Best Community we found yet
We have only been here a short time but can honestly say "WE LOVE IT HERE". Yes it is still under construction and there is a lot of noise durring the day, but around six pm you can hear a pin drop, it is so peaceful at night. The office staff (Pat and Jennifer)are very courtious and go out of their way to help us with any issues we bring to them. We had a few minor maintenance issues with our townhome after we moved in and Brian came to fix the problems within an hour of our requst for service. He took care of our concerns and was very respectful and courtious to me and he took time to play peek a boo with me young son. Also I would like to mention that the night the hurricane passed through my building was evacuated due to a gas leak. Brian and John was at my building with the fire department, after they accounted for all the residents in the building they opened the club house for us to take shelter from the storm. John stayed with us but brian stayed out in the storm to insure our home would be safe to return to. He also kept us very informed as to what was going on when we were allowed to return home. We are thankfull to have someone like him here who cares not only about the property but the residents as well

I love my apartment
Maybe I just don´t complain as much as the other people do, but I moved in on July 31st and I love my apartment. I am in the Dogwood which is a one-bedroom, so I am not familiar with the problems people are mentioning with the Town Homes. <br> <br>I moved in here knowing that it was still under construction, so the fact that the sidewalks are muddy, the lawns aren´t done yet and they are still building and paving doesn´t really bother me. I am saving $7,000/year over the place I was at in Reston. <br> <br>I agree that the garbage area could be much better, but my last apartment had the same issue so I don´t think it is an issue related to just Southern Walk. I also wish the gate would get working and that the gym would be open 24 hours, but those features aren´t done being built yet so I can deal with it for now, but they hopefully will be working in a few months. <br> <br>

A very happy camper!
I moved into this complex the end of May. I was told the apartment would be ready by then and IT WAS!!!!! It has been everything that I expected. I realized that I was moving in temporarily (6 months)and that the complex was under construction. I have had nothing but GOOD experiences in & with this complex. I have read the other reviews and have to wonder if these people are being truthful or are they just elaborating as a result of a different issue they may be experiencing? You owe it to yourself to visit this complex and view one of their apartments - it is better quality than what is being constructed down the street.

I have enjoyed every minute.......
I moved into this complex on May 1, 2003. I was amongst the first group of people moving in. Realizing I had elected to move to a property that was still under construction - I must say I have never been disappointed. The staff has always been very professional, friendly and helpful. Jennifer has always been informative and helpful when I have questions. Yes, some residents have moved out of this property due to the fact that they were waiting on their new Van Metre home to be completed. I moved to this property from Alexan Ryan´s Corner for several reasons, but I will not go there. Seems as though - you get what you put into it - could that be why you are experiencing problems?

Great place to live!
I love this place! <br> <br>I think the staff is very knowledge and helpful! <br>They have a rent-to-purchase program where you get 50% back from what you paid in rent and use towards the purchase of a new home. <br>Van Metre is a well known new home builder in the area. <br>The three bedroom floorplan is beautiful! <br>I would recommend this place to everyone- Go there and see for yourself! <br>

Never Again, Va Metre
We moved into a townhouse a few months ago and if I were you, I would look to rent elsewhere. This is not "luxury living." You can´t fit a ´3-seater´ sofa in the little living room; the 3-sided fireplace we were promised has 2 sides...can´t see it when sitting on our ´2-seater´. The so-called "surround sound" is comprised of 2 $25 speakers shoved in the ceiling. Worse of all is the $60/month the make you pay for the cable/Internet. While this sounds like a good deal, I have had faster dial-up connections. The cable is okay, but if the wind blows, you might as well go out becuase you are not watching tv. The gate is still not installed and the grounds are nasty. Like a previous poster, I am sick of all the trash next to the one dumpster for 200 families. The mailbox area has never been cleaned. This place would be great @ 800/month, but nowhere near what they are charging. <br> <br>If you are coming to Ashburn, check out Alexan Ryan up the street. In Reston area, Dulled Greene has some decent penthouses @ $1200/month. There are a number of cheaper places out there with better service, better ammenities, better staff, better floorplans, and WAY BETTER INTERNET CONNECTIONS! Pick up an Apertment Guide, rip out SOuther Walk and throw it away, then happy house hunting.

not good
well, we just moved in here a few months ago, and everything was going pretty bad. this place isnt what i would call good. the pool was supposed to open memorial day, although it just opened in the middle of august. we thought it was going okay... until a major gas leak caused us to get evacuated from our apartment a few nights ago. not to mention the 6 or 7 firetrucks and a day off of work. if you dont feel safe with that, there was also a water leak that ruined some of the apartments and furniture. you also have to pay an extra 400 bucks a month to rent month to month, and overall, cost more than our large single family home. there is construction everywhere too. try sleeping in in the morning with the loud sound of a jackhammer under your window. this place is not what i call heaven.

Floor Plan Sucks
Anyone else hate the townhouse floorplan? Anyone have a secret for getting in the door with your hands full and opening/closing the door? Anyone able to go down the stairs and open the door without having to step back into the house? Anyone able to brush their teeth in front of the sink with the door open? Anyone figure out why the fireplace can only be seen when you are in front of the balcony, or in the kitchen entering the dinning room? Anyone sick of not being able to get a mattress (or anything slightly large) into the house and up the stairs without smashing the walls (they do look old already anyway. I have patches on mine too and paint all over)? Anyone know a secret route to check the mail so you don´t puke over the smell of garbage? Anyone receive their access keys for that 24-hour gym that is never open past 11:00pm? Anyone know why the gate doesn´t work? Anyone know why the monthly news (or lack thereof) letter always reminds us of the rent date as the only marked date for the month (no parties or get togethers like some places...just pay us money on this day and suck up the fact that we have nothing to offer you but a roof over your heads)...Anyone know how long this jackhammering is going to last at 8:00am on our days off? Anyone drive to herdon to use the pool at the other VanRentMeter, given ours is still just a selling point on the ´Apartment Features´ list...Anyone want to buy me out of my lease? <br> <br>

i like it.... yet i DON´T
when you walk in you´re like WHOA! but then you move in and u start to notice little things that they need to fix and never do. you go and tell them that it needs to be fixed and they do nothing. in my opinion the rent would be okay if everything was perfect! But it´s NOT!!! not even close. If i knew that it would be like this, i would have stayed in herndon.

Moved In
Oh course I knew there would be overall issues when I moved in. I read all the reviews and knew the builders would not spend tons of time on my apartment alone. I knew I would have to add a helping hand to finish off what why didn´t. The Problems I encountered were <br>1. No chain Lock on the door <br>2. Flooding from Air Conditions on the sidewalk <br>3. Lack of lighting <br>4. Strange Bugs <br>5. Numerious other small things <br>6. Internet/Cable/phone not hooked up <br> <br>All these were small things but the Cable/internet/phone. I talked directly with OpenBand and the Apartment Supervisor on the issues. They apparently determined it was OpenBands Problem they overlooked. The next day Internet was working and the day after Cable was up and running along with the phone. Great Turnaround, was OpenBands Issue not the apartments. <br> <br>The Door will be fixes with a Door Guard screwed unto the bottom of the door <br> <br>I added a Chain Lock for about 3 dollars <br> <br>I am still planning on turning around the vents because they blow the cold air against the wall and not into the room. <br> <br>I drop the dishwasher down because it was suck on an angle. I fixed the Faucet that broke. <br> <br>The Bugs are because they dropped this place into a once forest. The bugs are just trying to adapt to this huge change, damn them bugs are big. <br> <br>The lighting I can only complain about, not much more I can do. As for the Gated Community, it will not be completed until the end of the year, so I am told. <br> <br>The Gated entry is very pretty and I was told you can see who is at the gate by closed circut technology, not sure about it. <br> <br>The Cable plan from openband is nice and the internet is FAST!!!! Faster then my cable internet access ever was. <br> <br>Overall this place is turning out very nice but very pricy. <br> <br>The Workers are all very friendly and helpful when there is a problem. They are definally on your side to make your stay enjoyable.

Because they won´t refund many people´s money
...like most, I put down a reservation fee (for April 1st, though they said "April 18th to be safe.")...still not completed and I am now living in Herdon for less....and they won´t refund anyone´s reservation fee. <br><br> <br><br>They should just keep postponing and keep everyone´s reservation fee...nice front to rip people off. <br><br> <br><br>Check out Dulles Green is you want a nice townhouse for <$1300/month.

REPLY TO RIPOFF!!!
This is my first visit to this site and I am in NO WAY working for any Apt complex - I will say this...I was looking to move into these apts and it is interesting to find out that this location is not even completed. Which goes to show - that there are some stupid people out here to put postings saying that this place is a rip-off and you cant even move in yet - DUDE.....HOW U KNOW ITS A RIP-OFF? ur application must have been denied!!! <br> <br>All new renters.......go look at all locations and view and make ur own conclusions.....dont waste ur time reading others reviews!!!
