Living here for a year now has given me enough time to finally be able to write a legit review of this apartment complex, I will point out the pros and the cons. Might I add that this review is coming from a person that reads just one bad review of anything and I immediately think the entire place is bad. now that being said, I shall cover the pro's. Me and girlfriend came to look at this apartment complex on January of 2014. we came right at the time when a new management was coming in to take over, trust me we had our doubts because I've always heard horror stories about too many changes when a new management takes over (rent raise mostly) but that all changed when Robin came in and handled our apartment contract, she was very professional and took the time to answer all the questions we had with the apartment we were interested in. upon taking a look at our apartment we went ahead and signed up for a 12 month lease (we were in a bit of a rush to get into to an apartment). we were very comfortable with our decision (the apartment looked good for the price especially being in the area its in) and more so because there was a cop living in the complex as well so that gave us a little extra security. the maintenance guy is freaking awesome! we've made calls for issues we've had and they've showed up the same day on most occasions (2 people that i know of are the ones that handle the entire complex so i didn't expect it to be taken care of immediately, unless it was an emergency) now apartment wise, its roomie. in our master bedroom we fit a queen size bed w/frame, a full sized dresser, and a tall dresser. the closet is huge my girlfriend and I have LOTS of clothes and shoes (mostly her) and there's still space to put more, the A/C works fine for me and only had an issue with it ONCE in the entire year of living here. carpet looked in good shape but you could tell it's been here for a while. the entire complex is quite for the most part and last but not least the Care's team! they will hunt you down to speak to you about how you feel about living in the apartment complex even if its bad, they want to know, to me it shows that they really want to be involved and help the best way they can. ON to the con's My main issue is parking, but that was obviously going to happen especially living in the center of the complex, its first come first serve so good luck finding a good parking spot after 7. second was the plug outlets in our apartment, I don't know how something like this was missed but there were so many loose outlets it wasn't even funny (seriously plugs would just fall right off) BUT the issue was taken care of when I called it in. second was the kitchen it is a bit small and the bottom shelf of the over head cabinets is held up by a thin sheet of particle board which really sucks but we made it work by putting the light stuff on the bottom self.at first we did have bug issues (mostly ants coming in from god knows where) but after a few visit from pest control that was taken care of ( not sure if that was a con, just wanted to point that out) the carpet seems to be lifting in some areas of the apartment BUT I have yet to make a work order for that since it just started to get a little worse after the year we've been here but I do trust that the issue will get taken care of immediately. the neighbor upstairs is a bit of a heavy stepper but nothing too inconvenient, I have absolutely no complaints about the people in the leasing office nor maintenance, I haven't been in a situation where an issue wasn't fixed. entrance to the apartment complex being on the service road can be a bit of an annoyance but not a deal breaker. the trash can pile up here and there but not enough to where there's trash just blown around the complex. (responding to one of the latest reviews on here) so there you have it, hope this review helps out. the entire complex is getting a make over and we were nervous about how much higher the rent was going to be if we renewed our lease and it turns out it was only 20 bucks more from our previous rent and we couldn't be happier. we obviously renewed for another year and I would absolutely recommend this place to a friend.

I went and visited Bandera Ranch to see about renting apartment there but was not impressed. The lady who helped me was very helpful and answered all my questions. The manager seemed to not care about what was going on all I saw her do was play around on her computer seems like doing online shopping and eating. The maintenance staff seemed clueless and didn't seem have anything to do because all I saw them doing was standing around outside the office area not doing anything. While I was in the office it seems as if residents were upset because the work was not getting done right the first time and also after hours emergencies were not being answered. While I was walking outside the overall look of the property was TRASHY the was trash all around the dumpsters and trash blowing around the grounds. Overall I would not rent here nor would I tell anybody of this property.

Just renewed my lease contract for another year. I have leaved here for 5 years and love it at bandera ranch. New management is awesome office staff is helpful and polite willing to help anytime I walk in the office love it. Maintenance staff goes above and beyond to help residents with issue. Since they took over we have had plenty of improvements. The exterior looks great love the new color scheme. It's a little inconvenience but in the long run it will look great. Thanks bandera ranch team keep up the good work!

Bandera Ranch is a wonderful place to live. We have been here over 2 years. The maintenance is quick to respond, and the office staff is doing a great job with the transition. The property is in great condition, but they are remodeling and making it even better! The property size is also perfect and allows for more of a community feel.

We've enjoyed our time at Bandera Ranch. We're leaving only because we just bought our first home. I think it's one of the best values in the mid-cities for apartments, since you get a nice apartment (older, but solid and well-maintained) for a reasonable rate. It's not the most convenient apartment complex to find, but it's a nice, quiet place to live. The managers always greet us with a smile and maintenance issues are resolved quickly. The CARES team is awesome. I always felt safe walking our dogs, even when they wanted to go out later at night. We've even had a chance to meet some of our neighbors here, and that almost never happens in most apartments. Overall, I'd recommend Bandera Ranch if you're wanting a good value in the mid-cities area.

My family and I have lived here since August 2012. The previous assistant manager (Debra) was great, but the manager was pretty lacking. Debra left a few months before they announced that the property was being bought. The new management company came in and I think they just had some problems. I brought up some of these concerns to the new manager (Robin) and she has taken the concerns to heart and has made a concerted effort to make the necessary changes. Are things perfect? No. But I can't say that I've never lived in an apartment complex where I've had NO problems. We just renewed our lease and we wouldn't have done that if we hadn't seen some improvement since January when the new company took over.

I moved here having read the reviews about management and not thinking they were true. I was wrong and should of taken those reviews as a huge warning. Part of the management team at Bandera Ranch is what is making my whole experience living here HORRIBLE! The manager has horrible communication skills and doesn't relay all the information needing to be relayed. While upon move-in not many things were wrong, there are now several things wrong. Yes things break and yes the community is old. But telling me there is nothing wrong, when something is wrong, is WRONG! At this current point in time I have no intention to renew and I find that to be very unfortunate. Its a great location with what seems to be great amenities and floor plans. But you can ruin that easily with what's put up front. Unless things change, I will not be renewing and nor will I recommend Bandera Ranch.

It WAS a great place to live until the new owners arrived and tried raising my rent substantially. I chose not to renew my lease and move on since nothing had been done to the property to warrant such a large increase. What happened after I moved is where I really got screwed. I left the place spotless clean with only a damaged blind. I left the greedy new management 3 different ways to contact me in the event I owed them for something. They claimed to have sent me a final statement that was returned to them despite having forwarded my mail as well as giving them my new address as well as my phone number and email. rather than call or email me they turned me in to a collections agency. I was then told I owed them $365 to replace 4 year old cheap apt carpet with only normal wear and tear which is illegal. the kicker is I was informed that after moving my apt was completely remodeled. I'm considering taking them to court.

I just moved a little over a month ago. The maintenance staff is quick to response to my request. The manager and the leasing agent helped me get my paperwork done fast and simple. I moved from out of state. I like how it is so close to the airport.

I am moving out. But I am not moving out because of the community of staff. I am moving in to my first new home. I have leaved here for almost 3 years. I moved into a 1 bedroom first. When I got married I moved into a 2 bedroom and started my family. I will miss the community. The cares teams events is where I met all my friends. My daughter goes to the local elementary school. I will miss that she will not be getting off the bus and stopping at the office for the after school snacks that the office does. The new management is great. And my kids and I love the new pool.

If you want an honest opinion about Bandera Ranch then here it is. First off, the property itself is fine, however itâ??s the new management/owners that have come this year. They are NOT for the tenants. They are only concerned with themselves. For example, the office hours are 9am-5pm. In what world can a normal working adult make it to the office within those hours during the week? It used to be 8:30a-5:30p but recently changed. This change was also done without notice. The new hours are not reflected on the new July calendar (given to all tenants) nor is it on the outside of the office either. I have seen 3-4 upset tenants within the last week because of not being informed of this crucial change. The only way I found out was through Google. Next, they have changed the package system. Before the new staff, a staff member would get the package for you and have you sign off on it. With the new managers, anyone can walk straight to the package closet and obtain a package. I donâ??t get many packages but when I saw this, I made it a point to have my things delivered to my brotherâ??s house now. Itâ??s only a matter of time before someoneâ??s Tiffanyâ??s gift card or Marc Jacobs bag is stolen. The staff wouldnâ??t even know who to blame without a paper trail. Iâ??m sure if this happens they will pull out a notice that they did not provide to tenants that states you forfeit your right to fight them for stolen packages. Next, it is very clear that the property manager is trying to get rid of all the old tenants. Multiple tenants who have been here awhile, including myself, are all getting renewal notices with $80-100$/month increases on rent. If our current rates are below market rates and need to be increased, I guess this I can understand. What I donâ??t understand is why this was not explained. There should have been an explanation attached as to why the average $5-15/month increase is now $100 more a month. This doesnâ??t seem logical or fair, and they have yet to provide a reason. Many loyal tenants have left or plan to leave. In short, I would NOT recommend Bandera Ranch to anyone because at some point you will have to interact with the office staff. They have changed everything to cater to their life thus making s us tenantâ??s lives more difficult. On a different note, maintenance is fast and courteous. And the Cares team is made up of a lovely couple. I truly believe that they will get rid of the Cares team. Cares team is the only reason Bandera Ranch still feels like a community. The new managers are slowly taking this away. Itâ??s sad.

I've lived at Bandera Ranch now for over a year and a half and truly love it, especially now with new owners. Management handles issues immediately and is so curteous and kind. Repairs are always done in a timely manner. The owners are improving the property making where we call home even nicer. It is a nice, quiet, clean, family community where I have always felt safe. The Cares Team is great and bring a sense of community and offer many opportunities to meet your neighbors. I highly recommend Bandera Ranch. Definitely a great place to live!

I thoroughly enjoyed living here...until a new owner bought the property and took over January 1, 2014. They brought in a new property manager who is truly AWFUL. She speaks to residents with utter disdain and complete lack of respect; I have never encountered a property manager as rude, fake, condescending and shady as this lady. She can't be trusted, and that alone is reason enough not to live here. Except...PLEASE also look at the picture I posted below. That's my fireplace. It randomly collapsed one day and the old management had already accepted bids & scheduled a contractor to fix it (apparently it would be quite a job). This new owner canceled the repair job without a word to us about it, then have the gall to pretend like they've never even known about my fireplace. Yes, it STILL looks like this, I'm pretty sure that's a Code Violation... On a positive note, the CARE team is comprised of two of the nicest people I've ever met.

I have only been here a month but so far so good. There were a few minor repairs needed and the staff took care of them right away. After the repairs were completed, the maintenance crew came by to meet me which I thought was unusual, but a very good idea. The layout of the apt. works well for me and where my apt sits, I DO NOT get the extreme setting sun which should keep my apt cooler. As it stands right now, I would highly recommend this complex.

I have actually been here about 16 months and plan to renew. We have new management and it looks like they care about what is going on. The construction is a nuisance on the highway, but all in all I find it a great place to be. I have been in bigger complexes with smaller apartments and higher rents. Here is quieter than most and I like the smallnes of the community.The care team is a big plus. Nice way to meet your neighbors and feel more of a neighborhood feel.

I just moved in to my new apartment. Its so big. I love the sunroom. I also went to the event that they had this past Saturday. They served pancakes with all the works for the entire apartments. I met the people that run the Cares Team. It was nice getting to met my neighbors. The manager even popped by to say hi to everyone. I really think I made a good decision to move me and my daughter here.

I've lived here at Bandera for almost three years. I really don't have any complaints. I see negative comments but I feel those people aren't really giving an accurate review of how it really is. The office staff are pretty nice and helpful. The CARES team is awesome and do the coolest, sweetest and fun things. Maintenence always fixes things within 24 hours (from my experience). It's pretty quiet over here overall, every now and again you may get some noise (most likely weekends). I really have nothing bad to say. Good price, great floor plans. The only drawback living here is the construction on 183/121. But that has NOTHING to do with Bandera Ranch!

From: Date posted: 12/12/2012 Years at this apartment: 2010 - 2010 Possible mold infestation, management is negligent and will not investigate despite all the complaints, evidence, water damage and symptoms related to mold. First day I moved in I noticed water damage and a mildew smell so I listed it on my move in sheet and trusted management would take properly take care of it. 45 days later the ongoing water damage, poor air quality, and managements negligence in handling complaints, U had to go emergency hospital three times and I wad diagnosed with possible mold exposure. They finally settled my complaint but refused to have unit investigated for possible mold infestation despite the long term and ongoing water damage. As a result, I could not use heat or air. I continually made them aware of the poor air quality and advised them of how my health was affected due to the air quality. They just ignored me and looked at me as a complainer. I have all the supporting documents. After numerous attempts to resolve such issue, they only responded when I filed a complaint with the BBB, FTC, Attorney Genreal office, Rip-off website, Scam-sham and other sites. However, they still refuse to resolve such issue, acknowledge or investigate all of my supporting docuemnts provided to them. SO TENANTS BEWARE, POSSIBLE MOLD, MOLD MOLD...IF YOU FEEL SICK IN YOUR UNIT, LETHARGIC, HAVE HEADACHE, BREAK OUT FROM A RASH, GO TO THE HOSPITAL, I WOULD HATE FOR YOU TO SUFFER LIKE I DID. I WAS EVEN PRESCRIBED A EPI-PEN AND HAD AN ANAPHYLACTIC ATTACK ALL FROM MANAGEMENTS NEGLIGENCE....IF YOU LIVE IN UNIT 612 AND YOU FEEL SICK.....GO GET CHECKED OUT...SEE COMPLAINT ON BBB WEBSITE. I HAVE ASKED THAT ALL SUPPORTING DOCUMENTS BE A PART OF MY COMPLAINT FOR PUBLIC VIEW. YOU WILL SEE THE NUMEROUS ATTEMPTS TO CONTACT MANGEMENT AND HOW THEY STOPPED RESPONDING AS SOON AS THEY REALIZED I WAS OUT OF THE UNIT. I EVEN CALLED THE POLICE ONCE HAD HAVE ATTACHED THE POLICE REPORT BECAUSE I WAS AWITING TO HEAR BACK FROM MANAGEMENT TO SETTLE ON THE THREE PIECES OF FURNITURE I COULD NOT TAKE WITH ME DUE TO POSSIBLE MOLD EXPOSURE AND ONCE THEY SAW I WAS GONE, THEY STOLE MY FURNTIRUE THEN IMMEDIATLEY RETURNED IT WHEN I CALLED THE POLICE. BEWARE, MEISHA THE MANAGER WILL LIE, BELINDA THE REGIONAL MANAGER WILL IGNORE YOU AND CORPORATE WILL NOT SUPPORT OR INVESTIGATE YOUR COMPLAINT....THE CONSUMER AND TENANT IS WRONG....WOW, I WONDER WHY THEY WANTED ME TO SIGN A GAG ORDER WHEN THEY SETTLED WITH ME....WHO ELSE IS OUT THERE? Why did it take this ling to make my complaint known? This is how long it took for management to respond to countless elails, phone calls and certified letters. I have lived at Bandera Ranch since October last year. I just renewed my lease for another 12 months. I have the largest 1-BR and it is spacious. Bathroom is huge & lots of closet space. Nice layout. Apartments are a little older but still in good condition. Quiet property for the most part. Nice pool. Management and maintenance are nice & respond quickly. Electric rate runs anywhere from $55 - $110 per month (depending on time of year). Water/Trash/Etc is usually about $35. The only negatives is the construction right now on 183 but it is a BIG negative. It is the only reason I seriously considered moving. But I am hopeful that the construction right in front of the complex will be finished soon so I am taking a chance. Another negative is not enough covered parking. Also, the apartments do not have balcony, although you do get a little more room in your apt because of this. They also have fireplaces, which to me is a waste of wall space & not really needed in Texas. Maybe because these apartments are older, the sound insulation is good. I never hear my neighbors & even though I listen to my tv loud, my neighbors say they cannot hear it. Only time noise is an issue is when my younger neighbors (early 20s) go out on the common/shared front porch area to smoke & talk, but that isn't too big of a deal. Either due to construction or a downstairs neighbor moving out, small roaches were an issue for about 2 months. However, I fogged & the mgmt sent in pest control and the problem seems to have been resolved. I would definitely recommend these apartments for the value as long as you are okay with the construction issues on 183 that you will have to deal with on a daily basis (including it being impossible to keep your car clean).

Love It!!!
I love the apartments. I came from Village on Post Oak and I hated those. Its quite here and I don't have any problems. I love the cares team that throws evens for us 3 times a month. I get along with well with the property manager. I couldn't ask for a nicer apaartment community.

WE WANT TO MOVE BACK TO BANDERA RANCH!!!!!!!
In August, we moved out of Bandera Ranch after living there for 1 1/2 years. BIG MISTAKE! The place we are living in now royally sucks! We miss Meisha, maintenance (Darwin and Jesse), and the CARES Team. They respond to your needs quickly and the only reason we moved is because we thought it was a little bit cheaper for us at the moment. We miss our neighbors there. They always had activities for the kids and for the adults. Summer there is especially a blast. I am considering breaking my lease where I live now just to move back despite the consequences. You are not going to find a better community to live in. Trust me! I think I have seen it all and I am VERY PICKY!

This is my fourth year living at Bandera and each year gets better. Management goes above normal to handle resident's request/needs. The maintenance team always leaves a work order paper to let you know that they have been in your apartment,taken care of your request, and they are timely and accurate. We have a workout facility with equipment that works and is up to date, yeah! Management supports the efforts of a cares team which provide an added touch to our community with meals, games and spa nights, etc. This community gives one a since of home and safety. Way to go Bandera!
