This community has resident functions!!! Friendly staff!!
Southern Walk is probably on of the nicest apartment complex I've seen in a long time. My experience with my lease representative was great. The process wasn't drawn out or complex, he made really simple. Maintainance service is quick and very responsive. Plus, there is always something going on in the club room for the residences!

Excellent Experience
It has been great living in Southern Walk Apts. I have had a great experience so far and execellent customer service from all staf members. I would recommend others to lease from Southern Walk apartments.

Very quiet and clean-vey responsive staff
The staff has met all my needs and maintenance has been on point. Love living here and I do plan on renewing until I can afford a home. They also have a great home savings program that could benefit anyone that is interested in buying a beautiful van metre home. I would definitely reccomend this community to anyone.

Love the comunity Captain Program!!
There were a few bumps initially, but I have been VERY pleased with the responsiveness and my apartment overall! I am also very happy that towing is being enforced as the first 2 weeks I lived here, I would come home to find no parking spaces near my apartment; however, now there are plenty of spots! I am also very pleased with the Community Captain concept

Great Service
First, let me say that as a family building a new home and being caught in that gap between moving out of our existing property to a transitional unit is in no way easy. The simple issue of what belongings to move and what to put in storage is in itself overwhelming. However, the good news for us is that the team at Van Metre Southern Walk have made this process as painless as humanly possible. econd, at every level, your team , et al) bent over backwards to make us feel welome and meet our every need. I can't possibly say it any stronger: At every stage, these folks were professional, consciencious, polite and most of all welcoming. In conclusion, I would recommend this project and Van Metre to anybody. On buying a Van Metre home, if our currnet builder doesn't meet their deadline, VM will be our next call.

beautiful apartments
I have a 2 bedroom townhome here at southern walk apartments and it is a great setup. It has surround sound built into the living room and the bedroom sizes are great. The clubhouse is beautiful and very up to date and they have resident functions every month for all residents. They had a great holiday function last month for the kids as they set up a holloween party for the kids. The really resort to the customers needs and the staff is very friendly. Highly reccomend this community and I plan on staying in this area for a long time.

Friendly staff/amazing floorplans
I have rented many apartments in the past and this community definitely has the most friendly and helpful staff. I am having a great experience and I would definitely reccomend this place. They also have a home program that helps you save money for a home. Great service and great apartments

Beware ! ! !
Beware of the lease you sign. When I moved in I was told by the leasing staff that there would not be a problem with ending our lease agreement early if we have to move out of the state due to new employment. However, when it came time for us to move and end our lease with "Broadlands/Southern Walk" we were told that we had to give a 60 day notice as well as pay two additional months of rent. The townhouse we leased was rented the week after we moved out and they STILL wanted us to pay for three months rent. I had to chase down a maintenace person to do our move-out inspection even though I had scheduled an appointment with someone. They did not refund our "reservation fee" and were really nasty about us moving out early. The female manager of the entire property was really nasty and refused to give me a move-out letter so that I could cancel the required insurance policy. The townhouses are smaller than they appear once you have furniture in them. I don't think they are advertising the correct square footage. We NEVER had an opener for our garage door and I would often come home to find our garage door open. The only good thing I can say about the Broadlands Apartments was they did have a good employee who they let go, ----------. I would not advise anyone to rent or lease from the Broadlands apartments unless you plan on living there a long time and even then I would advise you to strongly reconsider these apartments. Don't be taken in by the nice exterior of the apartment complex or the clubhouse. The apartments are nothing like the clubhouse on the inside. They are very dated. They are not well designed for a family. They are also over priced for what you get. We were paying 1800.00 for a three bedroom townhouse. Also, when you have two cars they refuse to give you an additional parking sticker for the second car if you live in a townhouse because they say you can park tandom in the garage and parking space behind the garage. I had my car towed because they have a towing company on "CONTRACT" to tow "VISITORS" and "RESIDENTS" cars during the middle of the night so you can't "SEE THEM TOWING YOUR CAR AWAY"!!!!!! So BEWARE ! ! ! ! ! !

The Best Apartment to
I would have chosen to move to Southern walk based on the staff alone. My Community Caption is awesome. He is very helpful, and kind, he went above and beyond the calls of duty. He did everything he could to satisfy my needs, and I am very demanding. There was never an unpleasant moment. The process of viewing the apartment signing the lease, and getting my keys was very fast and easy. I was amazed at the turn around time of the availability of my apartment. To make things even better my apartment is beautiful. I couldn't ask for anything more. The moment I walked into the apartment I knew this had to be my home. It was kind of like meeting your wife, you just know she's the one. I would definitely consider it a luxury apartment and the pricing is practically a give away. Thank you Van Metre for building such a wonderful community.

Van Metres Money Hungry Ways
Well first off this is advertised as a luxury apartment all i have to say is that couldn't be further from the truth. You pay for the NAME THATS IT! Van Metre was just recognized by J.D. Power I dont know what for cause the way they built these apartments they should be sued. One thing they change management every 2 weeks so even if you do have the problem the only person worth talking to is the maintenance guy as hes the only one that sticks around. Maintenance is horrible but ts not his fault cause he has 300 apartments to look after and not enough time or people. I feel bad for the poor maintenance guy. For 300 apartments they should hire more people. In the past 3 years that I've lived here they have only changed the filters once. You pay over 1300.00 a month for a single bedroom and you don't even realize why you keep getting sick until the AC unit freezes up 2 inches because the filter is 4 inches thick with dust. Tenents here have to change their own filters. Leaks are horrible too. You report it to the main office and it takes 3 months to fix because like I said there is 1 maintenance man and by that time you have mold. Also when they do change management they lose your rent checks and charge you late fees for their mistakes and give you back your check and make you pay them with a cashiers check (which for some of us is easier than others but not if your bank is out of state). Then the newest management treats people like garbage and resemble trailer park trash with suits on. The parking is atrocious and if you do have guest there are about EIGHT PARKING SPACES which are always filled by tenants that have more than 2 cars cause they wont give you more than 2 parking passes. The Cable and Internet are horrible which is provided by Openband (which most people dont even know what the hell it is) and the company doesnt even offer HD for LOCAL(which the FCC deems illegal in 2007 for local channels) or cable channels in the complex but the townhouses right next door can have a whole suite of channels. Management I think makes up their own rules. If you want to break your lease they say you have to pay 4 months of rent plus a notice fee which I myself have never heard of. Even when you just sign the renewal lease the day before that is the rules since they seem to make up a lot of stuff. All I can say is run away and do not rent an apartment here. It looks appealing but I'd rather live in southeast DC with all of the shootings or a trailer park then this place.

bad place
this is one place where you will have to pay more to extend the lease... and that too in a place made of some thing like a moving box. you can hear everything from the next place... trash is some times piled outside till it stinks and cant even go to the mailbox.

reliable staff, great location.
I love Van Metre Southern Walk! It has been the best apartment community I have ever lived in, and I would love to stay, forever. However with the demands of my job/hours and the lack of (quick/easy)public transportation in to and out of D.C after 6:00 pm, I may need to relocate closer to the District, unfortunately. If I decide to relocate, I am, however looking at other Van Metre properties as a result of my outstanding experience at Southern Walk. The office staff -- Chowan in particular (because I have dealt with him more - since day 1) has been extremely helpful - he always says hello as if he has known you forever, and maintenance has always been timely, thorough, professional, and skilled. You can always count on the staff doing exactly what they said they would, and quickly. VSW is a beautiful, community, and I have felt it to be home from the day I moved in.

Friendly Staff
I have been very satisfied with this community since I have moved in. The maintenance staff has been helpful and the management at the leasing office has been superb! My community captain stephanie harney has followed up with me many times to make sure my move in was very smooth. Irene and Chawon has always been friendly when I go into the office and the property manager Monica is always available when I need something. I would definitely refer this community to anyone that is looking for a nice quiet community with great service!

Great Place To Live
The complex is a nice place to stay, very quiet and well kept. The built in surround sound in the units is a plus as well. Police patrol the surrounding areas FREQUENTLY, so there is a sense of safety in the neighborhood. Areas are always well lit also. In comparasion to other complexes in the area, I would say Southern Walk has one step on them as far as design and features. I also like that management does a great job tending to the needs of the residents on a consistent basis.

This place is a dump
Do not waste your time even visiting. I've been here for three months and I've hated every minute of it. The staff makes everything look outstanding when you come check the place out and then once you move in... forget about hearing from them again. I went as high as the VP of operations for the VAN Metre apartments and never got a call back. This place sucks. We were going to buy a Van Metre home but cancelled our contract because of the way we were treated here. Our new place (with a different builder) is supposed to be done in September and we will move the day we close and never look back. The parking is a problem because there isn't enough of it. The trash over fills because of the lazy pieces of crap that live here. People are so lazy, they won t open the dumpster to see if there is anything in it. Not only can I hear the idiots running up the stairs, it shakes the whole side of the apartment next to the stairs (I AM NOT EXAGGERATING). If this place is any indication of how they build their homes, you couldn't give me one. If you have children, keep them in the apartment or they may get run over by the thugs that think the parking lot is their own personal race track. I would pay $300 more a month for something smaller in a better place.

Overall happy w/the experience
I've been living in Southern Walk for a little over 2 years now. First of all, I've never had an issue with parking although I live in the townhouse unit so I have a garage and parking space. There is limited parking where I can see if becoming a problem but I've never personally had issues or my guests that visit.<br><br>The trash - yes - on the weekends it tends to get crazy. I find a lot of times when I go, the compactor is not even full but somehow the trash is still piling outside. The first year I was here they had a special dumpster for xmas trees and this year I read somewhere they would again but never saw that.<br><br>Our neighbors overall were not noisy. I do occassionally hear music or a tv but usually only during the day and usually I'm gone for most of the day so it was not a bother. <br><br>My neighbor also smokes and sometimes I would smell smoke in the MB bathroom. <br><br>I only had to call maintenance a few times, they were usually pretty quick and fixed the prob, although I asked them to change the smoke alarm battery 3 different times because they kept changing the wrong one...<br><br>I have recently bought a house and have found someone to assume the remaining of our lease. We got a few different responses from the office, but overall they were pretty easy getting everything transferred. The one woman, Irene is very friendly and helpful. The manager on the other hand is not so friendly. The few times we tried to meet with her she made excuses about problems she had to tend to and then blew off our second appointment to meet claiming she didn't know she was supposed to meet us. Very frustrating and she was very rude when talking to us.<br><br>As far as safety, I've also felt very safe. I did hear of the burglery on a ground level apartment. The area is pretty quiet other than that.<br><br>Overall I've been happy with my experience at Southern Walk. If you're comparing it to living in a single family home, you will not be happy but if you're looking for a quiet area w/decent living this is a good place.

DON'T RENT HERE!!!
Do yourself a favor, and keep looking. Don't rent here. I am going on year two of living in this community, and I hate it. <br>The staff at the leasing office is terrible. They have never followed through on anything that they said would be taken care of. My emergent maintenance issue took 2 days to resolve, because the assistant manager 'forgot' to put a work request in.<br>THEY NEVER ANSWER THE PHONE, so in order to put in the maintenance requests you must physically go to the leasing office, atleast once. <br>Next, the garbage overflows on a REGULAR basis. In another posting, someone mentioned that it is Christmas time and that may be a contributing factor to the excess garbage. That may be true, but if you are able to make that correlation, why didnt the management anticipate that as well and make accomodations? Besides that fact, the garbage is an issue that occurs very very frequently. It does not create a warm inviting feeling when you drive by on your way home.<br>I would highly encourage any potential renters to keep looking. Pay a little more if you need to, it is worth it. <br>

Ridiculous
I wish I had found this review site before signing the lease at this crappy place. My husband, 9 mo old daughter, and I have only been in this apt for 2 WEEKS, yes weeks. We moved in on a Friday (12th of Jan) and it was very cold in the apt but we thought it needed some time to heat up but by Monday, I had already had it with no heat and no hot water so I called to complain. They sent a maintenance guy out that night and he said he fixed it but it was still cold so I called again in the morning and explained that there was NOTHING coming out of the vents in the bedrooms or lower bathroom. Someone came out and agreed nothing is coming out of the vents and said they will probably have to cut a hole in the ceiling to unclog it. Ok well no one comes by to fix it. I go in person and speak to someone in the office who said they thought the issue was fixed but would get someone out immediately and it will be fixed by the end of the day. I get home and there's a hole in the cieling but still NO HEAT. Next day nothing - no call from anyone. This is now almost 2 full weeks into living in this apt and I talked to the asst manager last night who says they are just not sure when or how it will be fixed and she'll have to get back with me on how to accomodate us. I would write our conversation here but it's very long winded and ended with an I DON'T KNOW. If I could give this place a 0 I would - don't move here.

Worst apt ever
There apartments are the worst, maintenance takes forever to fix the problem, parking is always the problem, manager is pretty rude, noone answers the call, pretty expensive.<br><br>Also, recently burglaries started taking place and no measures have been taken.<br><br>Trash keeps over flowing for days.<br> <br>All the good things in the reviews is entered by management themself. The residents are pretty much pissed off and hardly have anything good about the apts to talk.

Sucks...don't move here!
Been here 2 years, worst decision ever. Highly over priced, the grounds are always dirty, parking is a b*tch, the staff.....well, it's already been said. Once you're here, you're just incoming money. If I didn't hate moving so much I'd be gone.
