Don't be fooled. It's not worth the money. We have a two bed 2 bath upgraded unit. While beautiful at first we were displeased with the cheap fixes. They would rather put a bandaid over it then fix it properly. Been here almost a year and we have been combating ants, and we both are extremely clean and OCD. To decrease the ant issue we put our valet trash out on a non trash day for a few minutes to get dressed before taking it to the compactor. I assume with in those minutes they had someone lurking the halls. We ended up getting a $25 trash violation, for just a few minutes. I'll put it this way..... they will get that $25 when I know longer have to go on an ant killing spree and throw away food damaged by the infestation.

The community is beautiful but you are charged for everything. There are random inspections with limit notice. You have to change out your own light bulbs which are industry standard and cost $20 at home depot. You are being charged for dog waste but they don't fill the doggie station. Not a satisfied customer and looking for a new place to stay. My lease will be broken because my dissatisfaction.

I absolutely love this complex! The staff is always so sweet and helpful and so is their Maintanance. I've lived her for about a year now and have had no issues. My unit was exactly what I wanted and the location is great. I highly recommends this complex!

My family has lived at The Franciscan since 2011 and just renewed for a 6th year. The property is beautiful and very well maintained. We truly enjoy living here. The only thing we would like to see changed is updated gym equipment. Other than that, everyone on staff is friendly, knowledgeable, and easy to communicate and work with. In our time here we have dealt with inconveniences that anyone would have to deal no matter where they live; whether in another apartment or in their own home. The luxury of living at The Franciscan is that they always take our concerns seriously, and maintenance requests are addressed in a timely manner. We think this place is great and look forward to the coming year here.

Our experience here has been WONDERFUL! First of all, the apartment buildings look great and are very well maintained! The management and grounds staff are friendly and professional! If you are looking for fine apartments for an affordable price, I would highly recommend taking a look at the Franciscan!

Great place to live in! The staff is always so helpful and attentive even with the smallest details. Thanks to Hali for managing the place great. Thanks Jadin Jordan for having a smile and a good attitude every time I walk in with my check or with questions. The apartments are clean and in a great area if you like to go do outdoorsy things. I'm a runner so there's a great park beside to go break a sweat. Totally recommend it after being here after two years! :)

I really like this place. I currently live in a 2b2bath apartment on the third floor and I must say, the views are amazing. The carpet is new and very easy to clean and if anything is wrong in the apartment, maintenance shows up to my place in less than an hour and if he cant fix it, he replaces it. The only issue would have to be parking. If you want a free spot, theyre pretty limited after dark (because everyone is coming home). Expect to just go ahead and pay for a covered spot. I still would have to give this place 5 stars because every place is going to have issues, but this is the best apartment I have lived in by far.

I am about to resign my third lease at the Franciscan. The best thing about the property is the location to everything. I have to be back and forth between Dallas and Fort Worth every week so it's perfect for me. I live in a two bedroom near the pool. The complex is well maintained and I like the staff. The maintenance guy Horacio is really friendly and fast. I do recommend the Franciscan to others.

I have lived at The Franciscan for almost 3 years. Location is good, with easy access to 360. Bear Creek Park is within walking distance and great for walking/jogging etc. The staff has always been helpful and my maintenance needs were quickly handled. I have no reservations recommending this complex.

I have to say I was excited to move to the Franciscan. The location is perfect. It's close to a great dog park and trail system. The apartments are beautiful on the inside and out. We have lived here for two years and instead of a lengthy explanation I'll just list the issues and you decide if this is something you can deal with or not when moving into an apartment complex. 1. Shown a model with fireplace and garage. Ours didn't include a fireplace and no one said a word 2. Dead squirrel someone hit in the road. Office did nothing and let it rot after buzzards got a hold of it between buildings 7 and 8. I even put a box over it with a sign. Maintenance just picked up the box when they were picking up trash. 3. Alarm system (which isn't hooked up) started beeping loudly. I called and no one came to fix it over the weekend and not until Tuesday after I called again. I had dismantled the alarm. Put a sock over it and tape and hung it outside my front door so I wouldn't hear it when I tried to sleep 4. People don't put their trash out and the designated time and last week trash sat on our front walkway in front of building 7 from Monday to Wednesday when they finally picked it up. 5. Dog poop is everywhere!! I have a dog and I always pick up after her. Management doesn't care and really doesn't enforce picking up after pets. 6. The disposal got jammed. It was reported via the system on Sunday and was repaired on Wednesday. 7. We went month to month and were quoted $1625. I asked if they were sure and I was put on hold and then confirmed it was $1625. We brought in a money order (don't ask) for the total and now it was around $1680 and they wouldn't accept the current money order. I called and they told me after some long deliberation that it was actually $1645 (final answer). 8. They ask for the renters insurance and it takes several times of them confirming receipt for them to stop harrassing you with notes on your front door. They confirm receipt of it and then ask for it again and threaten to get renters for you and charge you. 9. If you get in a financial situation where you bounce a check it become terrifying. They put notes on your door and I think I paid about $200 over the original rent for NSF and late fees. I was an administrative assistant for many years. This office has no leader. It really is like the right hand doesn't know what the left hand is doing. We call them Dumb and Dumber. If they took the time to put in place a system where they can track what they communicate to their residents (name, time, date, brief explanation, follow up needed) things may get better. However, anybody even considering moving here document document document every conversation and ask for receipts and veriy and confirm every step and every detail that is important to you.

Main luxury apartment manager between sept. 2015 to 2016 A) lacked courtesy (have met her and will not greet or address residents) B) unprofessional (will not respond to emails) C) very unfriendly I'm am a current Resident and have felt profiled and literally felt looked down borderline experienced racism by her directly. 2) community A) lacks parking (must pay extra for carport or garage in order to have secure parking) B) pet feces on grounds C) trash area is always significantly overflowed with trash. D) main security gates repeatedly breakdown (Manager, fails to immediately have this issue resolved) E) violators constantly breach gates to use pool and spa at odd hours.

I really enjoyed living here. I was relocated for my job to Plano or else I would have lived here longer! The grounds are well kept, maintenance never dragged their feet, the office staff is friendly and helpful. I have no complaints! It's a great location and area close to things to do in between Dallas and Fort Worth.

I've been living here since 2010. The ladies in the office are very responsive. Any after hour voicemails are attended to immediately in the mornings. Horacio, head of maintenance always completes work orders in a timely manner. The buildings are constantly power washed and painted to remain cleanly and appealing. My rent is at a great rate and I could not ask for more.

They are a nice apartment complex with attached garages. After that it goes down hill. I had to call multiple times a week to have my a/c recharged for about 3 months straight to fix it. They would add freon every time and not fix what was broken. My main issue with that was with not fixing the a/c, my electric bill was about double what it should have been. Another issue has been trash out front of the building I'm in and they have refused to clean it up even notifying the office for 4 days in a row.

I have been a resident for 5+ years, and I love it here. The ladies in the front office have been extraordinary. They are friendly, professional, patient, and of integrity. They listen to my concerns and they follow through with their actions, which I especially appreciate. The maintenance staff is awesome also. They handle my work order requests in a timely fashion, including emergency situations. I am constantly recruited by luxury apartment home communities in neighboring cities, however I remain with the Franciscan. The location is ideal in the DFW metroplex, conveniently closer to the airport which is a plus if you travel frequently. If you are considering The Franciscan at Bear Creek, I urge you to set an appointment and come see for yourself. This was the last apartment home that I visited, and so glad I did!!

I've lived here about 6 months and it's been a great experience so far. All of the ladies in the office are helpful and I got a really good move in special. My apartment is on the third floor and is very convenient for work. I would recommend the Franciscan to friends.

-There are two ladies plus a manager that works in the office. The manager seems to never be there and the two ladies switch shifts. So basically there is 1 person a day in the office. If they are out giving a tour, the office is closed and no one is there to answer the phone. If they are with a potential resident, no one else is there to answer the phone. -There is only one dumpster in the apartments as most apartments have multiple dumpsters. The dumpster always has trash surrounding it and is a HUGE eye sore. I would hate to live in the surrounding apartments. I cannot image how I will smell in the summer. - The parking is TERRIBLE. I specifically asked about the parking before I moved in and was assured that inventory was just taken and there are plenty of spots. Be prepared to park nowhere near your apartment. If you're a night owl, be prepared to circle the complex to find a parking spot and if you don't find one, you have to park at another complex. There is always multiple people circling the complex at night to find parking. A resident in my building owns 3 vehicles and has friends over from time to time. However, the parking spots are large. If you're lucky to come home early or find a spot, you do not have to worry about your car getting accidently damaged. -This apartment complex has no external drop box to drop off checks which is an inconvenience. The water bill is not included with your monthly rent and has a different due date. You cannot pay your water bill online or call it in; you must pay by check in the office. If you have a normal 8-5 job, you cannot drop it off before work as they open at 9am. The office closes at 6 pm, should you have a short drive home, you should be okay. Unfortunately, my drive with traffic does not allow me to make to the apts. before they close. Therefore, I have to remember on the weekend to stop by the office, hope the office is not closed because they are on a tour, and provide them with my check manually. - I have been to the workout room 3 times now. Every time I go, the TV's do not work. They are on but the TV box does not detect the remote. Other residents working out told me they are not able to get it to work either. - I have received emails from The Franciscan indicating they are passing out Chick-fil-a at the gate in the morning. I was excited. Who wouldn't be?! When I left for work, there was no one by either gate. The office didn't even look open. The breakfast isn't a deal breaker but was defiantly a disappointment! - There are two gates, if you don't buy a gate remote ($50.00 - non-refundable) you can only enter one gate. This is inconvenient when you have visitors over, it is very easy to get lost in the apartments and there are no short cuts to get from one side to the other. You must wind between all of them to get to your location. The apartments are not a small community. - Make sure to inquire about the pet fee & pet rent should you be a pet lover. $$$$$$$

I have a love hate relationship with this place. Don't bother with a garage if you drive anything bigger than a ------- go kart, they are tiny. No one cleans after their filthy animals. Maintenance guy should be referred to as 'Can't get right' because he seems to struggle with getting things...well....right. Upstairs neighbors / noise: Your mileage may very here, but I swear to ------- god two sumo wrestlers and a ------- elephant live above me. I mean, come on! Every time one them strikes the floor with their ------- foot It rattles my entire apartment. Maybe I'm being to inconsiderate, maybe they're ------- --------. Get ready to run a marathon when you need to take the trash out, as the dumpsters are strategically located far the ---- away from you. I hope you like being invaded, you will be under constant invasion from ants, but that might be a good thing, maybe you can sympathize for the Iraqis/Afghans afterwards. Management is awesome, well, relatively speaking. I've lived in many different places around the area and they are (currently) the best. Jaden is awesome (marry me please). Madison is awesome. Big Boss (Property Manager? I don't know ) is ...well. The boss. Your mileage may very here as well. Conclusion: If good management is extremely important - live here. If having a huge garage to go out and get under your car is important - don't live here If you don't plan to buy covered parking / garage - don't live here If you need things fixed on time, every time - don't live here If you hate ants - don't live here

Way too many little problems. There isn't anywhere close to enough parking; unless you pay for a covered spot and they charge about twice as much as any other complex in the area. Being forced to park outside of the gated area, up by the front office, isn't uncommon at all; especially if you work late or go out on the weekends. The gate remotes, like the covered parking, run about twice as much as every other complex in the area and are non-refundable payments, unlike every other complex in this area which charge refundable deposits where the cost or the remote is returned to you upon move out. The quality of the units, while nice, is totally overshadowed by the constant nickel-and-dine nonsense that management pulls. I would recommend people looking for an apartment in this area to look at other community. There are plenty right around here, with comparable quality units, that don't resort to unethical hidden costs and headaches.

I have lived in these apts for 3 years. Ever since we moved in we had issues with the now manager. First time we ended up getting bugs from a near by apt whose tenants moved out, she told me that doesn't happen. After asking several times to have an exterminator come out the exterminator told me that is where the bugs came from. Twice the pipes under the kitchen sink started leaking and it took a couple of times before anyone came out, the 2nd time they leaked I had to have the old manager come to supervise and she has been the only person I wanted to deal with. Now that old manager is gone I have to deal with New manager. My car got towed from a parking spot that USE to be a handicap spot, they painted over the spot with white paint and took the sign off of the metal pole. There is another spot on the other side that is handicap as well with perfect paint and a handicap sign. New manager specifically told them to tow my car, at this very moment there is a van with no handicap plates, no handicap sign anywhere visible in that spot.
