Very good: pool, maintenance, grounds are generally well kept, pretty safe Not so good: parking can be tight in the evening, walls are thin (can hear neighbors a fair bit even when they aren't being loud) Bad: I'm about 30 and a couple of the staff talk to me like I'm 12. It seems they do this to all "young-people." If you complain about them, they will make things difficult for you. Beware: When you sign the lease is super-lengthy. They want copies of so much personal information its somewhat concerning (title to your car, bank statements etc). Given that they require copies of so much personal stuff you'd expect them to keep careful track of the papers and not loose them, right? When I moved in, I had multiple calls asking for new copies of these documents because they'd lost the previous ones.

Rocky Start, but ok so far
First off, this place is miles better than my first apartment in the NOVA area. And although it is expensive, it is much better than most that you will find in this location. Unless you go over near Fairfax Corner. It did get off to a really rocky start. The leasing agent lied to me about some of the features of the apartment I would be getting. He did try very hard to make it up to me, but it was still so misleading and very disappointing. Not a very good feeling to have when you are supposed to be excited about moving into a new place. We have now lived here about 7.5 months. It does get noisy with dogs barking and people giving music lessons and stuff like that. But it usually calms down later in the evening. Parking is definitely at a minimum and I don't know if we are allowed to park inthe business center in front of the complex or not. Its tough especially when we have multiple people over for a holiday dinner or something. Maintenance is great. They are really nice guys and usually come the very next day. I like the gym they have. It has a lot of equipment and is in good working order. It is open 24 hours and everyone who comes to work out seems friendly. I haven't had a chance to experience the pool yet, but it looks great! The neighborhood does back up to some trails through Daniel's Run park which is nice if you have a dog. On nice nights we can walk up to the movie theatres in Fair City mall or down into Old Town Fairfax for dinner. So that is a really great feature. There is a lot of shopping, dinning and entertainment within walking distance which is very important. You get a move in discount if you are a GMU student or work for the county which was really nice. Rent is pretty expensive and gas is unusually expensive for such a small apartment, but I guess we had a cold winter this year. Electric is more expensive than my last apartment too. Don't know why that is, I don't feel like I am using more utilities than I used too. The apartment buildings are beautiful and the grounds are pretty nice. And my parents used to live here when they first got married, which is one of the reasons I looked at the place.

Great response to the snow.
Fairfax Square Maintenance Staff should be commended for their quick and thorough response to the snow removal. In this record breaking snowfall, I could not have been happier and felt safer with the removal of snow. During the storm, in its worst moments, the maintenance staff was out at all hours days and night, moving snow from streets and parking areas where they could. In addition they were diligent about spreading salt in all common areas of the property. I am a person who is up early and out late, walking my dog and never felt like I was in jeopardy walking around the grounds. Even though the staff said they couldn t help residents dig out, I saw them helping residents when they could as well as lending shovels of their own when they were needed. I have always been impressed with the response of this maintenance team with any issue within the neighborhood, but their work during this difficult time is something I don t think could be compared to any other property in this area! Great job Fairfax Square Maintenance!

Great At First...
We moved into Fairfax Square in late 2009 and, at first, everything was great. The apartment was nice, quiet, and our minor maintenance problems were fixed quickly. Then our new "neighbor" moved in next door and our life here has been hell. He plays his music morning and night LOUDLY - we have been woken up twice in the middle of the night (1:30 am and 3:15 am) and had to have the police come to ask him to turn it down. We complained to the apartment complex and our representative told us that this neighbor denies any wrongdoing (despite two police complaints), and as no one else in the building has filed a complaint there's nothing they can do. They have sent him letters (at least, they told us they did) but the noise continues. It has gotten to the point where they told us if we're not happy here, WE can leave... and we ARE currently looking for a new place to live. So, one thing you need to know about these apartments is you will hear EVERYTHING from your neighbors! Music, talking, televisions, even snoring! The walls and floors are that thin! Of course, all apartments have a level of noise you're going to hear from your neighbors but when you can hear your neighbor snore... that's too much. So, if you prefer your apartments a bit more quiet you should look into other places because Fairfax Square will not be the place for you.

happy students
i am really happy to be living here at Fairfax Square. I am a student at GMU and it is really close for my drive to and from campus. Me and my roommates have lived here for just over a year and we plan on staying until we graduate. The maintenance team is really nice and they take care of any requests we have.

Fairfax Square Review
seems to be a bit of back and forth on this website with a few folks who had poor experiences and a few that seemed to have very good ones. I will give a very truthful review of my exeperience with Fairfax Square as I have lived here for a few months now. Pros: Fantastic location, both for commuting and getting to local restaurants, attractions, shopping, etc., well kept common areas, very nice neighbors, pet friendly (neighbors that clean up after their pets, too), competitive rent rates, responsive office staff, and plenty of parking. Pool and clubhouse are nice and there's an onsite fitness center. Cons: older apartments, can hear some noise from your neighbors if you have folks above you. I think there are some trade-offs one makes for living in an apartment...the first is that you live in a community and there are certain things you need to expect to give a little on. Yes, there will be some noise. Yes, you may not always get the parking space closest to your apt. and yes, with an older apartment complex you may not always have brand new appliances and granite counter tops. So let's keep things in perspective, Fairfax Square is a great community for a lot of reasons. The location is really good. I commute to the Bethesda/Chevy Chase area and the commute is not too bad...easy access to I-66 and I-495. Metro is pretty convenient also with bus service very convenient to the property and the Vienna metro pretty close to (about a ten minute drive, which is "close" in metro dc!). George Mason is an easy commute and Fairfax City offers an abundance of parks, restaurants and amenities. I have a young family and it's probably good to point out that the Fairfax county schools are some of the tops in the country..which is why we moved here from suburban Maryland. Our experience with Van Metre and their employees has been top notch. I haven't asked for much because we haven't really needed anything, but when I have they have responded promtly and always delivered as promised. My wife and kids (ages 2 & 5) have enjoyed playing outside in the well kept grounds and there is a sense of community,in that many of the neighbors say hello and chat when we're all out and about. Nice that the kids have other kids to play with from time to time. Also the pool and fitness center are nice places to meet your neighbors as well. Both are very nice. The fitness center has both weights and cardio machines and is more than adequate for me...for those who need more, Gold's, world Gym, and the amazing Liftime Fitness facility in Fair City mall are all really convenient to the community. The community also sponsors get togethers and socials..I haven't gone to any but it's nice to know they are at least providing the facilities and encouraging residents to get to know one another. A community is what each individual decides to make of it, Van Metre is at least giving you some outlets and options to get to know your neighbors. Fairfax square is an apartment community, with that comes minor inconveniences...yes, you hear your neighbors from time to time, which can be annoying, but that's the trade off of apartment living and for us it's been an infrequent nuisance and I am pretty sure if I said something to my neighbors they would be a lot more respectful...I just choose to not be "that guy":) I will say that our particular apartment has not been recently redone so our appliances are older and the cabinets, floors, etc. show some wear. However, everything works and is more than adequate for our needs. I will say that I believe they are updating a lot of the apartments in the community. I have seen them pulling a lot of stuff out and working on a bunch of different units..perhaps one should inquire as to whether or not they could lease a more updated one? Overall I have no regrets in my decision to move here with my family. I feel like I did all my due diligence on the area, and after looking at a lot of options I am happy with my decision. Good luck in your search and hope this helps in your rental search. Choosing a place to live and signing a lease is a big commitment..Fairfax Square has been good to us and I think it should be considered by others as well.

Outstanding Customer Service !!
I had a great exeprience withyour staff and your property. Stephanie Bevill was my leasing associate and I could not have had a better experience. Ms. Bevill took great care of my needs and was very patient form the outset of my search for temporary housing for myself and my family. She was very patient when we were deciding on where we might live and then amazingly responsive through out the 3 months we stayed at Fairfax Square. She made sure everything was perfect and any and all problems were addressed and immediately corrected. We also enjoyed great service from our team captain Johncie Sloan. Johncie also was very repsonsive and took care of the few small issues and problems we had very efficiently. The client/customer facing staff at Van Metre had been very good to work with. A true example that Van Metre cares abotu customer service and the client experience. Thank you for making a stressful time of life (moving, transitioning) much more bearable.

Bed bugs, roaches and rats
I woke up early this morning covered in itchy bites. After inspecting my mattress, I found several bugs, and looked them up on the internet. I'm horrified to find they are bed bugs. It's bad enough having to deal with roaches and rats running around at night, but this is the final straw. Our lease ends next month, and we're going to start looking for a new place this weekend. This is just disgusting. And I might as well add my 2 cents about the staff... UGH! They could at least TRY to be nice. No one believes those sunny reviews anyway. Oh, and check out Fairfax City's crime report... it's available on line. Cars frequently get vandalized here. My car has been scratched up horribly.

Thanks for everything --Your luckiest Tenant
I have been here (4) and 1/2 yrs and I love it very much the staff, you have no idea how they respond with I have needed them for assistance anything big or small..they just care about your needs. I would like to thank first and foremost Asma, Shelia always putting whatever I need first. Leo has been a great help in every aspect. Rick and Mark great Supv's always asking me if I'm okay and is everything in your townhouse okay! Everyone cares at Van Metre and this something I will never forget. Thank you for having me as one of your luckiest tenant.

HAPPY HAPPY HAPPY. Very responsive management!
We've been living in our apartment for the past three years and each of the three years we've been here, we've had nothing but great satisfaction. We never ran into any major problems in and out of our apartment. Maintenance was always quick to response if we needed some things fixed. Staff members in the leasing office are very friendly and easy to communicate with. Having Leo as our community representative made things even easier. Overall, our expierence here was excellent and would definitely recommend this area to friends and family members if asked about it. -Adrian S.

WOW! GREAT place, I don't know why this guy is so angry! I love it here.
WOW! Some people are destroying FFX square on here. I wanted to post a good one as a past resident for 2 years. I am in their office often as I use the business center. I can hear them making calls all the time and dealing with other people that live here. They are always going above and beyond to make sure people are happy. I also am very happy. I think Leo Wasi is an excellent person to work with, as is the manager, I think her name is Asma. Don't listen to the disgruntled resident that didn't pay their bills on time and now are taking it out on the company, listen to the many happy residents here!!!!!!!

main office staff is terrible
Good things: very clean, pretty grounds, pool is beautiful and fun in the summer, maintenance staff live on-site and are very fast when need be Bad things: horribly rude staff at the main office and needs more parking I lived there a long time and was an ideal tennant but the main office staff always drove me nuts.

Awesome Location for Metro DC!
I am so excited that I rented here in Fairfax Square. I recently moved from out of state without seeing anything before relocating for my job, and I'm so happy I came across Fairfax Square. The leasing team was very helpful and friendly, and very flexible to work with. I have had minor maintenance issues in my apartment, and ---- and ------ are great, along with the rest of the team. My commute into DC is not that bad, and the metro isn't that far either. Parking can tricky sometimes, and I can hear my neighbors, but nothing excessive. I would definitely recommend Fairfax Square to anyone looking to move!

NOT RECOMMENDED FOR RENT
We have had the worst experience ever! Here's why: 1) Misleading staff; they will not tell you any of the problems they have - roaches, rodents, old carpet, old fixtures and thin walls/ceilings! To exemplify this - there are roaches in the kitchen and entire apartment; here, it took me writing a bad letter to the owner to get pest control done at the place - their area management were not helpful at all. As far as noise is concerned, a neighbor downstairs would start playing a bass guitar to a loud music at 7am and I could hear hit quite loudly - imagine, waking up to this "digital surround"! 2) Deposit was not returned in full. We had to pay a deposit because we are new in the country, but we received the assurances that we would get our deposit back at the end of the rent period. Now they said that because they had to replace the carpets (the carpets were not new when we moved in), we had to pay for it and they would keep about 50% of our deposit. OUTRAGEOUS! 3) They don't give advance notice when they need to do maintenance on water and other utilities - there are frequent electricity outages and water can be turned off at any time without prior notice! Here, it suffices to say that I had to actually spend few hours in my car with my kid and wife, because of an electricity outage in the middle of the night in the winter! 4) Their accounting is quite unprofessional and keeps making arithmetic "errors" even on monthly bill calculations (to the disadvantage of the tenant of course) - unless you are vigilant you can get ripped off! IN SUM, PLEASE DO NOT BELIEVE WHAT THEIR SALES AGENT WOULD SAY ABOUT THIS COMPLEX - IT'S ------ AND YOU DON'T GET YOUR MONEY'S WORTH - UNPROFESSIONAL MANAGEMENT AND STAFF, "NOISY" NEIGHBORS, BUGS AND ROACHES, SO ON AND SO FORTH.

RUN! Don't make the same mistake we did!
Never in our lives have we been treated so poorly by any apartment complex. If you view are records you will see that we have such high credit with leasing complexes that we have never been asked to put down any securty deposits. Let's start with our first hours of being official renters. Our leasing agent (let's call him ----) forgot that we were moving in. We sat there and waited for him to find our keys for an hour. Next, Two months later we recieved a notice in the mail stating that we had a balance due on our rent. When we went down to the leasing office to sort the matter out the Property Manager realized that ---- wasnt able to add and had quoted us the wrong rent amount on all of our leasing documents. She said it wasnt her fault, that the numbers were all on the leasing documents, ---- our other leasing agent just didnt add them up right and we needed to give them the balance due immediately. The money wasn't the issue as much as the unprofessionalism or the rudeness. We then received a survey via email. We stated both of these incidents in the survey and submitted it. The property manager called 3 minutes later and asked us to CHANGE the survey because she said leasing agents who werent involved with our lease would be in trouble and possibly fired if we didnt. We didnt want to be involved in the "firing" of any individual and wanted to be rid of the "drama" that Fairfax Square's leasing office is consumed of, so we complied. Why do they have a survey if the minute they have negative feedback instead of CHANGING the behavior they ask you to change the survey? The drama doesnt seem to end when my visiting step-brother was rudely treated by their staff. I even have a message from their property manager saved on my voicemail stating that she was calling the police to have my step-brother removed because he was using the computer room for his homework. They expressed to us that they needed to have his social security number on file if he was going to visit us. We had never heard of anything so crazy before.

Great place
I moved here in late July with my family, after living at Regent's Park for a year and half. This community is very well maintained and has a lot more to offer than any place in the Fairfax. Events at the community pool are very attractive and impressivly well managed. I must acknowledge the amicability and professionalism of the leasing staff and I feel very safe living in this community. I will definitely recommend this place to my freinds and family.

GREAT PLACE TO LIVE, BUT!!!!
MOVED IN 2007, WITH MY DOG. WE LOVE THE PLACE.. GREAT JOB ON THE NEW COMPACTORS, WAS WONDERING WHEN THAT WAS GONNA HAPPEN.. THE MAINTANCE CREW IS GREAT,AND I REALLY LOVE THE CLUB HOUSE AND POOL AREA. IM SO GLAD THE POOL STAYS OPEN PAST LABOR DAY.. THE ONLY PROBLEM I HAVE HERE IS THE UNPROFFESIONAL ATTITUDE THE PROPERTY MANAGER HAS. I TOOK MY MOTHER INTO THE CLUB HOUSE TO SHOW HER AROUND, SHES VISIITING FROM OUT OF STATE, AND THERE IS THE PROPERTY MANAGER WITH HICKIES ALL OVER HER NECK.... I DID NOT KNOW WE ARE STILL IN HIGH SCHOOL!!!!! ALL AND ALL I REALLY LOVE IT HERE...

I must preface this with saying I have lived in 7 apartment complexes in my life and have a credit score of 740. Fairfax Square has been an absolute NIGHTMARE to live in. I should have walked away when they realized they had no place for us to walk through even though we had made plans through them to do a walk through a week before move in. I should have walked away when they couldnt find the key to our place or any of our paper work for 2 hours on MOVE IN DAY! I should have walked when we came to find that all the walls contain lead paint! We also found chips in the glass on our back patio and stains on our carpets on move in day. We of course documented this on our move in sheet. 3 months later we get a letter stating that we are going to be sent to collections for 14 odd dollars we owe them. I have never made a late payment or a wrong payment to anyone in my life was baffeled by this. I found that they MISQOUTED US ON OUR RENT when we signed the lease?!?! Totally illegal but it was only a few bucks so I didnt argue and just paid knowing i would have to live there the rest of the year. Later my brother came up to help me move while i was at work he went to use the public computers when maintance saw him there they asked who he was misunderstood what he said then FORCED HIM TO STAY PUT (also illegal) as they got thier property manager who didn't belive he knew me and because i was at work and didnt answer my phone right away almost called the police and had arrested. After I left they decided they hadnt stuck it to me enough so they decided to charge me for the carpets that they signed off were damaged when i moved in! I complained they dropped the amount by 400 dollars but said i owed 700 and change. I have sinse paied the amount and am making a claim with the better business bearu and if need be will be making a claim in small claims court. DO NOT RENT FROM THIS PLACE!!!!!

Really nice place to live.
I really like Fairfax Square alot. I moved in not too long ago, and everything in my apartment is going really well. The leasing staff is super nice, and really help out when you have an issue with something, even if it's small. The maintenance does a really good job and gets any requests done fast, they even have a hotline you call for anything. Parking is all first come first serve, so you might have to walk a bit from your building but never far. The property grounds are really nice, and if you have a dog like I do, it's really nice for walking. I can hear my neighbors once and awhile, but that comes with apartment living of course, and it never has been anything excessive. I feel really safe in the area, and it is super close to shopping. I definately would recommend Fairfax square to my friends!

WOW! Van Metre is incredible
I love this company. They have gone above and beyond to make sure my leasing/living experience is as excellent as it could be. My expectations have been exceeded! I did a lot of shopping in the Fairfax area and couldn't pass up the incredible value and service-level they offer. Though I've only been here 2 months now, I'm already ready to renew.

If you can, live here!
I put so much time and effort into finding just the right place to live when I moved into the DC-Metro area, and it paid off! Fairfax Square is just beautiful. My apartment is refurbished, my neighbors are virtually unheard, the pool is marvelous, the fitness center is 24/7 and the equipment is quite nice...they don't have a row machine, but all the basics; there are plenty of stores nearby to cover everything one might need, you can always find a parking space, there's one entrance into the apartment complex with a traffic light for those times when making a left is impossible, and I could go on and on. I just wanted to make sure I passed on how much I love this place! As for things like maintenance and the like, I can't comment since I've only been here 4 days so far. (Oh, and one downside is there are only two trash points so depending where your apartment is, it could require a hike or a car trip.)

GMU Students!! You will love it here!
I am a fellow GMU student and want to let you know of my leasing experience! I am a sophomore and absolutely love being at Fairfax. The CUE bus is great and there are many advantages to living off-campus. Me and my roommate went around to the local options and NONE were as great as Fairfax. It has been the best decision I've made here (besides choosing GMU of course!)

Leasing Process was very smooth!
The fairfax crew really seems to respect people's needs while they are searching for apartments. They are extremely informative and really take the time to answer your questions. I just referred my cousin to live here as well and I'm getting a referral bonus after she moves in. Awesome!
