DON'T MOVE HERE!
This place is terrible - it's dirty and completely unsafe. Don't let the guys at the gate fool you - when someone was kicking my door down at three in the morning I was told the people working there in the uniforms were "gate attendants - pavilion place doesn't provide security." <br><br>They also rent to unsavory characters. I had another tenant threaten me because I screamed when he was beating his girlfriend who was holding his child at the time. Pavilion Place wasn't bothered that they were renting to someone like that.<br><br>They also don't give a damn if your car gets broken into and will tow your guests in a second if they're parked in the wrong spot.<br><br>To make matters even worse, when you move out they make up charges and report you to debt collectors without even notifying you of the alleged debts. <br><br>This place is cheap, but it isn't worth the aggravation or misery.

Very Unsafe
Last night 8 cars got broken into, Parking is terrible the complex is overloaded not to mention the Management is horrible they treat you like a dumb dog. Kimberly is a ----- she doent care about anybody or anything Martha the manager will call you a liar or lie to you in your face. Dont movbe here my lease is up and I can't wait to get out.

best apt. for area and price
My husband and I lived at Pavilion Place for 4 years and were very happy there. We moved out in June of 2004. It's not fancy but it is clean and as safe as anything else. <br> <br>Maintenance was usually very prompt and we never had any major problems. <br> <br>The area is not very nice behind it, but it is safe and it is very close to Bellaire, West U, River Oaks and other very expensive parts of Houston. <br> <br>For the price and the spacious apartments; it is definitely a steal! HUGE CLOSETS!!!

Choose this place as your last resort
The outside of this complex should be enough for you to want to live somewhere else. But surprisingly, the interiors are very nice and maintenance comes to do repairs usually on the same day of the request. <br> <br>Parking is poor, but if you get home after nine, prepare to walk a long distance - many times in the dark - to get to your apartment. <br> <br>Security guards are at the gate, but if you get there at the right time, you can just follow someone in, so that defeats the purpose. <br> <br>And at the beginning of June, 2 people stabbed each other to death. So this is an area for crime. <br> <br>This place might be okay for a temporary stay, but I'd encourage you to keep looking before you settle on Pavilion Place like I did.

I moved into Pavilion Place from San Antonio in the summer of 1999 and things were not right from the start. <br>My apartment had no new paint or carpet when I arrived. I had to wait an additional two weeks before moving in, which was a huge inconvenience. <br>Thank goodness I had friends and family that allowed me to bunk with them until my place was finally ready. <br>My then neighbor upstairs warned me about the thousands of kids that would be in the pool at all hours of the night and boy was he right! The pool is unregulated, unattended, unclean and will always be full of way too may unsupervised children at all hours. <br>They put things in the gate to keep it open so they can be in it all night too. As you can imagine, the noise is excessive at those times. <br>Residents are allowed to have extension cords run from their apartments to the pool for radios and they also drag grills for BBQ at the pool!! Management does not seem to care if anyone gets hurt or about the noise unless there is a series of complaints. <br> <br>I even had one neighbor upstairs from me who was a single father with 5 children living with him in a one bedroom apartment. Management didn't care about that even after it was brought to their attention. <br> <br>After living in front of the "cesspool" for a few years, I upgraded to a two bedroom instead of moving which I should have done. I was promised the carpet would be new and clean upon move in but of course was not. <br>After living in the two bedroom, for about a week, I noticed ants. Maintenance was called numerous times and they made it out to do absolutely nothing as the ants are probably still there. <br> <br>Management is ever changing at Pavilion Place and them being rude and incompetent seems to be the only job qualification. If you ever see the manager, you have almost seen the holy grail as he is never in the office and does not return phone calls. Whomever handles the billing is also incompetent. After paying my rent early 5 times, I received 5 eviction notices and it was left to me to bear the burden of proof that I had made payment. Sometimes my payment was simply lost, sometimes they applied it to another person's account. <br>Since I lived at the property for almost 5 years, I have seen murders, rapes, robberies and many other horrific crimes. Please be careful living here if you are a single woman. Watch out for your children too as there are also about a thousand sex offenders in the area. <br>The complex has a contract with a very dishonest towing company (Arrow) who will tow your car and remove your parking permit if they can get into your vehicle. The complex will not refund your money either. Security will wave to you every day and know that you are a resident but turn a blind eye when the towing company tows your vehicle. They let them in and out of the gate... <br>Management changed so many times while living here, you never know who or what you will see when you have a need to go into the office. <br>Parking is poor, the lighting is poor, crime is horrific, management is no help, and you should look elsewhere if you are not already a resident!

Rude,Disrespectful Management
Apartment was nice did witness a mugging in front of the office midday no one seemed too concerned but we called police. Management had lots of tricks and schemes to cheat you out of your money and my rent was lost several times and I was penalized for it. overall new management and more security would make PP a better place to be

The comments made in "Get it together" are so true I felt as if I had written the review myself. I have been a resident at Pavillion Place Apts since 2000. After My last renewal in 2003, I would never again recommend nor be a resident at this complex. The rudeness and unprofessionalism displayed by the management is unbeliveable. Parking is impossible. If you come home after 9pm, get ready to walk a mile to your apartment, in the dark!!!! And beware of schemeing towing company, you parking permit may mysteriously disappear. The amount of time it takes maintenence to repair, EXTERMINATE, or replace things in your apartment is like pulling teeth. Overall, I simply cannot wait to move into another complex. Unless you enjoy feeling unappreciated, and like to live in an apartment where nothing works and your roomates are ants I HIGHLY SUGGEST you look elsewhere!!!!!!!!

Get it together
Can you say help? I moved to Pavilion Place in February and we have changed Management companys 4 times. The most recent is I.M.T <br>and the own the biggest hell holes in Houston. The came in and fired the wonderful management which were the reason I leased and brought in people that have no clue what there doing. They send out late letters and the appologize for the error. The manager is a man who hides behind his bookkeepe and cant anwser one question, he only refers me to somebody else. Great decesion I.M.T. keep running property into the ground and having rapes and stabbings on yours at 5401 Chimney Rock. <br>

A HUGE IMPROVEMENT!!
I´ve lived at Pavilion for quite some time now and seen it all and much say it has improved immensely. The ownership has changed going on three times but the management has stayed the same. In the main office the girls are absolutly wonderful and very easy on the eyes as well as always willing to help in any way possible. The maintenance staff is great and the property always looks good despite the new Beltway being built in the dead middle of the property. Aside from all the city construction issues, traffic, mud the management stays cheery and always apologetic. For the price Pavilion Place is a great place to live. I´ve been here going on 10 years. Keep up the great work P.P.

Gotten Much Better
I have lived here for about a year. Pavillion Place has really gotten better. They have hired five courtesy officers (Police Officers) and keep them onsite by giving them apartments and having them patrol the property. My best friend is one of these courtesy officers and he does a great job at keeping things safe, which is why I decided to live there. The apartments are affordable BUT it IS located on the edge of a rough part of town. <br> <br> I am a big guy and I keep my eyes open for trouble. But that is just a fact that we have to live with in day to day life everywhere these days. <br> <br> Parking can be a problem, no doubt about it. Hard to get parking if you arrive late at night. <br> <br> Apparently management has changed since the last posts, the girls up there really do a great job.

Apartment Great - Management Stinks
Management was a complete pain in the butt the entire time lived there (12 months) but I really did enjoy the apartment, and felt I got it for a good price. I would live there again if there was new management.

Scary place to live
I lived there about 1.5 years starting in May 1997. Looking at the more recent reviews things haven´t changed much. The people in the office were very nice and professional but that´s where it ends. <br><br> <br><br>The apts were remodeled so they are nice and modern and spacious on the inside. <br><br> <br><br>The apt´s are separated by Rampart St which crosses over Gulfton. If you know anything about this area you know it´s infested with crime. Child molesters, dope dealers, killers, robbers, etc. There were always notices for people getting robbed. Once they said someone got attacked by a guy who looked like he had down syndrome. I felt okay because I lived with my boyfriend but if you are a single female I would seriously suggest looking somewhere else. <br> <br>There is a corner store located on site, but it is ------ looking, but convenient. <br><br> <br><br>The rent was really cheap and you can get a w/d for a little more. <br><br> <br><br>What took the cake for me and resulted in me moving was one Sunday afternoon with lots of people standing around, a man was shot to death right at the guard booth! The guard was hiding in the booth when it happened. The killer calmly walked back to his apt and wasn´t found. The guy layed dead on the ground with his arm visible from about noon until about 7:30 that evening. Everyone came out to view the corpse, children included. <br><br> <br><br>There is a guard but there is not much they can do to protect you!

Cheap Price - But it´s totally ------.
I rented an upstairs 1 bedroom 1 bath and lived here for a little over a year. My rent was 395 a month for an apartment without a washer/dryer. <br> <br>Pavilion shines as far as price goes. I consider moving back just to cash in on how cheap the rent is there. Im sure that the rent has increased since I lived there, (it was several years ago) but there are several things that stop me. <br> <br>Pavilion place is damn ------. Every other month or so, we would get special buletens from the apartment security taped to our door about how to be safe, and how someone recently got shot near the complex or in the complex, or how a house got totaly robbed and to call the office if we know of anything suspicious. <br> <br>These apartments are gated all the way around, and a passcode is needed to open the gates. There are also security guards posted but they´re pretty stupid, and the apartments could probabally save some money by getting rid of them. My car was broken into once, but they only took my spare change and cd´s.. <br> <br>Parking is a joke. <br> <br>Water pressure is crap, and for several days many of the apartments (including mine) were without water dude to some pipe breaking. <br> <br>As a starter apartment this place is ok. If you don´t mind being shot at now and then, or if you just want to chill in some run down ------ apartments and save some cash, then this place is for you.

Not Bad, Minor Things Annoying
It is a convienent location and a huge complex. There is no security but it is a good starter apartment. Would I live there again? perhaps. Parking is a problem if you work nights, it gets full and sometimes you have to hike to your place but I didn´t feell unsafe walking the complex at night.
