Not good. Most residents are rude, don't clean up after themselves or their pets and speed through the lot. The property and amenities have so much potential but are not kept up or ever open. Mailboxes damaged and mail held for extended times. We pay for luxury apartments but are not able to enjoy them. Communication is unclear, unprofessional and at times contradicting

Can't begin to put into words the dissatisfaction I've experienced living here for last 18 months. Covid cannot always be the excuse and seeing the place deteriorate before my eyes is very sad. I dread and sorry if I ever have an emergency as I know it would not be addressed

It's an okay place to live I guess. I wish they would open the pools up and respond to maintenance requests quicker. This is all I'm going to type here but there is an absurd character minimum so I have to take up space

Maintenance had been going well and then stopped. Generally it was good then it became spotty and community does not look the same in appearance. Could use some sprucing up and made to look better. Paint is peeling.

Community itself is beautiful, but pool is not functioning for almost a year! Any "urgent " requests take more than a week to fix, and we usually just hire someone on our own. Plumbing seems like a major issue here

In short form, the maintenance and office are 95% impossible to get ahold of unless you go to the office during business hours. The pool is still closed, it's hot af out side and I'm paying a ton of money to live here. It's either time to open the pool or give a discount on my rent. On top of that there's copperhead snakes EVERYWHERE. I can't even take my kids outside.

It was great prior to Donnell as the manager & then suddenly everything slowly fell apart. It's like no one did a thing all of 2020 - when the resident have to band together & create a Facebook page to keep track of the lies management tells us, there's a problem. When residents have to email Corporate because hundreds of trees have been sitting for weeks uncleared and corporate had no idea, it's a problem. When gunshots happen, the type of screening of residents management is doing is a problem - NONE of these were ever issues prior to the last 12 months, and Bassham seemed to not really care about our concerns... grateful there's a new management team now, but the damage is done. Dozens of long term residents are leaving, and we have told others of our experience. It's really sad as we truly loved it here. I could go on for days

We love our apartment! Our only complaints have been recent! We have noticed the paint is peeling badly on all buildings, garbage at all dumpsters is a mess!! Trash thrown everywhere!!?? And the pool is closed almost all year long!! Hope you will address these issues. Because the property could be sooo beautiful!! And we would like to stay here for a long time!

Office staff are horrible, very disrespectful and treat their residence rudely. You email them on business, their response time is 3 to 6 month. When you call office to speak with someone, they will pickup after several try, and bad vibes when negotiating with their residence. I regret renewing my contract with them, thinking there will be a change under the new management, another disappointment.

I Have been here long enough to see the Verandah at its best, and unfortunately now, at its worst. The parking lot has major pot holes, and needs to be seal coated... paint is peeling on garages and buildings, with wood warping so bad it pulls nails out.... so you see nails that have literally moved almost out of the wood. Since the snow storm, nothing has been done to shrubs, so we have dead shrubs and plants "everywhere". There was a time when new flowers put in regularly in from of my stairwell, and it's been years without anything planted, so we have dirt beds instead of flower beds. This is supposed to be a gated community, yet our gate has been broken for almost 2 years. I use to be able to enjoy my business center if I wanted to work from there and get coffee, not anymore. I personally have a unit with a view, and do love that, hints being here so long, but as rent continues to go up, the property continues to deteriate and nothing is done. Also, i have appliances that have been here since I moved in with countless request to have them upgraded without success. Basically if your new at the Verandah, you get the latest and greatest, however for the long time residents who DESERVE the upgrades, we get nothing for our long time loyalty... if you ask me, it's backwards with how long time residents our taken care of. Additionally, trash is everywhere now... use to be, you always saw a guy going around picking up trash, now trash will sit in the same place for days even weeks. My AC unit is ancient ... OLD, and has to work extra hard to keep the unit cool resulting in a crazy expensive electric bill. I could go on and on, but I think you get the point. I feel out these surveys from time to time, but nothing ever gets done... just has become the normal around here. There was a time when the Verandah was by far the nicest community on 620, but I feel those days our long gone with the current track record... it's now become the "most run down". I have recommend to many to move here over the years, but now I couldn't in good faith recommend anywhere live here. Most recently, the sewage line burst by my building, happened about midnight, neighbor called emergency line right then, with no response, so the sewage flooded out several units... had maintenance responded in a timely fashion, they could of shut of sewage line and saved several units. I was the one who personally went and flagged down a maintenance person at 9am the following morning to alert them.. they were clueless about the entire event, which leads me to gather, the person who supposed to be on call, DROPPEd THE BALL BIG TIME. Maybe one day you the Verandah will wake and smell the coffee beans before the property goes to complete poopoo. I'm a long time resident, and planning on staying here for my view, I just wish "they" started caring about the property like they once did. Regards, Jason

I've loved this community!!! It's become a home. Quiet, mostly clean, used to have great ammenities, seemingly less is nowadays though. Post Covid the complex hasn't been what it once used to be which has really been the only disappointment.

The space, cleanness when I got the apartment and design is very nice. The appliances are DATED, the complex is too crowded, the manintenance of the green areas is BAD with lots of broken trees with branches not letting you to walk on the paths since the storm at the beginning of the year. The whole property is dated and lately there have been calls to the police because a lot of cars are been opened at night , the gate is open since I moved in last October, they say they will fix it but anyone can enter at anytime. I know COVID has affected a lot of areas and I can say this is not the place I expected while I moved in and are looking forward to move out.

I have always loved it here. #1 management. Office staff always pleasant and accommodating. Maintenance always comes in a timely manner. Verandah should give elderly people a discount on rent for sure, as rent increases too much each year.

Good at first, then new billing company kept putting hidden charges on my account. Landscaping crew doesn't care about your vehicles and leave all the trimmings on your vehicle. Informed management multiple times to get a nod and a smile. Time has past since then and seem to be better since the shrubs are dead.

The grounds and stairwels were kept clean. The past few months the bottom of the stairwells and hallways usually have small debris. I keep finding screws and nails in the roadways. It is a quiet community I find that people keep to themselves. I havent had need for maintenance in my apartment so cannot comment on that. The rental staff seems freindly and they try to be helpful.

Great location. You get more apartment for your money here. Though the property upkeep has gone down a bit over the past few years, it's still a pretty nice place to live. The parking is inadequate though and it is difficult to find parking near your building most of the time.

The application process was smooth and easy. The staff was quick to respond to any questions and the apartment was perfect as advertised. maintenance issues are quickly resolved And the office staff is available and supportive.

first year of lease was good. then march 2020 got in a spat with ryan hoyle regarding renters insurance. he purposely held packages then on. car was stolen in 12/20. no response from apt. storm created lots of issues for complex. trees down blocking walkways. water shut off and busted pipes. staff was not informative with community. mailboxes were broken into. had a disaster with fixing the mailboxes. no communication from staff. it's just been a mess all around.

The people in the office dont answer the phones most of the time. And when they do finally answer the phones, they all claim to be new or temporary workers so they cant answer any questions... Now that the mailboxes are fixed its not so much a concern for me anymore.

I rented a much larger one bedroom at a lower cost then the other complexes in the area. My apartment is also much brighter. The neighbors are much friendlier and office staff attentive. A Great Place to live!

I enjoy living at the Verandah, however I wish that more urgency would be taken when things break. The front gates broke a long time ago and still have not been repaired, the car wash still has not been prepared, and the staff does not seem to demonstrate much urgency to get them done either.

The apartment is clean and the moving process was fairly easy it took a lengthy process but it was still an easy process. My only mean complaints or not really even a complaint just disappointment was the gym facilities. The gym is advertised as being available 24 hours a day but due to Covid the gym is only open during business hours and requires an appointment. Now I know that is not necessarily managements fault but being as the gym was one of the main reasons that I chose this complex I wish somebody would have told me that before hand. It probably would not have changed my decision to move here but at least then I could've made an informed decision about my pros and cons.

Worst community I've ever lived in. Management is awful and always has an excuse for the multiple problems that routinely plague this community. Broken mailboxes that failed to get fixed in a timely matter, fallen tree branches that still are visible in many places, a pool that went untreated for many months and is now expected to take many more to get cleaned per the office, the list goes on and on....but the one thing you CAN BE SURE OF- you're complaints will fall on deaf ears at our community.

It was wonderful until last year and everything changed. Everyone was so friendly and nice and if I had a problem they fixed. For quite a time now I sometimes I can't even tell if anyone works here since I don't see workers, sometimes they don't answer the phone and when I turn in request never hear a word from anyone (like needing filters turned in 3 request).
