The staff has always been professional and helpful. The property always looks amazing and they do an excellent job of plowing and salting in the winter. I would have preferred to see the unit I would be living in before I signed a lease instead of being shown a model apartment, but I do appreciate as a resident not having people come in and out of my apartment. They do not list on their website that there are over $100 in reoccurring monthly amenity fees on top of base rent. Its an older complex with drafty windows and doors, the upgrades are nice but in my apartment in particular looked sloppy (paint splattered on floor, paint on light fixtures, towel rack is crooked, toilet paper hold falls off of wall, digs in the new floor from appliances, missing 1 cabinets doors in kitchen, dryer must be pulled out and let run for 2-3 cycles for clothes to dry). These are all minor inconveniences but for the price I would have expected nicer quality. I like that it is pet friendly but I do hear my neighbors dog from my apartment. My biggest complaint is that the rent is very high here. There isn't anything as nice for cheaper but there are other places that are nicer for the same price. They increased rent by about $150 a month for a 12 month lease. I will not be resigning a lease mainly due to price.

We decided to lease here after looking for something close to our jobs! The property is gorgeous and is easily accessible to major routes. shomonique made the move in process so easy and we definitely recommend working with her. Apartment is great. Had a few tiny issues after move in and maintenance took care of all in a speedy fashion. The property manager Romanie is awesome too and aims to make you feel comfortable.

We are new residents here and we are in love with this community. Literally close to everything and coming home always feels like we are on vacation. Shomanique helped us and was great!! We weren't the easiest to deal with but she took her time and was very patient with us. So happy we made the decision to lease here. Only issue is I wish the yoga room stayed open later so I can access after work.

Awesome place to live. Leasing Staffs are very helpful and accommodating. Maintenance are very responsive to all our issues. Definitely will recommend this to friends. Also, Good Job with the snows!!!!

This community is very peaceful , has one play area for kids , a dogs park , 24/7 access to gym. It is at a walkable distance from Costco , Target , Bed, bath etc , I love being a part of this Community

When we moved in the complex was owned by Avalon. There were strict requirements on what residents could and could not do. The down side of maintenance would put a band-aide on everything. I have moved from various apartments, increasing the number of bedrooms. Once the complex was taken over by Harbor Mgmt. things changed quickly. For the better they have upgraded vacant apartments. Though if you are a current resident you remain with old appliances, cabinets and flooring. This is not fare since all residents are paying market rate for these apartments. This is s great property and requirements for noise ordinance should be maintained. Snow plowing should be priority for residents. As well as making sure the main roads are clear; so should the drive ways and parking areas. Use the same salt on the main roads for driveways and parking areas. Stop blocking vehicles in the carports and parking spaces. If you have a garage you should not expect to shovel snow. That is why we pay a ground keeping fee.

Although this is not a gated community, I feel comfortable and secure here. I have never feared for my safety. The grounds are well maintained. Snow is cleared from the roads and walkways in a timely fashion. The office staff is pleasant, helpful and always has a smile. I also need to compliment Luis. One of his jobs is to maintain the compact trash areas. Whenever he is there, he takes my trash bags from me. I greatly appreciate his kindness. Luis, thank you!

My husband and I had 6 month lease while waiting for a house to be built out of state. Jennifer Canaj handled the entire leasing process with me answering all my questions and emails. The apartment was recently renovated and in great shape when we moved in. The area we were in was very quiet and well lit. If you are looking to rent an apartment I would recommend The Peaks! Terrible complex. There is a 4 star rating only because the ratings were good when it was the Eaves. It has since gone downhill. I did not see my apartment until move-in day. I only saw a model before that point. My apartment was run down and outdated, the kitchen cabinets were peeling, the bathrooms had badly covered up corrections and stained floors. I probably should have complained but was still optimistic. The fitness room is beautiful but is impossible to use after 4:00 pm when it is full of teens playing loud and foul music. They run around and, even though there is a court, they bounce their basketballs in the fitness parts. They have no respect, using bad language, bumping into people, and even just sit on the machines and stare at people using the machines. I believe that most of these kids do not rent at the peaks as they are constantly knocking on the door to be let in. Teens congregated outside my apartment at night. They were loud and used foul language. People with young children do not let their kids play in the parking lots in front of their units as there are many old cars that race around the complex. The pool is beautiful and mostly enjoyable. The children love it but, on the weekends, there are a few families where the mothers do not control their children. They play catch or just bounce basketballs in the middle of the lounge chairs. When I moved in, I was only allowed a 10 month lease because a full year would have my lease ending in October which is not prime rental time. I am the ideal tenant. Single senior citizen, follow all rules, quiet, and keep my apartment spotless. When my lease was up, they raised my rent $200 a month for a year lease and $800 for lease of less than 11 months. I heard many similar stories from other tenants. Some stories were heartbreaking as older tenants who thought they were set there could no longer afford the rent.

This is probably without a doubt the worst place I have ever lived within the first month of living here my water heater blew up and almost let my entire house on fire on top of that they don't shovel the walkways they don't care about the safety and well-being of the residents of this community. The managing staff is rude and could really care less about the safety of my family on top of that the gym and the facilities are always out of order and there are children under 18 running around and vandalizing the property that we pay extra money to have access to this beautiful community center that is pretty much on lockdown most of the time. You can't play basketball because they raise the hoop to the top of the ceiling you can't work out in the yoga room because it's locked is this a prison or is this a community. When the weather changes from cold to hot they don't really care about checking to see if the air-conditioners are working and all they would need to replace some Freon which is sold at Lowe's across the street. I wouldn't recommend this place to a sworn enemy. I'd rather put hot sauce in my eyes and be stabbed in the face before I would renew my lease here for a second year the greatest present anybody could give me this coming birthday would to be getting out of this lease my kitchen is disgusting the toilet and shower never worked correctly I feel like I'm living in a Third World country paying price is two to $300 more than I should be on top of this before even moving in the tentative apartment that they were going to give me wasn't even safe to live in however I had already signed the lease and could not get out of it. If you go through the reviews it is very clear that they are giving PositiveReviews to themselves. This is like a bad dream and like I said I would do anything to get out of this lease I am completely displeased with everything from the walls with the cake Dan paint to the carpet pad probably hasn't been changed since the place was built I feel sorry for anybody that thinks that this is going to be a good place for them to live because on the outside it looks Like a great idea but on the inside it's a living hell good luck to you all. -DR RYAN BLAND

This place is not worth 2k they squeeze out of everyone. The new management is terrible. When it snows they take their time shoveling walkways and parking spaces. It's terrible. Also the apartments need updated if residents are paying 2k and over a month. We have been out of electricity since Wednesday due to the snow storm and it's now Thursday and nothing has been said. This place for the money should have generators. We are losing out of groceries bought for the storm. This is insane. I bet they will want their rent though. Smh. Not worth the money.

The complex has gone downhill and become quite sketchy since the new management took over. I was a long time resident but ended up becoming so frustrated with the new staff, I left. There are multiple abandoned, unregistered cars that have gone untouched for months (they have flat tires, expired registrations, over due inspections, illegal licence plates) and the management refuses to address the issue. Now there are groups of teenagers walking around late at night intimidating residents, breaking into the pool and fitness center creating a very unsafe feeling. The fitness center is essentially unusable since you do not feel safe with the teenagers making people feel unsafe. The office staff could care less about these concerns and have done nothing to address the quality of life issues which have a real impact on resident's comfort and satisfaction.

Do not rent here. The apartment is under new management and they are doing a horrible job. There have been at least 3 snow storms and each time the maintenance has taken very long to shovel walkways & driveways. This is a hazard. They also have very dated apartments and have not done updates in many years. Stay away. Not worth the money.

Decent apartment homes and quiet community. But ridiculously expensive rents. They charge about $200 above the prevailing rents in the county. Apart from the high rents, they charge "other" fees which adds up to $110 per month for a 1-bedroom. This is not towards utilities. Its just a total rip off. The houses are old and need refurbishing. I have leaky windows and doors. During the winter, my heater needs to work overtime to keep the house warm.

Avalon gardens is a safe environment place to live but the apartments need some updating in the appliances. They also need remodeling in the bathrooms and kitchen. Counters floors also Windows need to be replaced.

We have lived her for 15 years. It was everything we had hoped for as we downsized after our children grew and started their own families. The grounds, facilities and apartments are kept in extraordinary condition. We love living here. fred & Michelle Zolla

I am so happy with my new place at Avalon Gardens. Nicole was so helpful and showed us the best customer service possible! I would recommend Avalon Gardens to my family and friends because I love the amenities of the complex, the layout of my home, and the customer service in the office. Thank you Nicole for making our rushed move that felt like it was going to be a rough time for us into such a positive and happy experience.

A wonderful apartment community.The company staff and maintenace crew are friendly and respond to any resident requests in a timely and prompt fashion. The grounds of the community are clean and well maintened. I highly recommend eaves Nanuet.

While Eaves Nanuet is a very nice place to call home, with its' access to mass transit, major highways,shopping centers and great restaurants, the major reason for our decision to spend and enjoy the last 10 years in this community can be traced directly to a totally focused Community Manager and his Customer Service Supervisor who, together with their Community Consultants and Maintenance Techs, make up the Rockland County team. They're the prime reason for our time well spent.

Don't even think about moving here unless you want your life to become an arachnid nightmare. http://i.imgur.com/LeiltCO.jpg This place is infested plain and simple. If you want to pay $2K+ rent for your arachnid roommates, then this is the place for you. Look up house centipede. Probably one of the most disgusting bugs in the world, and you'll see quite a lot of them in this place. Personally, this has become my worst experience ever.

Phenomenal community! From the front office to the maintenance team there is exceptional communication and efforts to take care of the needs of my family and I. The community is clean and well maintained. Of course, there are minor maintenance requests in the apartment, but the maintenance team responds quickly and handles each issue effectively. Thanks for a great place to live!

I don't think you could find a more comfortable apartment and community. The sales staff is so willing to help you out in any way they can. The complex is beautiful and really kept up. The entire move in process was great.
