The community is super peaceful, clean and quiet. You really get what you pay for here. Gates are always closed , they change the gate code frequently so you have to worry about your mail getting stolen or packages either. The amenities are fantastic (gym , pool, parcel pending package lockers ). The best part is the staff I will definitely say, they are super friendly and kind , always willing to help out with any concerns. We most definitely will be renewing our lease until we find out forever home.

Very comfortable place to live. Office staff is friendly and professional. Maintenance crew is professional and prompt. The property is well-maintained. After we were here six years the management came in and put in all new stainless appliances. Painted the whole interior. Replaced the bedroom with new carpet and also enlarged our back patio. The upkeep on the property is great from the beautiful entrance, the pool and gym facility.

My move in experience was really good. The front office staff are professional, responsive, and kind. Any question I had, they answered with patience and thoroughness. When I moved into my apartment, it was clean and ready for move in. There were one or two minor issues that I reported to the office staff. They put in a work order for me right then and there and had those issues resolved the following business day.

It's nice being near the walking trails. I feel very safe here. Maintenance requests are always done promptly and correctly the first time. Office staff are very nice and quick to respond to any questions.

I just love the area of this complex, the Maintenance team is awesome , always resolving and cleaning. The administration is very responsive on any topic you like to discuss. This is my 1st apt here in Texas and I don't regret living here.

Still waiting on the garage we were told we would get. But otherwise enjoying our apartment interior, amenities, location and view. As far as issues, some are taking longer than others (patio wood rot) but overall they do listen and eventually get things fixed.

This has been a good place to live for the past year. No complaints at all about my unit. We had some issues with things going on in the exterior/common areas a few months ago, but management paid attention to feedback from surveys and addressed many of the ongoing problems. The grounds are well maintained and they do their best to keep everything clean. Whenever we notice something start to get out of hand (i.e. residents not following rules for valet trash) a memo from management usually follows reinforcing the proper procedures. They pay attention to what's going on in their community. They can't control everything, but it shows that they are trying to make everyone's living situation comfortable so we decided to renew for another year.

It's been a fair stay. I can honestly say once I move that I can highly reccomend this apartment to friends and family because I feel safe here. The Maintenance Crew Are Respectful of My Opinion. I like that The Franciscan offers free perks occassionally also.

I've been here for a month and I find it to be a very clean and well kept property. Maintenance needs are addressed in a timely manner. I live on the first floor so the noise above can be a bit much at times.

Worst experience ever. Already explain on previous survey. Would not recommend this place to anyone. We did not get the floor plan we were told we were getting. Only an apology for the misunderstanding and a $100 discount on the next rent payment which is a joke. Apartment conditions are awful, roaches everywhere. Now the valet trash is limited to one bag per day...what if you have a family of 3 or 4? $35 which includes recycling. I doubt they actually recycle because you can see in the trash area there's no division of what's been recycle or not. The list goes on and on.

Move in was rough, as the unit had a leak, but it was fixed permanently after a week. Have a yearly recurring roach problem somehow, but pest control seems to lessen it. Overpriced, but so are all apartments. Lastly, you obviously need a car to get most places, but at least I can walk to the park.

This is an amazing place to live. The Management and Maintenance staff are extremely kind, attentive and very quick to respond to any questions and concerns. I would highly recommend The Franciscan at Bear Creek.

Good, clean and convenient to anywhere in the DFW area. Office staff is pleasant and easy to deal With. Maintenance staff is quick to attend to any issue that come up. I've renewed twice and will most likely do so again.

Office staff is very friendly and prompt with responding to concerns. We like the location, as it is near to the airport and freeway as well as close to glade parks for much needed shopping. The floor plan is pretty open as well, and the community is connected to the euless trails.

This community is beautiful and inviting. An awesome staff that you can trust and rely on getting you the best deal possible. They are very friendly and helpful throughout the whole application process and even gave us a tour same day.

In love with this place and community. Feel so safe and quite neighborhood just like how I want. Love the fact that dog park is in a walking distance, and most importantly staffs are the sweetest. Any given time maintenance are here to help and they are the best!!!! Very happy and satisfied with my stay here?

The maintenance staff was very quick in response?efficient in communication on how to resolve the issue and the flawlessly executed the task(s) required. Everything was cleaned up properly and all excess items were removed. Apartment was locked up properly afterwards and it seemed like the entire process was seamless.

It has been a good place to live, pretty quite community, I will recommend this apartments to my friends. Only one thing that I could say about maintenance is to get more cleaning on the common stairs. Should be cleaned by wash presure periodically

I was on a pretty tight budget but wanted something safe, clean and close to DFW Airport. The Franciscan checked all these boxes. The property is very well maintained, quiet, & has great amenities. I was surprised to find it was built in 2001. It doesn't appear older as many others in the area do. I like that it is smaller and the security gate around the property is a nice perk however is was not working the day I toured. Stephen was very helpful answering all my questions.

The staff really worked with me on finding a great deal and getting me moved in at the time needed. The apartment was clean, in excellent condition and such a relief from my last property. I only needed one small light fixture replaced, and it was swapped quickly! I appreciate the staffs thorough care, follow up and communication! Definitely recommend.

This community is clean and fairly quiet. It is close enough to any grocery store or other shopping you might need. I love that it it right next to bear creek park and the trails. A couple of things they could work on is the parking in the community. There doesn't seem to be enough parking for the residents.

Pros: Nice apartment and close to trails, attached garages. Assistant manager is responsive. Maintenance staff is professional and thorough. The trails/playground close by are one of the biggest perks for us. Zoned for highly rated HEB ISD. Cons: A/C does not work well in summer (this past summer was horrible, a/c not keeping up started in May and went through September), lack of covered/reserved parking close to apartment, pool was broken on/off for about half the summer in total (residents or random people break things). Don't understand why nonresidents are often in pool or even fitness center. One of the more expensive apartments in the area. Sometimes have issues with getting mail/packages through USPS. Gate usually broken, never stays fixed.

A quiet wonderful apartment community. Direct access to walking trail system. Super convenient to Dfw airport. Easy access to Dallas and Fort Worth. I'm so glad we chose this place to call home. You should, too.

Very good maintenance team. One problem I have noticed is the trash service and how bad it looks piled up over the weekend. And sometimes it doesn't get picked up at all. The gates are opened most of the time.
