I have to say that I was pleasantly surprised that this complex-it has lived up to my expectations. With a resort feel, beautiful pool and clean work out room with 2 hour access that works for me and the security on top of it all makes it perfect. Its just what I was looking for. I am new to the area and needed something close to the airport but without the noise and management that would be there and willing to accommodate me. My rent is reasonable and I have gotten to enjoy the amenities. My neighbors that I have met were looking for the same value in an apartment and we agree that the Franciscan was the right choice. A big factor for me was that the community was friendly and kept clean. I found all that and have easy access to Dallas OR Fort Worth!

I've gotten to know the staff pretty well over the six years living at the Franciscan and I really enjoy them. There have been some changes but it seems to be for the better. The complex is always clean, which in my experience can be hard to find. I am up for another lease this coming year and I plan to stay for as long as I can. Pricing has gone up but they have also done some revamping to the apartments so I'm sure that is why. I do recommend this property to others looking to move near the airport. That is where I currently work and I never have to deal with traffic. That's a huge plus for me.

Of all the communities I've lived in this apartment I have here is by far the best. Any time I have a work order it is completed in a timely manner. Anytime I come in to pay my rent the office staff is always so attentive asking me if there's anything they can help me with and how things are going. I would recommend this community simply because the staff here is superb. If you are looking for a great location and great apartment choose this community.

I wouldn't recommend this apartment complex to anyone. The apartments are nice yet over priced. The parking can be horrible if you get in after a certain time. I have had issues with maintenance as well. I have put in request for things to get fix and it seems like they come and nothing gets fixed once they leave. And management is nice when you first come but after about 2 months their true personalities come out. The management and leasing agents have bad attitudes. The manager is never on site according to the staff in the office, she always has "stepped out" every time I have called or went in to speak to her.

For starters, the office team is spectacular. In my experience, living in apartments, you're constantly seeing new faces in the office due to the high turnover rate. Here at the Franciscan, that is not the case. I have been a tenant for well over three years and am native to the HEB area. I normally am not one to go out of my way to post reviews but this community has earned this from me in my opinion. This by far has been my favorite living experience in my years. It's quiet, well maintained and very cozy. If you are looking for a custom style apartment, this is it. My one bedroom that is less than 900 sq feet feels like a small home with the unique dimensions and awesome features. There will be the normal wear and tear of a community that is relatively dated, but you pay for the safety, excellent maintenance and response time, along with the customer service that is beyond exceptional. In addition to the Bear Creek area being a phenomenal location to reside in; I can say with no hesitation that The Franciscan will be my home for quite some time.

I love living here! This is the best office team and maintenance team that I have ever come into contact with. When I first went to the office to view an apartment, the office had/has a very warm feel. The marketing associate, was very sweet, friendly and helpful. I had to move in as soon as possible and she helped make it happen. The manager, was very reassuring that my application would be approved and they could get me moved in by the next week. The entire staff is very professional and warm. Thanks to them I have a beautiful apartment and I love living here. SO kudos to them! There a lot of communities in the area and in my opinion this is the nicest one. It is just beautiful. The property is clean and well maintained. The maintenance team is always very prompt and friendly. I just can't say enough. I definitely recommend this property!

Excellent Community! I am very happy that I've been so fortunate to find such a well rounded community in the short amount of time I had to look, as my work had forced me to move abruptly. The staff worked with me and were able to attend to my needs. I absolutely love my garden tub and fireplace! The apartment was immaculate upon move-in and I currently have no complaints. I would recommend this community to anyone looking for an apartment in the Euless area.

I deeply regret moving into this apartment complex. It's over-priced for what you get and the fact that they advertise themselves as a luxury apartment complex is a joke. The trash is disgusting. It is constantly piled up so the people who want to actually put their trash in the compactor can't get to it. The noise is insane. I have the misfortune of having college kids above us who have very loud sex which I love listening to when I'm trying to get my 3 year old to sleep! It's also fun when they are having parties and are on the patio at 2 AM. The pool area is so small that I don't feel comfortable bringing my child there because of all the college kids hanging out and drinking there. The pest control is also ridiculous. You get charged for it every month but I don't see any results. And their pet deposits are twice what they are at any other complex I've lived at. When we moved in the place was filthy. They said they had just gotten a new housekeeper and our place must have been missed. I think the manager should walk through the apt prior to tenants moving in to ensure everything is ready. I do not recommend anyone living here. They look nice on the outside but you will regret it.

I recently transferred from a two bedroom to a one since my roommate moved out of state. I love my apartment and the location has a view of the park. It is a bit pricey but it's worth it since I work at the airport less than ten minutes away. I have recommended this complex to other co-workers and friends. I saw other reviews about trash and parking. Parking can be a little tight but I got a carport and never have a problem. I think the trash issue must depend on your building because I have never noticed a problem.

I would never recommend this property. They are very over priced for what you get and the quality of the apartments is very poor! Be careful if you do move in that you note EVERY little scratch, mark, stain, etc, etc because when you move out, they will try to get you to pay for everything that as an apartment complex should be redoing for the next tenant. The office seems to be very nice when you first go in there but once you are there and have any issues, they are very short and very slow to get anything taken care of. Parking is TERRIBLE! There were times we had to park outside the property due to lack of parking. There are a lot of pets and there are a LOT of owners who don't find it necessary to pick up their dog poop! They need to update the A/C units and until they do, be prepared to pay a very high price for heat and A/C! Doesn't matter if you try to be conservative, your utilities will be 3 times what they should and if you tell the office, they blame it on you! Word to the wise - find another complex! One time there was a problem with the trash and they waited over a week to get someone else into pick up all of the trash...meanwhile the trash just piled up and I'm sure we gained some more rats! Oh, there are cock roaches too! They say they spray but when you find them crawling up the walls and around the apartment, you know they are not doing the greatest job they could to control! All I can say is good luck if you chose to live there and I'm forever thankful that I got out of there after my year lease was up and paid dearly for a terrible experience!

Overall, Franciscan was a great property in a very, very convenient part of the Metroplex. -front office staff was very friendly and accommodating -great maintenance crew - very quick to respond and did good work -apartment grounds are well kept and well let -quite tenants - never had noise complaints -close proximity to jogging trails, park facilities and dog park -good $/sq. ft. value My only complaint is that parking is very tight unless you opt to pay for a covered spot or garage. Prices are very reasonable for parking, but having guests over is difficult.

This property is a joke, for the amount of rent, one would think all would be invested in their community. Not the case. The maintenance crew are nice people, it's obvious they're not given quality resources. Remember don't judge a book by it's cover

I have loved living here at the Franciscan and would stay if they had more options for 1 bedrooms. I'm currently living in a 2 bdrm with a roommate who is moving so we won't be resigning. I was hoping that they would do more to help me stay, but that didn't happen. I love these apartments but feel that $990/mo is way over priced. The apartment was very clean when moving in and maintenance does an amazing job! It is relatively quiet and is very family friendly. They are also very pet friendly. The dog park is within walking distance and they always give my dog a treat when I walk him to the office to pay rent. The only issue I have had is parking. I would definitely recommend paying the extra for a carport because like a lot of the other reviews, parking is a NIGHTMARE if you do not have one.

I've only been here two months but the community is great. I have had to put in for repairs but they were done in a timely manner. The office also acted quickly to my requests. The complex is near the airport so the noise isn't as bad as you would think. I barely notice it. The complex is quiet. The only downside is the parking. I'd you don't rent a garage or a covered space you do run the risk of parking a good distance from your building. Other than that, I love the apartment and the space is enough for me.

We are just here in between houses. We only rented a one bedroom to get us by. If we had to live here longer than this (7 months), we would definitely go for a bigger apartment. Have had to call maintenance a couple of times while here and they are here within an hour or two and have always fixed whatever is wrong. Great service there!! The office staff has changed a bit since we moved in but really haven't had any issues with them. I think my only complaint would be parking. There really should be assigned parking spots for all residents. Some days, you have to park all the way at the other end of the complex. For amenities, the pool and gym have been great. Both very clean all the time. They have curbside trash pickup twice weekly. Overall, it has been a great experience. The price for the rent of $950 includes the one bedroom apartment, garage & one gate remote for entry.

One of the leasing agents is a ding bat and a half! Can't get the dates correct on our lease. We were not informed that you don't get a remote for the gates; you have to purchase one. Upon moving in, I reported mold on the bathroom window and the apartment was filthy! They came in and painted over the mold! I've reported several times that the outlets are not working properly (1 in each bathrooms,4 in kitchen so far). If you have to engage in conversation with the office, I'd suggest doing it in person and get EVERYTHING in writing.

Apt was not ready for me to move into when they said it would be. I've had pest issues since I moved in and they've yet to resolve the issue-when I've kept my place relatively spotless. The trash bin looks like a landfill weekly. Hard to tell who's taking a shower, my wife or the next door neighbor. Heavy foot neighbors above me can be heard loud and clear aat times. The overall construction looks cheap when pay attention to the cabinets and counters etc... I should have shopped around instead of falling for the community and garage. Even though the employees or friendly and the maintenance man does an exceptional job, do yourself a favor and pass on this overrated complex.

By far the best move i've had. I moved in on June 1 and everything has been great thus far. The apartment was super clean and they went over my move-in form to make sure i didn't have any complaints or issues. I saw other comments about parking but i got a carport and haven't had any problems. Glad i chose the franciscan at bear creek.

Apartment has the worst packing space especially in the night. You pay thousands of dollars with no parking. The AC unit makes the worst noise in the master bedrooms.. When your neighbor turns on their unit it feels like you are sleeping with an plane engine in your room. I will suggest management assign parking spot to tenants or make all parking spots open to residents. Instead of leasing them for extra money. That's ripping off or discriminating against poor and rich tenants. How will you feel after along day work, you come home to get some rest and there no parking spots but a lot of of open reserved spots. If no changes are made to the above , I am out as soon as my lease end. Just be ware these problems exist when you are want to rent here.

Looks can be deceiving. This place has been going downhill fast, you will now see a lot of trashy young white people that sell drugs because they are always stone in the daytime with no jobs. When the apt has a high empty tenant rate you will notice that your water and sewer bill is so high to cover the vacant apt, but when you ask for a transcript of your monthly bill they will leave the water and sewer breakdown of the bill out to cover themselves. Good luck with finding a parking spot at night and if you rent a garage from this place you can guarantee it will be broken into.

I chose the franciscan not only because the staff was knowledgable and friendly but because I love the way my apartment is set up. It's not your typical one bedroom. I have a lot of furniture and my living room is HUGE! I have become really good friends with my neighbors and truly feel comfortable here. I've been a resident since 2008 and don't plan on moving anytime soon. The leasing office pays for referrals and I have had two of my co-workers move in! More money for me! I definately refer the franciscan at bear creek to everyone.

My husband and I lived at these apartments for about 1.5 years. It is a convenient location - close to several major highways, store, and jogging trails. The grounds are well maintained and it feels safe. We liked our apartment. It was on the third floor and fairly quiet, though sometimes I could hear muted noise from neighbors. There is a ton of airport noise. The exterior insulation seemed to block very little of that. The last few months we were there parking became a huge issue. Unless you rent a covered spot or have a garage, there is a good chance you will have a difficult time finding a place to park. This is especially true in the evenings. They also only gave you one gate clicker (which was required and non-refundable). Aside from parking, the other aspect of the property that was disappointing was the management. They were not very friendly and helpful. Several dryers were broken for months and never fixed, even though they were aware of the issue. I often had to call several times when I had maintenance issues. The maintenance staff was helpful and seemed to do good work. Overall, the apartments were nice, but the staff left something to be desired.

This is NOT where you want to live, trust me. The management staff is horrible and negligent. Vandalism to cars has become the norm and I literally felt like my safety was compromised. Do yourself a favor and call the Euless police department and ask how many times they have had to come out to the apartments within the last 3- 4 months. Although the premises are maintained, there has been a drastic change in the type of tenants moving in. If you want to walk outside to see people hanging around the stairwells, smoking, drinking and playing loud music, this is where you want to be. Looks are deceiving be sure to do your research before moving in.

This is the worst apartment complex in the metroplex. I sold my house and moved here because it was rated as a higher end complex which I didn't mind moving into while I was transition out of state. Instead of a high end property, it was more like a section 8 property. I have had around 10 work orders in the 11 months here, and 3 nights that I couldn't spend in my home because of Water Main break, mold, air conditioning and additional water leaks. The management only gave me 100.00 off my last months rent, big deal. Thankfully I have a garage, but parking for guest is awful. The staff is nice, including the maintenance people, but thats the only thing good I can say for the place, turn and run.......
