I have been here for five years now and I am content. Parking isn't that great but now I purchased a Reserved parking spot and have no problems With my parking spot my rent is still under $620. You Can't beat that being so close to the galleria area

I have lived here almost 3 years, from 2009-2011 in both the back and front side of the complex. The community as a whole is terrible. Lots of crime in the complex and despite complained several time to Management they seem to ignore. There is rarely a place to park, more so in the rear of the complex. If you go out at night or on the weekends you may have to drive around in circles in hopes of finding a place to park a mile away form your unit. The walls and ceiling are very thin, you can hear your neighbor's play music, watch tv, and walk around. I am young and like to have fun but for those who have jobs the lay out of this place has acoustics that allow the child's play and neighbors parties to travel directly to your bed side. And noise complaints are a personal waste of time. You will get responses such as suggestions to meet with your neighbors. The best solution is to call the police. Maintenance is terrible, twice my a/c unit went out, both times on a friday and both time i had to go an entire weekend with out a/c when the outside temp was well above 90 degrees. The manager refused to discount the rent or reimburse the hotel stay because ""parts break down."" Another huge annoyance is the entry. A gated community sounds appealing but is much less ideal when the residents and visitors have to enter from the same gate. Sometimes you have to wait in a 5 car line for 5 mins just to get in. The price is fair but not worth the constant and consistent problems. Take the time find a place you would be happy to live, not a location your contractually trapped!

PLEASE. Do not move in here, OUT of all the apartments I have lived in, this is the one and only place I have written a bad review about. Do not move in here.PERIOD. They have moles in the office. As soon as you move in, guarantee that your apartment will get broken into, I AM BEING serious. Then staff is very rude and unprofessional, nor can they communicate or understand how to carry a conversation. Good luck when you get a work order for your apartment, it takes them several times to fix it the right way, and the ROACHES are terrible. The apartment will blame you for having them, and try and tell you how you should live in your apartment so you don get them????? What's the point of living there? I can hear the upstairs neighbor every move, and hear conversations from the next door, neighbor. Parking is bad after seven. I have seen cars sitting on bricks. It's just not safe. I can go on and on and it gets worse. But the past few weeks the reviews are getting worse and worse and more people are speaking out. That has to tell you something. The office staff will staff will read this, save your broken record with (we care, just give us a call, we can help or call our home office) no you don't. Save the speech for the people who actually care and don't know better

Do NOT move here! I live here and cant wait to move out of this hell hole. Yes there is dog poop everywhere and the roaches never leave but the worst of all are the managers and the staff! Horrible attitudes and finding every little reason to charge clients. It was not bad a few years ago as it is now. I hate these apartments and the new staff management has brought!

I have visited several properties but I had to come back an rent at pavilion place, they were so personable, helpful and offered me a reasonable price for a small unit.I don't really call to request repairs to maintenance but a couple of times that I had to call they were so nice over the phone and were able to take care of my report in 24 hours.

I never write these reviews but I feel an obligation to do so for Pavilion Place. I moved to Houston for a job and needed a place quick. I looked around my job and found Pavilion Place. It was the first place that provided a washer & dryer and seemed to have everything I needed. ----------- helped me. I was there on a Thursday and needed the place the following Saturday. (9 days) ----- assured me it could be done. I filled out my application and gave her my deposit of $265. Since I am a recent college grad I wasn't sure I had built up enough credit for the place on my own, so I asked ----- if my dad (who was with me) needed to fill out a guarantor form in case but ----- assured me it wasn't necessary. I was confused but it had been a long day and I was just relieved to find a place so we left. ----- said she was going to process my application immediately and would notify me by the end of the next day, Friday. When I didn't hear from her I called Saturday morning and only got the ring around from there. Instead of returning my phone call she emailed me Tuesday (4 days later)She was completely unorganized and unhelpful. It was funny how once I gave Pavilion money things started to go wrong. By the time ----- actually got things together I had to ask my new boss to move my start date back one week, not a good way to start a job. Once I moved in I found I had a large gap between my front door and the panel. It took them a week to get a weather strip put in and even then it didn't cover the entire gap. I also had my ac break. Maintenance came immediately but ended up breaking the ac even more. They gave me a window unit to use for the night and came back to fix it the next day. They were nice and worked hard, but clearly under-qualified for their job. Brown water also occasionally came out. Lastly, I had a bug problem from day 1. These brown roaches were everywhere. I told them about it and --------- asked me to catch a bug and take it up to the office. A bit much to get someone to spray my apartment when a picture should have done the job. I did it and they came to spray but they still came back. In conclusion, if you were in a situation like me and needed a place fast, Pavilion is okay, but be prepared for bad customer service, bugs, and a lot of maintenance issues.

DO NOT MOVE IN HERE! The perimeter is kept up but the inside is not. There are roaches everywhere, even after "pest control" comes and sprays the apartments. Parking is horrible and people are always having to park in the street. The management only cares about ripping people off and they DO NOT abide by the leases. They tried to charge me $200 for turning my keys in on the 1st when they were not in the office on my move out date which was THE DAY BEFORE even though I did leave the apartment on my move out date. If I could give a lower rating I would without a doubt!

My review is completely honest and accurate. I have been living here for 2 years and have seen the complex move from below average to about average. So there definitely have been some steps towards improvement which included a nice facelift to the exterior of the buildings. When I first started living here it was infested with cats and kids that used to roam the grounds urinating where they pleased. These kids also ruined the fitness center. The management did a good job at addressing these issues. To agree with some of the other reviews: Yes, you can here your upstairs neighbors especially when they have kids running around. Yes, pest control can do a better job. Yes, visitor parking can be a challenge especially late at night but permit parking is adequate and I always find a spot no matter the time of time day. Yes, Security can do a better job but at least their presence is a deterrent. The staff was definitely nicer before you signed the lease but a few of them are gems. In error, I once underpaid my rent by 99 cents (yes, 99 pennies) and was given an eviction notice. I would have appreciated a phone call informing me of the error. The apartments are in need of updating; outlets that are so worn they can't hold a 2 prong plug, cheap painted bathtubs, and outdated dishwashers. Maintenance is prompt but lack some skill. Examples are my oven door handle and garbage disposal have been fixed several times. In addition, it took almost a year to fix a leak outside of my apartment. They also have no preventive maintenance program. You have to call just to get A/C filters changed. My final comment is the laundry facility needs to be maintained. The machines are constantly not work and I have lost about $20 that no one is responsible for. Overall I would give this place 3 stars and say its a decent place to live for the price.

From: Jorge Gonsalez (Resident) 5401 Rampart St #460 Houston,TX 77081 On the date of 3/25/2013 after coming home from a late night work shift, I parked my pickup truck in a permit parking space as I always do. To my surprise the very next morning on 3/26/13 my truck was missing from the space I had parked in. Looking into the situation I called the leasing office to get information on why my truck would be missing from the parking area. The helpful representative in the leasing office gave me the telephone number to the towing services that apparently pick up my truck the night of 3/25/13. As I got in contact with the towing services, their reasons for them picking up my property was because I had no permit sticker. Yet there was a red permit sticker on the wind shield of the vehicle right above the registration sticker. When I moved into this complex I was aware of the policies and regulations of the parking areas. Yet to my surprise I did not believe I would get wrongfully towed and spend the amount of money that came with these services. I have been living in this complex for about 11 months now and have not been in any situation such as this one. As a resident to this estate I want to feel that I can live in this residence without having to look over my shoulder day in and out to ensure that my property does not get vandalize or towed from the parking area. This situation has cost me the amount of $223.80 the amount witch at this time ties into my expenses for the month. I do not have the luxury to release sums of money to services that I feel are unnecessary seeing as how I pay to live in this residence. Due to this unfortunate event I have lost 1 day of work not to mention the amount of money to release my property. When I spoke with a representative in the leasing office she compared the situation to a routine tow from a club or place of business. Yet this situation does not compare seeing how this is the place where I live and pay a pretty penny for monthly rent. One other suggestion was to get a loan to ensure I was able to pay for my end of the month rent. As you can see the leasing office employees seem to have a lot of suggestions but no immediate solutions. I would not recommend this place as a good property to live in seeing as how my contract will end soon I will be leaving looking for a better place to live in and you should too.

If I could give this place ZERO stars, I would. This is the most unprofessional, and rude staff I have EVER come accross. Singning a lease here was probably one of the WORST misakes I have EVER made. This place was unsafe, multiple car break-ins, My apartment was broken into and I was told i was financially responsible for ALL damages. After I paid all the damages I was harrassed by the manager via e-mail, stated I didn't pay it. Only after I presented recips and made her speak with corporate, she left me alone. A lock was once placed on my door WITH NO NOTICE after THEIR error. Once I FINALLY got out of that hell hole infested with illegals, roches, and criminals, I did NOT look back... until I got a phone call from a collection agency. After I moved I forwarded my address with the post office immediately, and provided the leasing office my forwarding address as well. Apparently I had some balance, which still has not been explained to me, no statement was ever sent, I was just immediately forwarded to collection agency. The incompetent and LAZY staff doesn't work their accounts, they just write it off to collections. When I called and tried to speak with a manager I received a HORRIBLE attitude by some little girl on the other end chomping her gum... They couldn't care less. DO YOURSELF A FAVOR A RUN, RUN FAR AWAY FROM THIS NIGHTMARE!!!!!!!!!!!!

CRIME CRIME CRIME, USELESS SECURITY GUARDS WHEN THEIR BACKDOORS ARE OPEN. EVEN POLICE HAVE ASKED THEM TO KEEP THOSE BACKDOORS CLOSED BUT MANAGEMENT DOES NOT LIKE TO LISETEN TO PROTECT THEIR RENTERS. I WISH I HAVE READ THE REVIEWS WHICH ARE WRITTEN BY REAL RENTER NOT THEIR MANGEMENT TO UP SCALE POSITIVE REVIEWS OF THIS COMPLEX. DO CHECK PLOICE REPORT BEFORE MOVING INTO THIS PLACE.
