When I first moved here I felt like I hit the jackpot. They welcome you in very nicely. The first month I received an eviction notice because they claimed they didnt receive my payment. This was easily handled because I made a copy of the money order. So I advise you to keep documentation of your payment. Maintenance is very helpful as long as they have a work order. Don't ask for tips about anything because they will refer you to the office. Some speak great English but most speak only spanish... or pretend to at least. Security is friendly sometimes. My guests have a difficult time visiting because they don't always use the 'guest list' they ask you to provide. Guests have to know your name and apartment. Also if there are multiple people on the lease, the security won't recognize that, they only have one name. So I assume they have have the name of the first person you list on the lease. Stray cats are OBNOXIOUS. I've never fed them because I'm allergic, but there have been several times they've nearly run me over because I woke them from their nap on my porch. They are improving the laundry room. Putting money in a machine is like playing russian roulette and sometimes people will either steal your machine by moving your clothes, or take your clothes and lay them on another washer. Its rare but it does happen. I've heard 2 shootings right in front of my apartment. The last one, the guy stood right in front of my apartment and emptied the entire clip in the opposite direction. I'm not sure if people were injured in either of those. People at work warn me about the neighborhood but cops usually patrol. There is one HPD officer 'assigned' to this apartment complex. I cant remember if its Thomas or Edwards. Either way his dark, bald and wears a too tight uniform. He isn't very helpful and is very rude. Be careful. The plumbing sucks, unless thats only if you stay downstairs. Anytime my neighbors have a flood or plumbing issue, I feel the effects in my kitchen and bathrooms. Most recently a pipe burst in the walls and molded the walls. The maintenance guy took real good care of that by fixing the pipe and painting over the mold. The mold still grows in the restroom wall, but I dont see it on the newly painted closet wall. Other than a couple of leaky faucets this place isn't so bad. The location is perfect. I know how to navigate through traffic because it offers plenty of 'off the freeway' routes. The rent I indicated is about average. It includes trash and water. The price they have now isn't really all that anymore.

Very friendly staff and easy to work with. Rocio was our leasing Agent and she was very helpful! We always left her presence with all of our questions being answere. The property is always celan and maintenance is prompt and professional. We felt very welcomed on our first day and we still feel welcomed even after 2 months.

It's very affordable. I have a washer/dryer in my unit. It's a decent location. It's not perfect (u will need to call for pest control occasionally...they do pay for this service). They keep the grounds very clean and manicured. Parking sucks if u have visitors. The staff is ALWAYS friendly and cordial at least from my experience. Yes they asked us to pay for new mini blinds but only if we damaged the originals given to us. They said it was a beautification project. I supported this. I like pretty apartments. I've always liked the 24 hour gate guards. They do require a gate key or a driver's license and apt# to enter. One time my ex was denied access because he forgot my apt#. Serves him right! He was attempting a "surprise and will u take me back visit.". Sweet! But no thanks.

I agree that this apartment location is anything, but amazing. I would also agree that if you want to deal with ------ management then this is a great place to live. I received 4 notices since I moved in. Two of which were vacancy notices because I owed a whole DOLLAR on my rent! The third notice was because they applied my pet deposit I paid when I moved in to someone else's rent. Therefore, they thought I owed money. Finally, my mini blinds that came with the apartment were now out of date and I had to pay to replace them immediately or I would get charged for that too! Needless to say I can't wait to move out! So please for the love of all that is good and holy you can do better than this shitfest!

I moved in an immediatley there were roaches every where. Pest control has since come by 3 times and they still exisit. The apartment smelled like a dead body. I called and complained and they did nothing. If you want something fixed you usually have to call more than once and then they come immediatley. YOU WILL GET NO SLEEP IF YOU LIVE ON THE BOTTOM FLOOR. I understand you will hear people walking around above you but the creaking and sqeaking of the floors above me are the worst. I get woken up evey night when they get up and use the bathroom or just start walking around upstairs from me. My sleep is interrupted every night and it's just not worth living here because you will never get any sleep on the bottom floor. They keep the grounds clean and everyone is nice. But you get what you pay for... Roaches and loud floors waking you up every night. (and Im not a light sleeper) One time I called and asked why pest control had not come by and the lady said they had too many apartments to do and so that I was at the top of the list for the next time pest control comes. EWWWWWWW aparently this place has so many bugs pest control cannot keep up. GROSS!

I lived here for 8 long yrs.At first they will smile ,kiss your ---. once you move in they will no longer know who you are. Maintenace will take for ever. yes they remodel the office, but not one apartment was done. All the work was to the office. PLEASE BE AWARE THEY WILL SCAM YOU. IF YOU MOVE OUT TAKE PICTURE OF ALL THAT YOU TURN IN. IF NOT THEY WILL SAY IF MISS THIS AND THAT.oFFICE lADIES ARE VERY RUDE. MANAGMENT WILL NEVER AND YES NEVER WILL SPEAK TO YOU.And parking is very bad. First come first serve what ever for the employee that live on site. Please take this and DO NOT EVEN GIVE THIS PLACE A MINUTE. YOU WILL NEVER GET YOUR DEPOSIT BACK. STATE LAW SAYS 30 DAY REFUND. PAVILION PLACE DOES NOT KNOW WHAT THIS MEANS.

I chose these apt bec they answerd all my questions. I'd been looking for a new place, and so called up pavilion for info; rent, roles and the like. The leasing agent who answerd; Karen, is undoutible the sole reason I stepped foot in pavilion place. All questions and concerns were answerd thoroughly, always happy to help, her extensive knowledge of surrounding complexes, left know doubt on wat the right choice was, and simply, she's easy to talk to. Id recommend if you call pavilion up, u ask for Karen.

I would like to thank the staff at Pavilion for making the transition into the apartment a good experience. Rocia Hernandez was especially attentive and helpful, and what a wonderful disposition. Than maintenance staff does a fantastic job with the grounds and buildings. Whnever there have been issues, they are on top of it. The maintenance staff manager is fantastic! They actuall call on occasion to make sure that everything is to my satisfaction. Where do you see that? My neighbors are friendly, courteous and it is relatively quiet most of the time. The gated community is a great feature and the gaurds are polite and friendly, but do their job as expected. The pools are always in good shape. Thank you for everything! DB Willey

a very good experince over all. for the location i wanted; galliera area, and the pricing, its a perfect match. from my first call to having keys in had took only a week. my leasing agent; Rocio, is exceptional. she's very knowledgeable, acccommodated my rquest without issue, very descriptive..., my overall move was simpler because of her. all entrances gates are man'd, no security. plenty of pools with a total of six, and a gym with cable service; u-verse. for me the the choice was simple, easy midtown and downtowm access, low prices and excellent facilities, who'd say no.

We just moved into Pavilion Place in May 2012. Our Leasing Agent - Karen has done an exceptional job. Anytime,we had an issue she has been mroe than willing to assist in getting the issue resolved. The grounds of the apartment are well kept. There is little to no noise. The parking attendants are friendly. So far our stay here has been pleasant.

I should have read the reviews about this place before moving in. All those complain are correct about this place. Trashy, no parking (You will see commercial vehicles parked inside the compound). Management do not CARE at all about your complains. All they want from you is pay the rent in time. You will find whole place is full of animal poops, stay dogs and cats wondering around in this neighborhood. Building construction is old and you can hear everything your neighbor say or talk. If you are unlucky you will get up in the middle of the night listening to the fights or sex from your neighbors. I am looking forward to cancel my lease and move to better apartment complex. BEWARE MOST OF THEIR RECOMMENDED REVIEWS ARE WRITTEN BY THEMSELVES.

I have been living here for some time now and wold say my experience thus far has been a nice one. Its practically safe anytime of the day as I have not got or seen any incidents to the contrary. The ambience is really nice and the leasing office is like your second office with resources to help you do any work you may have. The staffs are helpful especially Rocio who I have endlessly inconvenience a lot of time and yet always still helping me with a smiling face. The maintenance crew are very proactive and on time for any job I have requested for. For example, I had a pest issue in my apartment and they came surprisingly fast compared to other apartments I had lived in prior and also made some extra effort to do a good job that is still good to this day. I will truely recommend pavillion place apartments to anyone.

Pavilon Place is a very good place to live. I have enjoyed my stay here for the past five years. The staff is very friendly and the apartments are nice and reasonable. I have also felt pretty safe living here.

First of all I'd like to say that I just moved in recently. Like in the past few days. I did very thorough research on a number of apartment complexes (around 25) before choosing Pavilion Place. There were few things I was impressed by, but many things that did not impress me at all. Unfortunately in Houston we have a flooding problem and a roach problem, pretty much regardless of where you stay, unless you live in a high rise. Parking in most apartment complexes is a problem so I wont complain about that. We have 2 cars to our apartment and so far it's been ok finding places to park. Update 8-17-12: It took 7 days for the repairman to come and repair the things we complained about, and he didnt repair everything when he was here. Scheduled another visit and it's been another week since that scheduling. Not good. The gym is flat out sorry... A friend of mine stays in the same complex and he just got a notice on his door stating he underpaid his last month's rent (by literally less than a dollar) and that it needs to get paid immediately. What's bad about this story is that he has a paper trail from the leasing office stating exactly how much he was supposed to pay and he paid it. Now they're giving him a red notice because he's apparently short a few dimes. a simple note stating the rent was slightly miscalculated and that it will be added to the next month's rent would have been fine. This place is so unprofessional. Just sorry customer service. See my comments below about the quality of the walls and structure. That's it for my update. Update 8-29-12 Since my last update I've been met with VERY sloppy and unprofessional customer service. The bottom line is that they are very helpful when you initially sign up, but just as most leasing offices are, once you are a resident they couldn't care less about anything. All they want is your rent check.... I'm leaving when my lease is up.

I am not here to post any fake reviews, I am here to do an honest summary of what my experience at Pavilion has been like for the last 7 years. I love it. I wish that the management company would invest a little on the landscaping to make this place more beautiful. I don't really have maintenance issues, but when something does come up, it gets fixed right away. Pavilion really gives me peace of mind to know that when something needs to be addressed, it gets done. After my stove was repaired 3 times, they realized that it needed to be replaced. Without me having to ask for it. THAT IS CUSTOMER SERVICE. I just renewed my contract and before I received a letter reminding me, I received a phone call asking me how everything was and if I needed anything before renewing... to me, that means that they really do care about me as a resident. AGAIN- I am not writting a fake review, I just really appreciate the service that I have always gotten and that is why I chose to stay and write this review. Parking is tight- However, I think that there is nothing the office can really do. They prioritize resident parking and that is what matters to me. The Grounds- They are cleaned on a daily basis and it would stay clean if everyone cared and cleaned up after themselves. That goes for the pet owners as well. Security- I have been here for 7 years and have never had a break in, I have a nice apartment and I am responsible enough to have a policy to cover my property in case of a theft. The office has held several crime prevention meetings that have informed me better about apartment living and I have seen those same officers patroling the property on several occassions. I never forget that my security is my responsibility. Pest Control- Has been under control in my experience, I am a clean tenant and I have to assume that helps! Office Staff- They are a BUSY office and the phones are always ringing however, their customer service never stopped after I moved in. Since day 1, I have been their priority. If I ever have something that needs attention, I feel comfortable emailing the manager and she responds almost immediately. To all of my neighbors that have had good experiences, I AGREE 100% with you. To the ones that have bad experiences, I am 100% sure that management can always make it right for you if you give them a chance. I conclusion: I highly recommend Pavilion if you are considering them as a future home.

Half these reviews sound like they are from management. Because beside the landscaping in the front where the leasing office is...everything else is as far from the truth as it can go. And thats all I'm going to say. Living nightmare after month 1. goodluck.

My lease will be ending here soon and I am happy to say I will not be signing onto another stay at this location. I have mostly negative things to say, but I'll start with the positives. Pros: Cheap rent, just don't short the check even one cent, or you will receive an eviction warning on your door bright and early the next day. Great location, if you can settle with living in a high crime area Pet friendly, yet clean-up issues are prevalent and stray cats INFEST the Phase II side. In unit washer/dryer. Man working the corner market is a good guy. I was short a dollar for milk and he let it go. I repaid him later, but not many people will do that. Prices are more expensive than a grocery store, but when you are already making the gravy, you don't have time to drive 20 minutes through traffic to get to HEB. Cons: Slow maintenance response and poor service/repair quality. Our a/c leaks over the bathroom floor by about a bucket a day. Maint. came to "fix" it twice and did nothing buy A) warn me about the drip and the dry rot it could cause and B) I have no idea because the 2nd repairman didn't even speak English. Religious solicitors. I have no problem with people wanting to witness their religion towards other people and to spread good news; I do have a problem when people who don't live here come to knock on my door twice a week using the broken pedestrian gate to come recruit for a Spanish-speaking only ministry. I put a sign on my door and window saying "No Solicitors" yet IMT sent me a letter telling I was in violation of my lease agreement for "Porch Litter." Illusion of Security. You are only as safe as you think you are. This is a high crime area, you cannot dispute that fact. My guest (who was lucky enough to get a parking spot after 7PM) and I heard multiple gunshots at 11PM one night in June. The car gates are usually open and unmanned or closed and unmanned. I RARELY see the gate guards doing their job. I spend a decent amount of time outside painting and exercising at night and I have not seen one security guard EVER do a walking patrol through the actual complexes themselves. Every night at midnight, I see the same 3-4 groups of shady looking adults smoking weed, drinking beer and being rude to passers-by. I would tell the security guard, but what is he going to do? Observe and report? You wouldn't be able to find one who could observe. Parking. Yeah, not much needs to be said on either side. There is crappy parking, too many cars and not enough space. IMT can't do anything to alleviate it and the residents won't downgrade the amount of cars they own. Just know the parking here sucks. Floor noise. I live on the first floor, I hope you like listening to every step your upstairs neighbor is going to take. Our upstairs neighbor has a child who likes to drum on walls and counters so you'll hear everything that goes on up there. Fights, toilet flushes, loud football games, them laughing at you when you politleyu ask them to turn it down at 1AM. I called Pavilion Place the next day to complain so they sent out one of the office ladies to investigate. Not only did she do nothing, she wrote ME an warning for having a snapped blind. I called to complaint and in turn was warned. Don't expect help from Pavilion Place if you have neighbor or tenant issues. My girlfriend and I also live next to 2 couples and regularly they have loud parties, 10 guests and they trash ou common area. I've twice received notices about trash in our area. When I confronted Pavilion Place about the issue, they did nothing and to this day continue to send notices to the wrong apartments for the trash issues. Most of the maintenance crew DOES NOT speak English. If they do, it's only to tell you not to break something or how much what you broke is going to cost. Yeah, they speak money very well, but not A/C and plumbing. Plumbing. Terrible pipes, backed up sinks, random hot water outages, brown water, first day in the apartment the toilet over flowed. Don't park on the street. Two reasons, it is unsafe and if it rains your car will wash out. The drainage here is pretty terrible, so any amount of rain over 2" will cover the sidewalks inside and out of the complex. You will not be able to get to the parking lot without stepping into ankle deep water. If you own a small sedan or sports car, there will be times where you will not be able to leave the complex if it rains too hard. Management is rude and unfriendly. Expect to be talked down to, swindled and belittled for bringing glaring problems to their attention. Roaches. Roaches. Roaches. Roaches. Roaches. Coming on one full year of living at this location and there has not been one day since the first that I have NOT seen a roach. Management sent someone to spray and I do believe I saw more roaches the next day. When I confronted management about the continuing pest problem, they told me it was now my responsibility to clean and put up roach traps/hotels. Seriously. If you do not speak Spanish, expect attitude. Every employee of this complex attempts to speak to me in Spanish and looks at me like I am at fault when they have to attempt to speak English. Towing companies do not have mercy or feelings when it comes to parking here. Don't worry about your tags being expired or being un-inspected, no cops ever come through here, just tow companies looking for a quick buck. Cigarette butts and dog poop everywhere. Sidewalks flood during the rain. Building construction looks like it is falling apart. Pits on each corner of the building filled with roaches/cats/mice. Doors do not stay closed, doors do not stay open...I guess it depends on which way the building wants to lean that day. Received two flyers explaining the issue would be resolved. I have not seen one worker. Noise. Everything is noisy. I work at home from the internet and every day it is the same. You heard the 400 pound gorilla living upstairs who likes to wrestle. Every other car to drive by is either A) blaring loud music or B) has no mufflers. DO NOT SWIM IN THE POOL. Too long; Didn't read Lazy and rude staff, maintenance issues, high crime area, don't swim in the pool. ROACHES.

I am ok with the property and their management. Their landscape is not par with other properties in the area, parking space is also an issue around here. If you are looking something reasonable and close to downtown area and do not mind trash, stray dogs and cats, dog poops than you will like it. I really hate seeing pet poops on the sidewalk all around the complex. Despite of complaining several times no action ever taken. I have seen with my own eyes dogs pooping and none of their owners picking it up. I would consider to stay here if they can enforce the issue of pet poops.
