High priced; abusive, rude, dishonest management
The apartments here are great, nice sized, nice details, but that does not make up for the awful management. <br> <br>The management here are worse than any complex I have ever experienced. They are dishonest about pricing and everything else. <br> <br>The constantly leave me notes telling me that I have not paid my rent, which I have, or water bills, which I have, and then asess me for late fees, etc. Obviously I knew that I had paid these things, but they insist I had not, and threatened to evict me if I did not comply and pay my rent twice. It was awful and a "their word against mine" situation. Even showing them canceled checks was not good enough. My guess is that the management is treated to large bonuses for their dishonest ways. <br> <br>I would never consider living here again, and I would never suggest is as a place to live to any friend either.

A trip to the country, while close to town....
If your like me and love to cook, these apartments have the best kitchens for any chef. I´ve looked around the Austin area and couldn´t have found a better place for the size, price and location away from those annoying traffic problems of the day. The pools here are spectacular, and the office staff has been very helpful in getting me the perfect place to live while I´m in this part of the country.

Peace and Quiet :)
I have always felt that I have had lots of privacy. I love leaving my windows open all night and not having to think twice about it. The views are inspirational with their dramatic sunsets and sunrises. The apartments are very pretty. I like the kitchens and patios the best. I don´t feel cluttered. It´s much better than any other apartment I´ve lived at so far in Austin.

Nice place - quiet
I moved to an apartment in this complex while it was under construction. Though there was some noise, I knew to expect it until construction was complete. Living here has been nice - it is almost a rural setting with the reserve on the back side and undeveloped property on either side. <br> <br>My experiences with the office management and maintenance staff have been consistently good. On the rare occasions when I have run into a problem, I simply report it, ask for help with it, and typically find it fixed the same day I report it.

Needs new office management.
I lived at Verandah in Austin, TX for one year, two six month lease terms. Yeah, I said two, I thought that I could deal with the problems for the ammenites, but I could not. The office staff is either fake, rude or stupid. I was told I did not pay my rent several times and was assesed late fees, to which if I did not pay I would be evicted. <br> <br>After proving my case to someone who obviously knew nothing about accounting, I was granted a stay of execution and allowed to remain in my apartment. The young lady was completly unprofesional and was fake as Bill Clinton. Oh, this happen several times throughout my lease terms. Nice property, little pricey, but glad I am away from ignorance. <br> <br>Not sure how this guys stay in business with such incompetence. Best of luck.

Unreliable and overpriced
We moved into the Verandah while 80% of the complex was still under construction. The landscaping, pool and ammenities are wonderful here. Everything is well taken care of. <br> <br>We had several significant problems with the management team here... Just after moving to our 1st floor apt we realized that the neighbor (and at the time only other resident in the building) was keeping a VERY large german shepard on their balcony. This dog´s urine was literally raining down on our patio furniture and plants. After speaking to the resident without resolution we contacted the management. We spent the next month and a half listening to how nice this resident was... and how hard she was trying to correct the problem, all the while still being urinated on daily. When the 2nd floor resident moved in and had the same complaints, they finally took action and the woman owning the dog was asked to move. It literally took them 6-8 weeks to get this health hazard (and disgusting situation) resolved. <br> <br>Another problem at this complex is parking. If we were not home by 7-8pm it was expected that we would have a 100 yard trek through the parking lot to get home. <br> <br>After a serious water leak in an adjacent unit flooded 75% of our apartment the management team hired a contractor group who was uninsured and essentially untrained to repair the carpet and water damage. These guys cut jagged seams that could not be re-fitted together and left several portions of the pad lumped up under our carpet. It took 2 weeks to get another carpet installation company out who decided the only way to make the carpet look good again, was to replace the majority of it. <br> <br>This complex advetises to be (and is definately priced as) a luxury apartment community. They are far from it. The walls are paper thin... (you can clearly hear conversations in adjacent apartments through the walls)... the floors had numerous squeeks and creaks... and the management team seemed to be very inexperienced and young. <br> <br>I would definately not recommend this complex to anyone... Quite the opposite. Even if there is a new management team (they are in the process of being sold)... the cheap construction and cut corners will keep this place from ever being a "luxury" community.

We like it here!
We moved in 9 months ago and have had a very good experience here. <br> <br>The staff isn´t "super friendly," but they are prompt and courteous. There has been no turnover since I began here, which is unbelievable for apartment management. <br> <br>I´ve found the construction to be adequate, although a glitch with a fire alarm did make it go off solid for 2 hours on a Sunday morning while we waited for the "on-call" service guy to get there. He arrived and fixed it. <br> <br>All other service calls have been filled in a timely manner (within 48 hours, I´d say). <br> <br>The pool is gorgeous, the facilities are well kept, and the landscaping is great. If they don´t raise the rents TOO bad at renewal, we´ll be staying. <br> <br>We like it.

Not as bad as last review
I haven´t been here long so I can´t comment on quality, though I´ve seen no big problems. Any small problem has been immediately addressed, so I can´t believe too many people have lots of problems, unless they really, really, treat me special. <br><br><br>Parking is fine at some buildings, crowded at others, but they just banned boats so that may free things up. I feel bad for anyone with a boat that signed a lease and had to move it. <br><br> <br><br>The staff doesn´t seem the friendliest but like I say, the problems are addressed which is all I ask for. And I haven´t found them to be rude at all. <br><br><br>My regrets are that I didn´t realize there is a construction road alongside the property that is still often in use, for other projects perhaps, plus the work they are finishing here starts loudly at 7am on the dot. I was thinking they´d be cleared out by now, but among other things they´ve poured and torn up the concrete around the second pool twice so far. And I suspect that road may always be used. Also I am a long, long walk from the really nice clubhouse/pool/gym...I probably should´ve gotten closer to them. <br><br><br>Overall I´m happy here. Maybe I´ll think differently when my building fills up. I just haven´t had the same experience as the last reviewer at all. <br><br><br>btw, note that they require a <b>60</b> day notice for move out, and it has to be for the end of the month! So if you decide on April 3 to move, you are stuck there until the end of June. Makes it tough to buy a house, or move anywhere. <br><br>

Pretty but Way Overpriced
I was one of the first tenants to move into this property last year; On the outside, it is gorgeous..probably one of the prettiest pools in Austin, and the gym is fabulous. Several complaints though. First of all, the insides of the apartments look to be of the highest quality, but do NOT be fooled. Since I have been there,there is something new falling apart every week. I think the problem is that they constructed the buildings so fast that they did not do a good job. Also , they are so noisy...the walls are paper thin, so if you want somewhere quiet, this is NOT the place. And parking is the worst. If you do not want to pay an extra $100-$200 a month for a garage, hope you like to walk/hike..especially at night. Its awful. And the staff..they are just rude and obviously do not know anything about customer service, nor do they care. Overall, this place is way overpriced and not worth it.
