Overall OK
Our hallway smells like cigarette smoke and it is unpleasant because two of us are asthmatic.

Professional people working for the Residents
I have nothing to say but that Stephanie has been of great help since day one. She personally took care of me and my family and made all this experience very easy. I am pleased to say that I live in a place where there are professional people working for the residents.

Rampant fake reviews by mgt.! Noisy/hectic, head maint. guy.. has issues...
I second the 'fake reviews' charge made by lots of other real reviewers of this complex. It's completely ridiculous. Every time a negative review is left, ten positive ones appear almost immediately thereafter - even if no reviews were left for weeks/months prior to the original negative review. But anyway - on to my real review. :) My husband and I recently moved from Fairfax Square (where we lived for about a year and a half) to a condo of similar vintage in Arlington, and the environmental contrast is beyond striking. We're literally close enough to DC right now to walk there, but the environment surrounding our place is calm, peaceful, and serene. Ffx. Square, on the other hand, often felt like a Marrakesh souq/bazaar - adults and children running and driving around the parking lot at all hours, plus noisy Main Street, whose close proximity to our unit just gave a stressful vibe to everyday life. I liked the way the property was maintained (landscaping, etc.), and we never had any issues with bugs or anything *really* falling apart, but the head maintenance guy had a nosy/smart alecky-/not-customer-service-oriented way of interacting that made me feel very uncomfortable. (Plus, one of his underlings directed obscene language towards my father once when the latter was visiting. Seriously.) I'm glad we rarely needed anything fixed, because it was always an extremely unpleasant experience. Finally, the rent is too high for the property/location. Way too high.

Thumbs Up!
I am a very happy resident at Fairfax Square! No other apartment complex feels this homey! The staff is great and the maintenance people are super efficient! Everybody is very nice and pets are very welcome in the community! I've reccomended this property to two other friends and they both love living here as well. I highly reccomend this property for everybody that is looking for a place to call home!

Great community!
I've been living at Fairfax Square for the past 2 years and I am about to renew my lease once again. I really love living at this property, especially because of the sense of community I feel here. Last Thursday, the leasing office organized a Thanksgiving dinner for the residents. It was a great opportunity for me to meet some of my neighbors. I really appreciate this kind of initiative because not many places are inclined to do so. The leasing and maintenance staff are very friendly and willing to help the residents. The grounds are well kept and the neighborhood is safe and quiet. Not to mention that the location is very convenient because everything is close by. I would definitely recommend this property!!! :)

Tough Start
My initial review was out of disappointment. While I have had numerous problems in the first month of living here, I have to at least give them credit for effort. The buildings themselves are older and can be prone to problems. I am not a fan of the thin walls and ceilings. I can hear every step of my neighbor. I can live with that, it's like living in a house to an extent. I feel that the maintenance for the building and unit I am in was not great. That is probably why I had the issues. My reason for changing my review comes from a few things. First, the property manager did her best to address my concerns. Second, my concerns were escalated quickly when needed and lastly they are doing their best to fix the problems. I applaud the effort they are putting in now. I feel as though it should have been done sooner, but I will have to give some, because tenants can be a big factor in problems. College kids are not very good at upkeep and some other tenants may treat the units poorly accelerating problems. The property is good for dogs, and it is well kept. They just need to spend a little more on the units.

Not terrible but could be better
I've lived here for two years now. It was really nice when I first moved in, parking was fine, didn't have noisy neighbors, the front office was pretty cool. In the past year though, a bunch of Mason students have moved in and it's gotten loud and parking sucks. If I get home any later than 6pm, I can't park by my building cause all these college kids have their friends over doing bong hits. The maintenance people are awesome though. They respond almost immediately. What others have said about having no ventilation in the bathroom is true. It's irritating and embarrassing if you have company (or if your neighbor blows it up and you can smell it in your bathroom). It also makes the bathroom get dirty a lot faster than normal. I can clean it on Saturday and by Tuesday it's dusty and needs to be cleaned again. You can also smell whatever your neighbor is doing (cooking fish, smoking, shitting, etc.) The front office staff is alright, some are denser than others, but a handful are helpful. The only other thing I'd like to mention is that they rent to a Mormon church and if you're lucky enough, your next door neighbors will sing bible songs all day long /head desk.

A Best Place to Live!
Hi everybody! My name is Faridun Nazarov. I am an associate of Study The Planet. We provide Housing for International Students who comes to US to study. We have been working with Fairfax Square Aparments for almost 2 years. It is just a great place to live. The staff in the leasing office very kind and helpfull. The area is very clean, secure and beautiful. And I can say that it is a environment friendly place. Since there are so many trees and greens around.

Can't get better than this
We have lived here since April of 2010. We live in a one bedroom apartment and have friends who live in townhomes, 3 bedroom apartments as well as 2 bedroom apartments here. We love all the facilities that they offer, e.g., Fitness Center (24 hour access), Business Center (with computer hooked up to fast internet and printer), Beautiful Olympic Style Swimming Pool, Well kept grounds and whenever we have guests over who have a child, they love the playgrounds, swings and slides too. Leasing staff is very friendly. Whenever we have had an issue their response was prompt and comforting. We did our research before renting here and Van Metre Fairfax Square was and still is by far the best in the market for the price that it is.

I am a satisfied resident!
I have been living in Fairfax Square for a little over an year now. I am a very satisfied resident because I feel people care about me and my stay in this property. Aside from small issues that had to be fixed in my apartment, I never had any problems living here. The maintenance team is very professional and responsive and the grounds are very well kept. I feel proud of being part of this community and would reccomend it to my family and friends because I know they would feel home here.

So good so far...
My family and I moved into Fairfax Square from renting a house for a couple of years where the landlord was no where to be found. The first night we moved in, water started coming in my bedroom wall, apparently the dishwasher in the townhouse above had exploded! After calling the maintenece line, someone was at the apt within 10 minutes. The next morning, everything in the bedroom was fixed, and back to new. I have been extremely happy living here so far. Its one of the nicest communities in Fairfax City. The other people who have left comments on here about noise, yes, there is some noise from the upsairs neighbors walking, but you are living in an apt, what do you expect? I have had friends that could barely watch TV with the sound on after 9pm because the walls were so thin in there apts!( not in this complex) I dont hear my neighbors next door at all, and the parking issue, or trash, you live near Mason, students live here, have you seen OTHER Apt Complexs where they live? Some dont even have guest parking at all! Considering some of the apts I have seen, the rent some of my friends are paying, these apts are HUGE, and the nicest.

A Real and Fair Review
I have lived here for the past 2 years and I'm going to be as objective as possible: Impressions: Large and well designed floor plan, space. Beautiful community and area. (2 minutes drive to Faircity Mall, 5 minutes driving to old towne Fairfax, city hall, 10 minutes driving to George Mason University, 15 minutes drive to Vienna/Fairfax orange line metro). Very dog friendly community and a good large area to walk your 4 legged friend. Parking: Parking is sufficient, each apartment were allowed 2 parking spots and a guest spot. Most of time you will be able to find a spot 50 feet from your apartment. The only time when you have trouble is getting back later (usually after 7 p.m.) Noise: The apartment is usually very quite and tranquil. The only noise concern one might have could be college students as neighbors. (Since the property is close to George Mason) Grounds: Very well kept, dedicated staff that picks up trash every day, landscape and flowers are planted regularly grass are mowed on regular basis. It's really a nice community to walk around. Safety: I walk my dog around the community after 10, 11 or sometimes 12 a.m. at night and never had any problems. Neighbors are mostly military, working professionals and students Construction (of the apartment): Very cheap construction, wood floor creaking sound from upstairs, downstairs forgot to turn off their kitchen fan for 3 days and it felt like an earthquake in kitchen, dinning room. Can over hear things. Paint job, bolts, nuts cables are done very poorly, things come off very easily. Door knob very lose as every time someone enters the outer apartment door your front door shakes. Overall very shoddy. Maintenance: Strongest area for them. Their maintenance line is very responsive and you can call them 24/7 and usually your issue is taken care of in the same day or next day. They also follow up with you to make sure that the issue has been taking care of. I had issues with AC, door handles, window blinds and they even got me a new washer and dryer when mine stopped working. Staff: Leasing office turnover is very high, there are always new faces. Some are friendly and helpful, some are pretentious. One person has been extremely helpful to me and has been the reason for my leasing renewal.

Positive Experience in my 3 years here
I have been a tenant at Fairfax Square for the last 3 years. Overall my experience here has been a positive one. The maint staff was very punctual whenever i placed a work order and would always do what they can to help out my situation. The staff that works in the office has had some new faces but each employee has had very good customer service skills. The main reason I choose Fairfax Square is because of the customer service skills that the employees provided me on my tour and during my stay here. This is why Van Metre Fairfax Square is such a great place to live. Every apartment community has its problems with noise every so often, it is how the staff reacts to these complaints that seperates the good communities from the bad. At Fairfax Sqaure the residents are the #1 priority. Everyone is entitled to their own opinion, and in mine i say Fairfax Square is a good place to live!

pros and cons
The grounds and pool are nice. But beware of the tree limbs. There are plenty of dead limbs that have not been cut and if they fall on your car, you have to pay for the damage. The maintenance staff is nice and generally very fast. However, the sub-contractors they employ to paint etc generally are not so good...they miss major areas etc...and no one comes by to inspect their work. The staff in the front office vary a lot. And there is high turnover. Some are very nice and easy to deal with. Others are on a power-trip and are condescending. Your neighbors also vary greatly. Lots of college kids, for better or worse. The walls are thin (you can hear a lot!!) so hope that you have polite and quiet neighbors. Parking is difficult if you come home after 9pm or so though this varies around the complex. The staff will respond that this is ok because it is "free." Well, no, parking is not free just like the pool is not free: you pay for it when you pay your rent. The complex has extraordinarily high fines on things. For example, don't loose your parking pass or it will cost you multiple hundreds of dollars. A previous post said that the complex is in close walking distance of things like a grocery store. That depends on how you define "close". Uphill...20 minute walk...not exactly my definition of close for walking but it is if you are driving. And the real plus of the complex is that it does feel very safe. So enjoy that! Oh, and if you care about energy efficiency, this is not at all the place for you! Plus, when you come to tour the complex you will be impressed by the "club house." It is nice looking and has various perks. The staff will lead you to believe that it is easy to reserve for your own events etc. Not quite accurate. You can reserve it but only if you are willing to shell out big bucks. As the previous post said, no fan in the bathroom. However, and quite unfortunately, there is a pipe/vent connecting your bathroom with the other bathrooms above or below it. Though this pipe/vent you can hear a lot of whatever is going on in the other bathrooms....yeah, seriously, not cool.

dont rent here management is horrible!!!!
I renter here for 2 years and never had a problem...when I first moved here parking regulations were first come first serve however since one of the management staff moved here they decided to have there own private parking... they put some sord of motorcycle thing on a certain parking space so noone could park there regardless if there was a motorcycle there or not.... The second incident that occured here management asked me to remove trash that was not even mine and mentioned that if I did not do so they would fine me....... 3rd ventilation sucks the bathrooms have no ventilation which is very important!!!!!! 4rth people leave there dog poop everywhere and managment does not do a thing..... 5th playground has never been powerwashed the playground here is really nasty. 6th you can hear everything through the walls.... DO NOT RENT HERE 4 the price they rent u could do so much better elsewhere!!!!!

Nice Place...
I moved to Fairfax from Ohio about 8 months ago for work. I have lived in a single family home my entire life and i was worried about making the trasition to apartment living. I really like this place because of the location and community feel it offers. I was prepared to hear my neighbors, but to be honest it's not as bad as i thought it would be. Sometimes the neighbors dog is barking but obviously that is going to happen from time to time. Everyone here seems to be happy. Above all, I love going to the pool and relaxing after work. Cheers!

Love the Pool and Amenities
I have lived here for over 3 years now and love living here. It is an older property but very well maintained and the leasing/maintenance team is great to work with issues and problems. There is an amazing pool from 11am to 8pm every day, 24 hours gym, business center. In addition, 24 hours hot line really is helpful. Noise, yes sometimes you hear your neighbors but majority of my experience at the Community and my building is excellent. Actually I have made some really good friends here as the management company host some really cool parties. Most recent was a pool party with open bar, free food, DJ. They had both setups for their Van Metre New Homes as well to give residents an opeturnity to look in to buying. Van Metre is the only Company i Know that offers upto 3% of the rent towards purchasing of a new Van Metre Home. Its very conveniently located in Fairfax. Thank you management for keeping up with this beautiful community and making it a great place to live for all. Keep up with the good work.

Fake reviews by management
Have you noticed that every time a bad review appears here, even after weeks of no reviews at all, within one day a glowing review appears to counter it? Take that into account when you are a trying to figure out what the ratings mean. You can throw out most of the 5 point ratings because they come from someone with close connections to the management!

NOISE, NOISE, NOISE
Nice sized apartment, ample parking, and well-maintained grounds, but at the end of the day it's really just an upscale dorm. I listen to my upstairs neighbor snore, and my stoner downstairs neighbor play video games all hours of all days, all the time. For those who have outgrown dorm living, this will not be a good fit.

Finally, I had to make my first call to Maintenance!! Super Quick, Super Clean, Super Gentlemen, and I'm Super Happy!! A special thank you to Speedy; he is always on the go and so very sweet. I certainly can't imagine a place better to live than Fairfax Square, genuinely stated. I'll reiterate my thoughts from previous entries: Excellent Staff (ALL MEMBERS included), great community, wonderful grounds, fast and easy leasing procedure (thank you Blake, Leo & Shelia), nice neighbors, and convenient & close to just about everything!! We were truly blessed to end up here. Looking forward to the future with Fairfax Square/Van Metre!!!
