Fair Assessment of Pavilion Place
I have lived on this property for a long time. July 2012 will be 12 years-probably one of the longest residents here. I look at the other reviews and they really are not fair. Trash/Clean: Pavilion is not responsible for the trash/uncleanliness of this property- they rent to ADULTS-grown people-people that should know right from wrong-blame their parents for not raising them better-NOT Pavilion Place-they cannot make adults clean up behind themselves: Gate - the sign is clearly posted-I witnessed a guy plunging his car through the gate because he could not get in - what idiot does that - of course, that broke the gate - Pavilion Place is not responsible for the actions of that person. Crime: tell these problems to the parents of these criminals and to the Houston Police Dept - crime is their responsibility not Pavilion Place (it is there responsibility to notify tenants when there has been a crime on the property, but that's all) - vote for the people that will put more police officers on the street - vote for the people that will give kids a place to work and do something productive so that criminal activity is not an option. They don't patrol these neighborhoods like alot others here in Houston, but that's not Pavilion Place problems. Maintenance: 12 years, no problems with maintenance, okay if they don't come right away because my garbage disposal don't work - maybe someone with a sick baby or a senior citizen's air conditioner is broken in 90 degree weather..okay so I have to throw trash in the trash can (wow). This has been a good property, a good location to freeways and major streets - every apartment complex has problems but try and put the problem where it belongs - this is not your property, when you leave here, you will not be taking your apartment with you and putting it in a better neighborhood. We all do what we have to do but sometimes, we also need to take responsibility for what we do and don't do. I don't throw trash outside to let someone else clean it up. I don't break into/steal anyone's property, I don't try to get through the gate because I can't find my card or lost it. I don't sweat the small stuff because I have much, much bigger problems than getting my window to stay up. Yes, you do pay here to live and that should entitle you to certain things, but just take a minute and really try to be fair. This is a good property and the maintenance and the office staff are good and decent people.

Trashy and unsafe. Stay away.
Pros: The price and relative size of the units. Cons: 1) Cleanliness - The complex constantly has trash strewn all over the place. It does not seem like there is anything being done to prevent tenants from leaving trash on their porch. Which brings me to my next point... 2) Cats - There are dozens of stray cats living in the complex. They area always digging through trash cans and spreading the trash all over the place. At night I often wake up to cats screeching and fighting with each other. It has been months since I first complained about the issue, and to this day I have not once walked outside for more than 5 minutes without seeing a stray cat. Management says it is being taken care of, yet nothing has been done. 3) Parking - Parking lot is constantly crowded. It is impossible to have guests after 7PM. This complex is seriously way too crowded. 4) Security - There is nothing being done to maintain real security. I have never once seen the side walkthrough gates actually closed and locked. People just walk from the streets right into the complex at all hours of the day. And it doesn't help that the neighborhood is filled with stragglers. 5) Foundation problems - Was told they were working on having foundation looked at over 4 months ago. No one has come. Cracks in the walls seem to be getting bigger by the week. Sometimes front door is nearly impossible to open and sometimes nearly impossible to keep closed. Advice: I am a real tenant and rarely write reviews. That should tell you how fed up with this place I am. If you can afford something even remotely better, turn back now.

nice office, NOT SAFE!
It is not safe to live here. there is too much weird activity going on at night and the security guard is always on a "break", never there and they leave the gates open. if you can't go in through the main gate (security)you can always just walk in through the smalles gates in the complex (broken, not locked. Someone came up my stairs, stole my bike, table and chairs I had on my porch. Office staff just said to make a police report and hung up. Very rude, unprofesional and careless. Not even take a note just to warn other residents. I hate it here:(

Liars!!
For many reasons I would say to NOT live here, but the reason I am writing is because I want to warn you that they are LIARS!! They have been for years and currently ARE telling tenants that it is okay to pay rent thru the night drop and as long as it is turned in before office hours, you'll be ok. WRONG! They take advantage of that and charge you all kinds of late fees even though you have done it soooo many times in the past. They (the bookkeeper) also TELLS you that the carpet must be professionally shampooed if you have lived there over a year, when the actual 30-day notice document that THEY sign clearly says that ONLY if you have lived there less than a year you must have your carpet professionally cleaned. I mean, two years and you expect me to have a super clean carpet, do you also want me to re-paint the walls and do plumbing service? you're a joke. I gave you a warning, it is up to you if you move in here....

worth your money
I needed an extra corporate apartment accessible to downtown, so drove around at all the places with curb appeal. I stopped at pavilion place, and eventhough I came close closing time I was welcomed and kindly greeted by a young lady with a great personality. She knew the community very well and was able to answer all my questions. I had seen several places, but my agent's warm and inviting attitude was what made the difference not to mention the great amenities you get for the cheap rent. The location is exactly what I was hoping to find. I am happy with my decision to rent here, my apartment was ready and the one time I needed maintenance they resolved the issue right away. I was followed up with a call to check how everything was going which really is great customer service in my book!

I have lived here before and i really liked it. After a year we decided to come back BIG MISTAKE! First- completely new office staff NOT a great decision. These people are ridiculous and stupid. No offense but there's no way around that ...incompetent. Second- the foundation must be messing up or something because in our bedroom there's a huge crack from top to the bottom neighbors (they have same complaint) and our door is not properly closing. You need to forcefully close it. (bottom neighbor says that none of his doors close). Third- a damn pipe is always breaking leaving us with no hot water and with no notice from office and when you call you get the same response..."a pipe broke but its being fixed" BS instead of spending so much money on "re-fixing" the same problem almost every week just spend the money to replace the damn things to upgraded pipes or whatever ...which brings me to next point...Fourth- they are horrible at fixing things...maintenance and contractors are horrible at "covering up broken stuff" because things are rarely fixed it is just covered up. Fifth- people here are complete pigs ...they need a bigger opening to get the trash in the dumpster. Bag either breaks before getting to the dumpster and its left on floor or they miss the opening and left outside the dumpster. Oh and careful with your cars idiot kids here throw their balls on your car or throw themselves towards your car. Nothing like that happened to me but I've seen it happen to others. And these men drink outside and instead of walking in they pee outside, throw up ...disgusting. Six- don't be fooled by security you are not safe and they only do their job which is simply to check visitors in when they feel like it. Haven't heard or seen break ins but my bike did get stolen. They cut my chain and took only one. Last- these apts where good for the price but now not even because of they and size of apt will I recommend anyone...seriously we rather pay more and avoid this mess so if you can afford to pay more do it. this remodeling they are doing is a waste of time...again they are just cover stuff up instead of actually remodeling....

Great location* Great price* Great staff
I really enjoy living here for my first year in Houston. I should talk about the prime location to southwest fwy and westpark tollway.I have lived here for less than a year and have loved it. My husband and I have never had problems with the property, other tenants or management and also had no problem with noise or the people there as we were all aware how little sleep we got. the profession we chose.

These are great apts to live in specially with security and leasing agent(s) that treat people with respect like Karen and all other agent(s) that makes u feel at home as they provide drinks,small deserts for the time u wait. If u need an apt or apts optional but recommended

About Pavillion Place Apartments
Pavillion Place Apartments are good. You get what you pay for. Staffs are willing to help you, especially staff name, "Karen" is very willing to help me, although I am not from America and had often troubles of dealing with things in America. She has been kindly helping me as it is her own jobs. My neighbors are cool. They like to hang out with others. Apartment is built in good, modern condition. Leasing office looks nice and comfortable. When it is hot, I like to grab some free soda drink from refreigerator there. They have on-site convenience store, so I do not need to walk around street at night (though neighborhood is still not dangerous, but you know I am a foreigner). Maintenace are fine. You get what you requst for. Make sure you follow simple parking policy, then you will be alright. This is gated community, so basically, safety is given. Neighbors are nice people and looks like they got their own jobs going on. Overall, you get what you pay for. This apartment is pretty rigid and straight. I haven't seen any big problem to live with.

3 yrs going on 4... so far so good
Been at Pavilion Place for 3 yrs and I am very happy. The only issue I had upon moving in was that my stove was old and didn't workvery well. Every time I placed a service request, it was completed promptly and after 3 orders, management replaced it on, their own. I have no complaints... the renovations have been great and I can't wait to see what's next and the finished product. When I leave it will be to buy a home. I love it and definately recommend these apts.

Its alright place to live. It met my requirements. Lived here for two years. Lease ends in May 2012. Other than my Car being broken into and some repeated Maintenance issues. Pavilion Place is ok.

The staff here is GREAT! very friendly! The apartments are pretty nice. I really liked the fact that I have a HUGE coat closet for all of my sports equipment. Nice sized bathroom and kitchen...Closets closets closets...you wont run out of room! Those are the two plus'. However, When you read a review about horrible parking. They are understating. ITs worse than horrible, its as if people have 3-4 cars per apartment. come home late...you'll be walking for a bit to get to your place. The other issue for me and may not be everyone else is that I get a fine white dust that covers everything in my apartment. I am constantly cleaning! that tid bit is pretty gross. But Cleaning doesnt really bother me and with an air purifier I'm fine. Over all pretty decent.

THIEVES! DO NOT RENT HERE!
They tell you that your "pre-approved" and if anything comes up you can pay an additional $100 deposit. Upon submitting an application and being denied they keep your $250.00 Deposit - Amin Fees. They are violating the TAA Application/Lease by doing so. Unless you falsify information, all monies applied should be refunded. Go somewhere else! You'll get more for your money!

If you dont mind the roaches...
CONS 1. I imagine roaches would be an issue in any old home/living space but this is ridiculous. These apartments are someones business and should be treated as such. Proper pest extermination should be routine but did not exist here. I like to live in a clean area as I'm sure many other residents would agree. Using bleach on countertops helped deter the roaches but was not enough. They do not come out when the apt is dirty enough to live in. They are ready to feast when food is left out for minutes! While heating a bagel, I turned away for a bit to pour myself some milk and to my surprise found a tiny roach on my cream cheese when I turned back around! The roaches live in the walls and throughout the apartment. Being clean and having roach traps is not going to get rid of them. 2. Incompetant staff. There is no organization/proper communication between the staff. You name it. Community meetings/events.. they cannot organize any of it. I like to be active within my community and showed up to various events that had been cancelled without proper notice. I stopped making an effort after the first 4 unsuccessful events. 3. Fitness Center. When I moved in, the fitness center was a month away from opening . I found myself (6 months later) waiting for the fitness center to open. On one occasion i spoke to a staff member over the phone who let me know the gym was open, I proceeded to workout and then got kicked out by the security guard who had received other orders.. Again.. no communication/knowledge between the staff about what is going on! The fitness center is cheap and tiny and now has very restricted access to enter. 4. You can hear everything outside. Drama/Parties/Crying everything. 5. Old dated kitchen cabinets/Dirty carpets. PROS ...well sort of 1. I lived in the very back of the complex where the fitness center is and have never personally had any issues finding parking. However, my friend's car was towed when she parked in a space where the permit sign (painted on concrete) was completely worn off and not visible. Parking tow was paid ($200). I attempted to arrange a short meeting with management to suggest repainting these signs but my email requests were ignored. Upon calling I kept being tossed from one person in the leasing office to another. No one takes responsibility or suggestions. 2. I lived on the second floor so I did not have people stomping on my roof. However if there was anyone talking/laughing/playing music outside it was very apparent. The walls do not have effective sound barriers. Late night bbqs were a problem on weeknights because I work early in the morning.

Real review
I attend school in the medical center and needed to move closer to school. I looked at a good amount of places & most places are straight up dumps, unless your paying a $1000 a month. I really wish I could get into UT housing but anyways... I was skeptical about moving into pavilion place because of the negative reviews. BUT I also didn't want to move into a place w awesome reviews but have hardly any living space. So I decided on pavilion place and have been here 2 weeks. No major issues so far!!!YAY!! There is always hot water & I don't have ANY bugs :D!!!! I live in the back of the apartments near the fitness center which brings me to my next point. I don't get a freaking code to the fitness center till I've been here month wth! It's ok though, no big deal. I have always been able to find parking and haven't had a real big issue with that. Although, I did come home at 3am once and a had a little trouble but I still found a spot.I've never had to walk more then 3 minutes from where I parked to my apartment.I have never been towed but I also abide by the rules. If your car is broken down & is parked in front of the complex then yes I think you should get towed. & if you live here & don't have a permit sticker then get on the lease and get a sticker. Stop taking up visitor parking. I had an issue w my sink (it was too hard to turn) & maintenance came to fix it within a couple of days. It Is mostly -------- families so you hear kids playing outside. it doesn't bother me too much. It's 8:30pm on a Friday and I hear nothing. Also, my cabinets are not dark wood like they showed me but again no big deal. All & All I would recommend this place. I pay $550 a month so don't expect luxury.Oh and I wasn't paid or even asked to do this review.

Great apartments dollar for dollar
I just got through renewing my lease for the second time and decided to write my first review. I was in search of a faster commute downtown and shopped for apartments for what seemed forever. In honests truth it's not the best part of town I' would of chosen to live in, but the best location I could find to get me as close to my job as possible. These apartments are easy on the eyes with nice curb appeal. The location is great being right off of Hwy 59 making my commute downtown faster. The price is affordable and worth every dime for all the apartments have to offer. After 2 years I find that the apartments are well kept. I have never had a problem with maintenace. When I have had maintenace requests there has always been someone available to take my requests. I was a little skeptical at first being right off the hwy thinking it was going to be noisy, but to my surprise this is far from being the case. It's actually quiet and maybe I am fortunate to have nice neighbors but, I have nothing to say other than this is a nice family oriented community. My one downside is that, yes it's a large community and at times I don't get to park right in front of my unit, but the rent is worth my walk. Again this is not an upscale community but if you want a community that is worth your hard earned dollar than this is the place. It offers a lot for your money and their staff is alway a pleasure to work with.

6 yrs and counting - very happy
Been living at pavilion for 6 years and I am very happy. No lie, this is not a fake review. Location can't be beat and management is very considerate and care for their residents. It may not be perfect for everyone but it works for me. Every time I've had an issue it gets resolved quickly and to my satisfaction. Maintenance has always been on time. I come home early so I've never had parking issues, and as far as pest issues, I think it depends on each resident to maintain the apartment clean and report if they start noticing a problem. I highly recommend these apartments.

I have lived at this complex for three and a half years. The first two years, I lived with roommates on the Renwick side, next to the offices. We had very few, if any, problems. I moved to my own apartment on the Rampart side last year, and have had headache after headache. When I initially moved in, my A/C didn't work. To their credit, it was promptly fixed. A few months later, a leak started above my shower. It took a week for maintenance to come look at it. When they finally arrived, he said it "wasn't a leak" and did nothing but spray paint over it. The next day, there was water leaking through again. After another week of waiting for maintenance, they finally returned when the ceiling started to peel and drip water. The guy ripped out the rot, leaving a gaping hole above my shower, with water from the above apartment dripping into my tub. He said he had to get materials, etc to fix it, but never came back. After a week and a half and two requests later, they FINALLY fixed this problem. About another week after all this maintenance hell, my apartment was broken into with no signs of forced entry. I know I don't have hard evidence, and when things like this happen, the maintenance division is always first to be blamed, but my bedroom window was unlocked and the blinds fussed, as if someone had crawled through them. I lost my laptop, my DVD's, and many other things. To this day I haven't been able to replace any of it. (If I had the money, I wouldn't be living here...) Parking has always been a nightmare, even for permit residents. If you get home after 9, good luck finding a space. The towing company has also unjustly towed my vehicle, when I was parked in a spot I was permitted to park in. The entry and exit gates are broken every week, and there is rarely a guard present during the morning to afternoon hours. This has definitely presented a problem for any guests I have had coming at that time, as there is no other way to get in without a key card. I have had other issues with neighbors and additional maintenance as well, but these definitely take the cake. I would only move here if you can't afford anywhere else. The apartments aren't too bad, and the grounds could definitely be worse. However, the office staff is marginally helpful, and I suggest reading the fine print in your lease before you sign... if you have better options, TAKE THEM.

WORST MISTAKE EVER
The staff is rde once you become a resident, they tell you all these good things to lure you in and then the model looks NOTHING like the unit. Roches everywhere, they moved me into a dirty apartment with, dead roaches, achy discolored kitched cabinets and roach bites on the restroom mirrors. The apt had a bad smell to it and they wouldn't let me transfer. They kept tewlling me they would come back and paint the cabinets but after my lease ended they still never did. Parking is horrible ou have to park on the other side of the apartment complex at night if your not home by 7. They towed me (the resident) amd made me pay 200 dollars to get my car. The tower tows every morning at 5am even if your a resident and your in the car, to steal your money. The management didn't do anything about my car being towed but charged me a late fee because I couldn't pay that month rent on time because I was short from paying towing fees. The whole complex smells like a dumpster, I broke out so bad and got bed bugs. Not worth the money, its best to spend a little more for a comfortable and healthy apartment. The staff came and through all my neighbors junk in my apartment one time while I was at school and made my apartment smell like crap because he thought it was my things. The laundry room is too small, the corner store stinks, the apartment doesn't hold packages for you so if you order something and you're not there for delivery you have to go pick it up. Cats are everywhere if your not careful they will come in your apartment, a few times stray dogs too.

Good price for horrible apartments
I moved in with my fianc and we are counting down the days till our lease is up. Here is my list of why this place sucks: They never clean their pool; he had an ingrown hair that got infected after swimming in the pool. He marked an "X" for every washer/dryer that is broke in the laundramat and someone removed it. Most of their equipment is broken and they never fix it. Some people just kick the dryers so if you see a footprint there, you know it's broken. There is NO parking. I'm a young lady that gets home late from work and it's uncomfortable having to hike a mile to my apartment. I haven't had an issue with crime but I have seen broken glass in the same parking spot which finally got cleaned a month later. Maintenance takes days to come out and sometimes you have to call twice or put in a work order online. We had a problem with the shower water temperature that they were never able to fix. If you have allergies, steer clear of this place! There's so much dust you won't be able to breathe. Also they decided to shut off the water and didn't tell anyone about it AND left their phone off the hook. How professional! We tried switching to a 2 bedroom 2 bath and they pretended like they never got the request so we just gave up. There was a fallen power line by one of the exit gates that has been there for weeks. The walls are super thin and there is a 300 pound Sasquatch and her 4 kids above us. They like to blast their music around 1am on weeknights every once in a while and it sounds like they are doing gymnastics up there. The residents here can't drive for ---- so be careful coming in and out of the parking lot. And yes, sometimes you have to wait a while to get in because they want every visitors' information. The inside layout of the apartment is okay and the prices are reasonable for the location but as soon as this lease is up I will be moving the hell out of these crappy apartments.
