    Thank You Fairfax Square

    No apartment complex is perfect, and we understand that. The reasons we are so highly impressed with Fairfax Sq. is the readiness and efficiency with which they respond to all our requests and the fantastic customer service. During our apartment switch, Johanna, Fabien, and Sheila all made us truly feel like they really cared about our satisfaction, and they really worked to accomodate us in every way. When we first moved in, our only "complaint," if you can even call it that, was that the garbage disposal and ice maker didn't work. We told the office, and they had it fixed with in a day. Everything else has been wonderful, and we are so happy with our new apartment and the service that comes along with it.

      Awful

      My experience here has been awful. The management company lured me in with their luxurious rental office and nice "model" unit, but now that I am here they ignore my requests and are rude and unhelpful. My power keeps going out, and there is an infestation of roaches that makes my skin crawl whenever I am in my apartment.

        Very Satisfied resident

        I have been at Fairfax Square for three months now and am very pleased with the condition, appearance and amenities this property has to offer. My overall leasing experience has been wonderful. Responsiveness of maintenance and on site management is superb. I definately recommend this property.

              Overpriced and Terrible

              This apartment complex is not worth the rent - even with the "deal" that they use to suck you in (watch out for the crazy rent hike after your lease is up). The management team is awful... always sending nasty letters. You can hear your neighbors every move. Everything is falling apart and never gets fixed. They have a serious mold problem and refuse to deal with it. There are all kinds of hidden charges. I will not be renewing my lease.

                Great Management Team

                I have lived her for approximately 14 months. The accommodations are great for the value and the management team is very courteous and professional. Whenever there has been a problem in my apartment that needs addressing they have always addressed the issue within a few days. You might think this is bad, however, I have lived in other properties with many hundreds of units before and they are not quite as adept at handling issues that arise quickly. In any case, I plan to continue to stay here until I either move from the area or buy my own home. I hope this review helps.

                  Not worth the money

                  I have only lived here for 4 months, and its just an OK place to live. I haven't had too many problems with management, only that I find them very disorganized with paperwork. They lost my first application, so I had to fill out a new one. Still concerns me to this day that they have no idea where the other one went.. But they are nice to me, and the lease is very flexible with signing people off and moving in new people. Since the time I've been here, we've switched out 3 people in the lease. So if you're single, and sharing a place with others, you're only really tied to the lease as long as you wish to be. I have found some strange bugs in my room, and I live on the third floor!! I've found two centipedes, a couple of giant ants (usually found crawling on the ceiling), and lady bugs in the apartment. Never found a cockroach though. Overall, I'm pretty happy living here, but I know that for what you get, is not worth the massive amount of money you pay for living here. The apartment is pretty small for what you're paying, and management finds every little way to charge you for something: visitors using the pool, parking passes lost, pets, slight damage to the apartment, etc. I make sure I get the most out of my money, by eating all the Otis Spunkmyer cookies while I'm at the leasing office!!

                    This is a very pleasant place to live

                    I have lived in my apartment for the past year. I have thoroughly enjoyed my stay. Except for living very close to two tall trees and not getting much sunlight throughout the day, I have not had any problems with living here. The grounds are well kept, there are a lot of young people, families, and adorable dogs living around my building. There is minimal to no noise. I have not needed to have anything fixed in my apartment, although the washer and dryer are quite out of date and I have had my washer stall a couple of times, neither of these things were in need of serious repair. I love the balcony and sit out there often. My appliances have worked well, although my diswasher could be a little more powerful, but again, my kitchen isn't thoroughly updated (cabinet doors, shelves, dishwasher), and I believe there are apartments that are updated. It's pretty cool with the shading, so in the summer I haven't had to have my air conditioning on very much. The space is nice. I have a one bedroom, so it is more than enough space for one person. The only drawback to my apartment is that it's very dark, so live somewhere where there isn't a huge tree. But, I enjoy walking around the grounds and it's very close to grocery stores, metro and beltway(short drive for both). If the price weren't going up and me ending my job, I would stay and try to get another apartment away from the tree.

                      Just out of curiosity I went to this site researching a different community and thought I'd see what people were writing about FFax Square. As a current resident, I'm a little upset that the management has been posting on this site, but I'm not surprised. When I moved here in December, everyone was very friendly, a little overly friendly. The decision I made to live out here was a life changer so I wanted to make sure this was the place for me. Up until about 2 months ago, the leasing office has been restructured and some people have left. Frankly, this is a relief. The new people and the agents that remain are a great team. They are friendly and helpful. The maintenance team here is a rock. Whenever I have an issue with my apartment, I take into consideration that there are hundreds of units and hundreds of other people with potential problems too- so If it takes a day or two for them to get to me, that's ok. Plus, they're so incredibly friendly. Now, as complaints are concerned- Like I said, for the first few months after moving in, I felt that a couple people in particular were very unkind and rude to me. Shocking because they were very friendly at first- which made me feel less like a resident and more like a monthly check. Plus, the person who helped me with my lease either lied or didn't understand some of the policies listed in the lease and I had some rude awakenings. The heating/gas billing issue with this community is very unfair. They charge you a portion of an average use from the building you live in, (for cooking gas) on top of heating your apartment. Every month, no matter what the season, I pay around 35$ for gas. In the winter months, my highest gas bill was 160$- for a ONE BEDROOM apartment- My parents live in a single family home- and their gas bill was 150$ that same month- now you tell me if that's fair... Throughout the remaining winter months, I kept my thermostat on 60, and bundled up to avoid the bill. Also, all residents received a water increase notice- it's not much, but I read through my lease several times and no where did it say that the water flat rate fee was subject to change. Recycling- We have trash pickup here, but not recycling- residents have to take their recyclables to the bins (at the back of the property) on their own time. I don't think I need to go into how important recycling is in this day and age, but just consider how many units and people live here and how many recyclables that don't make it to the bins... Pets- I love animals and one day I'd love to get a dog. But in the lease there are several restrictions, weight (under 80 pds or something) and breed. I'm not sure if it depends on the circumstance but I am positive that there are several dogs in this property that weigh over 100 pounds- one being this huge mastiff. So, are there any restrictions? It's not clear in the lease. Bugs and bees and spiders, oh my! This is my final complaint. I have lived in several apartments ranging on age- I even lived on a ground level apartment and never had this many issues. I lived in a mid-rise building in Arlington that was built in the 60's and it's problem was centipedes. Here, in February, I found a large spider in my bathtub that was 2 1/2 inches in diameter...Every time I take a shower, what do you think crosses my mind? When spring came, hornets started getting in through my bedroom windows. An exterminator came once or twice, but the person didn't speak English and trying to explain my best what was going on, the poor guy didn't understand. Frankly, It would just be nice to not have to deal with this. But like I said before, I am really excited that the leasing office is changing and have been enjoying the last few months. Aside from bugs and spiders, my apartment is very cute and homey. If I had any advice for a prospective tenant, READ the fine print- The lease is ridiculously long (over kill) but read it carefully and slowly. As for the leasing team, keep up the good work. And if you could work on some of the issues above, I'm sure you'd have some very happy tenants. Depending on rent increases, I hope to stay here for a few more years.

                        when I came to view the residence, I was very excited. My Leasing agent was friendly and made me feel welcomed. However when I came to sign my lease my agent was not there so someone else helped me. That person was a mean and cruel individual that shouldn't be working with people. She should probably be working in coal mine so she won't have to be social with other people. I think the parking policy is ridiculous! On a positive note, it is a nice area to live in.

                          10. I would refer this property to friends and I have renewed my lease because my overall experience at the community has been very satisfying.

                          The new staff here at Fairfax Square has transformed this place into something worth whilr. I've been here since June 2005 and I've watched this placego from down to an upscale garden of eden with new staff. There presence alone has allowed me and my family to stay here without a doubt they really care about their tenants. I would like to thank the Property Manager,Assist Property Mgrs, and Leasing staff, for everything. You have no idea how well these people take the time to stop and assist wherever and whenever your needs are! Because of them I have renewed my lease for future to move into a new house with Van Metre companies next year. Thank you so much for everything!

                            Fairfax Square Apartments has a great staff that has always made themselves available whenever my husband, son, or myself presented any issues or concerns. The front office staff, Patricia, Johanna, Leo, Brad, Steven, and your maintenance crew,especially Rick have provided the best customer service that is greatly appreciated. Thank you.

                              Alright, but a few infuriating problems

                              When I first moved into the apartment I had no complaints whatsoever. Nice grounds, plenty of space, reasonably priced, and always plenty of parking. After about two months, however, they instituted a new draconian parking policy, which is completely unecessary and unfair. I've never seen any problems with space, with about a dozen empty spaces even at it's most crowded, yet they will tow you for even the slightest infraction. Add in the problem that there are no visitor lots, so you have to go ask the front office for permission every time you have a visitor, otherwise they'll be towed. They do give you one visitor's pass, but will charge you the outrageous fee of $450 if you lose the tag. (Thankfully, that hasn't happened to me, but if it does, there is no chance I'm going to let them rob me like that.) The staff here is very nice as long as you don't need them to do anything. While touring and signing the lease, they were nice, polite, and helpful. When I came to complain about the parking rules they shrugged off my complaints by saying "That's your responsibility" and giving the ridiculous rationalization of the high fines by saying "So people will take it seriously." Note to any staff members of Fairfax Square who are reading this: residents will not feel at home if they are in a constant state of worry about losing a few hundred bucks over minor infractions. People would take $50 seriously, you don't need to rob them blind. However, it is a nice area, and the apartments themselves are very nice and very clean. I don't regret signing the lease because I got a good deal, but once that expires, I'm looking for a place that doesn't try to regularly try to rob me.

                                FAIRFAX SQUARE IS HELL ON EARTH, RUINED 12 MONTHS OF MY LIFE!

                                NEVER NEVER NEVER EVER LIVE HERE WHERE TO BEGIN........ If you are afraid of bugs weird muntant bugs you will die living here..We had wolf spiders, spider crickets, ants, centipedes, and some things we have never seen before. We tried to talk to the office about it but they said they could do nothing because they were coming from outside. Funny how we NEVER opened the doors or windows when we were there. The matience people just walk right into the apartment using a key without knocking they caught me half naked! The carpet had MOLD under it which caused my ASTHMA to flair up 24/7! Last but not least they refused to refund our $700.00 deposit because we gave 55 days notice instead of 60 to leave HELL. They gave us the notice paper to fill out one week before. 3 different employees assured us that the deposit was mailed before they decided to let us know they changed their mind 1 week before Christmas! So have fun living here if you decied to, but I HIGHLY HIGHLY advise AGAINST IT! SIGN LEASE AT YOUR OWN RISK!

                                  I woke up last week to several tow-trucks removing numerous residen't cars from out in front of their buildings in the middle of the night. All because they forgot to put the FS sticker in their back window. I can't wait until I move.

They solicit reviews from residents, then post the highest-rated reviews themselves. By doing so, they create the illusion that residents are mostly happy, but in reality, there are many more negative reviews than positives... It's just that ALL the positive reviews end up here (via management), while the negative reviews are those that are legitimately posted by the small fraction of residents who are aware of this website.                                       Great Place to Live

                                      I highly suggest living here. I have a one bedroom apartment and absolutely can't get over how much space I have. The amenities are very clean, the aerobics gym (unfortunately, no free weights) is tops, and the staff are SO very helpful and courteous - they remember your name! The 24/7 maintenence line is great and very timely - we once reported a gas leak and they were there with the fire department within an hour. Parking is great and the location is unbeatable - although traffic can get a bit hairy in the mornings around Prosperity Ave and Guinea Rd on 236. My only complaints are the upstairs lady seems to stomp around too much and a few of our neighbors have had some loud parties (a quick call can put an end to that, though). As an added bonus - we're getting FiOS! My boyfriend and I are going to be reupping this coming fall. Our only incentive to move would be to move closer to our work.

                                        The property is great. The appearance is very nice, I enjoy the 24 hour gym and huge pool. The staff is fun to be around.                                           Indescribably AWFUL

                                          These people are SLUM LORDS. Literally. They treat their tenants so unbelievably poorly. They are rude, condescending and ignore even the most basic needs of their renters. They have failed to fix my heat and air conditioning for days at a time (I had to ask a friend to care for my pets for DAYS because I was afraid they might die from the extreme heat in my apartment during the work day). They have failed to deal with the roach infestation in my apartment. They "accidentally" had my neighbor's car towed and then refused to reimburse him. If you get locked out, they force you to call a locksmith. I was tricked into living here because I was shown the "model" apartment and signed my lease before seeing the REAL apartment. The wheels on the dishwasher fell off on my third day in the apartment, so it's now impossible to open. Did they fix it when asked? No. The apartment is dark, moist and has a weird smell. When I complained about it, and suggested that they move me to a different apartment, their response was "Too bad. You signed a lease." I later found out that their vacancy rate is ENORMOUS. But since their business philosophy is trick-them-into-signing-and-then-screw-them, they wouldn't even consider removing me from the trash pit that they put me in. I never imagined that any company could treat its residents so poorly.

                                              I just moved in and it has been a wonderful experience. They were all very friendly and helpful with my move. The community is well equipped, clean and spacious. I'd recommend it to anybody looking for an apt close to Washington.

                                                Horrible !!

                                                I have been here just over a month, and I can say I would almost rather be homeless after the treatment I have received from the staff. I moved in and the appliances were dirty, the patio door was broken, and when I called about my washer and dryer being broken ( the face plate assembly was falling off exposing wires ), they sent someone over with a drill and 4 wood screws to fix it. Then, I made a payment on time via check, a starter check, drawn on a bank across the parking lot. The check was accepted by the property manager, no problem. I received a email and call 3 days later, on a late sunday afternoon, only 45 minutes before the office closed, stating they could not accept my check, and I had to have a payment to the office before they closed that day.... a sunday.... a non-banking day. Then on top of that, I made arrangements with a person, and came home to a nasty notice slid under my door. Do yourself a big favor and don't waste your money or your sanity by leasing from this place. The staff is rude, the maintanence is ------, and the apartments are over priced. If I had it to do again, I would live in a hotel until purchasing a home.

                                                  AWFUL! Even for a recent grad this place is a joke. I don't need anything fancy so the actual living space was adaquate. The management/customer service is an absolute joke. Expect NOTHING from them except a headache. Took 4 months to get a closet door fixed after repeated requests. Took 6 months to get a referral bonus we were promised at the lease signing. Can't even get a phone call back from management after repeated messages left. This place is amateur-hour. Hidden costs/fees at every turn. No one at the leasing office seems to have any decision making power...the response is always, "we'll have to talk to corporate". Despite plenty of parking they recently imposed parking tags and will tow any car w/o a tag any time of the day(includes visitors who are there less than an hour--happened to me!). Obviously a money making scam. I would understand if this place were cheaper but you're paying a premium for shoddy service/ugly apartments. Don't be fooled by the management that posts on here. You would be wise to avoid this place.
