I've lived at the Verandah for almost 3 years now. A lot of people take the time to right all these terrible reviews about the Apartments they live in. I want to take the time to express what a pleasure it is to live in such a well run community. Thats right not apartment COMMUNITY!!! During my time over there my lease has come up for renewal several times. Everytime I look at all the apartments on 620-2222. What I found is you get more bang for your buck at the Verandah. Sure they may not be the cheapest community. However this day and age you get what you pay for in life. Saving 30 bucks a month is not the most important thing to me. The extra 30 bucks get me security of my home a park for my dog to run. The ladies in the front office are always an absolute pleasure everytime I need something. The maintence team has always taken care of everything thats been wrong in a timely manner. The property itself is so well maintained. I've lived in NY,Cali,AZ FL. and San Antonio. In each city I rented for several years. I wish that all those other cities I lived in had communities that were is nice and clean as the Verandah. So before you start reading reviews and listening to a bunch of people who didn't follow the rules at their Apartment. Take the time to go over to the Verandah and have one of the ladies give you a Tour. You won't regret it. Best Regards Monte

    I have lived here for 7 1/2 years and I love it. I have always owned a home prior to moving here & did not relish the thought of living in an apartment community. But overall I have been very pleased. I have read some of the comments on this site and can tell that many of the comments aren't true, or the tenant never bothered to find out the answers they needed. I love that I can get maintenance whenever I need it. Normal maintenance is scheduled 7 days/week from 8-5; but emergency maintenance is available 24/7. And maintenance staff lives on-site. I rarely hear my neighbors except for a thump now and then. But no voices, tvs, or music. Over the years when someone has been playing music too loud. I feel very safe here. Parking is good for the most part; however I do have a garage so I'm not the best judge of that. The grounds are beautiful and it is frequently quiet enough to enjoy time sitting on the patio or balcony. Rent has not gone up too much over the years. During the recession, they notified tenants that they would not be raising rents during these hard times, hoping it would help us out. When they finally did raise rent again, it only went up $10. In fact, my neighbor in a two bedroom had her rent readjusted and it went down! The quality of the construction is good, but pretty much standard builders grade. But the apartments/townhomes are always repainted, recarpted, and fully repaired before a new tenant moves in. The staff is pleasant and knowledgable, but this is an apartment community and they don't tolerate violations of the lease. Overall, this has become home and I really don't feel the need to own a house again.

      Current resident who recently made the mistake of moving here. The office staff does not call you back. Maintenance only works 8-5 M-F. Only piping hot water comes out of washing machine lines which increases your electric bill. It took 4 days for maintenance to come after a work order was turned in and when I got me I had a note on my door saying "loose dog" which apparently means they didn't fix the issue. They did not tell me to confine my dog. and even if they had, was I supposed to confine my dog until they decided to show up? That is so ridiculous! I pay a lot in rent to live here and had hoped this would be my last move for a while but if things do not change I will be gone when my lease is up. Plus parking is terrible. AND WE'VE RECENTLY RECEIVED NOTICE THAT THERE IS AN A LOT OF VANDALISM. sounds like a great place to live huh? renters beware!!!!

        WATCH OUT- READ ENTIRE REVIEW- STAY AWAY

        This place is the pits.. The owners do not care about the Tenants here at all.. 1. They install marble benches when no one uses them, when the outside of this community needs better upgrades.. Like more lighting!!!! 2. The gym they claim to be soooo nice.. and sooooo upscale, for months people have complained about broken equipment and still nothing is fixed. leasing agents having the nerve tell their "tenant" that lives here.. to "tell management", last time I checked, that is their job to tell management for us.. Why should i have to track down a manager that wants NOTHING to do with her residence.. The outside gas grills, have been broken for months.. I do not see why it takes months to fix something..?????? Same with the gates at the pool.. 3. BIGGEST complaint is... i feel like an underage child in my own complex, being monitored by a security officer at my own pool, where i pay HIGH rent.. after working 40-50 PLUS hours a week, I should be able to sit at my beautiful pool and have a beer.. THINK AGAIN.. you will be interrogated at the gates, cooler checked and NOT ALLOWED to have a beer at your own pool!!!! If the manager or better yet, the Owners who are the most in-considerate people.. would go around and see that the residence are not wild animals and see that the pool is not a problem... Come on.. keep the officer, I agree that we don't need every person living on 620 coming to our pool, which as a resident i know that is a problem, but the officer does not even check to see if you live here.. he just wants to make sure you bring no beer etc in the pool! Take a look around your community, you have good people for the most part... every complex has it's "trouble makers" WHEN SOMEONE IS CAUSING TROUBLE, REMOVE THEM! It's Un fortunate all the communities they own are now following this rule.. Sonterra, Verandah.. All propertied Owned By BASHAM RESIDENTIAL... BEWARE APARTMENT "LOOKERS AND LEASERS" STAY AWAY FROM THESE PROPERTIES... Do NOT punish your entire community, not everyone acts like they are children!!! 4. Pet friendly??? YEA NO!!!! dogs allowed under 35-40pounds, that is not pet friendly when most people in Austin have dogs bigger than that.. your friendliest dog breed being a lab or retriever etc.. can't live with you.. Un believable owners if you ask me.. Don't advertise being a pet friendly place if you can't bring your dog to live with you!!! I'm sorry, but a dog under 40 pounds can tear up the same as a dog over 40 pounds.. Do a Pet interview.. Do something else. But DO NOT claim to be pet friendly in a SERIOUSLY PET FRIENDLY CITY WHEN YOU CLEARLY ARE NOT!!!!!!!! 5. And what they will do to you when you move out with carpet... LOOK OUT.. they are putting new carpet in some units and clearly need the money from tenants to do so.. Carpet that is 6years old, clearly time to replace they are coming after people for money.. 6. Rent being late and not being able to re new your lease.. Now come on.. if you are late, you are late.. stuff happens.. the economy isn't the best.. BUT if you do pay rent and all the damn late fees, so be it.. why put some stupid rule into effect that you can not re new your lease if your rent is late more than 2 or 3 times, whatever it is.. if you paying it and ALL the fees, seem's very unfair!!!!! Times are stressful and especially to those who are struggling in this ecomony and have children, to make them move and cause an upset in family and school life.. YOUR THE MOST INCONSIDERATE- UNCOUTH, MALICIOUS OWNERS!!!! The banks don't even come near doing to family's who are late on a mortgage once every while, as what you are doing to families in this community!!! TO THE BASHAM'S OF BASHAM RESIDENTIAL... I HOPE YOU READ ALL THE HORRIBLE REVIEWS OF YOUR TENANTS AND FEEL LIKE CRAP. YOU HAVE UPSET FAMILY'S .. HOPE YOU FEEL REALLY GOOD ABOUT YOURSELF'S AND YOUR RULES. YOU SHOULD TAKE THE TIME OUT OF YOUR PREFECT, CAREFREE DAYS AND WALK YOUR COMMUNITIES!! Trust me the poor people living here for years, it's because moving is a large expense as written in a review from before. People have enough going on with this economy then worrying about new deposits, new schools, etc.. Their time will come.. i hope this community has a 0% rental rate some day along with your other communities!! KARMA! trust me.. My day of leaving is near! Can't wait! I would stand on 620 with a freedom of speech towards this place if i could every day! It's unfortunate that this complex is beautiful but being RUINED by the owners and management... I've seen my fair share of turn over rate at this place.. as I've lived here for years... given it every opportunity to improve, it's just gone down hill!! Very sad!!!!!

          I love it here!

          I have lived here about a month now and I love it so far and I'll list why. 1. There is an abundace in parking spots where my building is 2. Every maintenace issue I've had has been taken care of in a timely manner 3. The office staff is friendly 4. The pool is nice 5. They hook it up on the free food (cool resident activities and events) And last but not least 6. We got our 2x1 for an awesome price! I've also had friends who have lived here years ago and loved it as well and I'm pretty certain they've always had the same management company in regards to the previous comment.

            Do not move to this complex!!!!!!!!

            I have lived here for one year and it has been a terrible experience. upon move in, the day before I moved in I was told I do not have a pet froendly apartment and I needed an extra $850.00 or they would not let me move in. I told them why are you telling me the day before I move in? They told me I could not move in and they would try to find a pet friendly apt even accross the street to their other property. I told them no, I was moving in, I had no choice, I was from out of town and my movers were coming the next day. This gave me a bad taste and it got worse from there. They did not renew my lease and told me I have to move now. 5 of my neighbors are moving out, we are all good people and they are moving trash in. DO NOT MOVE HERE, SAVE YOURSELF ALOT OF TIME AND $$$$$$$$

              Told ya!

              I warned you all what this property was like. Did you notice the racial issues? I have not recovered financially from my stay at the Verandah nor will I ever recover from the emotional trauma incurred at the wrath of the owner and management company. Although it has been six years, I have not recovered. Someone there has my little dog, Snow Bell. The management let two of my cats die in the house. They starved to death. I lost heirloom gifts that will never be able to be replaced. Granted that this happened under BH, but the point is, no one in management cares. I am so sorry that many of you had to experience this negative behavior. I have not been able to recover any of the items lost because the settlement offered was less than a third of what my belongings cost me. My heart is broken. Sadly, due to the size of these managment companies, there will not be any improvement in guest services. At one point, it was a lovely property. I try to keep in mind that to understand behavior in this day and age, one must follow the money. It is all about the money.

                Callus and Ruthless

                I had lived here for 4 years without a complaint (on my behalf or theirs)...great location, great school, great floor plans...and then...new ownership took over and thus new management. Unbeknownst to many in the apartment community, they implemented a new rule that if you are late w/ your rent more than 2 times in a year they will not renew your lease. Rent is due on the 1st and is late after the 3rd. My lease stipulated if I paid late I would be subject to a $75 late fee plus $10 per day. I was late 3 times...twice on the 4th and once on the 7th...I paid my late fees and carried on. Well, I and many other renters at the Verandah, got notices that due to this new rule that no one knew of they would not be renewing our lease. Now as we all know moving is a huge expense, very stressful and plus I have two children in area schools. I begged, pleaded, even wrote a letter to the owner that he basically ignored. Still...they would not be willing to budge and I was forced to move. Now I understand a landlord can decide not to renew a lease for no reason at all...I get that...but this particular situation is clearly a case of wanting to move out long time residents to move in new residents with higher rents due to the new development right next door (Trails at 620). There have been absolutely no improvements in the property since the new management took over...as a matter of fact it has declined...specifically the landscaping and outdoor areas. they will keep the front looking nice while the rest of the community is barren and dried up. Long story short the new management has no real care or concern for their tenants. They are callus and ruthless. Even a mortgage wouldn't be so strict...no other creditor would be so calloused...but the Verandah sadly is. I would suggest Riverlodge, Alara, and Alexan. All have great personable staff, great properties and floor plans.

                    Curiously low ratings... must reflect Austin's sociopolitical slant?

                    I've been living at the Verandah for several years now, and have been overall quite happy about it, though there have been a few issues from time to time. Regarding the complaints about landscaping and bugs... YOU ARE IN TEXAS. DEAL WITH IT. The fact is, this place is irrigated very regularly, and once the City of Austin had to cut back on irrigation, it was inevitable that the lush greenery around here would suffer as a result (Texas is still in the middle of a major drought, folks!) And as for the "bugs," well... I, myself, was bitten by a MASSIVE (12" ) "Texas red-headed centipede" at one point during the middle of the night. THIS WAS NOT THE MANAGEMENT'S FAULT. (It was, in fact, largely due to the massive excavation nearby for a new shopping area adjacent to the apartments, just now starting to open up, which displaced the natural residents of that locale.) Texas bugs get big. Texas is dry. The current management has done a very decent job of running the place. During the last few months of the prior owner's ownership, there were some problems... most notably, they liked to take potential buyers THROUGH MY APARTMENT, WHEN I WAS NOT HOME. Apparently, Texas law (unlike every other state in the union as far as I'm aware!) allows this... but after complaining about the missing pile of diamonds on my dining room table, and how they would be legally liable for them... I think that the point was made, and it stopped. Austin's an odd town. It's got a very large degree of folks who have an inordinately high opinion of themselves and how important they are (and how much deference they deserve). And that shows, clearly, in the reviews posted, both for this place and for pretty much every other place in town. When I was moving here, a few years ago, I couldn't find ANYPLACE with a decent rating. It's not because there's noplace decent to live, it's because Austin is filled with self-important whiners, frankly stated. Now, for a FAIR review of this place... read on. The overall layout of the complex is, much like the entire city of Austin, somewhat poorly laid out. There's a major "choke point" at the entrance to the complex, at and around the mailboxes. And while getting in is relatively easy, getting out (during "rush hour" periods) is a challenge. There's no entrance stoplight... at least, not yet... and the posted speed limit on the high-traffic road outside is 65MPH (though many drivers dawdle along at 45 in both lanes, it seems, which is far more of a traffic hazard than the ones who drive at full speed). There's a small cul-de-sac to the left of the main entrance, and then the main entrance to the right. This is a total choke-point, virtually all traffic for the complex must pass through this choke-point. For those who live there, it's... interesting. Especially considering the average caution-level of the local residents. In other words... this is not a place to live if you're in a hurry to get in, or get out, unless you don't mind risking your own life and the lives of others. Then again, the facility is immediately adjacent to a mid-sized local college, and MANY of the residents seem to be students at that college. And yes, they drive like so many college-students do... texting while driving, speeding through a 10mph posted area (the aforementioned checkpoint) at 50mph, and swerving randomly over the centerline... all with bass booming so we can all share in it. These are not "poor kids," they're spoiled suburban kids trying to be "------ kewl." It would be laughable if it weren't so annoying. But that's not REALLY the fault of the ownership... it's an inevitable side-effect of being next door to a college. This makes up roughly 1/3 to 1/2 of the total population here, though, so it's worth being prepared. The maintenance staff is pretty decent, but they're very overworked... the place really needs one or two more people doing that job. I've managed to connect pretty well with them, and every issue I've had has gotten taken care of. I did have an issue with my upstairs A/C unit failing which took several months to finally get dealt with properly, but that wasn't due to the maintenance staff, it was due to the prior owners "discouraging" them from replacing things... and this A/C unit NEEDED replacement. The complex isn't brand-new, so some appliances are starting to fail. This happens with virtually all apartments, for two reasons. First, the builders seldom (if ever?) use the top-of-the-line equipment for building anything... and apartments get the cheapest of the list (new homes are next, and the stuff you'd buy on your own is typically the higher-end stuff). Second, in any rental situation, the renters seldom take care of the equipment as well as they would if they had bought it themselves. So you'll find mistreatment of, say, a dishwasher which would never have occurred in the average middle-class private residence. I've had a new refrigerator, new dishwasher, and new air conditioner put in since moving here, and the microwave is likely on its last legs right now and needs either major refurbishment or total replacement. And while the management naturally tries to save cost by avoiding UNNECESSARY expenditures, they've been very responsive to REAL issues, in my experience. Landscaping is somewhat more complex than most apartments have, though the best maintained areas are immediately adjacent to the central complex (office, pool, weight room, etc). There's a complex irrigation system, which does occasionally need work (and they'll never know it's malfunctioning if you don't report it). The landscaping work is done by outside contractors, primarily persons who have little if any knowledge of the English language. But they do a decent job. The current contractors keep it very well-maintained, though the prior ones did tend to let shrubbery near apartments become overgrown if you didn't specifically ask for them to be cut back. The construction is typical for an apartment community... sound proofing isn't perfect, but is actually better than most rentals. Walls aren't built to what I consider to be "standard" (in particular, wall joists are further apart then they're supposed to be, which becomes an issue if, say, you're trying to hang a TV on the wall) And the ground floors are actually concrete, albeit covered with either carpet or "hardwood" tiling. Overall... not up to standard for a private residence I'd buy for myself, but pretty much typical for any apartment complex. Parking is... barely adequate. This is in large part due to apartments which were designed for single-family dwellings actually housing a number of college students, each of whom has their own car. I've never not been able to park, but there have been times when I've had to walk to my door from more than a building or two away. Fortunately, it seldom rains here, so that's not a real problem. Some units have attached garages, and there are some free-standing garages as well, but parking here is "borderline" compared to other places I've lived. Generally, I'm pleased with this place, which is why I've kept this apartment for a number of years. It's not "PERFECT" but it's far better than most of the reviews would make it seem. The main problems, honestly, come from the large percentage of residents who are college-age and who seem to not have learned basic "respect for others" rules of life just yet. Other than that, this place is, honestly, a better-than average choice for living in the N/W region of Austin. It's clean, low-crime, MOSTLY quiet (excepting the occasional punk with his "white suburban boy ------" attitude blasting out of his daddy-bought car's subwoofer at 1am), and the management does a more than acceptable job of maintaining the facility, especially considering the occasional cases of vandalism (gate, mailboxes, entryway keypad, etc) which goes with the high college-age population, I'm afraid. I haven't seen a rental facility in Austin where I'd rather live, except for a few where I'd never be able to afford the price. But I must admit, I liked living in some other places quite a bit more than I like living in Austin, and I've been in nicer places in other parts of the country.

                      Assistant Manager is Awesome!

                      The assistant manger is awesome, when I walked in she greeted me with a smile and was so nice. She helped me pick out the floor plan that was best for me and even got me in the area I wanted. There were a few kinks in my application that got straighten out and she was so understanding and helpful and gave me the information to beable to get it fixed. All managers at places should me like this. She had seen me sitting in side I guess from her office on the right side and she came out to help me.I can't wait to move in, she helped me with all the steps of getting approved for the apartment and I feel secure that if I ever needed anything she would be extremly helpful. They should be greatful to have an assistmanger that is superfriendly and gets things acomplised fast and will stay in touch with you during the process. I can't wait to move in.

                        Terrible Management.

                        The Verandah has by far the worst management in the apartment business. I used to love the people in the office but they changed management and everyone either got fired or quit except for one girl. All the new people in the office are horrible and very ------. They only care about the dollar and not the renters at all. The grounds have gone downhill over the last year and more and more trash lying around. The units themselves are wonderful so at least I enjoyed coming home but hated working with management. Fare Well Verandah

                            Horrible Horrible Horrible!!!!

                            This is the WORST place to live, the staff is horrid, the owners of this place, are complete animal haters!!!!!!!!! Whoever restricts animals in a PET FRIENDLY city like Austin needs their heads examined! Break in's happening and they do absolutely nothing, not even a letter to the complex letting tenants know to be on the look out as a courtesy!! You can hear everything thru the walls, nice listening to your neighbors conversation every night, or worse people having good time in the bedroom! The grounds are horribly kept, You can't even enjoy a beer at the pool at your own residence. Most people like to come home, sit in the pool after work and enjoy a beverage, NOPE not without the police coming around, telling you to get rid of it.. seriously why don't they put more security on at night instead of the pool! Parking is just horrible all around! I would love to put this place out of business. It's a shame they have the best floor plans and price around town, bc it's a crappy complex as far as customer service. They will try to nickle and dime you over carpet too.. look out.. if it's been 5-6 years and your carpet looks good, they will try and tell you otherwise just so you can help them pay to put new carpet in the unit! Good luck if you join this community! The only reason I have stayed is bc honestly didn't have it in me to move, pack and pay to start over, but i do now.. i'm done with this place!

                              good place

                              Absolutely loved the place when I first moved in- love the CARPET sooo much, very quiet place, great pools and gym, helpful staff, free breakast every Saturday. But after a couple of months the cochroachs found out what a great place it is too, despite my best efforts with raid and cleaning the kitchen constantly. However, the Verandah staff was really helpful trying to solve my problem. Pest control temporarily held them off but sadly they are back...This has been my only problem, but I think given another round of spraying they might have helped? Over all, I'm sorry to leave.

                                  Best Apartment Complex in NW Austin! 5 STARS

                                  I too am shocked about the bad ratings from these folks... this is my 3rd lease with the Verandah and it won't be my last.. I have an apartment with a view, great price, pool and gym are by far the best I have ever seen, super cool residents, great staff, especially Heather! I'll live here until I can afford to build my own home. Disregard the negative comments... the Verandah is superior to all the surrounding complexes. Also, their building a upscale movie theater, a couple high end shops and restaurants next door. If you're looking to live in NW Austin... this is the place! Before making the Verandah my home, I've lived in 5 different complex's in the area... the Verandah is by far the best! This is a 5 Star Community! Here's to you Verandah! Kind regards, Jason #2845

                                  Good from far, far from good

                                  In four years, I have never had a good interaction or experience with the front office staff. They are snarky, never wrong (lol), forgetful, don't listen and don't follow through on anything. Their one good leasing agent, ------, appears to be gone. The promised once monthly pressure washing of stairwells and walkways has happened only once. If you need service, you can fully expect to have to call multiple times. Better yet, just track down the maintenance supervisor if you want anything to actually happen. The entry call box was broken for months once, the grounds look horrible if you get past the front gate (dead grass, dead shrubs, mud on sidewalks, filthy parking spaces). And if the staff doesn't take up all the parking in front of your building, you can be sure some neighbor will be blocking your garage door. Pest control? Not once in 4 years. Burned out light fixtures take forever to get fixed. I could go on, but you get the idea. Don't believe me? My apartment will be vacant soon if you want to take the chance...

                                    Best Apartment Ever

                                    I have been reading these reviews and quite frankly I'm shocked at what I'm seeing. I have lived here since 2007 and have never had a better apartment experience. There are issues with any apartment, that's just part of apartment living. I would absolutely recommend this place to my friends and family. It's quite and beautiful and the staff is friendly and helpful.

                                      Issues with Leasing

                                      I'm updating this review. I think the staff is doing what they can with what they have. It was just a very stressful situation. I always thought the horror stories on these sites weren't true, but I am a believer now. See my story below. Leasing with them was very complicated (at least for me). I went to The Verandah in June 2011 to look at leasing an apartment. I looked at the unit and property and decided to proceed with the lease. I was assigned a ground floor apartment and garage in the same building. I thought everything was done. A few weeks later I received a call from another agent at the property telling me that the unit I was offered was not really available. It was a glitch in their systems. They told me that they had another unit available for me, but it was not ground floor. It was actually downstairs. They also had a garage across from the apartment building, and I was told that it would not be that far. Ok. Since I do not live in Austin and this is a relocation, I thought that I would just take it rather than making another trip back to Austin to apartment hunt. During this process, the garage I was told that was on hold for me was leased to another person. Really!!! An alternative garage was found, and it was a "hike" away from my unit. Well that makes no sense. Garage parking is for convenience. I still took the garage because I did not want to rent offsite storage. My original move-in date was supposed to be August 13. I requested to move it back to August 20. I was told this would be no problem. When I started lining up the move, I asked for a Friday Aug 19 move-in because I could not get all the services installed on Saturday and needed this completed before I went back to work. It was just one thing after another. After dealing with this for 30 days, I withdrew my application. It shouldn't be this hard. I was told they are working in the office to avoid mistakes like this in the future. And I do think they are trying. I was just one of those that got caught in the clean up.

                                        Look elsewhere!!

                                        My girlfriend and I were moving to Verandah all the way from Detroit Michigan last year and we could not have had a worse experience getting into our apartment. The leasing agaent we were assigned was a complete moron. She said she would overnight our lease agreement to be signed and then 2 days later called to ask why we had not returned it. I told her I hadnt recieved and she said that she emailed it to me and asked why have I not checked my email. Thne she demanded I overnight it back which cost $72 to do so because it was a weekend and then they changed our apartment froma ground to secong level. Over all our aparrtment was changed about 5 times and each time the cost went up because of availability. It started out at $610 and ended up at $739!! There were people renting 2 bedrooms for less than that!! The neighbors all through cigarette butts off the balcony which landed in ours. 3rd floor neighbors water the 50 plants they owned on thier balcony...so imagine sitting three and dirt water starts to run down onto you!! Awesome! When we arrived there we had to pay another $450 dollars that was forgotten to be mentioned to us for deposits! Parking is terrible. They dont monitor tenants vehicles or limit how many one apartment can have so it ends up looking like a used car dealer! The car wash was always broke. The gym and pool were a joke. Any maintenance issues would require 2-3 calls and even then some were never fixed. Ants were a terrible problem. There was no sidewalk in front of our building just dirt which was always muddy! The staff is just plain stupid no one ever seems to know whats going on. In a 2 minute conversation you will probably get your name asked 10 times. They just dont care! I would never thnk about recommending this place to anyone.

                                          Great place for a great price!!

                                          I have lived here for a little over a year now and I love my apartment home (yes I said home, not just an apartment!) The new Property Manager, --------, is great! Very sweet and really cares about the property and the residents. Ever since she came here the property looks and runs the best it ever has! The office staff is very nice and helpful. Maintenance is very responsive and friendly. The amenities are the BEST out of all the apartments on 620, I looked at every complex before I made the decision to rent here. I read some of the reviews and I just want to tell you that YOU are the JOKE! It's not Verandahs fault that a strip mall is being built next door! So don't complain about the noise or the dust on your patio! The construction is done by the time I get home from work. Besides, I think it's going to be nice having shopping so close I can walk to it! And as far as the noise, I don't even hear a cricket much less my neighbors. The landscaping IS nice and well attended. Maybe you have forgotten that we are under water restrictions? Get a clue! I love my apartment home. Its very spacious and has a lot of house like qualities. I especailly love the dog parks! You don't find a lot of apartment communities with two HUGE dog parks! So, lillybug if you are so unhappy and you think its a joke, then move to a different complex! We don't want you living in our COMMUNITY!

                                            STAY AWAY !

                                            This place has really deteriorated in past year , we have moved out after rent increase greater than what complex deserves.Its sad.... but used to be an upscale complex , nice peole. Past few months before we moved the automatic security gate broken often so anyone gets to drive in , police there often banging on doors at all hours. Not a nice place would not recommend .

                                              Worst Apartment Complex in NW Austin

                                              I have lived here 5 years and have watched this once beautiful property go straight down into ------ land. In my building each tenant has been allowed 2 dogs and numberous cats. The once beautiful grounds are dying as they are not being irrigated. The pool is always either closed for cleaning or overcrowded, drunken orgies. People have been threatened and beaten up here. Worst of all the 620 Highway improvements cause huge traffic jams that are extremely dangerous. And a huge retail development has been allowed to strip the acreage next door, blowing so much dust into the pool and air its unbreathable. The constant drumming of the construction equipment is enough to drive a sane person around the bend.I'm out of here. Don't fall for the nice foliage up front; ask them how long the 2 year road and construction improvements are going to go on. All this began right after I signed my lease; they never said a word about it. The old property manager ruined this place.

                                                Keep looking...don't waste your time

                                                I have lived at the Verandah at Grandview for 1 year liked it until I needed to upgrade into a 2 bedroom apt. So 3 months into the renewed lease I inquiry about upgrading into the 2bed/ 2bath...well for starters you have to be in your current lease for 6 months before you can upgrade and now if you have a pet over 40lbs. they won't enter into a new lease with you. I signed my original and renewed lease with the same pet and now I have to move out or get rid of the pet. Also they increased all the deposits too. Sorry Verandah my pet is family and I love my pet...unlike Verandah "loves their residents" so I will be taking my $$ elsewhere and hopefully this will reach out to some others and they will do the same. I will never do business with Bassham Family Trust again! I don't understand this business practice. How do you not allow for a current resident that has a desire to give you more money per month?
