It's a clean pretty well maintained complex with good value for the money. I like the area and hope to see it develop a little more, but it's not a far drive to groceries. People in the community are also nice overall.

There have been some setbacks with the property, but I can see where the new management team is really trying. Things don't get changed overnight, that's just common sense. Where before I had to escalate to get issues addressed I can now walk into the office and generally get a resolution. Work orders are taking less time now as well and maintenance is always kind.

I travel often for work, sometimes a month or two at a time. I've found the pools are not services/clean most of the summer, the car wash station does not work, gate entering the community not working.

I moved here because my friends live here and it's kind of a good deal for the square footage. Only thing is the price is somewhat reflected in the quality of the some aspects of the community, but overall a nice place.

I moved in a week ago. I got the apartment with my toilet not working, the washing machine was broken, and the door to my room couldn't close. I filed a complaint to have the toilet fixed on the first day. After 5 days, they fixed the toilet after I had to call several times. The washing machine is still broken. I called several times and they promised to fix it, but nothing happened. They said they needed a part that would take another 2 weeks to arrive. Why didn't they fix this before I moved into the apartment? Total irresponsibility! They wanted me to go to an empty apartment to wash my clothes, but they can't take the broken washing machine out and replace it with another one? They said yesterday that they would fix it by the end of the day and they never came. Unfortunately, they don't care about what we renters need. It's totally frustrating to see the incompetence of this place and the terrible and totally disorganized management. It's absurd how little they care and only make promises that they don't keep! It gets worse because they rented the apartment to me with toilets and washing machine ALREADY broken and that makes it more serious for a place that should have given us all the structure before renting the apartment.

the staff is awesome. the location is perfect for my needs. The apartments themselves are very spacious. Plenty of views throughout property. Like how they have a trail that goes thru apartment for hicking.

Besides the standard "Apartment Living" styled experience that comes with any complex, I'd have to say for the far most part, I have enjoyed living at the Verandah. The vast majority of the people I've come in contact with have been so friendly and courteous. My animals are spoiled here and I am very grateful.

I love living here and expect to be here for a long time to come. The office staff is helpful and accessible. The maintenance staff is professional and mindful. The property is well maintained and a beautiful place to live.

Terrible
The application process is completely unfair and biased. I more than qualify with over 800 credit score and enough money to pay the entire year up front and yet because my partner is going through financial difficulties they denied us. We up standing members of society and good people and yet there is no way to help people get back on their feet when the primary applicant can afford and qualify. Shame on you for not reconsidering my application and taking out money.

The main issue is the lack of timely maintenance. The response has been incredibly slow, with some items taking almost six months to address and others at least two months. I've heard comments about being short-staffed, but why does the maintenance staff keep changing? No one ever finishes the job; it's always someone different. While the facility itself is a great place, I'd really like my apartment to be free of issues so I can fully enjoy living here.

the community is very quiet, and my neighbors are very friendly. The upkeep is fairly decent, considering the maintenance department is understaffed. For the most part the complex is clean. the staff could be more knowledgeable. The automatic gates have not been operable for the past 2 years.

Staff is friendly, but application and move-in experience was frustrating. As for actual apartment and location, we are very satisfied. Maintenance seems slow at times but are friendly and seem knowledgeable.

The maintenance team is stretched very thin in this apartment complex. I have had a few issues with AC some related to third part damage to the building and some related to a very old AC unit. I hope that this AC can be replaced at some point so that I don't have to worry about losing AC in 100+ degree weather.

This has been the most unprofessional, unethical sumlords I have ever rented from. If this place has a good review they had to create it themselves or pay someone. I've had issues since day 1 and my least is up in less than a month and they still haven't been resolved properly

It's clean, quiet, friendly, and love the look of the landscape. I feel safe and welcomed here. Love the random free pizza, plants, treats offered by the management staff. Love the location in Austin because there is so much around us.

I moved to this community due to my sister having lived here for 3 years and loving it. It seemed like as soon as I moved in, the property just took a huge decline. I've lived here for 3 years and I cannot wait until my lease is up to move. They take MONTHS for simple maintenance requests and do not take care of emergency maintenance issues timely. I was without a fridge for a week, the heating element in my dryer was out for two months and the latest debacle is an ongoing leak from the unit above me that had resulted in huge mold spores on my bathroom ceiling. The contractor came to look at it, cut a hole in my ceiling and then left. That was almost two weeks ago. I still have a leak coming into my apartment and a hole in my bathroom ceiling. The manager is a joke - I'm not sure what she does because she is not effective in her role at all.

I recently moved in about a month ago. I did a lot of scoping out and saw that a lot of individuals complained regarding the application process. While I experienced similar wait times after applying about a month and advance for the complex, they contacted me roughly 2 weeks before moving to get all the paperwork completed. The Application process was smooth and quick. The office staff were very communicative when it came to delays of my unit being ready, they have wonderful and welcoming.

Terrible in all regards. I have let my issues be known to several of the management companies and they seem to always blame it on the ownership group maximizing profits, and not investing in the property upkeep. I've been towed three times when I'm authorized to live here and never reimbursed. My refrigerator has gone out and I lost over $300 worth of groceries that I was never reimbursed for. Remainder of document, gets back to me on them.

The property has significantly declined the past 2/3 years. The pool is constantly dirty, the basketball hoop in the gym has been broken almost a year, maintenance requests take weeks to months to be reviewed and are closed without being completed. The office staff constantly lies, the towing company will tow a vehicle after 10 minutes of being on the property if it is not registered immediately. Stay away unless you are ready for stress and a lack of care.

Maintenance service is very bad. Here is one issue: The maintenance team has not fully completed the tasks we requested. For instance, there is an ongoing issue with the AC in one of the rooms that we reported a month ago. A service person came but did not fix the problem and still closed the ticket. Despite calling to complain, there has been no resolution.

Just like any complex that's owned by some far off ownership group, there is a lack of attention and care in maintaining the property. The location is nice next to open space and parking is no problem. Gym is decent. Pools, grills and pool furniture are not well maintained.

The quality of living and response to maintenance issues, his drop. Ped rapidly in the last year. To put pressure to not adhere to their own parking rules to satisfy one complaining resident. Now that i'm leaving my microwave that I use multiple times a day has been ignored. I turned in a work order for a leak. From underneath the refrigerator which no doubt is coming from the ice Maker line. Dad still hasn't been looked at or fixed. I pointed out it was an emergency and the floor was being damaged period I told the apartment manager in Person the same thing. I just got a notification. The work order had been completed and it's a lie.

I have lived here for almost 5 years and now have a family. This is a great location, and reasonably priced rent. the property is beautiful and close to everything you need! The area is quiet, not a lot of drama and clean. Hidden Gem!

Too many problems to comment on about the property. Many problems have arise since we have lived here and some problems still exist or have worsen since living here. Trash dumpsters are always spreading trash throughout the community, we have to hound the office for things to get done.
