I love living here, My number one priority is safety. I realize this is a safe neighborhood to live in. I do not need to worry about coming home late or leave early in the morning for work. It is also very covenient to live here, the people are very nice and welcoming.

I have lived in many places all over the United States, including owning my own home. I have never encountered such a wonderful staff like the ones we have here at eaves Nanuet. Keep up the good work guys!!!!

Living in Eaves by Avalon for the past 8 years has been a wonderful experience. The maintenance and service are excellent. My only complaint is that the rents become much to high with the yearly raises. I could honestly see myself remaining here for many years if the rents were more stable.

My wife, children and I have thoroughly enjoyed our 3 years living here at Eaves and have recently signed a new lease for another 2 years. The management office has been very organized, communicated everything to us in detail whenever we had questions about anything, and has been very responsive to any need we expressed. The maintenance crew has always responded promptly and quick to fix any problem. The gym, tennis courts, and pool are immaculate and well-supervised. The complex is family-orientated, multi-racial, and every family member I have noticed the past 3 years has been respectful of other families. We are now living in our 3rd apartment here and each area we've lived in has been quiet at night. The adults who live here are all at work during weekdays it seems, and their children are being picked up by the school buses...The maintenance crew is continually driving around, inspecting the entire complex and picking up any loose paper they see. The snow removal plan in place each winter has allowed my wife and I to leave the complex every morning and get to work. Parking is never a problem either.

We love eaves. We couldn't believe how smooth the process was and the friendliness of the leasing office members. The apartments are spacious without compromise and best of all no city or neighbor noise. Amazing place.

Exterior maintenance and cleanliness of the apartment are excellent. However, after 17 years the kitchens and bathrooms and appliances need to be brought up to a better standard considering the rental price of the apartments.

Ive lived in Avalon/Eaves for almost a decade and its simply because there isnt another community I would l want to live in. Its a very safe enviroment and the people who I live amongst are very respectful and kind. The gym is always clean and the pool enviroment is great for children.

I recently moved into Eaves by Avalon, and the transition was very quick, easy, and leasing representative (Nicole) were very helpful. The community is very clean, well kept grounds, and very close to shopping and major highways. I hope to stay here for a long time. I would definitely recommend Eaves to friends and family.

I have only been here a week. The environment is very nice. Area is quite. I haven't seen many neighbors yet! Aside from some barking dogs I heard while at the pool, it seems like a quiet private place to live. So far I am very satisfied living here.

Eaves Nanuet - Safe, serene, quiet, secure and a convenient lifestyle. Living a life as a natural retreat. very convenient location, close to all major highways, NJ transit bus and train stations are almost 2 miles from Eaves Nanuet. Great place for people who commute to NYC. Amazing place to hang around with two big shopping malls close by and lot of good restaurants around. The administration and maintenance team are very efficient. An inviting, welcoming, warm ambience.

Living at Eaves Nanuet is great, office staff is very friendly and helpful. Maintenance staff is lovely as well- prompt and courteous. Haven't had any issues with living here. Facilities available are a nice bonus.

Beware of this horrible place, not worth for the money. Dealing with customer service is a headache, they don't care! All they care is the money. When you leave, don't expect you will get your deposit back instead they will sent you a bill charging you for carpet replacement, etc ( even if u left it in good condition)even though you paid extra for the clean sweep they will make up things to bill & riff you off, they know how to take advantage of you.If you complaint to their nasty customer service they will threaten you & will be in collection. I'm doing this review to make everybody aware to stay away from this place.They over priced, the units are built cheaply,dated finishings & falling apart.

great place to live units are clean its next to everything, shops, mass transit, major highways. they will raise your rent every year and price you out in about 2 or 3 years even as they rent bigger or the same size unit to new renters for a lesser price. so even if you like it you'll have to move soon.

I did enjoy my time at the apartment, and the maintenance crew is good. However the management of the property (not the people in the leasing office)only sees dollar signs, takes no consideration for life events, and makes everything a challenge. I have to break my lease to relocate as my job required it unexpectedly, and I understand that breaking the lease would require me to pay a fee, as the lease stated. However, when I first put in my request, I was asked what would you want to pay as a penalty and we will see if they accept it, treating it as if this was "let's make a deal" and not as the lease stated whatever the fee was for the property as of the date of the request. It was of course rejected, and only then after it was rejected was I told that "the last offer accepted was two months rent as a penalty for a 30 day notice". (Keep in mind I was also giving a two month notice)So, after wasting my time, they decide to finally state what they will accept. They mentioned I can avoid a fee by transferring to another one of their properties, only problem was that they have no properties where I am relocating to. In addition, you cannot speak to those that make the decision about whether or not they will accept your offer, so all you hear from the people in the lease office is "I am only the middleman, I have no say in this". I receive a call the next day stating it was approved when I said go ahead with the fee of two months, they said they needed the payment today and I needed to either go to the lease office with a check we would have to put in the mail together (apparently they have a lot of problems with receiving money before)or call the customer support center and pay by credit card and they would waive the fee for me to pay by credit card today. Since I could not make it to the leasing office today, I called the support center. Then I was told that there is a $38 processing fee Western Union charges that they cannot waive, but I should work it out with the lease office to reimburse me the fee. Since they work with Western Union, they also had to run the fee as two charges and charge me TWO processing fees. I was told to ask them to add it into the security deposit reimbursement, which is frustrating when you are not given accurate information. They gave me the "sorry we are losing you" speech, however it was definitely said without any real care. They don't care what the reason is you terminate the lease,nor take anything into consideration. They play games with people as to what the fees should be for breaking the lease instead of being upfront and honest (which as a businessman goes a long way in dealing with customers). Other landlords, leasing agents, and realtors that I have dealt with in the past would work something out if you had to break a lease due to circumstances beyond your control, but this seems to be your typical we don't care about our customers as long as we see a profit at the end of the day. Yes, in the end I know a fee would have to be paid, but they do not look at any variable factors as to why people would have to break a lease. This situation could have definitely been handled more professionally by Avalon, at least to the point of discussing this even if the end result was the same.

I LOVE my apartment! It's quiet, I've have incredibly quiet and courteous neighbors. The apartment itself is roomy, updated, spacious, and overall lovely. I've been living at Eaves for a little over a month, and I am so happy with my decision. It's very well worth the money!

Wr originally moved here after shuffling from one hole in the wall apartment to another. We were expecting another child and wanted a nice home that was the apartment version of "turn key." We were happy with our apartment itself. It is large, bright, and airy with ample storage. It has a washer/dryer and central air. However, the bathrooms and kitchen are not updated and the carpeting is whitish so stains easily, especially with two young children. The kitchen is very small. The maintenance team is great and it's nice to not have to worry about fixing things or waiting on a landlord. You put in a service request and they come fix it for you by the next day! However, they refuse to put garbages by the playgrounds for some reason. Also, they have just decided to phase in parking fees, so add $10 onto whatever rent they quote! The biggest issue we have is that they have raised our rent a total of 8.5% in the last two years. It seems they are actively driving out working families with their exorbitant rents. I don't know who can afford to live here, but we can't. We could rent a 4-bedroom house with a huge backyard, or a beautiful tri-level townhouse for these prices!! Be wary, the rent ALWAYS goes up between 3-5% no matter what. From what I've heard, getting the security deposit back is a nightmare. The cops tend to be around a lot - my husband has access to a police scanner and hears them called hear nightly for a variety of reasons. About every 3 months or so, people are evicted and there are piles of furniture left out on the lawns. They call it "luxury apartments" but I have a suspicion that they charge people who can pay exorbitant rates and then have a sliding scale or something, because there are people here who I would bet the bank are not paying anything close to what my family has been charged. Goodbye and good riddance, Avalon!

Absolutely horrible is a blatant understatement. The obnoxious corporate style oversight of the property leads to petty threatening memos posted on your door every other day stating new policy. I do not need to feel as though I am an employee at the place I live.

Horrible. Refused to return our security deposit for carpet damage we were not responsible for. Charged us for leaving the apartment two days early even though the rent was paid in full. The kitchen was poorly constructed and shoddy. The management was indifferent. Very expensive given the quality of the unit. We moved into the apartment because our house became uninhabitable during Hurricane Sandy. Had we had time to research the Eves we would have never moved into the apartment.

Absolutely horrendous does not even begin to sum up the experience I had living in this community. From the first day we first looked at apartments there, we dealt with nothing but morons and unprofessional people. The salesman showed us an apartment and told us the train rarely goes by. Stupidly, we did not check into this. The rail is a commuter line. "Never goes by" What!? It's a commuter line... it goes by constantly during rush hour. The other side of the complex is next to a kennel. Yes, a kennel with 24/7 barking dogs. I only learned this because when I would go for walks I would avoid the other side of the complex because of the ridiculously annoying barking. The maintenance crew are a bunch of disgusting men. Every single time they came to my apartment, wether I was home or not, they left a mess. They would use our bathroom and leave our toilet seat up. Disgusting! They left garbage in our bathroom and in our kitchen. When they replaced our stove because it was ancient, they ruined the carpet. They ruined the carpet further when they had to replace our dryer. The appliances are so dated that we needed them replaced during the duration of our living in this pathetic complex. I can honestly not say one positive thing about this complex. I know some may be attracted to the pool and fitness center but they rarely refill the soap in the bathrooms so realize when you touch every door handle and gate you are touching other people's grime because it's impossible to wash your hands when there is no soap! This is by far the dirtiest complex I have ever lived in. You would think for $2000.00 a month for a 1 bedroom, you would be satisfied. Absolutely not! Let's not even mention the riff raff that hangs around the complex and the way people drive 40 mph when the speed limit is 10mph. We moved into the apartment last August (2011) and it was so gross! The blinds were filthy, the baseboards were atrocious. We had to clean the whole place before allowing the moving company to bring our belongings in! Needless to say, we couldn't get out of this place fast enough and actually broke our lease because we couldn't stay one more day.

Squeeky like a haunted house
This has been the worse 6 months of my life. My upstairs neighbor must have a compulsie disorder, and the floors squeek like an old haunted house. She runs her vacuum every single day and evening. She scurries around constantly and walks on her heals. She goes to bed at 11:20 every night - therefore, I have not be able to go to sleep before that. I would prefer to go to bed at 10:00 and get up at 5:00. Not working... Her and her husband even sent me a card saying they were sorry for the noise and woudl try to be quiet. They are much better but it is still out of control. The light in my kitchen rattle all day because of them. When he or she is in the bathroom at 11:05 every night, they stand on a big squeek spot and shift their weight while brushing their teeth or whatever they are doing. It is Sunday morning at 8:00 now and sounds like they are having basketball practice up there. I talked to the folks in the office and they ------- off. The floor fix would be simple. I did it in my past house. Simple floor screws that go through the carpet and are broken off below the wood surface. When I gave my notice to move out, the folks in the office seemed surprised taht I did not want to stay and pay an additional $400 per month for a years lease. Can you believe that? (BTW, when I gave my notice, they were suddenly willing to negotiate. Also, the guy in the office assured me that I would not get all of my deposit back, regardless of how well I kept the place. Cant wait for that fight. I am not usually a complainer and this is the first review I have ever written. If you must live here, get an upper level place. I have since found much better places.

I have been living in Avalon Gardens for 9 years with my family.I love everything about the community. The staff here at gardens are wonderful and in my opinion go above and beyond. You cant get a better location for shopping,major parkways and resturants.Also the swimming pool in the summer is a perfect way to meet old and new friends. This is a wonderful place to live and raise a family.

I Love it here and Highly recommend it!
I've been living in Avalon for two years now and I LOVE IT! It's a gorgeous spacious property with over 54 acres. They have great amenities, apartment styles and attached garages, which I love. At night, after a long hard day, I drive right in my garage and enter my apartment and it feels like I own my own home...without the hassle and expense. You have EVERY major highway right around the corner, yet it is quiet and peaceful. I see deer walking the grounds, yet I can be in NYC in 50 minutes. Nice. Neighbors are like family to me. Staff is warm and friendly and they remember you by your first name. Maintenance is on point..24 hour, very professional, and the guys are prompt, patient and respectful. My welcome mat is even picked up and swept under and put back when it snows! The ONLY reason why I am leaving is because of a job transfer out of state. I will be back! Thank you for the years of great memories while living at Avalon! Maybe I shouldn't go afterall.....

I'VE BEEN A RESIDENT AT AVALON GARDENS SINCE 2008 AND IT'S HOME TO ME. I ENJOY THE BEAUTY OF THE GROUNDS. LOT'S OF SCENERY, NATURE AND COMFORTS WHERE YOU ARE WELCOMED WITH THE FEEL OF HOME SWEET HOME EVERYTIME I RETURN BACK TO THE COMMUNITY! THE AMMENATIES OF THE COMMUNITY SUCH AS THE POOL, GYM, BASKETBALL COURT & RACKET BALL COURT ARE TRULY A CONVENIENCE AND APPRECIATE HAVING THEM AVAILABLE. ALONG WITH THE CHILDREN'S PLAYGROUNDS ALSO A CONVENIENCE OF NOT HAVING TO TRAVEL TOO FAR FOR YOUR CHILDREN TO PLAY WITH OTHER COMMUNITY CHILDREN. I FEEL VERY SAFE & SECURE WITH NO WORRIES. HAVING 24/7 MAINTENANCE IS AN EASE ON MY MIND. MAINTENANCE IS EXCEPTIONAL RESPONDING TO SERVICE REQUESTS. I HAVE NEVER HAD A PROBLEM. OFFICE STAFF ARE ALSO VERY FRIENDLY AND INVITING. Dont understand the bad reviews, this place is great!!
We moved here last year because it was a great location...right off 287, ten minutes from Tappan Zee Bridge, but far enough away that we felt it was our own little getaway. A year later, we still love it. Theres almost no noise except for chirping birds and the faint barking of dogs in the distance. We have had zero maintenance issues here, everything works just as well as it did when we moved in last year. The staff has been quick to respond to plowing up snowfall and salting the roads. Theres no questionable looking people slinking around the community, we feel very safe here. We went to renew for another year today because of our very positive experience. I dont know why there are so many negative reviews on this website, but all I can guess is that people are only willing to voice bad experiences, because a good experience is hardly a newsworthy subject. I'm sure for every bad review on this website there are twice as many happy customers here that just dont post their experience online. And no, I'm not an employee of Avalon, just a happy customer who thinks that good work should be noted.
