Really enjoyed living here so far. Staff is courteous and has always taken care of what needs to be done. Parking could be better but is not terrible. Can't wait for the main pool to be ready again because it is awesome!

        Used to be a gem, now is awful

        This place used to great, and now its falling apart. The gate hasn't worked in over a year, the pool has been closed for the past 2 summers, and there are literally holes in my ceiling due to water leaks that drip water all over my bathroom every time it rains. They blame the pandemic, but I've notified maintenance AND the apartment office several times over TWO years. The apartment staff used to be helpful and nice, but now they just don't care. Its really quite a shame because this is the first apartment I ever really loved, but I guess nothing lasts forever.

            The office staff is always helpful and knowledgeable. The complex is a beautiful place to come home to. I feel safe in the complex with all the lighting. The location is very convenient and I feel very safe being in this part of town.

              Overall not a great experience. Problems have kept popping up in my apartment and in the community and are fixed slowly without much info provided to residents. The office staff are completely unhelpful and it's not even worth calling them because of how inefficient they are.

                Beautiful space, inside and out. Constant maintenance of grounds. Great and caring management in front office. Anything broken is immediately fixed. Problems keeping entry gate repaired. Love my neighbors. Love loving here.

                  Excellent location and nice size units. Clean and well kept grounds. Decent maintenance staff and front office staff. Affordable rent for the size and location. Really the only thing i would change is the front gate which has not worked in 2 years.

                      When we first moved into this community, it was a fun place to live. The people that live here are generally very nice and friendly. The management seemed to really care about the residents. Since Basham took over the property it has gone downhill. They changed the early termination fee from 1 1/2 months rent to being liable for the full rent until someone else rents the unit or the end of the lease. They also changed the late fee for rent paid after the 3rd used to from $50/day until paid to 10% of the monthly rent which is a substantial amount with current rent prices. Since the big freeze of 2021 the main pool has been broken for 5 months. In mid July it is still not fixed. It is being blamed on lack of contractors, but for some reason, every other community in the area has been able to fix their pools. Part of the reason we pay the rents we do is for the amenities, which we haven't had for a long time. The main gate, which helps keep some crime out, has been broken and open for 5 months as well. There has been a trash problem for the last couple months. People have been dumping large items and bags of trash outside of the collection receptacles. This is most likely exacerbated by the gate being broken and open. Imagine having to wade through trash, bugs, and potentially critters just to able to take out your trash. This place used to be one of the best communities to live in. With all of the issues that the residents are being subjected to, this community is a shadow of itself. Even with all of this downgrading they are proposing an over 9% increase in rent. This clearly shows that Basham properties only cares about the money and not the residents that give them the money.

                        The facilities are constantly closed or locked off for no reason. The main pool has been "closed for maintenance" the whole summer. No access to the smaller gym it stays locked. Package locker broke and left everyone's packages in the open for weeks unnotified. Rarely get a response from the office on any of this. Ignored emails over dog stations being out of bags and overflowing with poop etc

                          It was pretty good! My only complaint is that there was no preparation for cold weather; when the steps and sidewalks and roads got icy there was no rock salt anywhere. I would have liked the complex to have bags of rock salt at the beginning of winter and to put it on the steps and sidewalks for safety. But that's it.

                              It's been terrible. No one calls back and my move in request have not been completed. I am disappointed because the property is so beautiful but the staff is not reliable. They completed three work orders in the system that were never completed in real life.

                                Chaotic, the employees are friendly but maybe leadership isn't great. 20 hours before my move-in time I was called by the property and notified that my apartment wouldn't be ready for one more day. This caused a tremendous chain of last minute rescheduling for me which all had to be done at 4:30 in the afternoon, the time I was notified by Bella Vista. The property manager was "busy" and couldn't speak to me at that time. I received no apology from their part but was apologized to by the leasing agent. Clearly, someone's job was to speak to the the contractor and make sure the apartment was ready for move in well before my move in date but nobody did that. I also had to wait a few days for living room blinds and a washer and dryer but that can't compare to the move-in debacle. The leasing office pool is still closed because of the "winter storm" that happened in February. Too much time has passed for that to be a valid excuse. The front gate isn't working well after construction has ended, we were told it would after the issue was fixed. None of our amenity keys work(per office staff) making the gym unusable past leasing office hours. Bella Vista will lose renters to Camden Properties who will pay higher rent in return for FUNCTIONING amenities and they will deserve it. Nathan in the office is great and is very helpful however.

                                    I've lived here for over 12 years and the decile is evident especially after the past few years. The units and the property are in disrepair, and management isn't responsive to requests to keep the units in good condition. They claim they will only make repairs when a tenant moves out. It's unfair and unsafe to allow residents to live in conditions like this. They didn't help during the ice storm, while other complexes received assistance. The pool has been closed for repairs for months. Paint is falling off the building. The ceilings have cracks. The foundation is compromised. The security gates never work. The security cameras don't even work so when my car got broken into, there was nothing to help me. The housing market is crazy and I seriously feel trapped.

                                      The unit itself is great. Maintenance can be kind of slow sometimes. Still waiting to have something fixed from when I moved in. My unit faces a main road so there's some noise there, but most of the neighbors are quiet. A very accessible area and relatively cheap rent for the area make it worth it.

                                        I wish I could say it was better than it is?? Terrible soundproofing. I have noisy neighbors above and managment says they will do something, but never do. I thought it was just me, but have talked to other neighbors on different floors with the same issue, they can hear their neighbors below them. They have nice amenities, but have yet been able to use them due to Covid restrictions and constant maintenance issues. Apartments are supposed to be Gated, but the main gate is ALWAYS broken. I've had to ask for follow up several times on maintenance issues. Maintenance guys are great, just poor Property Management. It could be a nice place to live, good price for size units, especially for Austin.

                                            While I love our unit and neighbors, as se all like to hang out and enjoy each others company, the management here is lacking in both accountability and maintenance. We had an A/C issue and it took 7 days to fix it as we were told that it wasnt an emergency, even though it wasnt working, was in brutal heat and we have a young child, under 1 at the time. Also, management sent out messages saying no grilling or smokers, then put out a message saying we could as long as it was 15 feet away, so we bought one, then sent a message the following week saying we are not even allowed to store grills on the property, which i cant return mine now since I just bought and used it, but are now forcing us to remove it from the property. However, some people have grills stored illegally on their balconies and nobody says a word about it. They "opened" the main pool after being closed for 7 months, only to shut it down 2 days later with no ETA on when its going to be fixed. Some maintenance orders here can take up to a week to be fixed or just not even get done. While I love my unit itself, I have issues with both management and there lack of people skills, sometimes they are downright rude and disrespectful, except for Jay, hes a nice guy at least. Also, the entrance gates have been broken since the beginning of the year, yet they blame it on the winter storm.
