i love this property i been here since 2008 and i love that they making improvement with the laundry room and brenda is great she got my work order done within 2 days just like she said. Wonderful management.

Just a note about Brenda in the Maintenance Dept --- she is very good and a great help....whenever I have a maintenance request, I call her and she makes sure the repairs are done.....and not only that, but she calls the next day to make sure the repair was done to my satisfaction, which really makes my day. She rules!

My name is Nick Patterson. I've been a renter since 2011. i have yet to have a complaint about this place. the only thing is my pool seems to always be getting cleaned, lol. Which can be a good thing for sanitary reasons or a not so good thing for usage reasons. Other than that, i have been pleased enough to renew my lease twice and have nothing but nice things to say about the office staff. They are always welcoming when i step into their doors and they always take care of any problems i present them with. I'm also thankful for that the one or two times i was late on my rent they worked with me as i went through a rough patch. My neighbors are courteous and the atmosphere is great. we have a corner store on site and i got a unit with a wash/ dryer instead.

Horrible , Horrible Horrible Horrible Horrible Horrible PLACE !!!!! you'll never find a parking spot after 6PM HORRIBLE ! insects and roaches everywhere in the house . my car got stolen from the property ! the gates are left wide open at night anybody can come inside the complex ! very dangerous place to live except if you want to live with drugdealers and prostitutes

Been living here for a year now and I couldn't be happier. GREAT location! Takes 2 minutes to get on 59 and as soon as you're in the freeway 610 is right there! Literally 10 mins away from the galleria. The onsite convinient store is awesome! Not overpriced at all like I thought it would be. As a recident who is not planning to leave, I suggest not to get discouraged from the bad reviews. Some people get sour over nothing! And trust me, I'm very picky!

Very unsafe apartments. There are crimes in these apartments every week, security is useless. If you love your family, stay away from these apartments.

Stay away from this place if safety is important to you. 1- Double homicide not more than 3 months ago. 2- My motorcycle got tampered 8 months ago 3- My motorcycle was stolen 6 months ago 4- My neighbor's car vandalized yesterday. Big rocks were thrown at the windshield and hood. 5- Pedestrian gates are always unlocked and management doesn't seem to care because I complained 6 months ago. 6- Security is just a show. They don't have patrol or security cameras inside the complex.

I have to admit, when I first started looking for apartments 2 years ago, I read some bad reviews on here about Pavilion Place. Nonetheless, I choose to give it a try, because they are the best looking ones in this area that were affordable. Well I am pleased with the apartments. The leasing agent asked me what I wanted in an apartment, and she came through with pretty much everything she could. She called me as soon as a 1 bed room opened up that had parking right in front of the door, was in a shady area, and in a quite area. I have been in this apartment for 2years and will be renewing my lease again. Now there are some negative things that should be said about these apartments. The main one is the parking. If you have 1 car, you should not have too much trouble finding parking, as long as you are home at a reasonable hour. Weekends are not to bad if you are a club person and you come home at 2. But weekdays are hard if you are coming in after 10PM. Most of the parking is permit only, and they only give you (1) permit per person on the lease agreement. So if you have someone living with you who is not on the lease, they are SOL on parking. They will have to park in the VISITOR parking spots along the fence line, and trust me there are not a lot of those. So it is every man for themselves. You will get towed if you are parked in a permit spot and do not have the permit tag. The other complaint I have is with the laundry room. The machines keep breaking or taking your money. I finally stopped doing laundry on-site and found a nice clean washeteria on Hillcrest that I like going to. However, if you get an apartment with the connections or W&D unit in it, then you don't have to worry about the laundry room. Other than that, the place is solid. Let's be honest, every one is different in what they like or do not like about apartments. I don't always go off of all the negative stuff people say. What may upset some people, doesn't upset me and vise versa. Everyone's experiences are different. I am a quite person, who spends most of my time at home and work, so parking hasn't been a huge issue for me, but for my bf who come over often, parking is a big issue, because he doesn't have a permit. So with that being said, come visit the place, and see for yourself. Hope this review helps!

I have been living in these apartments for a yr way tooooooo long in my book. Due to financial reasons i did not leave as soon as i walked in. I completely agree with Derek in regards to the model apt. They are not anything like the real ones. The maintenance is horrible. Takes weeks for them to come out and fix anything and when they do its half-assed so before you know it its broken again. I was very irritated with them never fixing our plugs we have been here that long and put in the reports several times but stillllll to this day no fix. Basically only one outlet works in every room but there's about 4. My bathroom was also "fixed" because it was leaking but guess what 2 days later it was at it again. What seriously eerked me the wrong way is they put sink parts that didn't even fit and literally left them and said we will come back. Ummmm still waiting 3 months later on that. The carpets has never been cleaned even though they say they will do it 2 times in the duration of your contract. Management was blehh the people in the leasing office just pass it around and never resolve anything. Then the send these ridiculous eviction notices if your like .09 cents off rent or if you have something on your porch that they decide isn't patio furniture ex: I left my tennis shoes out on a rainy day & the next day i got a violation posted on my door. Like seriously what a waste of paper. Also the cats they are every where!!!! I have called several times regarding them & nothing has been done. I have picked some & taken them to spca & called animal control. The laundry facility is always "under construction" half of the machines eat your money and the others don't work. The pools have been closed almost all summer they are green & dirty. The sign always say pool under maintenance. Well my family has a pool service business and it sure does not take 6-8 weeks to clear a pool. My biggest thing here is safety. You have to be very careful because theres some creeps roaming & vandalism too. The last straw was just a couple weeks ago when the entire place was being searched by cops. I was walking my dog & was pulled over by an officer who explained that there was an attempt rape in the parking lot & the guy got away into the complex so it wasn't safe for me to return to my apt on my own. I was aggravated that the staff didn't even mention it in the emails of safety or post something to warn us, but they sure will put violations up continuously for the stupidest things. My neighbors car was broken into 2 times in the last 6 months & the apt across from ours too. Just got crazy in the past 4 months. Any way i can literally go on forever about how incredible annoying these apt are but in the end i would def not recommend these to any one especially if your living alone.

I came to this apartment twice to ask about the 1 bedroom unit. They showed me the model which looks really nice. I was happy at that time and decided to stay here. However when I asked to see the actual unit they said its not available now, and we should apply first(fee security deposit) and we can see the actual unit before moving in. Its ridiculous. How can we decide without seeing the real one. I guess its too ugly compared to the model and now after reading few reviews here, it's absolutely true. Stay away from the liars. I then decided to live in Colony Oaks instead, the price is just little bit higher but they are nice people and happy to show me all the real units.

The way apartments are leased to tenants here is absolutely crooked and fraudulent. On your arrival, you will be met with a gorgeous leasing office that is well decorated and modern looking, which will be followed by a show of their model apartment upon request. The apartment, like the leasing office, is also very well built. You can see this on their IMT Residential website, but you'll find smooth walls with a nice coat of paint, well painted floorboards, good sinks, etc. Overall it's a good looking apartment that becomes immediately more appealing with the price and amenities (pools, on-site laundry, gated, on-site store, AC, etc.). The only problem is that none of this is true. The moment I got to Houston (I came from the west coast) to sign the lease, the problems started to arise. In the breakdown of the amount due for the first month, which had been given to me beforehand but not explained, there were multiple charges that I was never made aware of. Water and trash were now in my monthly bill and a fee for the gym was also included, but like I said none of this was ever mentioned. When I had asked about what is covered during the showing of the model apartment, the person had said that water is allocated, but no mention that it would be paid for by myself and no mention of paying for trash or the gym as well. From the state I come from, there are barely any complexes, if any at all, that make you pay for trash or water. It's always up to the complex to pay for those. Anyway, I digress. After signing the lease, I get to see the actual apartment for the first time. Dead roaches in cabinets, kitchen, and in the bathroom. There are clearly places in the walls where there was a hole, dent, or maybe they had to remove a piece to get to electrical wiring or whatever behind it but instead of repairing it properly and evenly, it looks like they slapped some plaster over top without evening it out and then threw some paint on it. Also, the paint itself on the walls is nowhere near the quality of the model. It's more yellow/tan if anything. The bathroom sink was spray painted, yes spray painted, to cover up whatever marks had been in it before. Whoever did it didn't even try to make it look decent. The brushed metal part was completely sprayed over as well. Probably took five seconds to do. Spend another five and put some tape over what shouldn't be spray painted. The sink is also not the quality shown in the model. There are outlets and other things that should have been removed, but were instead just painted over. White paint isn't some kind of camouflage. Jesus. Crooked pieces of cabinet and outlets as well. Not just slight drooping or an outlet that isn't perfectly perpendicular to a floorboard, but absolutely ridiculously crooked. You would have to do it intentionally or have a serious eye problem to think it's even close to being straight. Floorboards are painted very crudely. The wiring to...some outlets I think?...are fed up through the carpet, over the floorboard, then placed right on top of the floorboard to eventually lead into the wall, I'm guessing. Caulking was placed over top to keep them in place, then painted white to try to camouflage it. Windows are non-existent. I've lived in some bad apartments, but have never had windows this bad. Might as well have just thrown screens on the windows. I don't remember hearing anything outside while in the model apartment. The heating unit is in the ceiling of my bathroom covered up with boards that make it look like I have an attic in my bathroom. Never remember seeing that in the model. Finally, roaches, roaches, roaches. The floorboard under the sink cabinets is completely cracked, which is where I'm guessing they get in. Also the bottom of the door doesn't meet with the ground properly, which is another place I'm guessing they get in. I find them in that area if I'm up late at night. Some ridiculous fines here too. Noise, I'm cool with. Speeding, I'm cool with. Being fined for having your blinds open? Not cool and ridiculous. Feeding the stray cats? You can't tell me I can't feed animals. You should be getting rid of them, not fining me...Still want to live here?

STAY AWAY! Where do I start? When you go to look at these apartments they sell you dreams. They took me to the model apartment and when I asked to see the exact apartment I would be leasing they told me no. I asked what the differences would be between the model and my place and t hey said they are all identical. LIES! My apartment is disgusting. The wood is chipping and sticky in the kitchen my appliances are outdated and the paint is peeling everywhere. The insulation sucks and my electricity bill is through the roof $175 for a one bedroom! The floors in the bathroom are uneven and the water comes out brown every time you turn on the shower. The whole place is a dump, oh besides for the office and the model home. Their workers also stole cash out of my apartment while I wasn't home and they fined me for having my blinds open during the day. Yes open. The office staff is so nice until you sign the lease, no one knows what they are doing. There are also about 30 illegal workers standing on the street begging for work outside of the complex. I can't walk to my car without them harassing me. Awful place to live!!!

Horrible Place, They painted the counter tops and bath tub, when i went to scrub paint came right off. Staff never calls you back. Have to park on the other side of the world when i get home around 10pm. Its a lot of stay cats around.

A Truly disgusting Place to live. You can buy those 5 stars if you want to, those are office workers. Here's the truth from a renter. Parking after 630pm on any day is atrocious, you will definitely have to park way outside or the opposite end of the complex to find a parking spot. Next you have the staff, seems nice until they tow your car for bull ----. They towed my neighbors car for getting a new licence plate and not telling them, his tags and permit were both up to date. Then there's safety, All i ask if for you to drive here at night and see how its going down. All the walking gates are broke so anyone can walk in. Poor pool maintenance is disgusting see pic, its been like that for more than 2 weeks. I truly hate this place. I've never had a noise complaint and the neighbors are cool, but eveything else blows! Last but no least, they don't raise everyone's rent the same. Same Apts, same building they raised my rent 65 when it was time to renew and my buddy who moved in 3 months before me, raised his only 10. I'm leaving and im going to post pictures of these apartments everywhere. you want any more info or pictures of this place, just ask and i'll email them to you
