This is a pretty community and the units are nice but the walls are paper thin. You can hear everything so don't expect much privacy. Also, the amenities are not available now except during business hours which defeats the purpose for using most of them.

It's been hit and miss. Over the past 11 years, some have gone smoothly and others not so much. Mostly good until the past 8-10 months or so when we have had issues with the mail box, front access gates, landscaping, amenities, and apt maintenance. Access gates have been broken for at least 8 months now. Pool not working. Landscaping is bad with fallen trees from the winter storm still not cleaned up from 2 months ago. And they still say no non-emergency apt maintenance due to COVID. Which is an bad excuse because almost everyone has been working normally for at least 6 months now. But my floors are damaged, front door broken, window blinds broken, old stained carpet and water stained ceilings. And now they are asking me to renew with no schedule for any of these items to be improved upon.

The has a whole it is wonderful the staff is great. I understand the issues and I respect that, with all the damage caused by the winter storm. As a long time resident and someone the calls this community HOME, I respectfully request that the management pay more attention to the violations, of the speeding cars, NUMBEROUS violations of abandoned cars with out dated registration stickers, and get back on track of servicing the residents that live here. With the issue on the broken into mailboxes i would recommend MUCH better lighting and cameras with signage that states videos, this damage has caused variations of damage to person information and credit rating along with the numerous hours on the phone dealing with creditors.

The apartment itself is wonderful, a nice size for the price and better than most of the other apartments I have lived in. I was hopeful to use the awesome looking amenities- fitness center, awesome pool, and playscape, I know my 3yr old son would have loved the pool and playscape, but due to COVID I was nervous trying them out. I'm confident the management and maintenance teams did a good job of keeping everything cleaned, I am just extra cautious and do everything I can to limit exposure to prevent catching or spreading COVID.

Pros: People are super friendly, and the location is fantastic. Cons: property is somewhat neglected. Bulbs are burned out, bugs in the outdoor fixture, cement not powerwashed, grill paint peeling, landscaping shrubs dried out, outdoor apartment paint not kept up

Good community. Communication and maintenance service is really great. No problems with other residents. Handled Covid well. No sizable increase in rent. Only downside was my end of the property for which landscaping was not managed.

The property seems to have decreased since we first moved here. Currently both pools are closed and not clean, hanging trees branches still have not been trimmed from the freeze, large trash containers are not emptied often enough so the residents have to pile trash outside of the container, exterior of apartments have been in need of painting for several years. Suggestion: your office staff needs more training since they normally cannot answer questions from residents.

The management is absolutely awful at this apartment complex. There are constantly things going wrong with the upkeep of the pools and with our apartment and the manager is not helpful at all. Half the time I don't even think they listen to the problem. If the management of this complex was better this would be the best apartment complex around here, but sadly it is not.

I've lived at The Verandah for 4 years now. Up until last year I loved it here. I would rave to friends and family and always recommend it as a great place to live to folks who were searching for a new place. The constant change of on-site management teams was strange at first since the original team I signed up with seemed wonderful. The grounds always looked beautiful, the office staff was friendly, maintenance requests were handle promptly, and the amenities were great. In the past year or so things changed. While I recognize and understand Covid brought lots of changes, some of which the office had little control over, I feel the management team(s) completely lost interest in actually caring for The Verandah community. The amenities had to be discontinued for a bit, understandably, but when they did reopen we got the impression that the office staff was doing us a big favor by opening them up. Then the mailbox debacle which again showed how little the office management actually cares about the residents. We have a number is senior citizens at this complex and the fact that they had to go to the post office and stand in line for HOURS to get their mail is unacceptable. The lack of communication and miscommunication did not help. I won't go into the winter storm in February which displayed yet again the complete lack of empathy for the residents as well as the poor communication. So while I want to still love living here, I don't know if I ever will. The Verandah still has a chance to turn things around, but it will take lots of work and rebuilding trust with the residents.

I have loved living here for most of my almost three years here. This year I believe there was change in management and things seem to have gone down hill since early 2021. Granted the winter freeze contributed to some of this but the mail boxes were out of order for over a month and the gates haven't worked in 3 months. Also, the pool is not being maintained/cleaned and the gate around the pool has been under repair for at least a month. The weather is nice enough but we are unable to enjoy that amenity and there hasn't been any clear communication from MGMT on when it will be cleaned and available for use.

It's ok, but security gate has been out of service for over 6 months now and I feel like the staff/management has used Covid as a convenient excuse for any number of ridiculous changes or reasons to not accommodate renter requests. You can't get into the office to speak to anyone and staff RARELY answers the phone - it usually goes to voicemail and so small inconveniences turn into major annoyances.

We have been at this community for 3 years. The property was beautiful and the amenities were great! However, last year the property has really gone down hill. The grass has died on the grounds, and the once well-maintained pool and amenities are barely cared for. The front gate hasn't worked in months. In addition, after the snow storm, NONE of the grounds have been cared for. There are still downed trees covering sidewalks still almost two months later. I can not wait to move out of this once beautiful apartment complex...

Office staff/management has gone downhill fast. Most recent with the winter storm. Communication was horrible and almost non existent. We got emails here and there at 5-6pm when everything is closed and we have no time to prepare. Also not every resident got emails or checked. We are still in the dark about everything. Sad to know other complexes text their tenants and even knocked door to door. Next issue, mailboxes! It is impossible for some to even get mail. Some work 30+minutes the opposite way of the post office we are told to go get our mail from. You then stand in line for 1-2 hours only to get junk mail. So mail has been lost for many. This should NEVER be the case at ALL. We pay very good money and then our important documents are lost and we can not get them. There has to be a better solution for this. Next we can not even use our gym. We can only use it during business hours, no everyone is home before the office closes. I understand COVID is still around but at this point many others are open and I think we now know how to take care of ourselves and COVID. This was my favorite place of all times, encouraged many to move in but recently it has gone way downhill and fast.

We are amidst a weather crisis in Texas and we need some answers about the water outage. Also, why are the mailboxes still not fixed? We have not received our mail in a month (every resident) and yet haven't gotten a scheduled date to have them repaired. SHAME ON YOU, VARANDAH MANAGEMENT. Could you please explain to us in detail what the situation is in regards to the current water outage? What water line broke? Does it provide water to all the residents or just some apartments? Could you please restore the water to non-affected apartments? Which plumber companies did you contact? Please share with all of us residents who you have contacted so far. Could you provide specific faucets in the complex for us to collect water for our families? We were lied countless times about the mailboxes being scheduled for repairs when you were actually waiting for bids and had nothing scheduled. We waited at the post office for 3 hours to retrieve our mail and we lost mail that is incredibly important to us, due to your lack of leadership to repair the mailboxes. Who is liable for the mailbox issue? Who is liable for the mail that we haven't received due to the mailboxes being broken for a month now and not yet repaired, nor scheduled to be repaired? Unfortunately, knowing how goings are being handled at this property, brings extreme anxiety about the lack of water that we might endure for days or weeks to come. Please provide us with answers and give us specifics on all these questions. Awaiting your response.

Overall i like the my apartment and the surrounding area. However i think the property could do a better job of security and maintenance of the property. couple of example's 1)the security gate at the entrance has been broken for more than three months, 2) The gym and pools are locked up for most of the time, 3) mail box just got broken into an there is no security or even a security camera there.

For the most part, it's good and reasonably priced for the amount of space. Maintenance requests are performed in a timely manner and the office staff is friendly. It's conveniently located with easy access to the Lakeline Mall area and 360.

Our gate has been broken for weeks landscaping has opportunities and dog training este hasn't been changed as consistent as it should be. Inconsistent office support, please fix these and I will be happy I assure you.

Overall my wife and I enjoy living here, especially compared to our last apartments. We do however have numerous noise complaints that continue to go unresolved by staff and seemingly non-existent courtesy officers. There are also unfortunately one or several individuals that consider it acceptable to leave their garbage next to the dumpster or along the walkways and others that don't clean up after their dogs, but the office does their best to curtail this behavior and clean up when they can. The entire office staff, though friendly, isn't always helpful; it isn't uncommon to have to contact the office two or more times for the same problems. The maintenance team on the other hand has ALWAYS been exceedingly helpful and never failed to expediently fix any situations that arose. The complex itself is well-located between many major shopping outlets, making quick shopping trips even easier. Overall we DO enjoy this apartment complex and recommend it to anyone looking for a great place, even with the few hiccups mentioned.

The community is great. The two issues I have is that the parking is horrible. We should have 1 assigned parking space. Coming home at night having to search for a parking spot is ridiculous. The cabinets need to be updated. That wood is not luxury!

Overall I enjoy living here since I've been here for over 15 years (first year in another townhome). The primary reason I stay is due to the superior maintenance staff. Highly reliable and efficient. The townhome is quiet but I would never live in one of the regular apartments. Too much noise from those buildings. Biggest complaint is the very poor landscaping maintenance no matter what company is used. Worst decision was when they dumped tons of "river rocks" everywhere and called it landscaping. All that did was provide lots of rocks for area kids to throw and break into pieces. It was a real problem. Now all we have is dirt. Any time something is planted, it is never taken care of so it dies. The only reason the shrubs outside my townhome look good is because I feed and maintain them seasonally.

Absolutely terrible office staff, very disappointed. I have asked Kimberly to setup a meeting between me and the manager for weeks, will not response. Bad customer service. I kept getting the wrong bill, and no one will put effort to correcting it or revising it.

Good value for the money. Excellent location. The buildings are old and in need of renovation. Severe issue with dog excrement that the management has not been able to resolve in the 5 years we have lived here.
