Terrible
Our experience at this apartment complex is truly sad. We moved in last summer, and the date that we picked up the keys they told us that the tenant was still living there and we had no apartment. They ended up putting us in an apartment that was on the third floor. My husband is a musician and we have to live on the 1st floor to avoid carrying hundreds of pounds of equipment up the stairs, but we had no choice. We had no electric, or utilities for days and had to deal for months to try to have all the bills transferred and set up again. Since the management change, we have had to show proof every single month that we have payed fully and on time. They apologize and say it won't happen again, but it does. The facility has dramatically changed from a safe, comfortable environment to a dumpy, money hungry complex just trying to fill the empty homes. The parking is terrible. We live at the end of the complex and have to easily walk 3/4 a mile to park our car OUTSIDE the complex because it's so crowded. We have actually payed a month ahead for our rent so we CAN GET OUT OF THERE! Terrible.

Future Residents Beware
Let me start off by saying I've been a resident for the past four years and until the new management company came in (late 2011) The Franciscan was a GREAT place to live. This new managment company has lied to me, tried to cheat me, and worst of all they left my apartment unlocked after a routine inspection. When I asked the office staff why was my home left unlocked I was told "they were in your unit less then 15 minsutes ago so it wasn't left open long". I was simply in shock. True to the other reviews my water bill tripled since they took over. When I inquiredabout the sudden increase the manager put in a work request for maintenance to check my SINK. I've complained about the parade of what sounds like animals upstairs and was told I could move, give a 30 day notice and break my lease, or transfer. Why should I leave if I'm not causing the problem. In my honest opinion, the management company has no integrity and sole purpose is to make a profit. So if you really don't care about where you live, want your intelligence insulted, want to pay $100 for water, and simply enjoy being taken for an expensive ride then The Franciscan at Bear Creek is the place you should call home.

So far, So Good!
I definitely did my research before committing to an apartment community. I was mainly searching in the Grapevine, and north Euless areas. I needed to be as central as possible, because I travel throughout DFW on a regular basis for work. I found a couple decent communities, however, Franciscan definitely stood out to me. The community is newer and gated, with attached garages. These were on my list as some of the main things I was looking for. The area is very progressive and safe feeling. I see many people out for morning and afternoon jogs; either alone, or with their animals. As a single woman, this is one of the things that immediately caught my attention. The neighbors I have encountered have all been warm, waiving or making polite conversation. I have only had one minor work request since I moved in, and maintenance got to it promptly. I did read some negative reviews on parking, so I asked about it before signing my lease. My leasing agent was honest with me saying that it would definitely benefit me to get a covered parking spot or a garage, because parking did get a little tight on weekends and so forth. I ended up leasing a floor plan with an attached garage and I love it! In closing, nothing is perfect but this is community is great for me! I will be sure to update if anything changes.

NEW OWNERS TAKING ADVANTAGE OF RESIDENCES POCKET BOOK
My water bill doubled when the community sold. Management claims it's the city of Euless that made this huge increase. Upon talking to the water department at the city of Euless, they confirmed they did not double the cost of water and sewer. So, what's a resident to do?

Recommend!
I moved here in Oct 2011 from California. This was literally the 20th complex I looked at, so you can imagine how frustrated I was getting. I was very pleased with the customer service from the moment I walked in. The staff is very nice and always willing to help when I'm trying to find new things to do in the area. The complex itself is overall pretty good, never too noisy or gives you an unsafe feeling. I would definitely recommend The Franciscan.

Horrible Management, Horrile Changes!!
I have lived here for 2 years and absolutely loved living here and never wanted to move! Now, I can't wait to get out of here fast! Property sold, horrible staff which is very unprofessional and acts so snobby it's ridiculous and I really don't understand if you are working in a customer service job and working with people all day long, why do you want this type of job if you act so snobby! Horrible, ------ "Now Leasing" signs out front all over the place. That is something a ------ property does and this new management is chasing everyone off besides the fact that they are talking bad about the previous management company TO RESIDENTS! HOW UNPROFESSIONAL!, really! The last management company was so awesome & did everything you asked & got it done quick! Maintenance was great, grounds kept beautiful, the place always staffed full, although parking was a little bad. Maintanence work orders are never written up and you have to wait days for it to be done because they never wrote up the work order! People have trashed their patios and it just sits there and management has done nothing about it, but they want our rent! People that don't even live here have used the pool and been caught having sex outside AT THE POOL!!!!! REALLY! I think you need to wake up new management and maybe care a little bit more about your residents rather than cut corners and let this beautiful property go down the gutter. Why are you ruining this property so quickly... DO NOT MOVE HERE!!!!

FIND SOMEWHERE ELSE
This place looks amazing from the outside and used to be a nice place to live. We pay A LOT of money to live here because it WAS a quiet, well-kept community on the nicer end and there is a 3 bdrm floor plan. We also pay a ridiculous amount for a garage but have to fight daily for another parking space. Recently, the property was sold and it is going downhill quickly. The office staff and maintainance staff, who had been here for a long time and were great, were replaced overnight and the new staff isn't friendly at all. We also have a whole new set of "rules" to abide by now that were delivered to our front doors. The caliber of tenants is going down, the overall feel of the place is going down and just today when we pulled in the gate there are neon green "Now Leasing" signs posted all over the entry. So unbelievably tacky!! I have never broken a lease and am so sad because I really love my apartment, but I am getting out of here ASAP! This place just does not feel like home anymore. =(

IF YOU NEED A PLACE TO PARK, DONT RENT HERE!!!!!!!!!!
This place is a joke when it comes to tenants complaints. They have flat out lied about there parking situation. Many tenants complained about trailors and non driveable vehicles being parked in public spots, and there excuse is they have been grandfathered in. Bull!!!!!!!!!!!! Because of my personnal complaints I have been threaten by the tenants who dont want to move there junk so the rest of us can park... there is parking in front of your garage if u want to rent the garage. Management is so weak they wont have the tenants illeagally parking junk put there junk in fornt of there garage, instead let all the other tenants suffer. Dont rent here unless u like to walk far to find your car.

Bad Smells
I have lived here for 3 yrs, finally moving because the ethnic food smells in both of my bathrooms are unbearable. The parking is bad, and most of the gym equipment doesn't work. There is only one pool and during the summer there are so many visitors, that is crowded. Bad appliances and plumbing!!!

New Tenants
We have lived here about three weeks now. The area in general is extremely quiet and pleasant. The price is on the high end, but for a good reason. I have never lived anywhere that I could sleep as well as I do now. If you go to a gym, you can cancel you membership. The gym here is more than accommodating and is open 24/7 with the key they give you. Compared to many other areas in Euless, Bear Creek is the best. You have great access to major freeways, but none of the noise. There are very large parks nearby, as well as a dog park which is big and separated by large dog and small dog. The money spent is well worth it, and we are extremely happy with our choice.

Good Place to Call Home
I have lived in these apartments going on 3 years. I have never had any problems. If something broke it is always fixed that day. :) The parking is bad but not everything can be perfect. After awhile you get use to walking a little ways to your apartment. It's good exercise. :)

Just renewed my lease, great place to live
I've lived here a year and will be renewing my lease because I absolutely LOVE living here. Yes...parking sucks. A LOT. And something should be done about it. But if you read any of these reviews you know that going in and should not be a surprise...I pay for a space and figure it in as part of my rent and considered it when signing. Should I have to pay to park where I live? Absolutely not, but in my book the pros outweigh the cons. The staff is wonderful and very friendly. Yes they went through some changes and that caused some confusion but they do a great job now. Maintenance is incredibly fast and Toby's workmanship is high quality...and I really don't care if I call a 800 number or the front office...at least you know the 800 number is a real person who puts your request in right there and pages someone instead of leaving a message on the machine and wondering if anyone is going to hear it and come help you. Yes my rent went up about $35 when I renewed, but that's less than a 5% increase and one would expect a slight increase when living in apartments...it's part of the deal. So are there a few cons to living here? Of course, just like anywhere else. But the pros are awesome...it's a clean and safe complex, the floorplans are beautiful, it's quiet and the staff is professional. I would highly recommend anyone living here, I've lived in more than my share of apartments all over DFW and this is my favorite.

DO NOT MOVE HERE
I moved in this place because the apartments were so cute. The lady said you will love this side (that i moved into) because there is so much parking! SHE LIED! We drive around three times and can not find one place to park after 9! YOu have to pay 100 DOLLARS to have a garage and 40 DOLLARS to have a coverd for sure parking spot! you have to PAY where you LIVE to park! And so you know ahead of time you can ONLY have at&t and Uverse for cable and THATS IT! no one tells you that before hand. And the managment is rude. I can not wait untill my lease is up to move out and somewhere much more rational.

I just renewed my lease!
This place is wonderful! I've recommended it to many friends. I even shopped around before renewing my lease this time, out of curiosity, and this is the best place for the money, by far! I plan on staying here as long as I can. I admit that it was a little awkward having to call a 1-800 number for maintenance issues, but Toby and the maintenance staff are awesome and so helpful. The ladies in the office have been very sweet as well. If you do consider this apartment, I do encourage renting a parking space. Parking is very limited. A garage is actually the best way to go.

For the area, this is a nice complex. The floor plans are nice and the property as a whole is well kept. Unfortunately the complex has changed ownership during the time that I lived here and they were unable to honor the "rent increase cap" that was talked about during my original leasing process. I did expect an increase but what was proposed was excessive. They were not willing to work with me on it either. The maintenance is challenging when you can only call a 800 number to report issues, it took almost 2 weeks to fix my disposal. The staff at the front desk are not rude, but they are not friendly and they are a bit condescending. Finally, if you move here you must rent a spot. It is $35 and if you come home after 5-6pm you will park across the complex. With all the posting about other tenants apartments being broken into and people being mugged, walking across the complex at night is not comforting.

LOVE IT!!!
I absolutely love my apartment. This is the perfect location for the area, and close to the airport! I got a great deal on my 2 bedroom and so far love my neighbors. Parking can be difficult, but it has been that way every complex I have lived in.

Horrible Parking
If you ever get home after 5:00 or 6:00, don't move here! They have spaces that can be rented, but not enough of free spaces. Why should I have to pay to park at my own residence?! This is Euless, TX for God's sake! My neighbors, the previous poster and his wife, are correct about trash and maintenance issues, too. I should be able to call or page someone on property or nearby to deal with maintenance problems. And would expect, in most cases, to have the repairs made in no more than two days.

Do not move here.
I have lived at the Franciscan for two years now. It has progressively gone downhill. The management has changed hands three times since Ive lived here. The current management company, Riverstone is HORRIBLE. ------ at the office is clueless and patronizing. The parking situation is a nightmare. If I leave my apt after 5 pm I run the risk of not having a place to park whenI return. There is ample covered parking vacancies. I just do not feel I should have to pay to park where I live and there is no alternative. You either pay for parking or risk getting towed for using the handicapped or covered spots. The Euless police dept is notorious for ticketing the handicapped spots. I put in a maintenance request three days ago and still no response. Whats more you have to call a call center to place your request. You do not even speak to someone on site. Does that make any sense? Also if your apartment is found to be in disrepair you will be charged for any damage not only to your apt but any other units it may affect. The trash is picked up three days a week but often is spilling outside the compactor gate. My lease is up in a couple of months. I cannot afford a house at this time and Ive been informed my rent here will be going up 40 bucks, and for what? I would strongly urge apt seekers to look elsewhere. Not only for their benefit but so I might finally be able to park where I live.

HOLD ON TO YOUR WALLET!!!!!!!
I've enjoyed the 3 years I've lived hear, but the new owners have to decided to get their ROE ASAP!!! Just got my remewal offer yesterday and was disappointed to read that my rent would increase by 60 bucks a month for a 1 bedroom. I could handle the rent increase but was totally put off by the new demand that every tenant going forward will now be required to show proof of renters' insurance in the amount of $50,000 !!!! I have renters insurance but I'll be d@mned if some landlord is gonna dictate how much I have to have. Heck, my own insurance agent said carrying coverage over $20,000 was a waste of money for me. BYE-BYE FRANCISCAN, IT'S BEEN REAL!!!

UNFAIR PARKING!!!
No complaints about the apartment...One MAJOR complaint about PARKING!!! It really, really has to be looked at, and VERRRRY soon. This is very unfair to Paying residents, and it is unfair to see people parking in your area then run toward another friends apartment. I saw a couple of thugs on cell phones walking around after parking in a handicap zone...This is totally perposterous and UNACCEPTABLE! I am already seriously thinking about moving to another place. ANd those of you that say (cheapskate rent a parking space) are full of SHyaaat! They can PAY for my space at 47 bucks a month! That's ridiclous! I had to park on the other side of the complex and walk about half a mile to get back to my apartment. It's sad when you start to become prisoner of your apartment just because you're afraid of losing your parking space. That's despicable.

Would live here again and recommend to renters
Nice place and good customer service. I have lived here for one year and am about to move into a new complex only because I have been transferred with my job. I am about to turn my keys in today, so hopefully I won't experience any problems with that whole process. I have faith in the new management. The maintenance crew is awesome and have always fixed the minor problems I have had in a timely manner. I highly recommend renting a parking space and/or a garage, otherwise, you will have some inconveniences as far as that goes. Overall, I have enjoyed my year at The Franciscan and will definitely keep them in mind in the future!!

Nice Place
I have lived here for 2 years and thinking of renewing again for a year. I don't have any problems here. There were a few problems with swimming pool crowd in the middle of the night but that was handled well. Maintenance requests are handled immediately. Overall a safe, convenient and nice place..specially if you are a jogger.

I never got passed the office
I'm very disappointed in the staff at the Franciscan. I went to these apts twice to try to look at some of their apartments, but was unsuccessful. The first time I went was at 530pm on Friday. When my friend and I arrived the doors were locked, but there was a sign that stated that doors must remain unlocked until closing time... which happened to be 6pm. A young lady ran up and was nice enough to let us in. She went over some floor plans, but when I asked her if we could look at some apartments she told me that they did not show apartments after 530. So then the following week I rushed over after work at got there at 5pm. I went to the same young lady and told her I was there last Friday and I was still wanting to look at an apartment. She checked her clock, looked me straight in the eyes, and stated that she was not allowed to show apartments after 5pm... and it was "just after 5". Perhaps she made a mistake. I'm not sure, but I was very frustrated!

Love IT!
I have lived here for 2 and a half years. Ashley is AWESOME! I walk in the office they know who I am, any problmes I have had, which are few and far between, have been resolved very quickly. Parking can be an issue with guests, but I'm not sure I have lived in a complex where that hasn't been a problem at some time. No problems with noise, neighbors, or crime.

Decent Complex...
We have been here about 6 months and have not had any major problems. Walls are paper thin but that's to be expected in an apartment complex. Maintenance issues have been resolved pretty quickly. The staff is okay - A, the assistant manager is wonderful. The other assistant manager, M, is the opposite - horrible. She is extremely rude, and has been on more than one occasion. Parking is very tight - if you come in late at night, do not expect to park anywhere near your apartment. The location of the complex is great - you can't beat being this close to the airport and in between Dallas and Ft. Worth. Overall, a decent place to live.
