NOT WORTH THE PRICE!
I have lived here almost 3 years, from 2009-2011 in both the back and front side of the complex. The community as a whole is terrible. There is rarely a place to park, more so in the rear of the complex. If you go out at night or on the weekends you may have to drive around in circles in hopes of finding a place to park a mile away form your unit. The walls and ceiling are very thin, you can hear your neighbor's play music, watch tv, and walk around. I am young and like to have fun but for those who have jobs the lay out of this place has acoustics that allow the child's play and neighbors parties to travel directly to your bed side. And noise complaints are a personal waste of time. You will get responses such as suggestions to meet with your neighbors. The best solution is to call the police. Maintenance is terrible, twice my a/c unit went out, both times on a friday and both time i had to go an entire weekend with out a/c when the outside temp was well above 90 degrees. The manager refused to discount the rent or reimburse the hotel stay because "parts break down." Another huge annoyance is the entry. A gated community sounds appealing but is much less ideal when the residents and visitors have to enter from the same gate. Sometimes you have to wait in a 5 car line for 5 mins just to get in. The price is fair but not worth the constant and consistent problems. Take the time find a place you would be happy to live, not a location your contractually trapped!

Lived There 13 YEARS !!! And Survived !!!!!
I lived @ Pavilion Place for 13 years folks. The complex is what it is, a good location, good economic value and a solid complex in my eyes. I am not here to tell you it is the Taj Mahal of apartment complexes ( no place is for the price ! ) or that it has no issues.But in my 13 years of living there,(which is more than anyone else who has ever reviewed this place) it worked for me. I will not tell you that it was always perfect( Yes, I had, water outages, parking issues, pest issues like all other places ). But I had no crime issues or safety concerns to speak of, security was always vigilant. it served the perfect need for us in need of a place near the galleria without the cost of the galleria. My cost usually was raised 10-15 bucks a year or so. Depends on the length of lease ( of course ). The fitness center is not going to blow you away, but with the money you are saving you can afford that gym 3 miles away. All in all, I would say my time there was much much better than expected and longer than expected. Tell ---------------- hi for me, they are a great managment team and do a wonderful job. OK but major water issues
My husband and I moved into Pavilion Place this year. Out of all the apts we looked at, this one was the best looking of them all. True, it is by the freeway, but I can't hear it, ever. There's no real bug problem to speak off, so kudos on that one. All my neighbors speak and are really friendly, which is a definite plus. Security is efficient. I have two major issues with this complex though. Ever since we moved in, we've had major water issues. Apparently the boiler was old and they were trying to update it, so I expected to be without water occassionally. But almost every other week, it's something. Either you're taking a cold shower or you have no water at all. Which is fine, if your work doesn't involve you to be outside. But living in Houston, in mid summer, 98 degree weather, with no water is ridiculous. To come home after a long days work to air coming out of your faucets can really piss you off. Secondly, the parking is atrocious. If you have a night life, might not be the place for you. After 7 you have to walk 48 miles to get home. Not really the apts fault I guess. There's only so much room, but geez...when you have heels on, and you've been dancing all night, you do not want to walk all day to get to the door. All in all, it's ok.

Safe, good value, nothing fancy
We have spent a little over a year at Pavilion Place, and we like it. It's definitely nothing fancy, but it's not bad for a place to start out. The office staff is friendly. Of the maintenance issues we've had, most have been resolved quickly and efficiently. The glaring exception to this is when our air conditioner started leaking into our bathroom over the July 4th weekend. It took MONTHS to get properly resolved, and ultimately resulted in us having mold in our A/C system. Other issues (broken thermostat, broken oven knobs) were promptly and efficiently taken care of. Maintenance staff is very nice. I can count on one hand the number of times I've seen a bug in our apartment, and even then it's only silverfish or a small spider, so they do a good job with pest control. They work on keeping the parking lot in good repair, even though it's a little bit of a losing battle. The majority of our neighbors have been friendly, and there are a fair number of little kids in the complex (also friendly!). Although some parts of the complex have issues with parking, we can always park very close to our building. I've always felt safe here. The scariest thing that every happened was when a transformer blew right across the parking lot from us in the middle of the night, making a sound like gunfire. We have an upstairs apartment, and our A/C is really no match for the Houston heat, which is tough during the summer. Again, these apartments aren't anything fancy. I would definitely recommend them for students or people who aren't terribly picky. Or people who have the good sense to realize that, due to economic circumstances, they can't afford a $1500/month luxury apartment in the area, and don't expect luxury features at budget prices.

NIGHTMARE!
If I could give this place ZERO stars, I would. This is the most unprofessional, and rude staff I have EVER come accross. Singning a lease here was probably one of the WORST misakes I have EVER made. This place was unsafe, multiple car break-ins, My apartment was broken into and I was told i was financially responsible for ALL damages. After I paid all the damages I was harrassed by the manager via e-mail, stated I didn't pay it. Only after I presented recips and made her speak with corporate, she left me alone. A lock was once placed on my door WITH NO NOTICE after THEIR error. Once I FINALLY got out of that hell hole infested with illegals, roches, and criminals, I did NOT look back... until I got a phone call from a collection agency. After I moved I forwarded my address with the post office immediately, and provided the leasing office my forwarding address as well. Apparently I had some balance, which still has not been explained to me, no statement was ever sent, I was just immediately forwarded to collection agency. The incompetent and LAZY staff doesn't work their accounts, they just write it off to collections. When I called and tried to speak with a manager I received a HORRIBLE attitude by some little girl on the other end chomping her gum... They couldn't care less. DO YOURSELF A FAVOR A RUN, RUN FAR AWAY FROM THIS NIGHTMARE!!!!!!!!!!!!

We love it here. The service requests are handled right away. They are friendly and helpful and contact us afterwards to make sure everything was handled to our satisfaction. We have had wonderful experiences whenever we request maintenance. We feel safe in this complex. They screen the tenants carefully & take complaints seriously. All tenants are given a cell phone number to text when needed & that message goes immediately to the police on patrol & the office. All of our neighbors are friendly and they tell us they feel safe inside the complex as well. We do hear noise through the windows but that is normal. We never hear our neighbors next door.

PAYING FOR POSITIVE REVIEWS
YES the reviews are BOGUS!!! THE OFFICE STAFF is currently paying people $5 in Walmart gift cards to give them a positive review. Everytime I go in to pay my rent they ask me to do it... I never do because there is NOTHING positive that I can say about this complex! I DO live here and I can not WAIT until my lease is up so that I can get out of here. The staff is RUDE, something is ALWAYS broke... I went A MONTH with NO HOT WATER!!! The parking is horrible, there are too many people living here and not enough parking. It's like they are just trying to pack as many people in as possible. So YES these reviews are BOGUS! I was walking my dog one night and a man came hopping out of his house with his feet and hands tied up, he was just robbed and there was NEVER a notice given about the incident! Always broken glass on the ground yet no reports of cars being broken into. So if you are thinking about moving here DONT LET THESE FAKE REVIEWS FOOL YOU!!! THEY ARE PAYING PEOPLE TO DO IT, $5 is not alot of money but that's what THE OFFICE STAFF is giving for lying on this website and clearly there are people who need the money...

RUNNNNNNNN DONT MOVE HERE
I have been living over here for about a year and a half and I am breaking my lease to hurry and get the hell out of these apartments. Before I moved in these apartments I read reviews and I thought they cant be that bad maybe those people didnt pay there rent or something....but let me tell you I would pay my rent in advance like maybe around the 20th of every month and for 4 months straight I received eviction notices and I had to go to my bank and get print outs of my bank statements to prove to the office staff that I had actually paid rent. The parking is awful if you come home after 6:30 you cant find anywhere to park at and if you have visitors they wont ever have anywhere to park because all the parking is permit parking and there is hardly ANYwhere for visitors to park.There are entirely to many residents living in the complex and the parking spaces are TOO close together when I first moved here I had just gotten a brand new car and its all scratched up now because the parking spaces are too close and people hit other people cars with their car doors when getting in and out of there cars its ridiculous. The office staff have horrible attitudes especially Rosa and the guy that works in their i THINK HE'S GAY. The property manager is unprofessional and has a nasty attitude. They are all unprofessional, rude, uneducated, and unorganized. All I hear is loud music being played all thru the day and the night, I have been in the office and heard several people complaining that their cars were broken into. Fortunately I personally havent had a problem with anyone messing with my car. However the people over here are so loud and always playing loud music and having party's every night. None of my friends and family ever want to come and visit me because they never have anywhere to park and the security at the front gate are rude and no one wants to visit. You can hear everything thru the walls I guess the apartments are so cheap all you hear is people talking playing loud music or running water. Basically whatever that is going on in the apartment next to you, you can pretty much hear. I HATE THESE APARTMENTS AND MOVING HERE WAS THE BIGGEST MISTAKE I EVER MADE IN MY LIFE AND I WOULDNT RECOMMEND MY WORST ENEMY TO MOVE IN THESE APARTMENTS THE WORST EXPERIENCE THAT I HAVE EVER HAD LIVING ANYWHERE IF YOU LIKE COMING HOME RESTING AFTER WORK OR ON THE WEEKEND THEN THIS ISNT THE SPOT FOR YOU AND PEOPLE JUST ALLOW THEIR PETS TO RUN LOOSE BIG --- WOLF LOOKING DOGS THAT BELONG IN THE WILDLIFE AREA SOMEWHERE TAKE MY ADVICE AND DONT MOVE HERE OR YOU WILL REGRET IT.

HOME AWAY FROM HOME
My experience living at Pavilion Place has been a home away from home for me. Being from a small town, my parents help me to enroll at Texas University and move me here into the heart of Houston. Not only are all the conveniences of great restaurants, places to have fun and places to shop within a 3 mile radius, but the community has it's own convenience store on the property that sells everything! Everyone that works here is very nice and helpful specialy Sandra. The gate guard makes me feel secure and having my own washer and dryer in the apartment saves me time while I'm working on school projects. The people that live here are very active and hard working families. I can tell that some residents have been living here for a while. I LOVE IT!

There are "real" positive reviews on this site...
(Update 5/26/11)...I should know because I wrote one on 4/2/11. I was never asked to do one and I was never given a gift card. I wrote one because although this complex isn't perfect, this is the best experience I have ever had FOR THIS PRICE RANGE!! Have you seen the horrible places that exist in this price range? This apartment is far better than the place I used to live (huge cockroaches everywhere, junkies, drug dealers, poor management, people yelling and fighting, huge potholes throughout the parking lot, and absolutely NO SECURITY!!) and many others that I considered before deciding to move here. I can't speak for the other tenants here (especially those who had bad experiences) but the only problems I have are finding parking at night, my friends finding visitor parking at night, my apartment gets extremely hot during the day because my big window faces the sun from noon to sunset, and on rare occasions the hot water is shut off for maintenance in the mid afternoon. Not a problem for me since I generally use hot water in the morning or evenings. However, my washer and dryer still works well, I HAVE NO ROACHES, my neighbors are quiet, my water bill is low, and the security staff at the entrances make me feel relatively safe (especially the black female security guard at the back entrance who will stop you in a minute if you don't have a swipe card or proper identification). And the front office staff has always treated me with kindness and respect. This apartment complex is centrally located (near 59, 610, Galleria, not far from Rice Village, Med Center area & Downtown), and at the time I leased it was only $525/mo for a 1bdrm/1ba with a washer/dryer. This isn't a luxury apartment, this is a decent place in a great location for the price. I will stay here until I can afford a house. If you think the "good" reviews are fake, then you should judge the apartments by their "worst" reviews. As you read the bad reviews for the other apartment complexes in this price range, you will see how bad things can get (believe me, I know from personal experience.)

These are the worst apartments in houston. roaches are every where no matter how many times pest control comes out a week. If you get here after 9 pm you will have to park far from you apartment there is no parking you have to walk damn near a mile or park on the street.There are alot of cats roaming around and i put in a maintence request it took the 5 days to come fix a leak in my sink and i had no hot water. please do not move to these apartments they need to honestly be remodeled or SHUT down.

Nice place
1. ample parking, but sometimes you come back late, you have to park a bit faraway. But still you can find a place to park. 2. very quiet, but it may depend the location of the room. 3. beautiful place, a lot of trees and plants, a lot of stray cats, never bored with walking in the apartment. 4. safety good, no known accident, though the gate sometimes fails. 5. the rooms are a bit small, but it is good enough to live. 6. maintenance people are fast, effective, and friendly. 7. leasing officers are nice too, and the leasing office itself is very beautiful. Additional: No package receiving, you have to find a way to receive your package; Rent can be paid online, which is very convenient.

I have lived here for 4 years and have never made a late payment. I paid my rent online this month like I usually do and for some reason it did not go through. I realized when I checked my bank account yesterday that the money was still there and called the office to see what the problem was. I was told that money was still being posted and not to worry about it. Then I get home from work and find an eviction notice. I went to the office first thing this morning and the staff not understanding at all and will have to pay the $90 in late fees or move out by the 10th. I am now posting pictures of something that started as a leak in my kitchen so I called maintenance the next day I came home to a giant hole in my ceiling with more pieces falling as I sat there with out so much as a note saying they were coming back. I had to call maintenance again as there was still a leak right over my microwave. When I talked to the office the next day once they were open I did not get so much as an apology. I have now seen one mouse in my apartment and know that my neighbor has caught several with little to no help from management. This should not be a problem considering how many stray cats are around the apartments. The walls here are extremely thin as I can hear the people above me snoring at night. The office does nothing about noise complaints either until you have called the police several times. I had to call about the same people above me who get drunk at all hours and come outside yelling and singing. They were finally given a fine which made them quiet down slightly. I know they were fined because the wonderfully organised management accidently gave it to me instead. I would have kept quiet and had a little understanding for the management if I had gotten the same consideration.

NO NO NO PLS DONT!!!
I MOVED IN HERE FEB 1ST AND THIS APARTMENT IS THE WORSE IVE EVER LIVED IN. WE SIGNED A LONG LEASE AND SO IM STUCK. WE MOVED IN AND DID A WALK THRU THERE WAS PISS IN THE TOILET BOWL, THE VENTS ALLLL OVER THE APARTMENT, ROOMS, LIVING ROOM AND BATHROOM WERE FILLED WITH DUST, I TALKED TO THE MANAGER PERSONALLY AND SHE SAYS THAT IT IS MY JOB TO CLEAN IT. THE CARPET IS SO ROUGH THAT YOU CAN GET A RUG BURN IF TRIED TO, MANAGEMENT SAID ITS LIKE THAT IN EVERY OTHER APARTMENT COMMUNITY. I COMPLAINED ABOUT ROACHES IN THE APARTMENT AND MANAGEMENT TOLD ME THIS IS TEXAS ROACHES ARE EVEYWHERE. MY DRYER TAKES 4X TO RUN TO ACTUALLY DRY CLOTHES AND MANAGEMENT THINKS WERE LYING. THEY HAVENT CAME AND FIXED ANYTHING. THE KITCHEN SINK IS CORRODING AND ABOUT TO COLLAPSE AND YET NOTHING HAS BEEN DONE. I WISH I NEVER SIGNED THIS LEASE AND IM SERIOUSLY THINKING OF GETTING A LAWYER AND SUING THE APARTMENTS FOR FALSE ADVERTISEMENT AND ALL THAT STUFF... IVE DOCUMENTED AND IVE TAKEN PICTURES OF EVERY THING THAT HAS BEEN WRONG. AND ALSO I HAVE A 18MONTH WHO WAS PLAYING WITH THE DRAWERS IN THE KITCHEN SHE PULLED ONE OUT AND THERE WAS A STORE BAG HIDDEN IN THE BACK WITH MOLDED ROTTEN FOOD, AND THE WASHER AND DRYER STATION HAS LINT AND DOWNY SHEETS HIDDEN ALL IN THE BACK SIDE. MAINTENECE IS ------ AND THIS APARTMENT IS FILTHY! I HATE IT! NOT TO MENTION THIS APARTMENT IS SOOOOOOOOOOOOO OLD EVERYONE THAT HAS SAID YES ABOUT THESE APARTMENTS ARE FAKE AND PROBABLY MANAGEMENT.... IF YOU DONT BELIEVE US PEOPLE WHO SAY NO THEN RENT HERE AND SEE FOR YOURSELF THATS WHAT I DID I LISTEN TO ALL THE YES'S AND MOVED IN HERE NOW THIS IS ONE OF MY BIGGEST MISTAKES.

APARTMENT HUNTING
I CAME TO THE APARTMENT AND FELL IN LOVE, I LOOKED AT THE 1BDRM AND IT WAS A GOOD SIZE FOR THE PRICE, MS. MARCY WAS SO NICE SHE EXPLAINED EVERYTHING TO ME IN DETAIL AND I HAD NO DOUBT THAT THIS WAS THE APARTMENT I WANTED TO MOVE IN TO, AND THE APPLICATION PROCESS IS SO EASY SINCE ITS ON-LINE AND IT ONLY COST 10 BUCKS, SO WISH ME LUCK THAT I GET APPROVED!!!

The best choice for ME!
I can't even think of a negative thing to say about Pavilion Place. I am not an employee like the "house hunter" assumes, I am a genuine resident that has been living at Pavilion Place since 2001. Yes it is an older property, but I was here when they upgraded the appliances in the whole complex (about 2 or 3 years after I moved in) and it's my opinion the the grounds look really good to be an older property. If you have doubts, take a look at the complex yourself. The staff really cares about us tenants, everytime I've had any maintenance issues the girls at the office have taken care of it quickly and they always listen to any concerns I may have. I plan on staying here for a while longer until I buy my own home. Meanwhile I am VERY HAPPY to live here! and this is NOT Fake! I absolutely recommend Pavilion Place based on my personal experience...

Great location, wonderful office staff, and absolutely the most wonderful maintenance crew I've come across. They are all so quick to respond and Manuel is just the best. I am really happy and pleased. The residents are so nice also. Thank you Pavilion Place.

NEW LIFE/ BEST OFFICE STAFF EVER
Best Apartment Ever - I was at the point where I could no longer afford the apartment I was in after breaking up with my EX.. After talking/working with the office staff at Pavilion Place, they were able to help place me in one I could afford in the same apartment building. They were very kind and helpful through the whole process. They know that I don't have any family in Houston and that I needed time to move my stuff from one apartment to the other. The manager also gave me enough time to transfer my lights with out any pressure. I'm so happy I was able to stay at the same place I've been living for almost 2 years since I moved from Louisiana. It's very convenience location (Close to school and my job)). The office staff are the kind of people that everyone (apartment management) should strive to be like specially (Lina, Marcie and Rosa)Professional, kind, and most of all GREAT ATTITUDE.

Pavillion Place is Awesome!!
The apartments are great. The maintenance and office staff are always there when you need them. If you have something that is broken or if you need maintenance for anything they will be out to fix it within a day or two depends on the severity of it. The office staff are always available to answer any questions. The gate attenders are nice and friendly and they are great people once you get to know them.

Very Happy Tenant!
This is the best apartment I have ever lived in! The leasing office people are always helpful and they have a great attitude! The maintenance fixes problems easily and quickly with no hassle. There is no noise, and I always find a parking spot close to my building!

Amazin place to live!
This apartment was a great find. The apartment was spacious and the living room had wonderful natural light. The location is really nice and the best thing, is the gym!!! The property is clean and safe. I recommend this apartments!!!
