I have never had an issue with any of the apartments I have lived in. Until this year. I am very disappointed in the results of all the ppl I talked to in the office. My issue is on going and hope this can get resolved ASAP.

Overall it hasn't been a terrible experience. There have been times where it has been extremely frustrating - but that's probably due in part to the fact that we have 3 kids and live in a relatively small 3bed apartment.

I really like it at Verandah. I would like for the other floors to be done also to make everything uniform. They replaced master bath, but the other floors are the original floors and need to be replaced also.

The Verandah is the best value in NW Austin. It's about a 30 minute drive downtown. There are good schools, restaurants, movie theaters, shopping malls, and grocery stores in the area. I've lived here one year and have just renewed for another 13 months. I've never had issues with pest control, maintenance, office staff, or neighbors. Everyone is very courteous and I truly enjoy living here!

Wonderful property to experience and enjoy. Our experience at this complex has been incredible. We like and enjoy the space, the management and staff, who work hard to make our home and neighbors happy. This community is quiet nand friendly. The maintenance and service department employees are very professional and friendly as are all of the employees. We are very happy and thankful to be in a property/home that we can enjoy.

The apartments are fine. Maintenance does well and in a timely manner. The management office on the other hand...literally useless. Pray to whatever you believe in that nothing goes wrong for the duration of your lease. The leasing staff and manager(s) could not care less. There is very high turnover and I can see why. I wouldn't want to work for them either. They forget that they work for their tenants. It's like talking to a brick wall. If you ever have multiple packages, they miraculously only have one (they don't look) or they don't even slip a notice in your mail at all. If you have any need for them to help you or answer a question, they answer in circles and outright ignore the initial question because they KNOW that they're doing wrong by their residents. They cannot do the basics when comes to managing a property. And even while I may be able to tolerate their ignorance on basic property management functions, after checking BBB on Bassham properties, I am horrified. This is easily one of the worst property management companies I have ever witnessed.

My garage was broken into over the weekend. Luckily not much was taken. I reported by email so it would be recorded. I didn't asked for any compensation. I just wanted them to know this shouldn't be happening here. The manager who calls herself "Big Mama", was extremely rude and condescending. She said "it's not her fault" and gave me a $120 violation for having belongings in my garage. I haven't seen a garage in this complex that wasn't packed with boxes. Also, the 4th of July weekend , a completely nude guy ran out of the hedges and hid behind the dumpster right on front of me. No kidding. This place is turning in to the ------!

This place sucks. I cant have my dog over to even visit on weekends without being threatened with lease violations because some ------ snitches me out to the staff. We pay over $900 for a one bed one bath, yup you read that right $900!!!!!!!! I cannot believe the audacity of the "pet policey" of no dogs over 40 lbs. if i pay this amount of gosh darn money to live in this semi-nice ---------- of a place. To put it bluntley, this place sucks and the second i find a better place im packing up my stuff abd leaving. DO NOT MOVE HERE! ---------------------------------------------------------------------------.

Management is the worst which means the staff is just as bad. You might think you're getting a sweet deal at signing but it's been hell since day 1. I have only been here 4 months and have been having problems ever since. Breaking my lease early because of how horrible it is!!!! BEWARE.

I moved here 2yrs ago and have really enjoyed my neighbors. In the last year there has been new management that has implemented rules like: 1. you can't drink at the pool 2. you can't smoke at the pool 3. your KIDS CAN'T PLAY ON THEIR SCOOTERS OR RIDE THEIR BIKES in the complex and that they are designated to the playground and basketball court ( of which you have to be w/an adult to enter the basketball court) There was also an older lady that followed my son in her car video taping him scaring him to smitherines (he's an 8yr old minor child) because he was riding his scooter. And later threatening 4 children through her window with a firearm. THE APTS did NOTHING ABOUT THIS. If you want to live in a family community, this is not the place. They do not want to see children playing outside and will not renew your lease if you allow them to. Good notes: The apts are nice inside - why I loved it here The maintenance staff is awesome and sweet and so are the front ofc girls. Bad notes: 1. The only pretty part of the apts is the front, the rest is not landscaped, maintained and kept clean. 2. Children cannot ride bikes or scooters or electric scooters unless you are with them (even at the ages where you allow them to play in groups) 3. The apts has tolerated individuals to threaten minors knowing police reports have been filed 4. There has been a significant amount of thugs moved in and late night hanging out which is not good for the families here

Absolutely horrible staff turnover... Don't even bother to learn their names (management also!) No parking at all. The garages are used for storage in most cases . Which makes this especially bad because they lease to so many people in one apartment and when it includes 4 adults that have 4 cars, there is nowhere to park... If you bring up anything at all up with them, they tell you that they "are working on it". If you get any response at all....(of course, then they come after YOU in retaliation to get you to not say anything) The grounds are horrible.. nothing but dirt and rocks... except for by the office and pools (which they show prospective residents , but distract you from actually seeing the grounds themselves). And on top of that, they use well water for irrigation (where it actually works!).. If you are not familiar with that, it means that all the minerals in the water are deposited on your car. If you do not wash it off IMMEDIATELY and dry it, it begins to pit the paint on your car.. Within a month, your car is ruined.. And you can't just wash it off.. it leaves mineral deposits on your car which can only be removed by soaking the residue in vinegar and buffing it off.. The walls and ceiling are VERY thin and you will become very familiar with the surrounding residents bathroom habits. There are numerous families sometimes in one apartment.. The pool is beautiful, but is it continually full of small, screaming , running children. So, if that doesn't bother you, it is a nice pool.. The back pool seems to be fairly peaceful though, just not very well kept up... Nice appliances... Mostly nice residents (only a few drug dealers and partying college kids).. My time here can't end soon enough...

Management changes more often than residents do. I've lived at Verandah for 5 years. Schools are excellent and we have enjoyed living here. Lately, the staffing changes are finally becoming a problem. We've had 3 new managers in the last 6 months alone. In the 5 years, not a year went by without a complete overhaul in front office staff. It was an annual change; it's become a monthly change. The only reason anything has functioned well has been because of consistency of the maintenance crew, who all have been here more than 5 years and are complete professionals. I can confirm the attitude of the front office has become legalistic; the last manager told me the frightening notices "were standard in the industry" and they "had to post them," but "not to get overly worried by them." Her staff had handed my elementary school aged child an eviction notice because we were 2 days late in rent on a long weekend. Our child was distressed and wanted to know if we had to move. (It's illegal to hand notices to underage residents; I informed that manager and she was appalled and sorry. She said she'd address it with the staff, none of whom are around anymore, including her). So now someone else managing the place, and they've put us on probation because of it, despite 4+ years of history of regular payments. I understand demand is high and new rents for the same unit would be $150 more than we old-timers pay now. Wonder if we're going to be here much longer. I will post anonymously because of this concern. Keep copies of paperwork yourself; put everything into writing; keep track on your end documenting your interactions with staff member, name and date. You might need it. I would still recommend the complex to friends because of schools and location, and because maybe the next month will bring a new set of management that turns the current crazy chaos around.

I lived at the Verandah for 2 full years from 2011-2013. I moved a week ago. Oh it started out great. Then the services started declining. The maintenance was half completing the work orders. I'd have to have them return after I inspected the "completed" work order that was left behind.My last insult was before I moved out, I wiped down all the window sills, counters, bath. I mopped and remopped especially where my washer/dryer were for 2 years. I vacuumed and shampooed last. I shampooed the floor at 11:30pm at night and turned in the keys. The next morning the maintenance took picture and pulled back the carpet and saw wet spots underneath. So I was charged a pet cleaning fee because there was evidence of urine spots on the under side of the carpet. These CSI wannabes.So now instead of getting my deposit back, I owe them. It is sooo ironic because I left a back review before talking about the dog feces that was always in our breezeway. People would not clean up after their pets and I complained about it. I even asked about 5 times to have our breezeway powerwashed and it never got done. That is what made me starting looking for a house in early 2013. Now they claim my shampooed carpet that was still wet on the underside were large spots of urine throughout? Run away.

I have lived at the Veranda since May of this year. I love living here. The office staff has been very professional and courteous to me. I love the layout of my apartment and it is very quiet. I have had no parking problems at all. So far my experience has been wonderful. The landscaping is beautiful. Security walk the property. I have not experienced the problems that others have in their reviews, but I am not saying they do not exist. I am very happy here and would recommend to my friends.

I recently moved out of the Verandah apartments due to a mice infestation that went on for 3 months. The manager took 6 weeks to do anything about it, she finally put traps in my apartment after I called Code of ethics on the apartments and she recieved a violation! I have small children that were hurt from their curiosity of the traps as well. When I asked to move to another building, she denied me. These apartments are awful!!!

It has, over the past year, become extremely legalistic here. It already was a little bit over the top on the rules when I first signed up a few years ago but now it seems every few weeks they are taking some other privilege we have enjoyed away all because one person out of 800 complained. It is unrealistic to think that you can make everyone happy, in turn you will make everyone else unhappy as they become enslaved to their lease. You will end up costing loads of money turning apartments like crazy and then will end up with people living here that keep to themselves, complain incessantly and that have unrealistic narcissistic expectations. When Jennifer was here, we felt like a tight woven community. She invested in things that brought the community together. Many people stayed for many years. We have none of that now, just rules, rules, rules. We might have a "random" community event, but nothing consistent. I'm sad because I keep hearing how people are leaving or are planning to leave because of the legalism, it's tearing this community apart; one of the very things that I love about living here...the community. They say they can rent a house for what they are putting up with here. Every few weeks it seems there is another notice on the door "restating the rules". People are getting rather fed up. This is Texas, not California. It's just such a shame because this is a wonderful property. We just all wish the new manager would either knock it off, or go away. We all just want to live in peace, not in a prison. We have several pistol packing security guards that patrol the pools now, it scares my kids. And the residents always seem to be getting a talking to or a finger wagging down there about something or another. It's just crazy and makes it really difficult to enjoy a peaceful afternoon at the pool. And it's just flat out uncomfortable. If things change I will repost, but until then it's still the same.

I have read most of the bad reviews that have been written. My feeling is that the people that have a problem here will have problems wherever they are. I move to the Verandah a few months ago and I LOVE IT HERE! The few people I have met that live here seem to be very cool. The grounds are ALWAYS beautiful. WOW the pools. But the best part about living here is the new manager such a sweetheart and keeps things rolling. This is not to say the rest of the staff is slacking in any way they ALL are so easy to work with. To me if I had a problem it is taken care of now. "GREAT PLACE"

Being a long time resident - I CANNOT WAIT for my lease to be up! Its so disappointing too - this place used to be, I REPEAT, USED TO BE a wonderful, enjoyable place to live. Now, because the owners are Califonia lawyers, it has been come very matter of factly, legalistic, and simply miserable!! They will document EVERY conversation you have with the staff and oh if you ever need maintenace - they will report what and everything they see to the manager, staff, and owners! For your own sanity and well being LOOK SOMEWHERE ELSE!! It may look apealing on the outside but once your in, they will put you in a box - despite ANY cirumstance you have, ever - you are a piece of paper to them! The leasing staff are like drones who are COMPLETE idiots! ALL employees fear losing thier job and will risk thier integrity to keep it. Also, If you have ANY pet - this place is NOT for you!!!! The owners HATE pets!!! They have made SEVERE pet policy restrictions that are utterly ridicouls! Also, if you have a pet and move here or what to change apartments - YOU WILL NOT be allowed NEW carpet. They will, and are, instructed to give residents whom have pets, an apartment that had a pet in it! The following is taken verbateum out of thier policy - "We do NOT allow pets on new carpet unless the carpet charge is paid in full as a deposit." They claim to be a "pet friendly" community - THEY ARE NOT!!!

I have been living at Verandah at Grandview for a year and half so far. I LOVE IT! I hope to be here for years to come! The residency here is educated, respectful and caring. The schools out here rock so the kids that live here are appreciate of this and love going to school! It sits on a natural preserve and every evening I get to end the day watching sunset over the hill country view. Something everyone needs to keep in mind is that this is apartment living. Is it like owning your own home? No, BUT you do NOT have to mow, the landscaping here is gorgeous and you get to call maintenance whom fixes it free if it breaks. There is not only one but two swimming pools surrounded by palm trees. There are always people whom "don't get it" they LOVE to complain about everything and when they get on websites like this, the complexes are not allowed to defend themselves so the bashers bash and this is what you read. If they are not happy living in apts, then they need to save their money and buy their own home while record low mortgage rates are in place!

I am currently living at the Verandah and cannot wait until my lease is up. Parking sucks after 5 pm. We got a garage, but it's a hike to our apartment so we rarely park our car in there. Regardless, you can't get home after 5 pm without having to fight for parking. The garage we rented was broken the first whole month we lived here, and it took almost the entire month for them to actually get it fixed - despite us calling and putting in multiple work orders. They have a one pet policy, but it appears that everyone seems to have two or three dogs without getting in any trouble. Unfortunately for me, there is a grassy patch that you have to walk through in order to get to the parking lot and it's covered in dog feces. I can't tell you how many times I have stepped in dog crap on my way to my car in the morning before work. The neighbor below us is insane - calls in noise complaints at 11:30 in the morning when I am running the vacuum. She sent some crazy person to my apartment who presented himself as a courtesy officer for the apartment complex who got in my face and threatened me. I contacted the apartment complex who then notified me that this guy was not in fact a courtesy officer, and that they would get back to us after they dealt with her. Come 6 PM that day, we had to call them only to be told that the manager was heading out for the day. So much for getting a phone call. Finally when we got the manager on the phone, she said that they couldn't tell us what they had discussed with the tenant because it was confidential, which tells me that they didn't do crap. The apartment is overpriced, you can't enjoy the landscape because there is dog crap everywhere, and the people here so far have been unfriendly and rude. Oh, and the management here is worthless. Don't move in here. Seriously. Don't move in here.

I have lived at the Verandah for about 6 months now & absolutely love it. The pool and amenities are AWESOME! Also, the apartments are very spacious & I don't feel like I'm living "in an apartment." Maintenance is great, they always come out super fast. I have lived at other communities where it takes maintenance up to a week to come out. Living here, they are out usually the same day or the very next day after I put a request in.
