From the staff to the property and maintenance this community is amazing. My experience was perfect the ladies were all so professional and kind. This was by far the best community I've visited during my search.

This place is a breath of fresh air! I absolutely LOVE the location. It's in a quiet spot away from busy streets and highways, and still with in 10mins of everything! The thing I love the most about this place is the office staff. From when I first viewed the apartment, signed the lease and moved in, they were incredibly friendly, helpful, and professional. I've only had one maintenance issue my entire stay and that was taken care of promptly. The staff isn't in my business and the other residents keep to themselves for the most part so there's not much drama. I will say however, the only downside is on the weekends some of the neighbors have guests over and they can be loud at times. Also, parking is a nightmare? they have very minimal parking to the point where if you're not home by 5pm, you may have to park outside the gate!! They do offer assigned carports, but the one that was the closest to me was 4 buildings away. If you're someone that has guests over regularly or will be living with roommates, etc and need lots of parking, this place might be a deal breaker. Absolutely everything else is phenomenal!! Such a fantastic community to live in? there's just no where to park

Huge cockroaches in kitchen and master closet as well as other crawling bugs. I do like the lay out of the apartment. Having the garage entrance to the apartment is a real convenience. The trash compactor overflows with lots of excess garbage could be contributing to the pest problem, Spraying and cleaning the cement around it as well would be nice, my shoes get very sticky and nasty hate to wear them in the apartment.

It's been two weeks and so far so good besides parking. I want to believe that it's because it's so hot outside that my AC doesn't really get cool besides at night. I'm hoping that doesn't stay that way.

My experience at the Franciscan at Bear Creek has been excellent. I'm on my third lease with them! Office staff and Maintenance staff are professional, knowledgeable, courtesy, and speedy. Any issue I've had, it was inspected and repaired in a timely manner. I was a resident of a complex in Las Colinas and it was a terrible experience. But at the Franciscan, it's been amazing. Highly recommend for those looking for an upscale complex that has nice features--parcel pending, trash pickup, covered parking, garages, etc. You won't be disappointed!

The Bear Creek area is very nice. It's close to walking trails, a dog park, and a playground. I enjoy the peace and quiet and the neighbors I've met have been extremely friendly. My plan is to remain here for years to come.

Office staff and maintenance staff is top notch. They answer every call and service you as quickly as possible. This was my first apartment I've ever lived in and it was the best choice I've made amongst the others. You will not regret making Franciscan your new home if you're looking for a great community, great amenities, and a relaxing environment.

Its has been a great place to call home. Its a very family oriented and dog friendly community ,very quiet, clean and safe. The office and maintenance staff are Awesome, and do care about the tenants.

1.Minimum noises 2.They need to be towing cars parking on your parking shade without your permission 3. The officer on property DOESN'T answer calls. 4. Safe neighborhood ? 5. Pick up trash is a big problem.

It is a great complex, management has gotten a little better, they just need a little more people skills. The maintenance staff is amazing and get the job done, it is quiet and friendly neighborhood and close to a park.

The floorplan is nice, but I wouldn't recommend moving here if you have a dog - it's more concrete than grass and the nearest dog park is about 1.5 miles away. Also, I have had trouble with the neighbor crawling into the crawl space and poking little pinholes through the ceiling in my bedroom. I've called and emailed the office several times and they finally sent maintenance to spackle 8 holes in my bedroom ceiling. Last, I put in a service request for the AC. Maintenance came out on the one day I was not home (having oral surgery) and whoever they sent tried to get into both of my computers - as per the failed attempts message on my laptop.

I really wish they could add more lights, some places can get really dark. I have a toddler so more lighting at night wouldn't hurt. Friendly community. Love it here!............. Community stays clean.

Kind of expensive but in a good area and the pictures online are pretty accurate for what the apartments look like. The standard parking at the apartments is pretty bad though, within my first 2 weeks there were at least 3 times where I could not find any open parking spots. I decided to get a reserved parking spot and that has resolved my issue but the monthly fee is $45 for that.

Apartments are pretty nice. Hannah in the leasing office was very helpful during the touring and leasing process. There was an issue with a countertop when I first got the keys but management was quick to have the contractor come in and resurface it the next day. Overall positive experience thus far

It was great when we moved in but has steadily gone down hill in the last 2 years. The noise is terrible. Our packages are just thrown in the laundry room and not put in the lockers. Which is an amenity we pay for as well the pool and gym that is hardly ever open. The kids around here write graffiti on the walls in the breezeways. It has turned into a terrible place to live.

Everything's great, have had no issues besides parking. The parking situation is a little ridiculous, all guests have to park like 3 buildings away and so do we. It's freezing outside right now and my roommate works really late so it's not exactly safe.

It's a great location, however the management way of communication is piece of work. If you want to get things done you really have to speak up for yourself or you'll wait forever. And always communicate with management via Email you'll be surprised how much it will be useful.

Responsive, gracious, and friendly are three words I would use to describe the staff at the Franciscan. Even though we've changed office staff, the level of professionalism, care, and integrity did not change. That proves that CAF cares about the people they employ.

MGT sent out a letter complaining about the trash situation but has not yet provided any info on how they will be fixing this. The staff in the office seems to be different every 6 months. The pool is dirty. The electronic gate has been wide open for 5 months and does not close at night. The "office" is in a literal apartment and has been since Feb. There does not seem to be a fix for any of these issues. All you have to do is walk through the property to see these issues. Apartment ownership needs to view the property and see the issues.

I adore this complex. Amazing staff. Wonderful interior. If my husband and I hand moved away then we’d still live there to this day. The complex itself is so friendly and inviting, plus quiet. Absolutely recommend.

I love everything about the Franciscan! Starting with the staff they are beyond helpful and making sure everything you need is taken care of! Shelby helped me find the perfect apartment I told her what I was looking for and she made it happen I couldn't be happier!! The community is beautiful and always kept clean, no loud noise or neighbors. The maintenance team is beyond amazing too always on top of what they are doing, I've only had to put in one work order and it was taken care of almost immediately! All in all this is by far the best place I have lived!!
