Very pleasant place to live! Staff are friendly and professional and maintenance crew is very competent I love the beautiful grounds and the woods and I enjoy the amenities especially the pools! I don't have any complaints at this time

Pretty good place to live. Bassham Properties should lift the covid restrictions on fitness centers and other amenities though. Anyone who wants the vaccine has had enough opportunities to get it by now.

Exterior not well maintained. Gates always broken and pool has now been unusable or shut down for two summers. Why do I pay rent for unusable amenities? Plants are dead from winter storm and have not been replaced. Shutters are broken or missing all together.

This community has been a nightmare experience for me. Several problems upon move-in with attempted overcharges. Several problems after move-in in the unit (poor electric work, unit does not resemble the unit I was sold). I am annoyed by so many things at this property I don't have the energy to complain about it any more. The leasing guy who rented this place to me needs to be fired and seemed like he was suicidal when I wanted to complain about him adding a $1,000 deposit for carpet!!!! Carpet? Seriously? Because I have a 10-lb registered therapy dog? Also, two weeks without water because of the snow storm and the community deciding NOT TO COMMUNICATE to us for the first week. UNACCEPTABLE. Now with all the contractors fixing the busted units on the property, ALL I HEAR IS MEXICAN SINGING AND BANGING ALL DAY. I did not pay $1300 a month to listen to construction workers. I will NOT be signing a renewal and I will discourage anyone looking for housing from moving here. I tried to ignore the poor ratings of this place online because it looked so good on the outside. I regret that now. The only helpful person I have encountered on the property is a young maintenance guy who is leaving this property for another/better property. The other maintenance guys didn't complete any of my work orders, they simply came in and spent 2 minutes and said, "it's fixed". The electricity in my unit sucks. One bathroom has a outlet that controls the power in the other bathroom and when it trips out, there is no power in the master bath. I have to reset the power outlet in the guest bath in order to use a hairdryer. All my light switches have a 2 second delay before they light up after the switch is activated. This is in more than one room. Further, the complex made me pay for all of these extra non-sense services: paying for DNA testing if my dog's poop gets collected? ARE YOU SERIOUS RIGHT NOW!?!? Let me just note that I had no problem with this, until I started cleaning up my dogs poop and noticed that NO ONE ELSE ON PROPERTY seems concerned about their dog's poop being collected because there is DOG POOP ALL OVER THE PLACE. Further, I was also charged to be able to collect packages --- I have never ONCE had a package delivered to me anywhere other than my front door (ALSO NOT A SECURE LOCATION). I lived at my last property for 3 years. It was lovely. The staff was attentive and understanding and professional; maintenance crew was visible on property daily starting in the morning with cleaning the property; all requests for repairs were responded to in 48 hours or less. And honestly, I wish I had known how good I had it. I would have never moved here. Also, the front gate has never worked since I moved in. So no, no security.

It has been a good experience overall. The building exterior and the appliances need to be updated though. The paint is peeling in a lot of places. The dishwasher sounds like a truck is driving through your kitchen and doesn't clean very well. Neighbors are nice. Nice dog park.

I moved here several years ago and it used to be top notch. The office staff were engaged and quick, the maintenance resolved problems in a day or less, and it really had an almost perfect feel to it. Its still overall a good complex, but its not quite GREAT. Good: Parking is great Facilities are nice, especially the pool The noise is standard for an apartment complex Management is reasonable Bad The management is accessible but you often have to follow up to get things taken care of. Maintenance takes much longer, on the order of days, and you sometimes have to call multiple times Ugly The grounds. Landscaping around the apartment buildings has been neglected. The stairwells have issue with pooled water and trash. Bottom Line: A once great complex that's starting to be neglected a little, but I'm still living here. Its a very good value considering an apartment with zero cons would probably cost double, and I'm happy enough.

Office staff was pleasant to work with giving the circumstances during the pandemic. Work tirelessly to ensure everything was to my liking. Amenities are slowly coming available for residents to use with 1 four reservations. Over all, 3.5 stars is how I'd rate them currently. Look for experience to improve with length of stay.

The maintenance requests are quickly taken care of. The office responds to inquiries in a professional manner. The property is well landscaped. It is located in an area with lots of shopping centers that are easy to get to.

For the most part it has been pleasant. Only 3 complaints. I wish there was a 'beautification incentive for renewing. Carpet cleaning high traffics areas or paint touch up. I think the hallways and corridors should be cleaned once a month. My neighbor added things to our entryway that made the building feel more like a community but she was told by the office her stuff was in the way. It wasn't. I think it should be put back.

Well-kept grounds & friendly residents & staff. Well-kept apartments. Happy to be living here. It is close to a pharmacy & grocery store. The neighborhood is neat, clean, well-kept. It is easy to get around the roads and safe.

Everything is nice. Except the trash and recycling situation needs to be solved at the first buildings. 2 small recycling cans for even just one building is not enough, let alone for 3 large buildings filled with people. Trash regularly is overflowing.

Beautiful property, nice and quiet and well kept, the apartments themselves are very spacious and well designed. Very officiant layouts. The one I live in feels like a small house. And the patio is huge as well.

i love this community. i first lived here in 2010 and then came back. it definitely feels like more of a resort than an apartment community. everything is well taken care of and maintained real nicely.

I like my apartment as there is ample space. The maintenance personnel respond quickly to the requests which we have made. I like the community but I feel that it should have had a play area for kids. During the pandemic, it would be a great amenity to have.

The community is great! They know my name and always are available to help if I need it. For example, my dishwasher was not working for a short time. I put in a request and within 24 hours I heard back, and within 48 hours it was fixed. Great place.

A great community! Responsive maintenance, great views, great value for South Austin. Their response to Snowpocalypse '21 was prompt and effective, with water fully restored the day after the city restored the mains. Bedrooms do get warm in the summer; A/C units are a bit loud; but those are small defects in a great complex.

Great apartment features for price. Leasing staff have been good at communicating. Maintenance tries to complete requests timely. There were a few maintenance requests and other move-in hiccups that took a good while to square away, but overall I've been quite satisfied with my residency here!

Great community and office staff. I love the way the property looks and feels. I will say sometimes the office is frustrating to work with due to their lack of response whenever you email. If you want / need something done you need to go to the office or call. Andre is the homie and always comes through. Overall I am probably going to renew my lease here. Just hope the gates start working again soon.

The Management has been really bad. Had issues while moving in, had major issues during winter storm (did not have water for almost 2weeks) and have issues closing out the maintenance tickets. Office staff isn't very friendly.

package lockers are out of date and frequently out of service causing packages to be delivered to a room that everyone can access. I have had multiple packages stolen and i havnt even finished my first lease term here.

Pros: - good quality to price - good location - nice neighbors and neighborhood Cons - the access gate(s) are always open. - the windows and the walls are not sound proof. Not even a little. You hear everything your neighbor does and you here everything outside ( and I'm on the third floor) - toilet seat is SOOO small. If you're a big guy you won't be able to do number 2. ( I do it at work because it is so uncomfortable on these seats)

We’re on day 11 without water since the winter storm. The communication has been sparse from management with zero opportunity for direct communication. The only offer of support is through renters insurance. So I’m order to have any support I have to spend $500 extra dollars, essentially. I will not be renewing my lease.
