Hoping things get better with new management, seeing SOME improvement but have not been reimbursed for my loses for a broken fridge for over 6mts - was given an old dirty cobwebbed replacment that made my carpet dirty and did not work!

Parking is abysmal. The visitor parking spaces are nowhere near enough to have people over. The maintenance often leaves dog poop in the bins for weeks while it overflows and stinks. The rent for my 1 bed 1 bath apartment is nearly 1500. It seems like they hire the cheapest options when looking for 3rd party resources (pest control etc).

We've only been here for a year, but it's already gone downhill. They never empty the dog waste bins around the complex. Poop bags are always empty. The trash cans around the complex are always full. They don't enforce the pool policies regarding people who do not live in the complex. There are wasps and snakes everywhere even though we pay for pest services. They allow private tow companies to come in and tow cars at a whim.

Use to be great, my AC has been out almost 2 weeks. I've been getting by, by purchasing my own window units. Until management can get around to replacing my AC. I wouldn't recommend this property.

It's been up and down since they've been going through management changes the past couple of years. I think the situation has finally settled though and things seem to be getting better. The new group has been professional and courteous and helpful in my most recent requests and situations.

I like the apartment and the community. Staff is very nice, but a bit scattered. Seems like they might be understaffed. I've had to remind them of requests several times. Maintenance seems slow to respond, but they are effective when they do.

It was a place for me to call home. My apartment view made it worth while. I have no regrets. Staff was nice . First place in Austin I relocated from Houston Texas so this was a great place to begin for me.

Nothing but a headache. Save yourself the time & mental stress from this company. They are out to steal peoples money, they are frauds & crooks. I'm thinking about forming a community committee for the residents to discuss issues with this management/company because with all their reviews on google & yelp it's clear that they do no run their business correctly.

At first we loved it here, but now since new management has taken over a lot of things are not getting done. For example, not upkeeping with the landscaping, response time for work orders, or lack of work orders being completed, and pools not always being cleaned. I do appreciate that the new management holds resident events such as food trucks, breakfast, etc.

The staff is very helpful in answering all our questions at move in! The pool, workout room and indoor basketball court are beautiful and great to use! There are some common areas that could be cleaned more often.

the best properpty management was Lincoln. we moved in 2021 with Bassham and then bassham left and replaced with Lincoln. we were so happy with how Lincoln property served us but now with Bassham came back, its a nightmare already.

Overall the community has been pretty good. They could do a better job of the exterior upkeep of the buildings and install more grills. There are very few available in the property and it's too far to grill at the pool.

The community is beautiful, the staff is quite nice and doing what they can during what sounds like a stressful change in management. I fell in love with the property and signed my lease as quickly as I could. Once management changed I was reached out to just the day before my move-in date and was asked to pay more for a W/D included, even though my lease said it was included with the price. After holding my ground I was able to have the original lease honored, but it felt unnecessary to have gone through the hassle in the first place. The key pick up was delayed by about 5 hours, I was told I could pick them up that morning, but then was told by 3pm, but did not receive them until 4pm. I am still very happy with my choice to live here, I hope this was the only bump in my time at Verandah. Moving in time is stressful for everyone involved so I can understand to an extent.

Trouble with getting maintenance work completed. The maintenance crew was responsive when I moved in but recently I've had trouble getting them to even come look at a work order. The apartment complex raised my rent 10% when I renewed my lease. My rent went up and level of service went down.

Some things are good, some not so much. I enjoy the size of my apartment but definitely could use updates and like the location I live within the complex. Need more areas for children to play, not sure what happened to the playground.

Maintenance was very quick and left detailed notes of what they did/what they're waiting for to complete your request. We sent in 3 tickets at once and they came within 3 days and fix/ordered parts for replacement so I was in complete shock that things were done so quickly.

Nice apartments, in a pretty nice location, surrounded by a lot of vegetation ,very close to Travis lake. The buildings are well equipped and maintained by a skilled team of management and maintenance .

Newest management is rude short unresponsive uncaring unprofessional. Slow to answer slow to call back. This survey is a result of an unanswered question. No replies from any one. I did have an email to answer how the response was. Hard to respond to no replies from management.

I like the maintenance team. Charged a $12.00 fee for a package fetch in 2020 that was not in my lease or did I receive a new policy addendum when took over. I have made several attempts to . resolve this. Office does not respond . Landscaping around building 3 is a mess. Apartment is cold. No insulation.

Verandah at Grandview was great until Lincoln Property took over in 2021
I have lived here for about 7 years. When Lincoln Property Company took over as property management in 2021, many issues occurred due to unprofessional, rude and incompetent rental office staffs, especially Jane, the apartment manager. 1. $12 monthly fetch fee is mandatory and it took two weeks to deliver one package 2. Two of my neighbors’ cars were broken in 2022 and my trunk and neighbors trunks were found “opened” few months ago 3. Residents owning multiple dogs, many unleashed dogs walking around the property and my dog was attacked twice in 2022 (never under previous management) 4. Dog poops everywhere was so bad that the rental office sent two email blasts to all residents to pick up their dog poops 5. I filed legitimate complaints about excessive noise and harassing residents but property management decided to give me non-lease renewal notice and with racist resident (I videotaped this resident and forwarded to rental office and they didn’t do anything about it), harassing residents who called police on me that I was harassing them (I have a videotaped of this event which showed these residents were harassing me and APD dropped this case per APD report and detective), my door vandalized, etc. Property management decided that I should move out via non-lease renewal and allow harassing and allow racist and harassing residents to continue to live here. So, racists are welcome, harassing and entitled residents are allowed to live here without any repercussions yet I am bullied and forced to move out. I have contacted my attorney and filed complaint to Attorney General for illegal, landlord retaliation for resident exercising his or her legal rights to file legitimate complaints - Texas Property Code section 92.

Poor Manager ----
Lived here for over a year. Moved due to the incompetence of the Manager ---. ----. Whatever her name was... she was unimportant and can hardly manage making printer copies, let alone manage a 500 unit complex. Break-ins. Superfluous charges that were repaid due to breaking their contract. Would have stayed had they gotten rid of her. Moved down the road. They were trying to ride on overpricing their units. When --- was ignorant to the market. A mass exodus occurred. They didn't care about previous tenants, they over charged those who stayed due to no choice of their own. They also swindled tons of money for a fetch program that they had to pay back some people after I posted it in their FB group... very crooked and unscrupulous Manager. Bailey, in the office is great tho! She ALWAYS took care of us, as a resident there hereself... Kudos to the rest of the staff for sticking around so long even though they can't stand her(----)! There are over 50 complaints on this Manager in the FB group. The group was also polled about why so many people were leaving... guess what the top response was with about 50%... terrible management.

Went downhill after new owner purchased it and then declined further after new property management company has been managing it. It's in a sad state now, whereas when I moved in it really was an amazing and beautiful property.

Just moved in, but so far so good. I really appreciate the staff, specifically Alexa. She did the property tour and was just overall very friendly, educated, and helpful. She made it very easy to make this place our new home
