dropped our keys off on the day or lease ran out. We owed AUM (the utility company they use that will take every cent from you that they can whether you use the heat or not) some money that they said our security deposit would cover. We got a bill from them for $1900 which included the rent we owed and $715 in legal fees. Legal fees??? For what!? We got one notice on our door that said we were being evicted but our lease ran out anyway so we left. Never went to court, never talked to a lawyer, never signed any papers yet we owe them $715 in fees. This company will rip you off from the day you move in until well after you move out. DO NOT RENT here!!!!

                                    I have lived at Beechstone for the last two years in a three bedroom apartment. I had friends that lived here previously but had moved to Patriots Park across the street because of the typically complained about high utility bills. I initially chose Beechstone because of their convenient location, nice layout, ability to bring pets, and move in price of only $999 for the first year. My biggest complaint has been the financial cost to live here. Utilities are never any less then 150-250 per month. The fact that you split utilities with your building is disheartening enough, but to add that some units have washer/dryer hookups and others don't does not make it fair to still separate the water bill equally. The utility management company is unnecessary and add more expenses to us (we get charged a fee every month for them to use that company). Also frustrating is the $10 trash fee when Portsmouth residents can go to the dump for free. Among the financial concerns is the rent you have to pay for your pets. Add on $30 each month for each pet you have. If you receive a deal price to move in, expect it to jump significantly each year (my rent started at $999 then went to $1199, and next year will hit $1349). Bottom line is that Beechstone is a nice place to live but pricey. If you can afford 200-300 dollars a month in extras, you will be fine. I have had no complaints with maintenance or the staff. If you can afford it, choose the 3 bedroom. The vaulted ceilings and skylight make your apartment look much bigger and brighter.

                                      Besides the fire last year and the large number of thefts from the cars in the parking lot, the staff is uncooperative and the rent goes up every year and not in small jumps. The water/heat/sewer bill is ridiculous. There is no rhyme or reason to the bill.

                                        FULL OF POOP- LITERALLY!!! There is so much dog poop in ALL the common areas, including right outside your door step. I can't even let my daughter play in the snow or grass because of this disgusting issue. I've caught some of the dog owner offenders letting their dogs take a crap right outside the bottom floor windows... what is wrong with you people!!! MY complaints in no particular order: 1. Nickle and dimed for every expense including sewer, garbage, neighbor's heat 2. DOG CRAP EVERYWHERE 3. Noisy inconciderate people who live here with NO "apartment etiquette" 4. Police activity, police logs, fires, pedophiles living here (per online search) 5. Mold, GIANT ants- bigger than I've ever seen who visit in the summer, mice! 6. Management people do not follow-up on complaints. And they put together these "events" such as pumpkin decorating which is nice, but then I thought about whose paying for all the "stuff" that people don't even attend???? Also these newsletters that get thrown in the trash must cost tenant's a pretty penny?? DO us a favor and stop the niceties and help make this place a cleaner, safer, more desirable place to live.
