Open, quiet, and no overly noisy neighbors. Staff is friendly, property is well kept, and community events and communication are nice. Our apartment is spacious for a one bedroom, with plenty of room for us and our cat.

The community is very friendly and the cost of living to square ft is the best in the area when I was searching. My only compliant is that the kids and I can't enjoy any outside features (for example the playground, pool, or volleyball courts) because the mosquitoes are so bad. Several times we have tried to go to the playground or pool and I have 20 bites within being there for 10 minutes or less so we end up having to leave. I answered 2 stars for the grounds because of the mosquitoes. These areas need to be routinely sprayed.

Pretty cool and chill for the most part. Most of the residents were cool to me since I have moved in. The gym and basketball court is awesome when fully open new equipment and new court. The maintenance team and office team are good. The ladies here are amazing.

Great neighbors, it is quiet, and rent is reasonable. Parking is horrible at best. Getting out of the complex is scary; one way in and one way out. Fixtures, appliances, cabinets are outdated but there is plenty of storage.

I'm in my second apt., here. Staff has been exceptional. Maintenance and upkeep VERY GOOD. HIGHLY RECOMMEND!!! Views are unbeatable, and the value/price for this location is reasonable. Everyone one who lives here has been a good neighbor.

I have no complaints! Everyone is so nice and helpful. Moving here was an amazing choice for me! The staff works very well with applicants and residents. My neighbors are very friendly and make me feel at home (as an apartment should feel!

Wonderful! The grounds are beautifully kept, great amenities, spacious floor plan and responsive staff / maintenance. People are very friendly and we have had no issues with noise. Parking can be a bit of a problem, but overall great experience.

I have enjoyed my time at the Verandah. At the leasing office, Ryan has always been willing to help me out with any problems or discuss current activities hosted by the Verandah. Their reaction to the corona virus outbreak has also been spectacular, as they have closed down public amenities and restrict access to the pool. I want to live somewhere that values my safety and wellbeing, and through those actions, the Verandah has shown that they care. Thank you Ryan, and everyone else at the Verandah!

The Complex needs work. The buildings are old and the dumpsters fill up so fast. Those are the flaws I have encountered. It's very quiet. The laundry room is nice! Their is semi-parking available. Could be tough at times.

When I first moved here June 2018. It was a great community, very friendly and organized. Very quick to fix any problem or quick to answer any question or concern I may have had. Now, the community is less friendly, no one seems to be happy to help, the management and some office people are rude and unorganized. I get notifications when something is delivered to the office, so when I pick it up, why am I being told it's not there? But the very next day it is? When I call the front office, why is it that it takes so long for them to send me an email I've asked for several times from different associates? I requested 3 air filters to be delivered to my door after giving birth in January 2020, (I wasn't going to be able to go get them with a newborn) they never came after about 2 weeks and 2 maintenance requests. So my child's father went to the office and received them hisself. When he got there, someone asked "would you like for us to remove the maintenance request?" Oh and that's not even the icing on the cake, it's when the apartment below me caught fire and 2 heavy set women (I believe are management) got out of their vehicles after the AFD cleared the scene as safe and one of them stated "I'm supposed to be on vacation, but instead I'm here dealing with this". First of all, The tenants could have been injured or worse & I could have been injured since I was 8months pregnant at the time. It's extremely disheartening to hear someone say that after evacuating my home thinking I'm going to lose everything for my unborn child. But management would rather be on vacation instead of ensuring her tenants are safe and unharmed after an apartment fire so big it triggered the sprinkler system and the entire fire alarm. It is very clear that the management reflects the employees that work there. There's only 4 people who have been consistently friendly to interact with: Keke, Ryan, the little -------- lady with glasses in the front office, and Nate the maintenance guy who I never see anymore. I only resigned my lease to have rent less than $1000 for another year. I won't be resigning again.

I have lived here two years. This apartment complex feels safe, have not personally dealt with theft or car damage. Property is usually pretty clean. The apartments are nice. Most apartments have a good view. It is surrounded by preserve, so sometimes you will see wildlife, coyotes, snakes, raccoons, etc. Most of the neighbors are friendly enough-when I first moved in there was a lengthy issue with noise from some college kids gaming throughout the night-time, the complex is near Concordia University. Parking is not usually too bad, sometimes on the weekends you have to park further from your apartment, as people have friends visiting. Havent had a lot of maintenance issues, my AC actually went out last week and they were at my apartmemt to fix it within 4 hrs (I dont remember the exact time). When the pools are open they're nice. The Verandah is near plenty of places to eat. The rent keeps going up which is frustrating.

I am outraged that because of the pandemic our rent was still full price without amenities, pest control, and very little maintaince work done even after weeks of trying to get ahold of office staff. The lack of communication from management is appalling and the only reason I put up with it is because I like my apartment space as well as my upstairs neighbors.

its a lovely place to live until you need something fixed. at times they try hard while at others they hardly try. the level of communicating is at best inconsistent. I'm sure they are good people there but its frustrating to catch them in their own lies and not be able to voice it with any degree of confidence that they are not making fun of you behind your back- like maybe a corporate number should be provided on the website for just such occurrences. maybe these surveys would spike up if the district managers name was readily available without fear of repercussion from those in the leasing office.

Great apartments. I have an apartment facing west towards the canyon. I am very happy with the decision. Beautiful sunsets. Neighbors are friendly and helpful. Walking within the complex is very safe. Beautiful pools and grounds.

We used to have access to rent the club room for private parties, such as Christmas dinners, etc. We used to have better communication with staff, more community breakfasts, dinners, activities. Staff used to know us by name and treat us like friends and as if we were part of a unique neighborhood and valued by staff. We were in and out of the office and club area often. COVID experience is bad but understandable. Michelle is a good manager but seldom onsite.

Verandah Grandhills is a wonderful place to live. The office staff is very attentive to their tenants needs. The property is kept very clean and safe. The apartments are very spacious and well kept and if ever needed, maintenance is very quick to help with any issues that may occurr.

Loved it, overall was a great experience. The only reason I'm leaving is because COVID 19 has drastically dropped rental prices so I found something very similar for 750 a month. If they gave me this price on my current apartment I would just stay.

DO NOT stay here if you have an ESA pet. They have strict animal policies and will force you to pay any minuscule amount of damage when your lease is up. Send a letter demanding over $800 in damages and wanted it paid in less than 2 weeks! Completely unreasonable and the staff had 0 compassion even during the pandemic. Definitely a scam if you have a pet. AVOID!

We have lived here going on six years and we love it! The staff is so awesome, they're so sweet to the kids that get off the bus and walk through the office and do nice little things for them, like decorate cupcakes on Valentines Day, card making stations on Mothers Day, etc! Maintenance is quick and friendly. We really enjoy all the many amenities, big pool, awesome gym and indoor basketball court! I have nothing bad to say!

Great property and staff. Plenty of amenities and a giant pool. The property host events for residents like movie at the pool and chilli cook-offs. I really enjoy it here. Maintenance is prompt when request are put in. Very welcoming.

We love living here... It's been a great experience with the community the second time around we lived here over 3 years ago and came back. Customer service is great and maintenance is great. The only thing I will say is that I'm extremely upset how they handled the recent break ins in our community. We got no notice or anything that there had been a series of break-ins. Smashed windows... etc... I was also one of the victims over the holiday break and they did nothing weeks following to alert anyone on the safety around our community event though it happened almost for a week straight in our same building. They told us it's because corporate didn't want others to think this wasn't a "safe" environment to live in. How do you think that makes us feel? Not the best... I hope that in future they really listen to their renters because it makes me not want to continue to live in an area where we are not advise for our safety and our children safety. Other than for the most part everything else has been good. Thank you.

Up top, I'd like potential future renters to know the following: You could do worse at other complexes in this area for the same price (have you seen Abelia's units?), but you could also do better. This place is dead-middling. You'll see some obviously fake bad reviews of any apartment complex (like, "there were snakes in my baby's crib and the ceiling was coming off!"), but it isn't that bad. It's just not that great, either. My appliances are all cheap and basic, and some are breaking (broken fridge shelving/storage, cheap dishwasher that requires lots of do-overs to get things clean, oven/microwave that both leave much to be desired, cheap plastic tubs that beg you to slip and break your face, and strange sewage smells that occasionally rise out of the pipes). And, after my first year of leasing is up (just when I should be getting comfortable here, it seems), management has informed me that they'll be raising my rent by about $100. For that price ($1,300 per month for 13 months, plus $77 total fees, for 1,200 square feet 30 mins away from town), I can do better elsewhere! Really, I can. I've checked as I have been looking for somewhere else to live for about nine months now. Great carpet though. Also, the maintenance guys are really great, and boy, what a view! It's not enough to keep me here, especially considering that nobody really bothered to clean the cement 'veranda' (read: balcony) that provides this great view before I moved in. On the whole, I think Veranda's view and maintenance team are easily the best things about this place. Otherwise, it's like living in a "people storage unit" that happens to have a hillside view from some floors in certain buildings (just try to avoid the 'great view' buildings where large flocks of barn swallows roost and make tons of noise for the top floors). Furthermore, it seems as though the owner who took this place over a few years back does not offer any community events like the old management did, and is now growing increasingly focused on their bottom line. You might see what I mean below. Open letter to the Veranda at Grandview Hills management, You kicked a physically and emotionally delicate old lady out of her home of 12 years, and right after her treasured cat died, because of an 'unreported' leak she didn't realize she had. That woman had been using greywater from her shower to flush her toilets so that she could afford her water bill. The water company hadn't offered her any answers when she complained to them before, and even though water is an included fee in our rent here, neither did y'all! Maybe you were too busy taking care of the other 2,000 or so people who live in this enormous complex. That would be understandable, sure. However, this woman is not a plumbing expert and I don't think she has ever owned a home, so it's also understandable that she didn't realize she had a leak hidden somewhere in the walls or ceiling of her place. She told me she'd lived that way for two years or more. I seriously doubt she wanted the extreme water bills and heavily limited water usage to continue, or that she had any reason to hide it. But you rewarded her for that hardship by giving her the boot? I spoke to her a lot, and far as I can tell, she wasn't really an issue for anyone, aside from trying to reach out to her neighbors about what she'd been going through (after getting Your eviction notice, complete with the added insult of your criticizing her general behavior to somehow justify your actions against her). But I want to attest here that she was not a problem for the nine months or so that I knew her before this incident. She was not especially loud or lewd or untidy. She was eccentric, friendly, and prioritized standing up for herself. She liked to talk to people. You've got your rights and reasons as a business, sure. But this was cold.
