The complex is beautiful, however it is poorly maintained. There are not enough maintenance people for the size of the complex and office communications are hit or miss. The complex has been sold multiple times and the disarray from changing ownership shows. Major appliances like AC units, refrigerators, and stoves/ovens need routine maintenance but instead the complex just waits for them to go out, then makes their residents wait for days or even weeks before they are repaired. The complex focuses on beautification like painting garages and changing light fixtures, but ignores actual issues like roof damages from storms resulting in ceiling leaks.

The Verandah is in a great location, close to grocery stores, shopping and roads leading into Austin. The size of the apartment in wonderful especially the cathedral ceiling in the top floor unit. Maintenance is always working to keep grounds and units attractive.

The owners have changed 3 times but this company isn't bad. Community interested seem important to them and they do take the feedback from the tenants. They are quicker at fixing issues but still need more time to fix a majority of the problems that we face.

First! There is a horrible delivery services, Fetch, that you pay for each month. Fetch losses packages far more than FedEx, UPS or USPS and the customer service is atrocious. The community and service provided by the staff is not great, but I see they are working on it. Parking is a mess at times, there are tow trucks that remove unregistered cars so keep an eye on the timing. Residents seem to be caring less over the years, trash ends up all over the ground cause they don't want to walk a little further to the next dumpster. And the community is understaffed so the maintenance team is stretched thin which means the grounds aren't getting cleaned up as often or as throughly.

We like living here. Staff is always interesting in helping out to resolved problems. The front office seemed to rotate and have here today - gone tomorrow staff and that seems to now be resolved. Erica and Katy were superb in resolving a new procedure for us.

The office staff and maintenance have been absolutely amazing they have always worked hard to make my home peaceful. They're working hard to improve the property all the time and upkeep it. They are quick to respond to all and any issues.

Go somewhere else. There is so many things wrong with this property. Some of the residents are super chill. The others are so toxic there's absolutely no coming back. If you value your sanity, money, and time, keep looking. Do NOT live here. You will regret it no matter how nice they make it sound.

I've really enjoyed living here so far! Management is pretty good about getting any admin issues resolved, my maintenance requests have been addressed and fixed quicker than I would expect (even when I describe it as "low priority")!

Regarding maintenance, I move into this apartment complex back in April 2023 and when I move my unit did not had a washer or dryer by the time I moved in. Following that I requested service because my dryer was not working properly multiple times and off of today nov 29 2023 the dryer still won't work properly.

I absolutely LOVE The Verandah. Location is perfect and I am about 30ish mins away from everything. I get around Austin faster than my friends do who live South. The views are amazing and the community is even better. Very dog friendly place. The Verandah is super safe. Close to HEB, Target and every fast food restaurant you can think of Big beautiful apartments and love my patio area

Very slow during the initial application process, and difficult to get updates and responses from the staff. They use a site called updater that is supposed to ease the transition, but does the opposite. Called and sent me emails every single day about completing stuff, asked me endless questions about setting up my internet, that I eventually hung up and just called spectrum directly. Was not helpful at all. Coming from out of state, so I didn't have the option to view the unit before moving in. I had a long list of problems to document for the move-in inspection, some of which was hidden, such as the fridge being pulled out to block a bunch of damage to the floorboard. All the kitchen cabinets are extremely sticky, as if someone had peeled off wallpaper or something. Used the dryer once and it's emitting a burning smell. There's dried paint in the bathtub, missing drain flange, and other issues I've requested to be fixed and have gotten minimal responses back. I don't know if this is office staff or maintenance causing the delay, but unless they're resolving emergencies, I would think I would be bumped to the top of the list. The gym looks stellar from the pictures, but as someone doing more than cardio, I was disappointed. The cable machines are definitely not what I would choose, either being uncomfortable, not allowing full range of motion, or other issues. I used to be a personal trainer, and exercise regularly, but maybe the average person won't care. Other little issues, the trash areas need to be power washed, some of the walkways have no lighting at night (like pitch black), there was trash left outside my patio, along with a lot of screws and nails sticking out of the walls in the patio. For the Pros, I suppose the environment is great, pool looks fantastic, parking has been good. There's a bunch of restaurants and a theater on the next block. The staff has been very nice to talk to, but I need things resolved. Overall less than ideal.

I love it here, they are very polite and they listen to you when you have a problem. It is very clean. I live in a very beautiful apartment with a garage and I'm extremely happy. I would, and have it already talked to some people about living here. I feel it's very safe and they would be happy here also. They are just waiting for their lease to be done and they will be interested in moving here.

Don't move here
The front office staff is horrible. They are incredibly rude. They have no sense of urgency. They blame you for their mistakes. The residents pay for their mistakes. They do not take care of the residents here. The maintenance team is almost non existent because they aren't paid a living wage. Good luck getting anything fixed. Choose another complex. Being a resident here is the worst.

The Verandah at Grandview hills is a beautiful complex nestled into a lovely area. The management there however is a different story. They are not the most timely for addressing customers needs. And you Nickel and dimed for every service you didn't ask for not do you need. Would not recommend moving there.

The property has not been regularly maintained in years. There are still dead shrubs and trees from the freeze in 2021; the rent has been increasing steadily without any improvements to the property as a whole or the individual units, which is a real shame because the area is beautiful and the neighbors are fantastic. The carpet has been peeling away from the small section they replaced before moving into my unit (there was only a partial carpet replacement between the previous resident and my current residency); there's barely any grass growing in the "green" areas; they banned us from using one of the designated dog parks to appease a resident that had open police reports against her for harassing other residents, then put a fence around a once grassy area to make a new dog park that's too small, not shaded at all, and is now a giant dusty dirt patch that always smells like dog poop because the bin is only emptied every other week, or when all the residents that use that park complain to the front office to have it emptied, to name a few issues. When you reach out to the front office to have basic rules enforced, they send someone out to "handle" the situation and nothing is done to actually enforce the rules (no dogs in the pool areas). The rent keeps going up without adding value to the property or community. I don't want to live somewhere where I can't trust the people in charge to take care of what needs to be done to make the community livable, whether it's emptying overflowing trash bins, removing dead plants, maintaining some semblance of greenery, dealing with mentally unstable residents, dealing with the excessive amounts of coyote and snake encounters, keeping dogs out of the pool areas, responding to maintenance requests in a timely manner, or ensuring that residents have a livable alternative when the ac goes out.

My experience with the present team at The Verandah has been excellent! Leadership is incredible. Since Bassham Properties came back on site and managed it appears it is safer and there are immediate responses with any request or question. The property grounds are really nice and the team really shows they care about the residence; very nice. Hope to be able to stay upon resolving YES Management over billing issues as their 'wireless meter reading' is broken for August readings.

Property management team and maintenance staff are very unprofessional. They can't communicate effectively, they don't care about the residents. They act like they do by coordinating events and planting around the leasing office and pool areas but they do not take care of the grounds or pet area. Resident areas are dirt or rocks and dead shrubs unless the resident decides to plant and make it look better on their own. Trash receptacles and poop receptacles are always overflowing. Maintenance requests do not get handled in a timely manner and are closed out even though they are not complete.

We had multiple issues with maintenance requests not being completed for 3 months. During this timeframe, we learned that there were management changes with both maintenance and office staff. Since the management change, things are starting to get done. Throughout it all, Tatiana has been instrumental in pushing to get things done.

Have lived here since 2019. Property and management are awesome. Everyone is so friendly! Love calling it home here at the Verandah. The grounds are beautiful. Trees took a hit with the ice storm, but they are working hard to restore everything to normal. Still beautiful grounds.

The apartment/ views are amazing. The front office staff is not. They were unprofessional, slow to respond to issues, and unorganized. Getting up to the point of signing the lease was a major pain in the rear. Once I received the keys to my unit, I realized that my garage had not been powerwashed, and smelled terrible (like urine and feces), and that paint chips were all over the floor inside the unit. They have since power washed the garage, but it still stinks. The paint chips were cleaned up, but only after I had to go into the office and complain (I had sent emails, and nothing was done to rectify the issue). Final point: Great Apartments, good price, clueless staff

The place is good however maintenence isn't the best. I know they are short staffed but they have forgot things like whe. They installed my washer and dryer. They didn't leave the power plug for the dryer so had to buy and install it myself. Have an ice maker in the freezer I put in when I first moved in months ago and still not fixed.

I have had nothing but issues with the dryer since we moved in. I am pleased by some of the beautiful nature we have around us and can say that is one of the only reasons I have stayed and the fact that it's so close to the eatery area it's wonderful. However the matience is a whole norther ball game it's a mess and only has limited people who want and can do the job needed. I am saddened by the way we have had to continually wait for help and that our issue is never truly resolved. You took time to replace our oven only because it had a fire, though when our heating element is out in our dryer you give no shots. I'm glad you can do your laundry and sleep knowing how many tenants are without the ability to dry their clothing. I can't wait to move and will spread word that no one should live in these apartments as who really cares as long as you get paid. Sad world we live in today where someone won't treat others how they want to be treated. Well I don't have to worry much longer.

The view is great, the neighbors are wonderful. I wish they would have more and better maintenance staff as there are a lot of run down areas and requests take forever to get fixed if they get corrected. Management has switched over and they are working on issues but time will tell how it all goes.
