Parking was horrible. The staff is not very friendly. The three bedroom units were old/dirty. It appears that the property was going down hill. When I first moved in, it was nice. The character of people moving in and management changed. There were several cars vandalized on the property.

I have been a resident of Franciscan for almost 2 years now. I have lived in the Bear Creek area for 7 years. Franciscan is a little higher in rent than the other apartments in the area, but the closet space and bathroom with the garden tub sold me. Plenty of space for a family, we don't feel crowded. Large sliding glass door to the balcony makes for a great view if you overlook trees. Nice size living room and nice open patio/balcony. We've had issues with the AC unit once and the emergency line was answered almost immediately and we had cold air back in our home within 3 hours. The kitchen is great with lots of space for storage, the pantry is spacious, and the kitchen island is a plus. Open and inviting. The washer/dryer area is a bit tight, but once you get your machines situated there are no issues, plenty of storage space above the washer with built in shelving. We can hear the neighbors occasionally, but what apartment is quite?? Mostly we hear muffled voices, if at all. Of course the occasional stomping is heard, but again this is nothing new to apartment living. The staff is helpful and friendly. The pool area is really nice, but can become crowded. There seems to be an issue with other nearby apartment residents that crash our pool, but everyone is respectful and it really isn t a problem. It isn t Franciscan s fault that the apartment complex across the way doesn t have a pool. :/ And it is hard to keep the codes secret when everyone is so friendly and shares them freely. Very dog friendly community here, if you don t like dogs, don t move here. We have dogs, and most of our neighbors have dogs. We love it! Yes there is barking heard, but it isn t constant. There are poo stations with free bags everywhere and it can get annoying when people don t clean up after their pets, but lazy people happen. The grass is kept trim regularly and the grounds are kept clean. Trash days are 2 days a week, with only 1 dumpster on site. I wish they had a recycling dumpster, the other apartments in the area have this normally. So if recycling in really important to you a quick drive next door isn t too bad. That was the good, here is the bad: Parking. We were lucky to move in when there was a special on parking spaces at 15/month. We got spots right in front of our apartments. We have discovered that other residents weren t so lucky. At 40/month, I really think the management company is price gouging the residents. There is minimal parking, and this is quite an understatement. Parking is atrocious. If we have 1, just 1 visitor and if it is past 6pm, most likely they will be parking in the back of the property or by the pool with a long walk ahead of them. It sucks, there is no other way to describe it. If you are lucky enough to get a garage, then this provides you with 2 spots. Often, you will find strangers parked in your spot, and if you want to get them towed. You actually will be told that the apartment office will need to approve it before the car can be towed. I understand that most people leave within an 8 hour period, but when there is NO parking to resort to. It is really frustrating to not have access to a space that you pay for. Also, the towing company will scout the property for any vehicles that are out of date on registration or inspection and threaten to tow your car out of YOUR space that you pay for. Apparently this is a right that you sign away when you sign the lease. So parking can be horrible, but if you re lucky like we are, it is only horrible for your visitors.

We love living here because entire property is clean and safe,maintenance staff and office are friendly,always respond in timely manner but some times high volume for A/C actually this time the year.we made this property Home for years to come.Zoya and Haly are doing excellent job at front desk. thank you Guys and Keep up Good Work.       my husband and i moved here 9 months ago. we love it! our view of the park is a plus. the staff has been very helpful. we are only here in texas temporarily due to my husband's job, but we feel very fortunate to have found the franciscan. the grounds are kept clean, they are quick to fix whatever we have needed, and love being able to be within reach of walking trails and all of the other fun things to do around this area.

        Moved here from an apartment in Hurts and it was a great decision. The staff at the Franciscan at Bear Creek are always willing to help out. There is a lot of parking which is GREAT. I didn't have that at my last place. I have been here for a year now and don't plan on leaving any time soon. The location is close to the high way so I can get to work fast. I feel safe and never have had any problems with any of the other renters.

          I moved here from another not-so-great complex in December 2012. I have absolutely loved living in this complex so far! Maintenance is VERY quick to respond to issues - sometimes same day, if not usually next day. The office staff are all friendly and everyone smiles and waves when passing by on the grounds. The fitness center is one of the biggest I have seen in suburban apartments and has music available on the loud speaker system in there. I can not say enough about the HEB ISD, the teachers that work there, and the people in the community - an all around great place to live and raise kids! I originally posted the above review in June 13. They had a promo where if you came on this site and posted a review, you would be entered for a chance to win a discount on rent - that explains the surge in positive reviews around that time! THIS PLACE HAS SINCE GONE DOWNHILL IN RATING ACCORDING TO ME, SO I AM REVISING AS BELOW: They have changed several things that make apartments convenient to help offset the other things you deal with when living in one. 1. They randomly changed the due dates for the water billing to be at a different time than the rent due date (like every other complex out there). I always guesstimated my water bill and rounded up my total when I paid. Suddenly one month, we got notices on our doors (like everyone in the complex) stating there was a past due amount on our accounts about 5 days before the end of the month - mine was for $5. This had to have cost more in manpower hours than it actually collected 5 days before months end. When I called and discussed this with the office, I was told that corporate changed the billing and they agreed with the assaniness of the notices and an apology for no advance notice. We finally got a notice explaining it - 3 MONTHS LATER! 2. They stopped doing package acceptance. If you are not home when FedEx or UPS comes by and knocks, the front office refuses the package and you have to go pick it up at DFW (both delivery companies distribution areas for this zip is on DFW airport property). This is very inconvenient when you order online often, as I do. I have started having my packages delivered to my job since I now work somewhere that is an option. 3. Pet fees are astronomical. I went to the Irving Shelter and we were looking at a mutt lab mix puppy. When the shelter rep called the front office to see what our pet deposit would be, they asked him if the dog would get over 30lbs and he said he wasn't sure but he would probably be around that. They then told him that the large dog fee is $400 and a deposit of $400 - $800 TOTAL! Then they quizzed him as to what tenant was asking. He declined to tell them and was appalled at that rate. Needless to say, we were unable to rescue that puppy! A smaller dog is $200 fee/$200 deposit. 4. Parking has become an ongoing problem. I have a garage and park in it to save the few spots for people with no other options. I have a driveway that I can't use, because even a Geo Metro would hang over the fire lane! My son often gets home late (he works or is at a friends sometimes until late o'clock) and he has had to park by the front office many times. I came home from a flight at 3am one time and literally drove the whole complex looking for a place to park because my house sitter was in my garage and I ended up hanging over the aforementioned driveway and then waking at 7 to move to an actual spot! There does not seem to be enough parking spaces when you assume at least the 2 and 3 bedrooms are more than likely going to have two vehicles! I really loved this place for about the first year I lived here and then the changes started right after I renewed. 2.5 years later and I will be moving out in a couple of months - I can't afford the continued rent increases for the services we receive. The things mentioned in my original review still stand, except for the gym. It's big and nice, but the equipment is frequently broken or in need of repair.

              I moved in March 2013, and have not had any major issues with community! It's quiet, and the maintence staff is very quick with responding to requests. The office staff is very friendly and great at working through any issues or questions you may have. I definitly reccommend this community! I will say, the only real 'problem' i have had with the community has been parking. There isn't alot of open parking, and the covered parking is waitlisted. I had to wait 3 months before I had a reserved, covered parking spot (and they're $40/month!!). I love that the community has lots of grass and is just a block or so walking distance to bear creek park/dog park.

                  We have lived here for 2 years now and will live here for the next year. During that time, management has changed once during the earlier part of our residence and mostly things have been good. Sometimes our neighbors can be a little noisy, but we have not had noise issues past 10 PM. The maintenance is fairly quick to respond though sometimes they treat me poorly, mainly in the way they talk to me. The apartment quality seems to be decent. While the outside makes these apartments look a lot fancier than they are, the standard appliances are fine. Our dishwasher has cracked some of our plates, however, so I wouldn't put anything too valuable in there. While there isn't much of a community within this complex, I haven't had anyone be rude to us. I know for some parking is an issue, but we have a garage & a separate covered parking spot that we're renting, so we don't have an issue with it. In terms of recommending this complex to others- it depends on what you want. We love the park system nearby and the location is great in terms of access to major highways. However, we are probably moving next year to a larger apartment and there have been some minor issues (noisy neighbors, inconsistent managing policies) so keep that in mind.

                    I haven't lived at The Franciscan for a short time, but I really like it. The staff was very helpful upon move in and the maintenance staff responds within 24-36 hours. The other residents seem friendly and I love the gate access to walking trials and a dog park. The layout of my one-bedroom is great, the carpet is very nice, and appliances are nice.

                      Great apartment...if we have any problems, we call the office and they get our issues resolved quickly. It is nice having the fitness center open 24 hours a day...and the pool open 365 days a year. Some places that I have lived only had the pool open from Memorial day to Labor Day. The pool is always clean and there is a nice stone fireplace grill that you can use right next to the hot tub.

                            I have been a very satisfied resident of the franciscan at bear creek for almost 8 years. I love my neighbors and the office staff have become more like friends to me. Before moving into the franciscan I had been a home owner and couldn't imagine living in an apartment but it has become my home and I don't see myself living anywhere else. I highly recommend the franciscan at bear creek to everyone. It's not only in a quiet area it also is walking distance from the dog park which is great for me considering I have two big dogs!

                              I have been a resident for the past two years. A lot of people have posted about the management change but I really have not noticed a drastic change. They have improved the work out room and pool/hot tub. Everyone I have come accross in the office seems to be helpful. I do agree parking can sometimes be an issue but besides that I have been nothing but happy living here and have actually referred a family member who is about to move in. I've lived in other complex's in the Euless area and am more than satisfied with my decision to move here. Don't always listen to negative posts, more than likely those are people who don't like or embrace change. I recommend the Franciscan to everybody.

                                I love the people, my neighbors at the Franciscan, but it is expensive, matenince is slow and the dog poop is Every Where!!! An elephant has just moved up stairs and the office is slow to respond to requests and has gotten worse with the new managers.

                                  OUTSIDE LOOKS IMPRESSIVE BUT IN REALITY ITS A HELL HOLE. FOR THE KIND OF PRICE AM PAYING I SHOULD BE GETTING TOP NOTCH SERVICE. ITS BEEN A MONTH SINCE IVE HAD MAINTENANCE CHANGE A LIGHT BULB IN MY APT. I LITERALLY HAVE NO LIGHT IN MY ROOM. CALLED SEVERAL TIMES BUT I GUESS ITS TIME TO LET CORPORATE KNOW WHAT ------ OPERATION THEY ARE RUNNING. CARPET SMELL LIKE WET DOG, INSECTS EVERYWHERE, BROKEN APPLIANCES. SAVE YOUR SELF THE 12 MONTH CONTRACT AND RENT DOWN THE STREET.

                                    Rent Super 8 instead this. The management is very bad. They never address issues on time. There are issues with theft as well. In rencet months i have seen a truck being stolen and car breking. Those are not that bad as there is a limit what you can do. But the things like, fixing issues are within hands of management and that is not done. The first shock you will get here is huge water bills and electric bill. Water bills are huge as they are inflated by apartment as they submeter. Electric bills are high as they have historic and bad ACs. Average water bill of $100 and Electric bill of $150 for 2 bed 2 bath aprtment is what you need to be ready for. There are issues with Ants, inspects and even after charging pest fees all they do is spray powder you can buy from Homedepot.

                                      Parking is horrible. Unless you have a covered parking ($$) expect to walk a few blocks to your apartment IF you get home later than 6pm. Noise isnt a problem as far as hearing your neighbors, however, DOGS dominate this place and have constant barking contests as soon as the sun goes down. There were many nights where I was awaken to dogs barking and howling. Very irritating. The grounds are hideous. The trash compactor gets changed once every two years it seems. In the summer months or any day where it gets hot (every day in TX almost!) its distasteful smell lingers around the parking lot, in the breezeways, and sometimes near your apartment door. My car was broken into. Funny thing is the burglars weren't even from the apartment complex, turns out they had gotten into the complex via the gate, that was never closed! Whats a "gated community" where the gate is always broke or not closed? Maintenance worked hard and did a good job, AFTER a few attempts. This didnt bother me a whole lot, but worth mentioning. Overall, I didnt enjoy staying here. It got progressively worse. I would only recommend this place if you absolutely have no where else to go.

                                        I have lived here a while now. The new owners are money hungry. They increased rent $50-$75. They are not interested in keeping you as a tenant so don t bother trying to negotiate (it won t happen). Water is high as they added a service fee which is 9% of your bill. Who pays $100 for a 2 bedroom apt? Staff is somewhat nice, but hardly returns calls. We continually get new staff as we can t seem to keep the staff since new owners bought the property last summer. New staff doesn t really do anything! This place has gone downhill!! The walk ways are trashed out, dusty & full of webs. My neighbor actually sweeps our floor & the stairwells because she is scared her son is going to get by insects and spiders from all the webs. People leave their trash out days before pick up. Safety is a huge issue: Cars broken into, cars stolen, apartments broken into, you name it! The apartments do not notify you of this or even send out cautions. They pretend nothing is going on. Light fixtures - they don't work & they don't care. The weight room: Air conditioner never works. The equipment is old. 2 old treadmills & 2 old elliptical machines with 80 s free weights does not constitute state of the art. There are no remotes to the tv's so you can't turn them on, change the channel or turn volume up. What s the point in having them if residents can t use them? The office s response was, the remotes keep getting stolen. Umm ok, change the codes and have security & apartments get items stolen too. The pool is usually shut down and broken, but if it does work the ------ people from other apartments are in it with their million friends. When notifying the staff about issues with people coming over from local apartments in the pool or gym they do nothing about it. Maintenance: The maintenance guys are nice, but do a very poor job or maintaining or correctly fixing problems. How hard is it to cock a tub? Remove old white stuff & put new white stuff on. Ummm called 3 times now about this and well, they said it shrinks when dried. WHAT??? The new tenants that have moved in are just horrible. They usually come with 1-3 roommates as they can t afford the apartment themselves and party all hours of the day & night. They party in the hallways, in their apartment, on their balcony and in the parking lot. They do not care for anyone else around them. They take up most parking spots & their friends as well. There is no parking now!! Management does absolutely nothing with your complaints. I used to love living here and have enjoyed my time with all the neighbors; however, the new owners are all about making that money and less about their residents. You do not get what you pay for here. It is a money pit. It wasn t worth me renewing my lease & I highly regret it! I am considering breaking my lease because they are so bad!! The police are here all the time now too! The sign should read Welcome to Euless s Oak Cliff instead of Welcome to the Franciscans.

                                          New Property Mgmt Compnay Sucks

                                          I've been at the Franciscan for almost 2 years. It was great until it was sold to it's current owners. They never tell you ANYTHING. Left the hotub but not the ability to turn it on, took out our gas grill and replaced it with one you have to use charcoal with-none of this was ever communicated to us. The machines in the weight room are dangerous-they stick and you can't even lift them. There have been vehicles stolen, garages broken into and NONE of this has been communicated to the residents. They wanted to raise my rent $50! I work in Dallas and I can pay that kind of money to be closer to my work. This property definitely isn't worth what the current owners think it is. We are in Euless for crying out loud. I asked them to replace the faucet in the bathroom, which is corroded from the hard water and has started to rust-along with the sink- and they put some paste on it to fill it in. And that was even done sloppy. It looks AWFUL. Don't move here. I feel like I live in a section 8 housing project.

                                            Going downhill

                                            After two years and the complex selling, things are changing. The policies of the new corporation are inflexible. They tried to increase my rent by $50 & said some residents were $100 so I should be grateful...they won't let me renew my contract according to the date. It must be the 1st of the month because it's easier for their system. Obviously, my life doesn't flow according to the corporation's billing system. Their solution is that I pay the market rate prorated when it comes time for me to move. For example, my contract with the prior company was on the 15th. I can't renew to the 15th, only the 30th or 31st, whichever is the end of the month. Anything in addition to that is subject to the market rate, not our agreed upon rate. The staff in the front office really tries, but it seems the current owners have tied their hands so that they are unable to assist in some really big ways. Maintenance is sweet, but they are given cheap products to fix things. They tried to replace my quality tub stopper with a cheap rubber $3 stopper from Walmart that didn't work any better than a piece of cotton. I had them give me back the old one as it is better, but my problem is still not solved. Neighbors have spoken of the same experience. Having said all of that, they are prompt and kind & deserve props for that! Water went up by about $10, the again another $5 at renewal. Other residents said the same things. There is also a new crowd of people moving in, noisy & dirty. I pay more money to live in a place that shouldn't be trashed or loud. That's how it used to be before the new management. While they're diligent in sending out notices, nothing changes as the culture of some of the newer residents isn't to respect their surroundings nor their neighbors. I truly question if they give new residents a total bargain while gouging current residents!?!? I'm really bummed to see such a great place going downhill & am looking for somewhere new.

                                              calling it home

                                              I moved in almost a year ago, I just renewed my lease. I enjoy living here and everything about it especially being so close the park. Moving from out of state I was unsure of the area and how I would feel about making this area my home let alone Texas. I have come to enjoy it here very much, and the fact that they put in new gym equipment makes me love it that much more. I read the reviews, ya I agree parking can be hard sometimes I rented a carport when I renewed my lease, but I never thought it was terrible. Maintenance has always been friendly especially when I had a minor flood in January they were so quick to take care of me. I honestly can t say anything bad about living here; I pay a good amount of money to live here and there be so many places in the area I could live, but I have made my home here.
