It has a great location and beautiful grounds! Tons of restaurants nearby and multiple grocery options. There are a LOT of speed bumps though, so be prepared if you have a low vehicle. Staff is very friendly and courteous.

I've got nothing but good things to say about the community and the location. Beautiful scenery and great customer service throughout my entire stay. The neighbors are nice and their pets even nicer.

They make you use fetch a package collection provider who does not deliver your packages timely. If you have your own rental insurance not through them they will still charge you for the insurance. Its hard to talk to anyone in the office. Pools are often dirty and the bottom of them is coming apart.

The leasing office workers are super nice throughout the application process. There were a few of IT issues while applying but they helped the application along despite the technical difficulties. The apartment needed some minor maintenance at move in but it was handled swiftly.

There is only one pet allowed. People have more than that. Otherwise the apartments themselves aren't bad. Parking is an issue since Concordia University moved in years ago, so there are some units that have several vehicles and takes up even more parking. Maintenance is timely and professional. I honestly have really had to deal with the office staff more that requesting a filter. So that's been fine. In some areas, the dumpsters are and issue because lazy people throw it on the side instead of in the dumpster. When there is only one dumpster for 4 buildings, it fills up fast. There are working on fixing the sprinkler system and that's been a plus. Overall, I personally havent had an issue with the apartment itself. Just dont like the paint on the walls because it is impossible to clean.

I moved here a few months ago and the office staff had made my move to this apartment seamless. I have a few maintenance concerns and they addressed them quickly. the property is awesome! It's located close to two Heb stores and plenty of restaurants close by. This is a great community to live in. I am very happy here.l

No problems so far. I like that I have the option to walk on a trail everyday. I love that the pool is large and gets up to 5 feet. The community is peaceful. Im walking distance to a movie theater, and many restraunts. I also get to be surrounded by nature!

I just moved in, and for the most part everything is great! I love my apartment and it came with an amazing view. The front office staff and maintenance all seem to be very nice. The only hiccup I had was that no one informed me that I would need a special app for the front gate. So, my first day there with movers coming and my moving truck arriving was pretty stressful. With the exception of the gate issue, move-in was a breeze and I'm excited to be living here!

5 years ago, was very nice, lots of plants, flowers, trees, ,very nice and clean pools This past 4 th of July, nobody can go to the pool because strangers from south Austin comes with very laud music, drinks , smoke, it was disgusting and irresponsible, The are no rules for people who don't live here, there we have rules just for residents, Time is changing in nothing good for future

Proper maintenance was not done to make sure that the apartment was ready. I have been experiencing problems ever since move in. On top of that the apartments canceled the agreement with security so now there's late night pool parties with nobody to call. Overall a decent place just don't expect anything to get done properly in a timely manner.

Appropriately priced with exceptional amenities. If you're looking for rates at which Austin apartments and townhomes *should* be priced, this is it, and what you get here is convenience of location, a great pool, and a very nice set of athletic facilities. I will add (in hopes that management does something) there are reasons it's affordable: 1. The landscaping is atrocious and could be addressed with just a little effort. 2. Staff is not empowered to do much of anything and it's very frustrating 3. They are turning to all digital - and everything must be done through the site or app -- this absolutely sucks. HATE IT. Don't want to use my phone... don't want to have to use the portal. Let me walk in the office and get help. Give me a key fob for gates. 4. BEWARE - THEY AGGRESSIVELY TOW CARS. So much so, it seems like a way they make money. Guest cars are towed without hours. Yes... you can register them, through the damn app, but a MUCH simpler solution would be to issue each apartment a rear-view mirror sign (simple solution for an annoying problem - the fact that they won't do it raises questions as to the ethics of the towing company and who is getting paid).

Well, it's been alright for an entire year, until my friend's car got towed within 2 hours of her arrival! I don't understand why we can't just have hang tags for our cars. There's no need to allow this predator into our community.

We pay more for rent, have less amenities and have a property management that does not care or listen to their paying tenants. Renting a home is now cheaper, so if my rent does not decrease upon renewal, I'll spoilt be leaving for more suitable and cheaper living

Everyone is very friendly, and helpful. The management answers quickly and answers any questions I might have. The apartments are very well kept up and very clean. The dog parks and trails are freshly trimmed which is nice since I do have a dog that loves to go to the park and on walks.

Would not recommend!
Currently living here. I'll start with the ONLY positive thing about this complex: the views are pretty, great sunsets. The end. The process of moving in was a complete disaster, the apartment I was suppose to move into had a water leak inside and outside. Had to scrounge to find another apartment to move into, lost the 4 weeks free because it's now a different apartment, paying $600 more monthly than I originally wanted. But I didn't have time on my side to go elsewhere. No communication of an exact move in date unit literally the day of. I just so happened to see an email saying my lease would start that day. Rushed over to sign lease papers. The lease I signed was for one amount; they charged me $68 more than agreed upon for 10 months until someone finally fixed this issue. This was after months of communication via email, phone calls, in person chats. Which during these 10 months I've had no choice but to let maintenance and outside vendors into my apartment, they don't require you to be home and will force entry even when asked to not enter your home. I have a pet with epilepsy and communicated that I would need to have someone home incase she would need medication while they had a google fiber team come into my apartment to move furniture and drill holes. The response was that they were unable to give me a more specific time frame outside of the original 3 day time frame. So for 3 days I took time off work and hired someone to stay in my apartment. They never showed up and then proceeded to give me another 3 days of possibly when this google fiber team would show up. Communication is horrendous, they have to care for their residents. There have been several car break ins, I have a friend in the complex who had her car broken into, smashed window, they tried to steal it, wiring on steering wheel was broken into like an unsuccessful hot wiring. No help from this complex, they say there is night security driving around, never seen them. And now residents are fighting to get help with copperhead snakes that are coming in from the land preserve we are on. I would never recommend anyone live here. My list of complaints is longer than I can even write in this review.

my partner and i have had a rough time with this community. on the outside it is great, looking in and living here we have had one issue after another with our apartment and dealing with the office has been tough. our issues, even with some being more urgent and frustrating, have been procrastinated and pushed off. i have had to go into the office multiple times to get things across that i want them fixed or taken care of. the staff has been super nice but not on top of things as far as urgency. the community and amenities are great though.

Property management is horrific . Security gates constantly broken , theft and break ins are common , repairs lag making the a simple process worse , both management and staffing are absolutely useless for any issue big or small. Maintenance staff do a good job , but they're limited to management incompetence

It's been rocky love out neighbors, but management makes it a living hell. Between slow response time extra charges and lack of communication it can get really rough. There's also a lot of bugs that pest control is unable to get rid of between roly-poly's, spiders and scorpion, which is hard with a little one crawling around

Good view, majority of staff professional and courteous. Landscaping is an ongoing battle. Quite and staff works to keep pools clean. Grills present problems due to theft. Regular steam cleaning of stairways is needed.

It is so convenient to everything you need. Shopping, restaurants, theaters. Some within walking distance. Why do I have to have 200 characters? Less is sometimes better. I am now just filling up this space.
