It's mid-july...and both pools are still closed after being closed for a full year. They've had a full year to fix them and still no pools open. Buy I sure as hell am still paying for those amenities i was shown when being pitched to move in. I didnt get my carpet cleaning when i resigned my lease due to the pandemic. I have asked the office if I could get my carpet cleaned now yhat they can come in. They said that is fair. But that they will "check wiyh the manager" and will call me back. They never called. This has happened twice more...saying we will gey back to you and didnt. This place sucks because of the poor management. Period.

Having an apartment around the outside perimeter of the complex provides a fantastic view of the trees surrounding the place. Having an apartment in the inside of the complex provides an ugly view of asphalt and vehicles. The new gate that was installed several months ago rarely works, being stuck open most of the time. Apartment corridors aren't well maintained, often having lights missing covers or filled with dead bugs. The exterior apartment buildings are painted an unpleasant dirt brown. Interior apartment furnishings are okay but walls are paper thin and don't provide any privacy from neighbors.

I have moved intoa apartment at Verandah at Grandview Hills close to two months ago and have had many bad experiences during the process and afterwards. The absolute worst experience that is still not resolved is the lack of washer and dryer that we are paying for but have yet to receive. Today we received a call saying it would come in 7-10 business days and that is the first information they have given us after many, many calls, visits, and emails to this properly management. I would love to believe this but I have little to zero trust with this property management staff. We also have not received any kind of credit or compensation for the property's inability to produce the washer/dryer. If there is anything I or my roommate can do to resolve this, we absolutely would. It is ultimately the property management's lack of communication and inability to perform that has led to this situation

Work orders take forever to get done and staff at the front office are rude and seem to be inconvenience whenever you need something from them. Cigarette butts everywhere and the gates are never closed.

This place has gone down hill it used to be kept beautiful pool is still not in use now is being managed by Lincoln so who knows. Now fetch is being thrown at us and will be charged for it when we didn't ask for this

All of the staff that was present when I rented here changed out soon after I moved in. I've had a very difficult experience as many of my maintenance request of been ignored or I've had to reach out multiple times. I feel like services offered have decreased while my rent has stayed the same. I have a very difficult time getting maintenance request done because of "Covid", but I still have to go to work every day and I still have to pay my rent.

This has been the most unorganized, poorly maintained "luxury" apartment complex I have lived in. It is anundantly clear that that the property is understaffed and we feel that shortcoming regularly. From a pool area that was left in disgusting disrepair, to fallen trees from this winter's ice storm still blocking paths and dangling branches overhead until July, it appears that the property is too large for Bassham to manage properly. Peeling paint, garbage strewn about, broken security gates, broken mailboxes for months, an inability to manage a mailroom, unorganized and unprofessional office staff. I've never seen anything quite like this.

It was great when I originally moved in, but the quality of management has slowly gown down since. We went months with our community gates not working. A new company has recently taken over, so I hope that things get better.

I have lived in this community for 15+ years in a variety of apts. Our office staff has always been very courteous. COVID seemed to cause a lot of confusion with maintenance requests, but now that most residents are vaccinated I hope it gets back to normal.

In our short time here there has been a change in ownership and several managements. Lack of communication has been a problem especially during COVID. Management has used the excuse of the pandemic to assist with non-emergency needs. During the freeze in Feb. of 2021 communication and help was extremely lacking. Parking is very limited. I think when this complex was built they had the thought process of single car families. Furthermore management is no longer accepting packages for residents. We are being required to use Fetch which is an additional cost in the lease. We hope to be out of here when our lease comes up.

I came into the community as a very trying time for The Verandah. They had horrible staff and leadership in house- that in no way was the owners fault because the employees failed them. They since have got new management, leadership, and support from the owner is noticed in my opinion. I can say first hand when the owner found out of the horrible employees- they took care of business. Flew here form California within days of the mishap! I can say hands down with the new management this is an awesome community! This is a beautiful property to live at. The on-site director/ staff is amazing and they are doing amazing for what was handed to them. Its affordable and so just pretty!

This community advertises gated access, two resort style pools, excellent maintenance team, etc. Every single amenity has problems. We can't even get thro the gate some nights because the new system doesn't work most times. It is mid July and neither pool has been open all year. The mailboxes are constantly broken into so residents have to go to the post office to get mail which means standing in line for two hours. The office frequently looses packages. They ignored my emergency maitenence problems for over a week, so we had to buy tools and fix it ourselves. the office staff has such high turnover, I meet a new staff member every time I go to the office. Don't waste your money here.

I have loved this community for years, however the property just got bought out 2 months ago. The last two months have been the absolute worst experience the entire time. The office manager is a very condescending woman who would rather talk over you than listen to the problem. We were over charged an obscene amount and it took 5 attempts to fix. Then the entire time we were told by new management that our rent wouldn't change, until we talked to the office manager. Who did nothing but tell me that we were wrong and no one would have told us that (we were latterly told that 5 sec before by the office staff) and that our rate 8s being raised by $100. Granted I don't know why our rent would be raised seeing as we haven't been able to use any of the amenities for over a year, both pools are still closed. With no timeline of when they will be open. Needless to say we are not pleased at all.

Before CoVid-19 it was great, but for the last 1.5 yrs I have so much stuff in my home that needs to be fixed but I can't get anyone in here to fix anything properly. We have had to call the Police 4 times now on upstairs neighbors who sound like they are killing each other. My Porch Light hasn't worked for 2 years. I had someone come out to fix our refrigerator 2 months ago. She said she ordered the motor for the freezer, and the shelf for the refrigerator and that they would call me when it all came in and no call yet. My garage light has been out for over 1.5 years but because they don't consider this an emergency they will not come to change it. So at the age of 60 I guess they expect this fat female to change her own lights. I've already bought 12 air filters so they don't have to supply those. It's just very frustrating when you are one of the people that continually pays on time and have never been late but yet you can't get anything done. When my lease renewed they quoted me a $150 deduction in rent then called back up and said nope forget it. Before CoVid I would have recommended the apartment complex to everyone, but now I wouldn't.

Yo viv? tres a?os en Verandah y me fui por dos a?os en el 2019 decidi regresar y ya voy a tener dos a?os viviendo aqui. La verdad regrese porque para mi es el mejor de la zona. Me siento comoda, segura y muy happy viviendo aqui. Lo recomiendo ampliamente.

Rent is going up $100 per month. That seems excessive. Large swimming pool is closed. Small pool is open but there are residents who treat the pool as if it's their private pool and bring several friends and then they take over the pool, driving other residents away. Apartment complex is still operating under Chovid Restrictions which provides an excuse to not do maintenance. I could go on but why bother. No one is listening. All this is about is making money and taking advantage people.

I'm being honest. I've been somewhat disappointed with the degree of upkeep on the necessities of life since management changed. They're all extremely nice and helpful inside the office. Greater now. Monday July 5th I went to carry out my standard garbage and found garbage everywhere. It was overflowing at the mailboxes. Someone had dumped a fully used cat liter box blocking the entrance to the dumpster which was overflowing. Someone had also left size 12 sneakers on top of the liter which had set up as smushy concrete in the rain. The shoes and smush were blocking the door to the dumpster. When I kick the shoes out of the way, I set my foot down into the same thing the sneaker leaver had stepped into. Smushy wet clay of liter and cat turds. Ruined my shoes as well. I was too angry to trust myself to speak to management. The quality of renters when I came here were people you would be pleased to invite into your home. It's gradually been taken over by this type of tenants. It's awful. I love my apartment. That mess was still there the next day and I started driving my garbage to a dumpster far away and up a hill. It may still be there. Garbage was overflowing at the more distant one too, but no cat litter. Unacceptable. My apartment is very quiet unless workers are on the roof working, three stories tall, with a device left on the ground playing some type music loudly enough for the workers on top to enjoy it but all screaming at each other in another language to communicate with the racket emitted by the ground device. Unnecessary. Unappreciated.

The complex needs much needed upkeep and cleaning. The main pool has been closed for almost 2 years, walkways are overgrown with trees still broken and hanging over the paths, the complex recently switched to a company called fetch to send packages to instead of them going to the front desk. The service has been horrrrrrrrrrible. It was so easy and convenient to pick your packages up at the clubhouse. Now you have to wait an extra day for tour packages and fetch has failed to deliver on time on each of my 2 delivery attempts

When we first moved in it was everything that we expected. In the last couple of years we don't know if we feel the same way. Understandably, Covid and the ice storm would cause a back up in work orders. However, it would make a lot of a difference if the office staff communicated effectively on any updates. Instead, in the recent months we get late/ vague notification emails. We waited a couple of months for our ceiling to be fixed only to find out there was mold growing behind the baseboards. Good luck trying to get anyone on the phone. You leave a message, and no return call. You send an email, and it's a coin toss on whether or not you'll get a call back. They have changed their hours that are not convenient to tenants that work a typical 9-to-5 job. Additionally, they have decided they are closed on Sundays so we are unable to speak with anyone in person. The staff members that are there are on the defensive 95% of the time that they don't address the actual reason for inquires. Interestingly while we are all getting back to some normalcy the office continues to send emails about work orders being on an emergency basis only. " We want to take this opportunity to remind you all that we are only working on emergency needs. These measures were put into place when COVID was first introduced and still remain in effect." Over 1 1/2 years and they have not been able to implement safety measures? Packages are now being managed by a service? So is this really due to covid measures or because this place isn't properly staffed?

Moved in, pillbugs everywhere, they're charging for closed amenities. Some mailboxes are being broken into. But! Staff are friendly, maintenance is timely and great with communication. Pros and cons here.

The community has really deteriorated since we moved in and the leasing office staff has been unresponsive and rude. It seems like they don't care about the property anymore. It's been very unfortunate. This property used to be really beautiful and the residents took pride in keeping it clean too. The trash bins are often overflowing and there is trash thoughout the property. There has been a lot of turnover at the leasing office and before Jane got here they wouldn't open the door or answer the phones or respond to emails.

The office management is poor. They have no clue on when the pool will open, I called for garage availability and went in twice and never got an answer. When I moved in nobody was there to give me my keys and I was waived my admin fee for the struggles and inconvenience I went through but it still shows on my balance. The buildings need repainting and I still don't have a towel bar in the main bath, there is still gum on my carpet from when I moved in and the patio is full of paint.

Do not move in to this property. They have let the area go to the dog, property is unkept, most of the valuable amenities are not available. Would not live here again. This place is ugly and property management does not care to keep it up.

Lately the maintenance service has deteriorated. I've had a request in over 3 weeks and still not done. Have inquired and I get a YES MAAM to it. They love giving excuses as to their lack of response.
