Great community! Excellent staff and neighbors. Couldn’t be happier. I moved in and my apartment was in great condition, I’ve had maybe 3 work orders in the last 2 and a half years and they are always taken care of quickly! Love my home

I love this community because it is very central and everything I need is very accessible. I never experienced anything bad here. It is quiet and peaceful. Just had occupied renovations done in my apartment and everything went smooth. They renovated during the day while I was at work and it looks great!! I am very happy with all the renovations. Angie is great and very helpful! Love my new renovated apartment and would recommend this place to anyone!! Thanks so much Angie!

I love living at Franciscan! I truly love my apartment, the amenities, and location, but I renew every year because of the staff. They are amazing! Everyone from the apartment manager to the maintenance staff, they are all so kind and helpful. Ashley, the assistant manager, has personally helped resolve every question or maintenance request I've ever had in a professional and timely manner. She's the greatest!

I just moved from Here and it wiz was not my choice. I moved becuz of covid. If could have stayed longer I wud have. Every one thinks that a apartment teem doesn't care abt their tenants, which is normal the case, but the teem here really does. Thx y'all for making our time special while we were ther. (My English is not as good, I sorry)

I love living at the Franciscan and will continue to live here due to the staff. Rolando really takes his time when he is fixing your apartment. Shelby and the new girl (can't remember her name sorry!!) are amazing!! One complaint would be that some of the people that live here don't pick up their trash so the guys have to do it for them.

I love living at the Franciscan! Shelby was my leasing agent and is so sweet and does a great job making you feel at home. Angie, the new manager is doing a great job and has immediately addressed any need that I have, they even went above and beyond when Hello Fresh delivered a package to their office instead of bringing it to my door. Maintenance is always taken care of within a day or two and I love my apartment here. Nestled away out of the hustle and bustle of the city this apartment complex is a great place to call home!

Noise ok saftey suspect grounds horrible trash always nasty staff is mean and ugly def racist as Ashlee is discriminatory if you aint white . She refused to help me when i locked myself out msking me pay 500 to locksmith on my wedding night super hot and horrible she refused to help she even told maintenance to ignore my pleas for help this is not in my lease agreement she didnt even care she and other staff fo not care about residents horrible

I have been with the Franciscan for about a year now and felt like it was time to write a review. All in all, I love my apartment and the property's location.. direct access to the park area, close access to the hwy, and shopping centers. The upgrades in the units are very nice and if you ever have any issues maintenance will come as soon as they can. I haven't needed any major issues to be taken care of, but during the three times I did need maintenance to fix something it was done in a timely and professional manner. Overall, the staff are friendly and professional. The girls up front, Angela and Ashley, have been around since I moved in and they are great- very personable and care about their tenants. If it's in your price range or even at the top of it. I would totally recommend checking out the Franciscan. The community is great and safe and worth what you pay for. Stop by and decide for yourself ????

quiet , great staff, and very good maintenance, i live here since 2014 , and recently had to move to a smaller unit. the girls at the office (Angie and Ashley ) made my transfer very easy and stress free . i love my new place , and the community.

Staff has changed a lot but the current staff is the best that we have had- hopefully it will stay that way. The grounds are kept up better, rules are enforced, and the pool is always clean. Maintenance takes care of work orders in a timely matter and doesn't just put a band-aid over the repairs but actually does the work to fix it. I plan on signing another lease.

This community is top-of-the-line in the Landscaping immensities the staff is awesome the maintenance team is awesome as well we have not had any problems since we've been living here in our first apartment as a married couple we love it

I love it became of location and shopping. Jadin Jordan is one of the nicest person I know. She will you help you with your problem very quickly. She have a good staff with her. If you want a place that close to highway, schools,restaurant and minutes from DFW Airport. Stop By J J will be glad to help.

I moved here from a neighboring apartment complex approximately 1.5 years ago shortly after I retired. The Franciscan was able to provide me with basically the same apartment layout & quality for 400 $ a month less than the previous place about a mile away. I have been pleased with my stay here while I have been deciding where to go next within the next year. The maintenance staff is always very timely when I have had to use their services. The only minor issue I have with the management is the timeliness of the communication when the gate code changes which is some cases was 2-3 days after the fact but this is a minor deal as I don't have much company anyway.

I moved from Uptown to the Franciscan at Bear Creek in Euless 3 years ago. I wouldn't rent anywhere else in the Arlington/Grapevine/Colleyville/Euless/Bedford/Hurst area. Jadin Jordan leads a staff that is always super responsive, polite, and professional. I've never had a negative experience with any neighbors. It's always pretty quiet without disturbances. Pool is as nice as you'll find. Palm trees! Great spot to have a couple beers and family-friendly too. I recommend the FBC 100% to all respectful renters in need.

most awful apartment I ever lived. They would try to attract you with luxury office whereas the actual apartment is full of cheap fixtures. Its just nice on the outside rotten inside. Although the neighbors are nice but the apartment management sucks. The maintenance went complete downhill since ------------ became the manager. Any sort of maintenance takes least of 6 months to be even acknowledged, that too if you are constantly calling and then few more months to get the actual work done. Lack of courtesy and false statement from Manager herself about request being complete just makes everything even worse. Manager just lies on your face and never meet deadlines or followup email. Very rude behavior. They change the gatecode every now and then without notice so if you plan to take a walk you might very well be stuck outside the pedestrian gatecode been changed and you didn't receive any email. Doesn't have code punch in system. Rather has a dial in, so whenever anyone would come you are to receive a call in your phone; except IT JUST STOPS working time to time. So on a dinner party I had on a weekend, I had walk down with my remote for EVERY guest that came in. They also don't holds packages in the front office as a result packages gets missing from front door unless you take day off to receive package in person.The staircase and the lobby of the apartments is always filled with trash. They don't do weekly clean up. Tenants are forced to pay for trash valet regardless of need. Dog poops everywhere. Cant really walk around the apartment. Loud music starts super early morning on weekends and complaining never works. No wonder there are so many vacant apartment now. Also I see police coming to the apartment complex often that usual. I don't feel safe anymore. There was a report of some homeless person intruding in and staying under one of the staircase every night. I am so not renewing my lease like I did in the past!

I've only been living here for a couple of months. I moved from a different city and was unable to physically shop for my dwelling. I had a locator send me a list of apartments and this one was my first choice, based on what I saw online, and on the thorough communication with a professional lady in the office, I couldn't be more happy that I landed here. I've had few maintenance issues. The couple that I've had were addressed in a very timely fashion. The upkeep of the complex is above standard. Only qualms I have would be that sometimes it's hard to get someone to answer the phone (I hate leaving messages--although one maintenance request was a voice mail and was handled before I got home the following day) and that several pet owners don't clean up after their dogs. Very frustrating, but this too gets handled by maintenance if a complaint is filed.

I've been looking around the area for a one bedroom apartment and liked what I saw. I came into the office and both of the staff ladies greeted me with the smile. The community itself is more updated than the other properties surrounding it. From what I can tell its fairly priced considering all the renovations they did. Definitely on my top 5 list!

Isham Willliams-My family and I moved here from out of state and have been pleased thus far. There are some issues that have come up such as the gate always being broken or cars flying in the parking lot but it hasn't been much of a problem. I like the layout of our 3 bedroom unit. The walk in closet and double sinks are an added bonus. Close to lots of shopping and a great school district. Overall, I would recommend moving here.

I moved into the Franciscan this July. I have had a very positive experience here. The office staff is very friendly and helpful. The community pool and fitness center are very well kept. The access to walking trails and the dog park is nice. The overall Bear Creek area of Euless is a great place to live. There are multiple grocery stores and shopping areas close by.

DO NOT RENT AN APARTMENT HERE! Worst place I've ever lived. Never any parking, if there is not parking up front, you literally have to park across the street or risk your car being towed if you park your car out front by a curb over night because of no parking. Dog ---- everywhere because they never replace the doggy bags. People drive so fast in the parking lot, trash is always over flowing and by the way, they only have ONE dumpster for the entire complex. Buildings are disgusting with cob webs, huge spiders and wasp nests. We have called the office a countless amount of times to have maintenance pressure wash the building but it's been months and it just keeps getting worse. In fact, they charge for pest control! We also get a ton of tiny ants in our apartment. Things are always falling apart and maintenance takes months to come and fix anything. We barely use our water, yet our bill is in the $100's almost every month. It has even gone into $200 and we have asked for someone to come and look into it because that is not right at all but no one ever comes to solve the problem. If you have high vaulted ceilings and your light bulbs go out, you are expected to replace them yourself (what's the point of maintenance?). They charge you for every extra little thing. Never want to respond to complaints but will bug the crap out of you for those extra charges until you pay them. If you get packages delivered and left out at your front door, you better hope it's still there when you get home because most likely it will be stolen. I have lived there over 2 years and a majority of the time I have been there, the gate has been wide open for anyone to come in. Kids are not allowed to play outside on their bikes with emails being sent out with complaints. These are far from luxury apartments! They're so ------! Don't waste your money here. You would probably be better off renting a much more affordable apartment for better quality, I promise you that.

THE LAYOUTS ARE CRAMPED AND NOT WORTH UNDER $ 700.00. PARKING IS TERRIBLE UNLESS YOU GET HERE BEFORE 7 PM. IF YOU GO OUT ON WEEKENDS YOUR SOL- YOU WILL BE PARKING UP FRONT OR ACROSS THE STREET THIS WILL HAPPEN ON THE WEEKDAYS TOO . IF YOU NEED COVERED PARKING ITS AN EXTRA $ 45.00 a MONTH . A GARAGE $ 75.00 MONTH. IF YOU DECIDE TO MOVE IN THIS ---- , YES ---- GET YOUR ALARM ACTIVATED ASAP - TO MANY BREAK INS THERE. MY GUESS , THE ONES WHO DEAL DRUGS RIGHT THERE IN THE COMPLEX . THEY WILL TREAT YOU LIKE A KING OR QUEEN FOR A MONTH & THEN YOU ARE LUCKY TO GET MAINTENANCE OVER IN TWO MONTHS. THE PROPERTY IS TRASHED, PAINT ALL OVER THE DRIVEWAY, RABBITS GETTING SLAUGHTERED & DUCKS THAT DONT EVEN BELONG ON THE PROPERTY . THE RABBITS, YES BUT 4 HAD BEEN SLAUGHTERED AND THROWN IN THE FILTHY MAIL AREA THAT THE GARBAGE CAN STAYS OVERLOADED. SAME WITH THE DUMPSTER. THESE APARTMENTS SERIOUSLY NEED TO BE REPORTED ... THEY BREAK LAWS BY LETTING RESIDENTS PARK OVER THE FIRE LANE MARK.. THEY WONDER WHY THEY ARE HAVING BREAK INS , BUT WILL NOT DO CRAP ABOUT THE DRUG DEALERS. THE GATE STAYS OPEN 24/7 . AND THE PASSCODES ARE GOOD FOR WHAT? THESE --------------- who run the office don't give a crap . SEE HOW MUCH MONEY THEY SPENT DECORATING THE FRONT OFFICE ? THEY WANT YOU TO BELIEVE HOW LUXURY THE APARTMENTS ARE... LMAO! PLEASE! IF THEY CAN SPEND ALL THAT MONEY REDECORATING THE FRONT OFFICE THEY NEEDED THAT MONEY FOR SECURITY CAMERAS ON BOTH GATES & AROUND THE ---- COMPLEX. PLACE IS SO BAD THE OFFICE STAFF GIVES THIS PLACE 5 STARS . Come on down, if you love living in the ------. Gate is open 24/7.

I have lived here over a year now and it hasn't been that bad. So below are the pros and cons of the apartment complex. Cons -The security in and out gates breakdown a lot. -Parking can be difficult late at night if you don't have your own garage or parking spot. -They don't throw a lot of mixers to meet your neighbors or a renter appreciation day. -Maintenance is on and off, sometimes good and sometimes bad. -Having to always write a check for the water bill Pros -The gym has been renovated with the addition of new equipment, although the new TV's weren't working. -The pool is very clean and has all new patio furniture. -The location is right next to the airport and not far from Arlington, Dallas or Fort Worth for entertainment -You can pay your rent online with either a checking account number or credit card. -The apartment is pretty nice for a pretty fair yes rent has gone up everywhere. -The community is very quiet with not alot of noise. All in all, I've seen an improvement in just one year and I think the staff are all on the same page now.

This is a very nice property. The employees are curious and the office personnel get to know you by name quickly and make you feel welcome. The staff is quick to resolve any issue professionally. I must say I thoroughly enjoy living here and highly recommend this property.

I love the apartment layout itself. The community seems okay, and quiet for the most part. People drive way too fast in the parking area, and maintenance sucks. Absolutely sucks. I've had requests last an entire month before. There's no excuse for that. They nickel and dime you for everything. I may end up moving again when this lease is up.
