RATS + MOLD + Roaches
I lived here for several years and it's never been the best but it wasn't terrible for the price, or so I thought. They do a great job of doing regular facelifts to give the appearance of a maintained complex but when I say surface it's lipstick on a pig. They do not care at all and will do the BARE MINIMUM when it comes to issues and any fixes that are done are never done to get rid of or prevent reoccurrence so the problems ALWAYS RETURN. Roaches are a staple and you can think you've got it under control but as soon as someone in your building moves out you are flooded with roaches no matter how clean your unit. But that for me was the least of the nightmares. For years my health had been deteriorating and I didn't understand why. I have asthma and it just kept getting progressively worse. The difficulty breathing and lack of oxygen also resulted in severe and debilitating migraines that even my prescription meds couldn't relieve. I had reported a mold issue a few years back and they cleaned it, but looking back they never inspected to find the source of the mold in the HVAC vents so of course, the mold came back. When they paint a unit, the painters like to do so with the windows closed and you get inundated with toxic paint fumes. I've been gassed out of my apartment on several occasions. There was also the issue of a new tenant smoking inside their unit. I basically started turning my AC off to cope (Feb-April 2022). Despite various complaints, nothing was done. Lastly, for months (starting early Dec 2021) I complained of mice. I was living in absolute fear. Every time I filed a complaint they sent someone who spent two minutes checking behind the stove or fridge and then tell me they didn't see a hole and left sticky traps everywhere. It wasn't until I was fed up and gave notice in March 2022 that they tried to give the appearance of addressing the issue. This time the search was more thorough and we found rat droppings in places you won't expect/want. When I say I should/could have died in that apartment I'm not exaggerating. Now that I have moved out my breathing has improved tremendously. I am even taking less of my medication and haven't even needed the air purifier I depended on while living at Pavilion. Long-time residents have been FLEEING the past couple of months so I know I am not the only one. They just did a fresh coat of exterior paint but I promise you, the rats, roaches & mold are still deep within the buildings.

Disappointed
My experience has been a disappointment I been living in this apartments for 4 years I decided to get a Two bedroom apartment so I did a transfer to star bad service with the people at the office every time I went to the office didn’t feel welcome it seems like the person I need it to talk about the transfer would get bothered every time I went to see if there was an apartment available… after I was finally able to get the apartment I was so frustrated so many things need it to be fix I been calling maintenance 3 times to get the stuff that needs to be fix I barely have a week that I have moved to the new apartment I’m so disappointed my experience has not been what o was expecting.

Best Apartment
I have lived year 3 years 2019-2022 and have totally liked it. The maintenance team is the best . Security and location good. The leasing office staff are always helpful. Rent prices are nominal based on the service provided. I would definitely come back if I move back here.

Excellent place to stay
Let me tell u about ms. toni here. She was very sweet and professional and helped me and my wonderful 3 children get into an apartment very quickly. She was patient with me and put me in everything that I wanted in an apartment. Not to mention I came all the way from Arkansas to live here and it only took 2 days to get approved and moved in. I was very impressed when I got the call to get my lights in my name and she said your apartment is ready. I know I made the best decision moving here. Staff were friendly and they made u feel at home. Toni is the best hands down and I appreciate everything that you done for my children and I . I would recommend the Pavillion place to anyone who is coming from out of town to find somewhere to go. Again Toni thank u for being so sweet,kind,understanding and very professional. People like her that’s who I will spend my money with...

Great Maintenance
I really appreciate Reina Munoz, she puts her all in her work and really cares about the residents! She trys to fix the problem correctly the first time. The maintenance team seems to be getting better also shout out to Rey the lead! I can see the changes slowly! Rey is kind and always smiling! The only down fall is the surroundings where there is people outside by gas station , walking around and freeway the curb appeal isn't all there. Yet I know that is something out of the communities hands.

Pros: good community, trees, pools, parking, gym. cons: emergency contact - never picks after office hours, issues don’t get resolved until you call 3-4 times, sometimes you just give up, water pipes have been old and not cleaned, it smells like Algae and fishy, complained 3-4 times yet remained unsolved, flush is so old - there is no water pressure, it takes forever to fill the flush tank. Gated community but once saw one person getting arrested in front of me, once I saw a person getting harassed by 2 men, thrown into the car and taken away, called the police but by the time police came, people left, so not feeling secure. No security guards inside. Maintenance person doesn’t understand English. It’s only been 20 days here and countless problems but nobody cares, they will update on the account that problem is resolved even if it is not. Lots of push and pull until you give up and stop calling, they will decide and tell you everything is fine.

I moved here 3 months ago , and I’m in love with this place . Mr. Fernando helped me make sure that my application went through perfectly, he was very kind and helpful . 5 stars to him . I would definitely recommend him and this place

Lived there 6+ years with small children. Not bad for kids, but not aimed at children. Management is attentive and maintenance is quick, friendly, and consistent. Same maintenance crew the whole time and they took care of anything. Nice fitness center. Pool was a pool. It was always clean, thanks again to their maintenance professionals. It is quiet and relatively hidden which helped to minimize traffic. The few issues I may have had aren’t even able to be readily recalled. All in all, would do it all over again.

If I could give this place negative stars, I would give a billion negative. I deal with mice and roaches on a DAILY basis and management does NOTHING about it. All the employees are extremely rude with terrible customer service. Maintenance is terrible and does not do anything right and leaves a mess every time they “fix” things. This apartment complex sucks along with all the people working here. Do not live here unless you like being treated poorly and dealing with dirty rodents and insects everyday with nothing being done about it.

MICE AND ROACHES EVERYWHERE. Maintenance is lazy and never fixes ANYTHING. Management is incompetent and rude!!! You would be wise to spend a little extra money elsewhere. I have sent in so many maintenance requests and nothing is ever taken care of and they leave a mess!

Hello it's me again. I wrote the same review a year ago. YESSS SAME ISSUE MICE!!! DISGUSTING!!!! I just renewed my lease a few months ago & I WANT OUT!!!!!! I refuse to stay here with this issue for the second time. These apartment complex are INFESTED!!!!! This is embarrassing can't invited anyone over due to this issue. I was moved to a different apartment due to this issue the first time now I'm here again dealing with the same issue. I'm beyond terrified. I WANT YOU OUT!!!

DONT RECOMMEND, I currently reside here apt 1033 , saw a employee being bullied talked badly to. Decided to report to corporate in CA. Ended up uncovering a huge theft ring. Monica the manager and the district manager , Natasha and the Maintaince manager and the painting company. Was it true according to the original attorney it was indeed a huge incident. THEN ,shortly after i was the target. Primo the maintenance decided to come for me. There are several police reports and documentation to back this up. Did IMT do rite ? no they didn't .. They pivoted from the truth and didn't own up to there wrong doings . They stated they would allow me out of the lease , really ? Monica Wilson unemployed , Natasha district manager unemployed, Roxy unemployed, Martha unemployed painter company unemployed . Now for those of you who have lived here . Have you ever rcvd a balance due that didnt make any since. Balance never showing up on the IMT web site ?The money order that was needed for payment within 24 hours ? WELL I called them out about it and Monica showed up at my apt with cookies and cash refund .. IMT , you havn't made a mends for this and i will hold you accountable for these actions .

These apartments are horrible , run and don't look back , unless you like to live with roaches , rats , office management that is dismissive and unconcerned with your issues . These people couldn't find commonsense in the daylight with a flashlight . The apartments insulation is horrible so you will always be hot or always cold depending on the season so be prepared for electricity bills out of this world. They shut the water off with no warning , and claim they had no idea it would happen and even when they do find out, still no email or anything . I guess they figure we don't use water who knows . It used to be quiet now people are throwing parties during a pandemic on the sidewalk , so you have to walk around huge party's . No security whatsoever so don't let the person at the gate fool you , they don't know anything if your car gets towed or broken into . The apartments are old and it shows . Maintenance is one of the biggest jokes , good luck on having them actually fix anything . They're are waaaaaay better apartments for better prices . DO NOT MOVE HERE . you have been warned , but if you're a glutton for punishment . Go ahead have fun .

Hello, I am resident at pavilion place apts in Houston, TX. Unit 1108 and I'm very displeased with the way things are ran here. I just renewed my lease in February and regretting it now. Last month I was a part of a chain robbery. Where theives came and stole my wheels and tires along with 5 other residents. I was told there is no security apparently, but they advertise a guard at the entrance that I guess does nothing. I see them let non residents in constantly and the back gates are frequently left open. Unlike the pools during the summer which are always closed and never clean. Additionally, I understand that there is no security but you allow someone to come and survey the parking lot to tow away cars. I have a car that is parked in the exact same handicapped spot daily for about a year. The one night I forgot to hang it my car is towed. This is unacceptable! You don't have anyone watching over the parking lot for our safety, or the safety of our vehicles,but you do allow someone to come and tow our cars in the middle of the night. I'm appalled! In addition to towing my car from a spot it is parked in daily for months There are plenty of cars that should not be parked in permit parking!! I frequently have no where to park or decide not to leave late at night due to fear of not having a parking spot inside the gate when i return. It seems the towing company only looks at handicapped and reserved spots!! UNACCEPTABLE! Furthermore, I reported the incident of my wheels and tires being stolen to the leasing office as well as the corporate office and I was never reached out to.

I would like to share my experience at Pavilion Place, which was a good one. First, Deisy, who was my leasing agent, has an excellent customer service skills. As soon as I entered the office, she greeted me with a big smile asking how she can assist me. I highly recomend Deisy as a leasing consultant to anyone who needs assistance and wants a positive experience. She is very informative, helpful and patient with her client. In addition, I would like to thank Miguel, the office manager, who contributed in making my experience at pavilion place very pleasant. Finally, the place was clean and quiet. I'm very excited to move in to Pavilion Place apartments.

I would like to start off by saying that Roxy is amazing. She is very nice and was very helpful along the process of helping me move in and she is always a pleasure to see when I walk into the office. However, I cannot say the same about Martha, the maintenance coordinator. Ever since I moved in to the complex in July, I have had multiple problems with getting maintenance to come look at my apartment. It took a whole month after numerous phone calls and additional work orders for someone to come fix the stuff that I marked on my move-in checklist. I was very frustrated to have to constantly put in work orders for the same things for them to be marked complete, when no one even stopped into my apartment to fix the stuff listed on the work order. I had called Martha multiple times and was promised someone would come by the same day I called, and have no one show up at the end of the day. When I called in regards to a "fire hazard" I was told someone would come the out that day, but only to have someone come a week later. I also called to ask if my reserved parking spot could be moved to a specific spot closer to my apartment, and was told that she made note to have the maintenance team repaint my reserved parking spot in the spot I requested as soon as they got more paint. A couple days after my phone call to Martha, I find out that they gave my requested parking spot away to someone else. When I walked to the office to talk to Martha in regards to the fire hazard my oven was creating, she talked over me and did not let me finish explaining my situation to her, put her hands in my face and shut the door in my face while I was still speaking to her, after I was accused of doing things that I did not do. I find that very unprofessional and I have never ever, felt so disrespected by an employee of the apartment complex ever before. I was referred here , but after what I have experienced here with Martha, I am regretting my decision to move here, and the resident who referred me regrets her decision to introduce me to this place as well.

My leasing consultant Carlos was lovely, he was very professional. It's a good neighborhood with gate security, a gym, and a corner store inside the apartments. Everything was well-kept, clean, quiet, and it was a great location. I'm very interested in this place!

The apartment complex looks nice, their staffs are friendly. I toured 3 apartments by ------. He's helpful, give me all the information that I need. All the apartments are clean and spacious. They also have some visitors parking and a store in the complex. I'm looking forward to staying here
