Not bad
Lived there and never had much of a problem. Parking is tight and they won't tow anyone. Outgoing mailbox was ripped off it's hinges when I moved in,and is still gone. Maintenance respond well and the grounds are in good shape, lot's of dogs and...you know!

Pretty nice place, but clientelle is going downhill and Management scalps you or renewals.
We've been here for close to 3 years and you would think that they would want people to stay - especially good tenants, but NO they keep raising the renewal rates such that you have to move, and then instead are giving great move in specials to thugs. As a result the clientele is going down hill fast, especially over the last year. So much so that my wife does not feel safe walking the dog alone at night anymore because of the thuggy characters that now hand around in the parking lots and in garages. This is something that we never had a problem with the first year and a half we were here. It used to be very quiet, almost even family oriented.<br><br>If you re a guy or that sort of thing just doesn't bother you than it is still a pretty good place. It has a GREAT location next to airports and freeways so if you travel a lot like me it is good to be only 10 min from the airport terminal or 30 from downtowns of both Dallas and Ft. Worth. Buildings and floor plans are ok, better than a lot of others in the area. Also has direct access to a really nice park right next door for jogging. <br><br>One tip though, MAKE SURE you get a garage or covered parking for ALL your cars, not just one, when you move in or you will be hiking a mile to you place forever. Parking here sucks, and if you don't get your covered spots when you move in they put you on a freakin long waiting list for months and make you park blocks away which really sucks coming back from the store. <br><br>Just not safe enough to be a great place for kids anymore. <br><br>Time for us to go buy a house or condo somewhere I guess.<br>

Nice place to live.
The office staff is fun and responsive to my needs. <br><br>The entry gates seem to break down frequently, but are repared in a timely manner.<br><br>Garage and storage is a plus; love the trash pick-up 3 times a week!

PARKING!!!
Beware of trying to find parking. The complex doesn't have enough spaces available near building 10 for you or your guest. Expect to pay for covered parking or a garage, or you'll be forced to walk a long distance. <br><br>FYI: If you don't enjoy the noise from airplanes, Euless Bear Creek Village isn't the best location of you.

**** BEWARE ****<br><br>Deceptive Selling Practices!<br><br>I was looking for a 1 Bedroom Apartment for me and my son. I explained to the Leasing Agent that I needed a one bedroom, one bath. The bathroom could not be in the bedroom because it's for me and my son. <br> <br>She quoted the price of $587 after the discounts and showed me a one bedroom. After we returned from looking at the apartment, she stated that, oh by the way, the apartment that's available have 6 less square footage. I asked specifically what was the difference. "She stated the ONLY difference is the walk through kitchen. There would be a wall there instead. But it's really nice and everything else is the same." I asked for a floorplan. She said she didn't have one. It's the same as the one I had except for the wall and she marked where the wall would be. I agreed to take it. I was approved and she stated I could come sign the lease the following week and when the apartment was ready look at it. <br> <br>I called back on four (4) separate occasions to setup an appointment to sign the lease. Each time I called I was told we are "sooo" busy, this is not a good time. It would be better if you came the following week. I called to verify this agreement that the apartments have where you can only get ATT Home Entertainment for you TV, Phone, and Internet. It took me many phone calls to setup the ATT HE (Internet, phone) and the separate ATT special version of Dish Network. I was told by the leasing agent this would be one bill. When I called these companies, there are two separate bills. I setup accounts with both and gave a $50.00 deposit. <br>This back/forth went on until I just went to the office on 09/27/06. When I first walked into the office the leasing agent looked surprised and said, "Oh, I thought you cancelled? We gave your apartment away." I stated this can't be because I already gave my notice at the apartments I'm living in and have to be out by Oct 1st. Then she said, "I'm just joking". It wasn't funny to me. <br> <br>She then went and got the lease for me to sign. She started selling the apartment. "It's so cute, has new carpet, new floors, you'll love it". She had my name spelled wrong on the lease. So, I told her I wanted to go look at the apartment while she corrected my name. She agreed. <br> <br>I went into the apartment and was totally shocked immediately. <br> <br>Difference:<br>1. The 1st apt that she showed my didn't walk directly into the living room.<br> This apt when you open the door you are in the living room.<br>2. The 1st apt washer/dryer had a separate room directly next to the entrance.<br> This apt had the washer/dryer in the kitchen, without a full door to prevent<br> the noise of the machines.<br>3. The 1st apt had the bathroom outside of the bedroom.<br> This apt had the bathroom inside the bedroom.<br>These are major difference that were NEVER told to me.<br>I went back to the office and she had a look on her face as if she knew what was done. I explained the above to her and stated I didn't want that type of apartment. I also explained that it was deception. She stated she just now found out about the washer and dryer and she "thought" she told me the rest.<br>She said she would try to get another tenant to switch with me. Or, she had a 3rd floor apartment. They wouldn't be ready when I needed them but she could put my stuff in storage if I could stay with family/friends. <br>I told her I didn't know what I wanted to do with such short notice. I explained how frustrated I was with the whole situation.<br>She said she would call me tomorrow.<br> <br>I had to call her today. She said the other tenant didn't want to switch. But, she has a 3rd floor that would cost $700 and something. My apartment was for $587. Why would I want to pay $700 for her deception?<br>I asked to speak to a manager. I attempted to explain the situation and told her the leasing agent lied to me. She stated, "She does not lie." This is when I really got fustrated. She didn't want to listen to what I had to say because I was talking too loud. I attempted to lower my voice but she just would not listen.<br>I asked for a complete refund very calmly. She stated it would take 30 days and I couldn't get it any sooner. I asked her to fax that to me in writing. She stated she would and I provided the fax number.<br>It's over 3 hours later and I still haven't received the fax. I have to find another apartment available for move in tomorrow. Call all the service and have them cancel the orders. I have to put up another cash deposit at another location that I don't have available to me right now.<br>This was all unnecessary and preventable. The leasing agent should have been honest. Explained the proper difference and allowed be to make a decision based on the facts.<br> <br> <br>

Office NEVER answers their phone-- even during bus. hours!!!
I have lived here 7 months now and have constantly been shocked at the leasing office's inability to be accessible... via their ONE AND ONLY source of communication with residents and potential leasees. What is the purpose of having a phone line.. really.. if you're not even going to answer it. I can call 8 times in one day and not one will get picked up. I have left messages and they never get returned. This is one of the only things that bother me about the complex, otherwise.

Ashley keeps me there!
I have had a great time living there. Tina is a bit strong but she needs to be. The satellite dishes stuck in the ground everywhere is the only reason I wont be renewing next year. <br>I was in the industry for 12 years and have high standards. Ashley has met and exceeded all of them. she is always warm friendly and helpful.If Tina would toughen up on the grounds I would live there for another 10. Those darn dishes. The community policies state that they are not allowed in the common areas but my friends tell me the property looks like NASA it has so many dishes stuck in the common areas.

Great Community
Just a little note to people who have looked at this community and are considering living here: they are as nice as they seem. When people are mad, they look for a place to vent, not when they are happy. I would challenge anyone to find an apartment on here that doesn't have noise problems. If you must live in absolute quiet, buy a house... but not one too close to the house next door :) <br><br>I have only had parking problems a couple of times, but I can understand this complaint. There isn't enough parking for residents who don't want to pay extra for covered parking, or for guests. The garages however, are fabulous. Very big, I have enough room for my car and an entire living room set.<br><br>I have had nothing but good experiences with the office staff. They are polite and helpful. My airport shuttle guy couldn't figure out how to make the gate code work, so I got frustrated and took my stuff into the office and they were more than happy to load me into the golf cart with my luggage and take me to my apartment. I thought that was really sweet.<br><br>I've been really lucky and have not had any maintenance problems since I have been here. I don't think anyone has even had to come to my apartment since I moved in and had them code my alarm. <br><br>Overall: I think this place is great. All the issues people point out are issues at every community, even ones that cost more than this one. I have managed apartments before and lived in lots of them and the Franciscan is definitely one of the better ones.

Chrisitna and Ashley Are Dolls, Tina is a Witch.
Not much complaint except that the walls in these apartment are extremely thin. I can literally hear my upstairs neighbor urinating at 12 o'clock in the morning. But the floor plan is beautiful. But I still have to walk on my tippy toe not to disturb my neighbor.<br><br>Christina and Ashley of the Franciscan staff are Dolls. I love them. They have helped me out anyway that they can. Whenever I come in to get my mail and packages they give it to me with a smile. On the other hand, The manager Tina thinks she's Queen Bee. I had came in to get my package and Tina made it obvious that I was interrupting her lunch. Her exact words were " I'm on my lunch right now,but I guess I'll get you your package." IF that was Christina or Ashley they would have given me my package with Kindness. It's not like i meant to do it on purpose. I just wanted to get my package. WHAT A WITCHHHH SHE IS!

Unbearable management and parking
The management is rude and never takes care of anything. Unless you have covered parking don't expect to be able to park inside the gates.

Worst Experience Ever!!
I have lived here since May of 2005 and it is the worst place I have ever lived in! I have had ants in my apartment for the past 4 months and pest control wasnt even helping! Because THEY couldnt see the ants they wouldnt do an exclusion (thourough extermination)! I have had people park in my covered parking space and since the parking sucks I have to park on the other side of the complex. My air conditioner has been worked on 5 times since I moved in as well. I paid my pet FEE on time and since the office doesnt communicate with one another I kept getting notices saying that I was going to be charged a late fee. Yes, I said FEE, you have to pay $300 for your pet and you dont get any of it back when you move out! The buildings are so poorly built that I can hear my above neighbor walking around at all hours of the night and I am bever able to take a hot bath or shower. The water turns to cold within a matter of minutes! I would not recommend anyone living here! They look great on the outside, but they are deceiving!! Stay Away!!

DO NOT MOVE HERE!
THE MANAGEMENT AT THIS LOCATION IS HORRIBLE. I HAVE NEVER IN MY LIFE EXPERIENCED SO MUCH DISRESPECT. THEY HAVE ZERO RESPECT FOR YOU OR YOUR PROPERTY. IF YOU HAVE A MAINTANACE ISSUE, DON'T EVEN BOTHER CALLING. THEY WILL GET TO IT WHEN IT IS CONVENIENT FOR THEM IF AT ALL. THERE IS ABSOLUTELY NO WHERE TO PARK AT NIGHT. PLEASE RECONCIDER BEFORE MOVING INTO THIS POORLY MANAGED APARTMENT.

Nothing but problems
The rent is way too high for the problems. The noise is unbelivable especially on the weekends. Parking is a complete and total nightmare. If you move here better get a garage or covered space. Even then there is always someone parked in your covered parking and mngment is No help. The studpid signs they put out threatning to tow are useless the number is some answering service that says only the mngr can do it. There are ants all over the apartments and mngmt does nothing about them even after several request in writing. Your 1000 rent would go father someplace else.

The beautiful exterior of this apartment is deceptive. This apartment has a few major problems, number one being the parking (or lack thereof.) If you come home past 8:00 pm on any given night, you are forced to not only park very far from where you live, but you are forced to park outside the gates because there are no vacant spots anywhere to be seen. And if any of your neighbors are having a party/get together plan on not having a space at all, even outside of the gate. Another is the noise, the walls are so thin you can hear every move your neighbors make. The maintenance staff is kind, but incompetent...they have to come in multiple times just to fix one problem and once it starts its like a downward spiral of maintenance issues. I still have not gotten everything fixed in my apartment that needs to be fixed. The office staff pretty much tells you what you want to hear to get you out the door and then they never really take care or resolve your issues. I would not recommend this apartment to anyone.

Very unpleasant experience!
This community has really spiraled downward the past few months.The staff and manager are very unprofessional and frequently unavailable to assist residents. Many issues are left completely unattended even after repeated attempts to have them taken care of.I do not recommend this community and will be moving as soon as possible.

Horrible manager
The manager is never at the office and is clueless about what is going on. Most of the time the office is left wide open with no around to help. Problems are either dealt with begrudingly and rude or with sarcasm. The rent is WAY too high to deal with such unprofessionalism.

I absolutely am impressed!
From day each of the ladies in the office have been here and have helped me with a smile on their face each time I needed something. <br><br>The apartment is beautiful, I have always wanted a garden tub and now I do. <br><br>I disagree with the repair work statement previously mentioned. I have had nothing but a great experience, the guys have ran in and fixed the problem without a problem.<br><br>I think some people just either need to get a home of their own or quit waiting for apartment people to get on their hands and knees for their every small request.

Going Downhill Fast
Luckily, we moved out of these apartments before everything started going to crap. This apartment complex has been up for sale many times, so everything every once in a while gets a fresh coat of paint and it looks "nice" from the outside. The truth of the matter is that the office staff really doesn't care what happens with the apt. complex or the tenants, they are about to lose their jobs anyway. My friends who still live there have told me stories about everything falling apart, trash not being picked up, no response on maintenance calls, etc. For as many apartment complexes that are in the area, the Franciscan should be a little bit more competitive in the market and responsive to their tenants. You get what you pay for!

Are we even talking about the same place???
My boyfriend and I are about to move out of the Franciscan. He is getting a job transfer to another state, and I am moving closer to Dallas. If that weren't the case, we would absolutely be renewing our lease. I am blown away by some of the remarks I've read here. Apartment living is not the same as living in a single family home. You can't expect to never hear another neighbor when you live in a building with 15 other units. I'd also tell people who are complaining about the staff to think about the manner in which you address your issues with them. Those girls aren't paid enough to listen and put up with some of the attitudes that I've seen residents approach them with. Any maintenance issues have been addressed immediately. I've been compeletly satisfied with my apartment here, and any complaints that I might have regarding parking or even noise would be the same at ANY apartment complex. It just goes with the territory. <br><br>I would hate to think that someone would choose not to live here based on the negative comments posted. I imagine those residents who are pleased with their apartments aren't combing the internet looking for ways to complain. I'm sure most of the people complaining wouldn't be happy anywhere.

Favorite place I've lived
I think these apartments must be the quietest and most well-kept I've lived in. I am on the third floor, and occasionally I'll hear a loud stereo or TV from a neighbor, but they're usually very mindful of noise. <br><br>The most noise comes from the airport a short distance away, but that's standard with living in this area. The Bear Creek area has been superb in comparison with the 4 other places I've lived near here. The community upkeep, multitude of trees, and expansive park are among my favorite features.<br><br>My apartment has had minimal problems, but management has usually been pretty quick with addressing them. They are fair and equitable with all residents and take all complaints seriously. They have sent reminders that neighbors act responsibly with pets outside, as well.<br><br>I feel that the quality of apartment for the price, the unique layouts, availability of garages/covered parking, the views, ample windows, and the expansive kitchens have more than compensated for any inconveniences. They have a well-equipped fitness center and have made many upgrades to the property even since I've been here.<br><br>I would recommend this to anyone!

Consider what´s important to you
The main disappointment here is the noise, and we have to terminate our lease because it is unbearable. The stucco walls and the ceilings are very thin, and if you are anywhere below the 3rd floor, be prepared to hear your neighbors´ every move. No noise policy in effect, no quiet hours enforced, and staff does little to resolve noisy tenant problems. The complex allows dogs of all sizes, so there are neighbors´ barking dogs, and stepping around dog mess in the grassy areas. Overall, residents keep to themselves. <br>This complex has attractive buildings, a nice pool, fitness center and inviting clubhouse. It´s 2-3 years old. There are few trees or grassy areas. It is gated, but gates are often broken. Rent was reasonable for our 1000 sq. ft. apartment.
