New management is absolutely horrible. Such a shame because previous was awesome, pool is never open, ground dirty and littered, people in the office are at best rude and at worst straight up hostile.

2021 WAS A TUMULTOUS YEAR. THE STORM PLAYED A BIG ROLE AS WELL AS FOUR MANAGEMENT CHANGES. HOWEVER, LET'S LOOK AT THE BIG PICTURE. THE LOCATION AND PROPERTY ITSELF IS PREMIER. THERE IS MORE OPEN SPACE AROUND BUILDINGS AND THE DRIVEWAYS ARE WIDE COMPARED WITH NEW CONSTRUCTION. KITCHEN CABINET SPACE IS MORE THAN AMPLE. LINEN CLOSETS AND MEDICINE CABINETS ARE DESIGN FEATURES THAT ARE GREATLY APPRECIATED EVERY DAY. THE ORIGINAL UNIT DESIGNS WERE WELL THOUGHT OUT, NOT LIKE SOME OF THE NEWER CONSTRUCTION IN AUSTIN. THE FITNESS CENTER WAS NEWLY REMODELED, AND THE BASKETBALL COURT, VOLLEYBALL SETUP, DOG RUNS, FANTASTIC POOLS, CAR WASH STATION ARE ALL AMENITIES THAT ADD TO THE QUALITY AND CONCENIENCE OF LIFE HERE. THE SIZE AND LOCATION OF THE PROPERTY CREATES THE FEELING THAT YOU ARE LIVING IN A FOREST; IT IS A GREAT FEELING WHEN ONE DEALS WITH THE HECTIC PACE THAT DAILY LIFE DEMANDS. CURRENT MANAGEMENT HAS A TOTALLY PROFESSIONAL APPROACH ....AND THINGS ARE GETTING AS FAST AS POSSIBLE. SCHRUBBERY WAS BADLY DAMAGED AND I LOOK FORWARD TO SPRING WHEN NEW PLANTINGS WILL ENHANCE THE PROPERTY.

Verandah is a nice place too live. It's apartments are spacious, especially with the built in garages. My only concern with this apartment complex is its requirement that all residents pay a monthly fee for a third party delivery company called 'Fetch', that delivers packages to residents, even though some residents do not use this third party company for their services. If a resident pays for a P.O. Box Service at the US post office, where they receive their packages, Verandah will still charge that resident $140 a year for package deliveries that are never going to be delivered by 'Fetch' to that resident who has their own P.O. Box. In essence, residents are being forced to pay $140 a year for a service they will never use.

We just moved to the great state of Texas. We chose this apartment building due to the amenities and the fast service getting back to us. So far so good. Abigail is amazing and the maintenance team have done an amazing job

DONT MOVE HERE. They have been terrible since the day we moved in. I ignored the terrible reviews because I really enjoyed the apartment, BUT IT WAS NOT WORHT IT. We were moving from College Station to Austin when we moved into this complex, which meant we were also starting brand new jobs. So literally 3 days before our move in date they tell us that our apartment is not ready for move in & that our move in date would be pushed back for another 3 or 4 days.. So naturally I call them & inform them that this wont work because we have work obligations. The day before were supposed to move in they get it resolved & inform us we can move in. So they send us the lease agreement to sign AGAIN (which was odd) & in this new agreement its more expensive & doesn't have the washer/dryer that was in the previous lease agreement. So we have to call again (mind you, it was not easy getting ahold of them, & this was a very timely issue). I called & told them that this was unacceptable & they needed to resolve this error. Long story short, they resolved it after back & fourth phone calls DAYS before moving in. It was extremely stressful, & they were not helpful during this experience AT ALL. Since then, there's been countless of other incidents & problems that other people mention in their bad reviews as well.. Do yourself a favor & move somewhere else.

The staff at the front office has completely changed 3 times since I've lived here. Every time, staff/resident customer service gets worse and worse. Our mailboxes have been broken into numerous times and staff still refuses to put security cameras in that area. Our 2 front gates were broken for over 2 years, they just recently got fixed but continue to break down sporadically. Our community pool was closed/shut down for over 2 years and was completely disgusting. Brown, swamp and mold water. You can find those pictures on Facebook. Residents used to have the convenience of getting packages delivered to the front office but just recently the staff is now refusing all mail i.e. USPS, FedEx, UPS, DHL. All mail now gets "Returned to Sender". The staff now forces us to use a 3rd party mail service that is 100% inconvenient which takes an extra two days for packages to be delivered to your front door regardless if you are home are not AND also we get charged a $12 mail delivery service charge every month for it! Maintenance requests are a joke. After submitting a request, a few days later they will mark it "work completed" but never show up. Then they will email a survey asking how they did. And that is how I am filling out this survey today. Need I go on? I think you get the point.

Do not live here. New management is awful. No one can return a phone call or do anything right. The contractors they hire literally break into people’s apartments. Don’t accept packages. Office staff is condescending and unhelpful. And I’m sure they’ll reply with “please contact us to express your unhappiness” but will never actually get back to your. They are ruining what was once a great apartment. Do not live here.

The office and maintenance are a joke. The office never takes accountable. The maintenance has to lie to complete the work status so they dont have to deal with us because we are hearing impaired. We are residents that pay, not the residents that they like to neglect.

The apartment staff used to be really helpful and maintained the property well, but that has changed. Now they barely answer the phone and usually don't return calls. They stopped accepting packages and pools were not available to use for about a year and not a lot of communication when they would be fixed. One was fixed and they didn't tell the community, but it was right before fall so not much time to actually use it. They are not very organized on executing projects, or community-wide maintenance. The also changed the entrance gates, but left the gate code as 1 community wide number so anyone can get in.

My apartment has a nice floorplan and I like the view, but the maintenance has been weak and the office staff unpleasant. My appliances are the worst and staff has been reluctant to repair or replace them. The carpet is ancient and buckling up. The sheet rock is starting to peel off the walls. One faucet doesn't work and the shower cutoff is broken. They are really milking the pandemic with "only emergency work orders during COVID" excuse. Their actions during the February Snowmaggedon made damage to the buildings worse by 1st telling people to drip their faucets, then when people had to leave to get heat and water elsewhere, flooding happened. It seems like the management creates an environment of alienating residents at every turn instead of being friendly and helpful. It just breeds resentment and contempt.

Really good place to live. Nice views and friendly staff. I've lived here for over 4 years now and I really have preferred living here over the other apartments I have lived at over the years. You'll like it here.

I hate living at this apartment complex. My garage has been broken into 3 times and management hasn't done anything about it. The main pool has been closed all year with a plethora of excuses. You can't get packages delivered directly to your home because they use a delivery service since they are so busy doing nothing in the office and handling the mail was too intrusive on sitting.

Since Lincoln Property has assumed management they've taken steps to improve both the aesthetics of the property and have made me more feel like a valued member of the community rather than merely a renter. From the office staff to having the head of maintenance show up within 20 minutes when my A/C unit failed on a hot August day.

Nice property. Very poorly managed. Went this whole summer with no pool, had the mailboxes damaged for a long time, my air conditioner had been out several times. I have marks on my carpet from maintenance man's muddy feet.

The new management here is not up to par. After a month of no contact about a paperwork matter, I was charged for non compliance after providing them with what was asked for from previous management. If you have policies or documents are not what is expected. It should not take a month to tell the customer. It should be done in a more timely manner. Instead their was poor communication from the start with this management and I got charged for THEIR mistakes. Very disappointed. DONT MOVE HERE UNLESS YOU HAVE NO OTHER CHOICE.

Horrible service. Unable to actually get a human on the phone at this place. Gate was broken for a year, management changed three times, no response to several maintenance requests. Very disappointed in service it had declines tremendously and I am sad because I used to be comfortable here

It's not good. The grounds are unkept, the common areas are dirty, people leave trash everywhere, the pool STILL isn't open (it's past mid-July), there is NO Security, and the office staff are unresponsive.

We moved here in 2007 and for the past three to four years, this complex has completely gone down the tubes. Trash surrounds the dumpsters overflowing with garbage and smells from high heaven. More dumpsters are needed. Dead plants and shrubs have not been replaced since the freeze. Broken down cars parked for long periods of time in the parking lots. Filthy stairwells, sidewalks and parking lots. Teams of management seem to come and go and is under staffed. Never see security guards patrolling the area during the day and night like they once did. We no longer feel safe here. Mailboxes broken into multiple of times. Surveillance cameras are needed to identify the thieves. Entrance gates are broken too often. Paint is needed on buildings, gates and some garage doors including ours. Many window screens need to be replaced. The people who moved in above us have a dog who runs around making an incredible amount of noise that shakes our ceiling fans. Pest control is needed after seeing cockroaches, spiders, scorpions and other crawling insects. Years ago it was a nice place to live, but now I'm embarrassed to have my family and friends over. Several of my friends who live here have left due to the conditions here. We are currently seeking other places to live.

It's pretty good, unless you need maintenance. I put in a ticket 6/18/21 because my A/C is not working properly. To date, no one has come to check it out. I even went by the office 7/17/21 to inquire. I was promised someone would be here on 7/19/21...but, no. Although, they are busy repainting the outside of the buildings.

Overall I would say that my experience with this Apartment Complex is below average. During the move in process, I was very pleased with how my application process was handled. There was a lot of communication and it made things a lot easier. However, ever since I moved in, I have been very disappointed with Verandah. There are too many disappointments to point out and explain so I'll just list them; broken freezer, broken dishwasher, and a broken microwave on move in day, (didn't get everything fixed til 3 months later), last minute notice that I wasn't getting a washer and dryer, bugs in most kitchen cabinets on move in day, never bothered to re open the pool, (yes even for the summer), never bothered to open the lobby, multiple break ins with the mailboxes, constant issues with gates, and last but not least I've made multiple maintenance requests, and every single one wasn't take care of until at least 3 weeks later. Out of 5 stars I'd give this place a 2.

I had a terrible experience. Upon arrival from Houston I was told my apartment wasn't ready. I had to store my furniture for 3 days and hire a 2nd mover to move my stuff. Once in apartment I had no washer and my dryer wasn't working. My refrigerator was also in disarray and the ice maker wasn't working. After numerous attempts I finally got my washer and dryer over a month later. The refrigerator and other items needing attention have still not been addressed after almost 2 months.
