I don't know what these people are talking about

Is the place perfect? No, but what apartment complex is? If you want to live in a place with no annoying neighbors, you probably shouldn't have settled on apartment living. It comes with the territory and is exactly the same as any other apartment complex. I've lived in my unit since October 2008. The trash situation is annoying (garbage piled up at the compactor) and some partying neighbors can be a little noisy, but overall my building is very quiet. I've never seen the police out here (other than on routine patrol). Euless is a very quiet, residential community. These people should try living in the actual ------ sometime. I really did get tricked into signing my last lease, these people have no idea what a bad apartment complex is. Gunshots, gang members, car break-ins, apartment break-ins, random property destruction, police being called out on a daily basis to deal with drugs and domestic violence. Complaining about trash pickup seems a little petty and spoiled don't you think?

    This property seems to be going down hill....READ if you are thinking about moving in!!!

    I have lived in these apartments for going on 6 years... For the first several years I loved living here. In the past 2-3 years it has gradually gone down hill. The trash compactor was a horrible idea...Every weekend there are mounds and mounds of garbage trailing out to the street curb, it is disgusting. Also, I have had huge issues with the new renters in my building. Not the same renters but in the same units being rented out. They seem to be renting to anyone that walks through the door. I have had racing dune buggy's, rioting in the parking lot with 30 people slugging it out. Police showing up at all hours of the night to arrest someone, or break up some 4am party... Management has been notified and it takes months if not an entire year for them to take action. I have on stayed due to the location and not researching new properties thoroughly enough yet... Also, the newest renters in my building and in the over all complex seems to filthy pigs...I am talking cigarette butts everywhere, soda cans, fast food trash, you name it littered all over the grounds.       RUN...they aren't worth it!

      I have lived in the apartments for some time now. Management changes like clockwork and tends to get worse every time. They just don't seem to care. God forbid you need to actually call and get someone on the phone...not gonna happen. I have left countless messages on numerous occasions and I can honestly say that not once has anyone called me back. I would say 90% of the time the front gates don't work, and the back gates have been chained by the Fire Department for YEARS because the apartments won't maintain them. They may as well tear the gates down...they seem to be useless, but yet we are still expected to PAY for a secured property!! If you drive by on a Sunday afternoon, you will find trash rolling out into the streets because the trash compactor is not working...AGAIN. It's an incredible view...you have to see it to believe it. I believe others have posted pictures in their reviews...well, those are TAME compared to what it usually looks like! Maintenance is almost none existent...their excuse is usually "lack of staff".         Do Not Move Here - You will regret it....

        Everything mentioned in previous ratings is true...all the horrible nonsense, with broken equipment in fitness room, no pool hours observed, thin walls so you hear noisy neighbors, big dogs everywhere which is fine if folks picked up after their dogs and didn't leave big poopies everywhere. The security gate has been broken for the past 2 yrs that I know of, fixed temporarily, then broken again, all kinds of cars broken into, motorcyles stolen, etc...but most importantly the TRASH...this has been a NIGHTMARE..See for yourself and NOTHING is done about it...the Mgmt obviously does not care. This has been going on since Summer 2008...this is recent pic taken at the end of Dec 2008. Don't waste your time moving into this Apt Complex.

          Don't be fooled!

          I can't really say anything that hasn't already been said in other reviews. The apts look nice from the exterior but are not built well. The walls are super thin! Management has changed three times since I've been here. The office staff is nice but incompetent. The gates are usually broken. They removed the security camera from the gates but that doesn't really matter because come to find out when the camera was still up, it wasn't even on! CG @ Bear Creek does give you a false sense of security. Motorcycles etc. have been stolen from our parking lot. Management is not interested in upping security measures to help with these types of problems. The fitness center is useless because the equipment is always broken. They don't enforce pool hours so if you live around a pool you'll have a lot of sleepless nights. They do allow big dogs and that in combination with lazy owners equals tons of big poop piles all over the grassy areas. It's nasty! The one dumpster for the entire complex is awful! It's the first thing you see when you drive in and it's always got a mound of trash overflow. It's rediculousā€¦Ā See More>

            No problems yet

            I have lived here 2 weeks now. I honestly have not yet had a problem. EVERYTHING I marked on my walk through list was repaired/replaced the first week I was here. I am on a second floor with no one above me. I have asked my neighbors downstairs if they can hear us moving around. They said no. I have not yet heard any of my nextdoor neighbors either. Perhaps I am the one off but I cannot find anything to complain about yet.

              Nightmare from day one

              I read the reviews before I moved in and thought, I can deal with slow maintenance- but that's just the beginning! This place is HORRENDOUS. The management is absolutely terrible and they literally couldn't care less about you. I had a major emergency with my apartment and all they wanted to do was try and think of some way to charge me money when it was their fault! These WERE nice apartments when they were Milano. I don't know a single neighbor who isn't moving out as soon as their lease is up. Its Euless, so your options are limited, and these are spacious and reasonably priced in addition to "looking" nice. Please heed our warnings and live ANYwhere else. PS- I lived here two months and I already hate it that much.

                DUMP

                3 words: NO TRASH PICKUP - worst sight of the complex is the disgusting, smelly compactor right in front of the complex, overflowing with trash on a regular basis. Great view, right? Lazy, half-witted staff. Don't expect much from those 'tards. Cheap paint, carpet, buildings, and maintenance standards. Becoming a ------ for the area kids without pools and yards to come hang around at during the day....and sometimes into the night. Have fun if you live by the pool....nice and noisy for ya. They have one gated entrance and exit of which the gates are broken a lot....and not to mention..they charge a nonrefundable fee to "borrow" a gate clicker that you will return at the end of your lease. Last but certainly not least....MANDATORY CABLE. This effin bullcrap is ONE thing they FAIL to mention as you SIGN YOUR LEASE! Whether you watch it or not, you PAY FOR IT! If you don't heed the warnings....you WILL be angry at yourself later. RUN AWAY FROM COLONIAL!

                  Moved out last night

                  I have never been more happy to vacate an apartment as I am to leave CG @ Bear Creek. The mandated cable was the first straw, the pulling of the 20 or so dumpsters around the property and replacing them with one compactor was the last straw. In the defense of the property, which is owned by a huge property mangement company, the staff is as friendly as possible given the circumstances. This courtesy is hardly enough to make me forget about the way a huge company like Colonial Properties treats its tenats like cattle. At the end of the day, thier midset is "fine...leave...we can replace you with another tenat and get a higher amount for rent each month" A short list of things wrong and why you should not live here (keep in mind I am a 24 year old salesman that works in north Dallas, so some things that don't bother me may bother older people): The trash compactor is always full All countertops are stained Dishwasher leaves soap on dishes Paint is cheap and easily chips or scuffs Carpet is easily stained and becomes matted after a couple of months in high traffic areas(but that is the same with any apt nowadays) Theā€¦Ā See More>

                    A Realist's Review: Pros and Cons (More Cons Than Pros!)

                    This has not been the best experience I've had in an apartment complex. Pros: The maintenance men are friendly and if your need is important, they will respond fairly fast, (ie, microwave shot and needing replacement). The complex is overall very well kept, the courtyard is perfect for pets and there is a great area for walkers or joggers to make a 2.5 mile trek around the apartments. There isn't a lot of traffic in the area and I'm happy with the location. I feel safe and I like the way the complex looks. Cons: The office does not keep good track of your payments....it is absolutely necessary to keep record of payments made in person AND online. I have had several incidences where they will either credit my account unnecessarily or claim that I have defaulted in payment or that my pet deposit was not paid. Cable payment is mandated. You pay for cable whether you want it or not...an extra 45.00 a month. This was not disclosed to us until the day we signed our lease. When I moved in...the apartment was very dirty.                       I would not recommend anyone who is looking for a decent apartment to live at Colonial Grand. It's disgusting and the service is rude and terrible.                         Decent

                        I have been living here for a year and a half. The apartments are nice, but the service is awful. There have been on many occasions where I have had issues with my apartment. Each time, I have had to call more than twice to see action, or confront apartment personnel to get a speedy response. It seems like they can never do what is requested of them without you getting upset. It can be very frustrating, especially when you pay top dollars for rent on time every month. Recently, they have removed garbage disposals from around the community and have added one trash compactor on each side in front of the building. Because I live in the very back of the apartments, I have to put my trash on the back hood to drop off garbage daily. The trash in front of the compactor builds up and becomes any eye soar for those living in the community, especially for those who live close to the compactor. I have noticed an increased number of bugs as well as other disgusting things. I have recently decided to move because I can not take this anymore. I will rather look for anotherā€¦Ā See More>

                          YUCK

                          Short and not so sweet... Gates are always ALWAYS broken 1 Trash compactor for the whole left side of the complex...i attached photos of what it gets like...way too much trash and too many people for 1 compactor thats located at the very front gates...if you live far away you better put your walking shoes on or strap it to the top of your car! Fitness room is very lame and most of the machines arent working Pools are OK $45.00 Mandatory monthly fee for cable wether you want it or not Rent is way to high for what your getting There is really alot more that i hate about this place just not enough time or space to write it down...I HATE THIS PLACE.

                            WE LOVE IT

                            We moved in on August 2007, My family and I love the place. Management is great we have never had any problems. When we came into the office to inquire rates they immediately assisted us. we had been looking for an apartment all day and this was one of our last stops we advised that we needed the apartment immediately because of some personal problems and they were able to help us out. we moved in 2 days later. staff is wonderful and would recommend to everyone.

                              worst place ever!

                              I started living her in '04 and it was the Milano. It was wonderful they cared about there residents and would do anything to work something out with you. Aso soon as Colonial Grand took over the upped my prices over what it should have been. My up stairs neighbor tried to brake into my apartment 3 times and everytime it happend I told the apartment about it and they did nothing about it! My upstairs neighbor was also very rude! He would stomp around at all hours of the night, he also would through his trash out and it would be all over the parking lot. They still wouldnt do anything about him and they wouldnt even pick up the trash. They dont care about there residence all they care about is getting some other poor sole to move into there apartment so they too can rip them off. I hated living there! I dreaded going home everyday! They lowered the credit ratings so any and everyone could move in there. I was affraid to go home ever day because I was affraid something bad would happen to me.                                 Avoid Avoid Avoid at all cost

                                Well it appears that Colonial Grand has made a deal with Time Warner Cable, cable suck. I guess that Time Cable is losing out to satellite so there marketing toward apartment. Well a couple of month back they sent a note to everyone if they wanted to sign up for a deal with Time Warner. Not many people signed up so Colonial is making it mandatory that you have to pay the 45 dollars, we're basically paying for a service we don't use. I was at work and saw that the apartment management had called so I called them back they told me that I forgot to sign a form stating I will be bill 45 per month for cable. I was like I didn't forget I don't want the service the other guy was like its not an option its mandatory in a real rude tone of voice, wow. From the neighbor that I have spoken to say that this place isn't worth it, you will alway find someone moving out on Saturday.                                   Avoid if possible

                                  When I first moved into these apartments in 2005 they were a great place to live. When the new management took over things started to go downhill, fast! When my lease was up for renewal they raised my rent over 7% (market rate is 5%-6%) and I was informed that I would have to pay for cable, whether I wanted it or not, which is an additional $45 a month. The management is more interested in making a sale and will ignore current residents for perspective residents. I would highly, highly recommend that you find another place to live. The Metroplex (H-E-B area) is filled with other apartments that are willing to work with you... I would suggest Grapevine!

                                    Could be much better, pricey

                                    Over the past several weeks I have noted a number of people moving out and I have noted the conversations around the pool often being about the increase in rent. It is clear the property cares more about the "market rate" (what they can get away with charging someone) rather than keeping good tennants. Marke rate is determined by occupancy levels, not what they need to charge to make a profit. Its an excuse to say, tough, if you dont like it go somewhere else because I can rent your appartment for more than I am charging you in a minute. (That was exactly what the property manager said to me when I questioned my increase) My rent went up on my last (6 months) renewal $55 and this renewal $55. My electric averages $175 a month set on 72 degs, not a very energy effecient apartment and they recently forced everyone to start paying them for cable. To give everyone an idea....here are costs: 1 bdrm, 1 bath w/garage, 2nd level.... rent: $860.00, Cable: $45.00, Water: $28.00 (ave/mo)..                                       Great Managment

                                      When we originally leased our apartment we had major problems, but it was during the managment change. Once the new managment came in they fixed everything. Our unit had been trashed and there were lots of issues but they came out every day and stayed till the problems were fixed. The maintenance guys are very friendly, and seem to really want to fix your problems, and always do. The Head manager, Sherri (i think not sure), she is great and always finds a way to work things out. Other than our loud neighbors and our rent being raised we would stay... But all rent is high this year!

                                          Not a good experience - especially for the price.

                                          Upside - grounds are well maintained and attractive - although inside is very average. The area "feels" safe although at times there is a fair amount of foot traffic.<br><br>Now the downside - expensive. I have never gotten a response from maintenance, even after repeated request. My neighbors speak of two month waits for maintenance. Do not ever, ever be late on rent - it absolutely will cost you dearly - no matter that you have always paid on time and are out of town. And they will leave an eviction notice on your door for your kids to see. While I was moving, two young women came in demanding a condition report same day even though I was up to my rear in boxes and exhausted. I turned it in and asked for a small bathroom linoleum to be replaced due to a purple stain - never heard back. Exercise facility has HUGE maintenance problems. TV's no work and it is unlocked more often than not. For several months maybe 1/3 of exercise equipment works at any given time.                                             I moved in about 4 weeks ago and was a little leary after reading the reviews. Im glad i didnt follow my instinct, because iv never been more happier. The management in the office is excellent(Mark). All my requests have been handled in a timely manner, and they even put new equipment in the fitness center. I would highly recommend this place.

                                              Look good on the outside but has serious problems

                                              This place looks quite nice from the outside. My main issue with this place is that I had one heck of a time getting minor maintenance taken care of in a timely manor. I have had the A/C go out, faucets leaking, and a few other minor issues. My problem with this place is that there seems to be no accountability from management to get these issues resolved in a timely manor and when I called the office after hours my calls were never returned. I often had to visit the office multiple times to get an item fixed. The front gates on the right side have been non-operational for much of 2005 and into 2006 so security is also a problem here. The standard answer from the office was always that the gates will be fixed shortly. I always pay my rent on time and I find it aggravating when it takes 5 months (no kidding) to get a kitchen cabinet door rehung that fell down because the hinge screws are drilled into particle board. I don't mind the maintenance items so much as the apathy on the part of management to fix items in aā€¦Ā See More>
