FIND ANOTHER PLACE
This place is horrible. I wanted recommend anyone to live hear. The security guard lets anyone in and the office staff are rude and a pain to talk to. There are too many people hanging around and the music is always blasting and loud. KEEP LOOKING!!!!

I WOULD SUGGEST THAT YOU KEEP LOOKING IF YOU ARE LOOKING FOR AN APT. THERE ARE PRO AND CONS AS FAR AS STAYING HERE AT PAVILION PLACE. THE GOOD IS THAT IS CLOSE GALLERIA AREA AND THAT THERE IS AN STORE LOCATED IN THE APTS. NOW THE BAD. FIRST THE PARKING IS TERRIBLE, YOU WILL NEVER FIND A CLOSE SPOT WHERE YOU LIVE. IT WILL ALWAYS BE FAR AND DEPENDS WHAT TIME YOU GET HOME, DONT LET IT BE LATE, YOU MIGHT AS WELL PARK AN THE OPPOSITE SIDE OF THE COMPLEX AND BEGIN YOUR JOURNEY. NEXT, THERE IS THE BUG ISSUE THAT IS JUST GETTING WORSE AND SEEMS THAT MANAGEMENT DOESNT MIND. SPEAKING OF MANAGEMENT. I PAY MY RENT AND WATER ON TIME EVERY MONTH. ONE MONTH I FORGOT THE WATER BILL(WHICH HAS RISEN 200%)AND DO YOU KNOW WHAT MANAGEMENT TRIED TO DO? SINCE I PAID THE RENT THEY FIGURED THAT THEY WOULD DEDUCT MY WATER AMOUMT FROM MY RENT, WHICH WOULD MAKE MY RENT LATE. THEREFORE THEY WANTED TO CHARGE ME THE $50 LATE FEE PLUS $5/DAY UP UNTIL I PAID THE REMAINING AMOUNT. WHICH WOULD BE HAVE BEEN WAY MORE THAN THE AMOUNT OF THE WATER BILL. WHAT KIND OF SH@@ IS THAT!!! WHERE DID THESE PEOPLE GO TO SCHOOL OR DID THEY? SOMETHING AND SOMEONE IS NOT RIGHT ABOUT MANAGEMENT.

Parking spaces and bullet holes...
There is NEVER any parking and I had a bullet come through my front window and almost hit my fish tank. <br><br>They charge for EVERYTHING!<br><br>Stooooooooooooopid security guards!<br><br>I feel generally unsafe.

It was okay living in these apartments I paid my rent on time and rarely dealt with management. I must say I agree with some of the others once I moved in they were not as courteous.Once I stood in the leasing office for 3 minutes without being acknowledged. There was one lady in the leasing office and she walked to the back without saying a word to me. Finally someone came from the back and greeted me. I moved to 5401 after living in pavillion place. I must admit Pavilliion was alot better.

This complex has gone to hell in a handbasket!!
This complex is the worst complex to live in i swear! They never fix things on time! Once i waited 3 weeks for them to fix a washing machine talking about BAD service. I have been living in the apartments since 2003 and when i first moved over here i was okay. But now its bad. The management as all losers! They keep changing mangements and they have a sex offender that lives in the apartment complex! Thats messed up when half of the apts have little kids running around. I wanna leave so bad but my lease is not up until march of 06. I hate living here and i wanna break my lease so bad. No one should wanna move to this complex ever.The apartment rating should be a 0% instead of a 31%!!

Poor Service Culture
When I moved into this apartment in December, 2005, I thought I was moving into something good. My first shock is that most representations made by the staff were false. They say so many things to get you in. Once you get in, the romance is over. They are very sickening. To be candid, the apartments are good, but the administration of tenancy and response to tenants' request is extremely bad.<br>I don't advice you to move in.

Friendly Staff!!!
I've lived at Pavilion Place for about 3 years now. Everything has been great.The complex always looks clean and maintenance is pretty responsive. The management has changed several times but the newest most recent staff that is there now is very helpful and attentive. I was considering moving out because I was uncertain of all the staff changes but it seems that things have improved.Manager is always available for residents and I never have a hard time anymore if I ever want to talk to her about any issues or suggestions.

I have lived in Pavilion Place for a whopping 7 years, and it's been 7 years WAY TOO LONG! I'm moving in a matter of days! I lived here since I graduated from college, back when the property was managed by The Gables. In the last 3 years, these apartments have gone from a quiet, clean, affordable place to live to HELL ON EARTH! I lived in a first floor one bedroom for 5 years and ultimately had to move across the street into a second floor one bedroom because the sub-flooring was SO bad they had to come and put in a new ceiling so I wouldn't hear my upstairs neighbors every step. The people here are loud, dirty, disrespectful, and many don't even work. When I leave for work, they are at home. When I come home for lunch, they are at home, and when I return in the evenings they are STILL there, day in and day out! I have seen diapers in bushes, beer bottles and cans in the parking spaces, grocery baskets on the side walks and every kind of music you can think of blasting EVERYDAY, and most NIGHTS. My water bill used to be no more than $5 now it's over $20 each month, and I'm the only person in my home! My electric bill stays in the $70's in the winter because of poor a/c units and insulation. THERE IS NOWHERE TO PARK! I get off from work at 4:30 and I AM PREGNANT and I have to walk a block to get to my apartment at that time of day. If you get home later than 7:00, God be with you, you will be walking from quite a way!!! IMT manages some of the worst complexes that I have seen and this is no exception. Management only cares about moving people in at any cost. I wouldn't dare raise a child in this complex or neighborhood. Save yourself the headache, keep looking for a place that's worthy of you and your family! This is not it!

worst.parking.ever.
while its not the worst place to live, pavilion place does have alot of problems. the parking is the number one problem. if you come home after 9:00 p.m. dont expect to get a parking space. you'll be parking far away and walking to your place in complete darkness. the noise is pretty bad too. a lot of idiots drive by with their systems up really loud and there are lots of obnoxious kids who are outside making noise at all times. the people that live there are pretty shady too. the other reviewers are right about the really high water bill and the ridiculous charges. i totally believe the reviewer who said he was charged heavily for missing .82 cents. be prepared to witness criminal activities if you live there. although nothing ever happened to me personally or my property, i did hear gunshots on two occassions really late at night. and police cars are constantly speeding down the street with their sirens on. and another thing that i don't remember anyone else mentioning...the mail service sucks there. i was always getting other people's mail in my box and getting letters late. wtf! the store is pretty cool though. :P

Sad Case
This place has gone down hill since I moved in four years ago. I had so much promise but management company changed three times and the attiudes of the mngt. office went from very good to very bad with each mngt. change. I have been suckered into staying for as long as i have because the choose not to go up on my rent once and when they did go up it was just a few dollars. But they found a way to get me on the back end with HIGH --- WATER BILLS!!!!!! The people that have been moving in as of late all seem to be brand new to the country and looking for work, I thought in order for you to be able to rent an apartment you had to have some sought of legal papers saying it o.k. for you to be in this country but hey maybe it's just me. There are also kids that play all threw the parking area unsupervised and some times riding one of those little motorcycles at 8:00 in the morrning on a saturday. Parking is the WORSE these damm tow trucks try to tow you for almost any minor reason they should call these apartments Tow Texas the way they tow people round here and the parking spaces are way to tight in the residents area I have the door dings to prove it. Please heed my warrning don't move over here pay the extra money for something beeter because you will turly get what you paid for.

ok but..
I agree the management sucks. They are rude and they come up bogus charges every onece in a while. The water bills are now WAY too high ($30 per month). And if you owe $0.82 cents of your water or rent they will put an eviction notice in your apartment. (beleive me I owed $0.82)

inexpensive,very clean,spacious,but tough edge of town
I lived here paying 395 and finally 440/mth for 1 bd 800 sq ft ( by the very back mail boxes).This was when chain link and Razor Wire was up instead of the nice fence now.The apt was spacious for me.yes - my car was towed too ( at 3:00am on a wednesday) because sticker was not viewable.The maintenance staff is excellent - very responsive and professional, the mgmt is attempting great strides...had to write corp office if i wanted something - then got a call. I was never broken into but the complex had its healthy share of HPD cruisers come through the gates for disturbance calls and fights.<br>it is a good place to get on your feet and start.My girlfriend helped me clean the apt and I got my $100 deposit back at my new address about 30 days later.<br><br>it is much nicer cosmetically now with the new westpark const.<br>

Management Sucks; Especially the Manager Martha
Well, where should I start. First of all, I was shocked to read the 01/14/2005 review "management sucks". This is exactly and precisely right. When I read that review, it was like DEJAVU. This lady, Martha, truly needs to learn somoe manners. I don't know who made her the manager but I sincerely doubt the skills of the person who promoted this lady to a Manager. <br>My impression is that Manager looks like a lady from a Mafia more than an apartment manager. Good luck to who ever is moving in because I am about to move out. Bottom line, you get what you pay for!!!

I used to live here for 2.5 years. It used to be a good place to live but once they sold out to the new management company, it became a disaster. Starting from the leasing agent who works there, totally stupid and low class.. rude and lazy. They would never compromise in any way to help you if you are a current residents. They turned into an angels right when a potential customer walk-in and left you hanging in there when you need help. I don't want to mention any name. Please if you consider this place as your new place, do me a favor, leave when you get a chance if you don't want your car to get breakin or things stolen of you patio. Seriously, stay away from this place. I hope they will not try to delete my post again.

Management sucks bigtime!!
I could not agree with the previous reviewer more. Never in my life have I encountered such low-class management staff. They range from rude, using obscene language, to downright stupid. I agree with the previous posting, they treat you like indentured servants, as if they are doing tenants a favor. A special mention--Kimberly. What a character! She is always ready to pounce on you, even when you try to be polite & reasonable. She assaults you non-stop with her verbal-spats. You call this a manager? She is not fit for this kind of job, she should be working in prison in charge of female prisoners! Mark my words, this woman is going to take his complex in the gutters!! <br><br>Other staff, with one or two exceptions, is no better. The only good thing about this complex is that its close to galleria and university area. Its not a very good area otherwise. I would definitely NOT recommend this place to anyone.Trust me, you will pay a heavy price with substandard & low-class service. Who wants to deal with that? This apartment complex would be much better with new staff, and better service.

RUDE, RACIST, RIDICULOUS MANAGEMENT
I have never in my life experienced such unprofessional, rude and unfriendly property management. The people in the leasing office--the property manager "Martha" especially, are condescending, rude and anything but helpful. They treat residence like indentured servants, especially if you are a non-spanish speaker. I advise wholeheartedly that you look elsewhere if you want a great place to live!!!!!!!!!!

This place is becoming way worse!!!!
I am moving out this place.<br>The reasons are:<br>1. they let some bad -------- in and there are at least 6 adults plus 2 children living in my neighbor 1-bedroom unit! They always chat outside, blocking the stairs with their stuffs. I complained a lot and even called police. Nothing changes.<br> <br>2. Watch out the water bills! It keeps rising as you live here. In my case, it rised from $10/month to $25/month. They also charge $1.54 for garbage.<br><br>3. There is high voltage electricity lines crossing the border of the aparment area. It at least brings some noise to my TV, and may harmed the health of the residents nearby.<br><br>4.The hot water pressure in some building are very low. You may get cold after taking shower. They tried to rebuild the water pipelines several times but the condition become worse. It is still a mystery for me why it is this<br><br>5. The maintenance sucks too. My AC has problem to reach blow 80 F degree no matter how long I turn it on and they don't want fix it.<br><br>
