Worst Apartment Complex in Fairfax
All of my friends who are renting in Fairfax are happy with their apartments. I am miserable. It's just one thing after another at this place. The worst part is that they don't have fans in the bathrooms, so the bathrooms are very susceptible to mold. I included a picture of this and also of the towel rack and miniblinds, both of which have broken more than once. With the high rent that I'm paying, there's no excuse for the shoddy construction and low-budget materials they use here.

I love my new place
Having done all of my apartment hunting online from Texas made my move extremely easy and Andrea at Fairfax Square was very helpful in and receive the keys. She even helped me locate furniture when I didn't have any, that's exceptinal service to me and I greatly appreciate the customer service provided. When my AC wasn't working, maintenance was there the same day to fix it and was very pleasant and able to fix the problem right away. I've been here a month now and I love my new place and those that help to take care of it.

I have had no issues
I have had no issues w/ my rental community. It's been a positive experience. I've referred two other people to the community and thy don't have any issues either!

Thoroughly pleasant
My experience in all of my contacts with fairfax square personnel has been thoroughly pleasant. My questions and needs have been responded to immediately. I am thoroghly impressed with the maintenance of my surroundings inside and out. And your team members couldn't be nicer

Excellent Property
Excellent property in the best location in Fairfax. Wonderfull and very helpfull staff that has always been able to assist me and my needs. The facilities are excellent, and well maintained. All ties in with first class service and a wonderful home-buying incentive program. Maintainance has been very prompt on immediate needs, like issues with water and heat.

Thank you for everything!
Our Community captain is extremely courteous and reponsive to any needs. Once again I have to say the maintenance crew is top notch in response, corrective action and professionalism. I will not be renewing my lease because I am retiring from the military and will be moving to North Carolina once the lease is completed. If this were not the case I would absolutely renew the lease!

Very poor apartment
This is one of the worst management around. The only thing that looks ok is their office, and the trees that are there in the complex. Everything goes south there onwards. Lots of rats, lots of --------, mean management, will rip you off when you leave, pests such as roaches are commonplace, exterminators are helpless, 300 dollar redecoration fee doesn't really count for anything...the list goes on and on. All in all, not worth your time, definitely not worth your money. Stay away if you value your peace of mind.

Love Fairfax Square!
I was transferred here by my job and have stayed at Fairfax Square on 2 occassions now. They have made my stay enjoyable and the leasing agents have been a great help throughout the whole process. Whenever I come back to the area for business, I will always choose Fairfax Square.

Recently moved-in and things are great
The property is very nice and the leasing process went very smooth. The office staff was very helpful and made my move-in process very easy. So far things are fine and I would recommend Fairfax Square to others!

Not a family place but good for students
Most of the reviews posted are very true especially the negatives ones. I agree that the noise levels are ridiculous and the trash area is under trees or near curbs. Not very sanituary. The walls are paper thin and my neighbors had loud obnoxious parties on the weekends even after 2 am. I have a toddler and a newborn & was always annoyed by the slamming doors and loud voices across and upstairs & in the hallways. And yes you have be assertive to get what you want. I did and things got resolved. Lots of maintenance problems along with serious bug problems. I never saw rats but I could of sworn I did hear them between walls. Although the property is well manicured & the clubhouse is beauiful, you're not going to benefit from that. Peace & quite can not be found here. It's true about the nonrefundable deposit and they do try to charge for maintenance after you leave. I lived there from 5/2006 to 5/2007 and haven't received a letter yet. The apt is very basic & plain. Great for college students whose parents pay for rent. They do have social gatherings and offer food & drinks. People are nice. Parking is horrible. Apts are very old. The property team is also nice but again you have to be assertive and get what you want. Just be aware and really look into this place before moving in. Don't believe what the leasing agents tell you b/c I was lied to at the beginning. I would have never lived here had I known the truth. If you need to talk to the property owner, he is really nice & does try to resolve your issues.

Don't live here
I don't even know where to start. I guess I'll make a list. 1) $400 illegal non-refundable security deposit. Someone else posted in detail about this in another review. 2) Trash everywhere all the time. They have this bizarre policy where you're supposed to just dump your trash on the curb in front of your apartment for the maintenance workers to come pick it up. People dump trash at all hours so there is ALWAYS trash everywhere. 3) If you lock yourself out after 6 PM, you have to call a locksmith. This is despite the fact that the lease that 80% of the complex currently has specifies a different lockout policy. Yes, they like to change your lease terms mid-lease. It's spectacular. 4) The utility situation is so screwed up. They charge you based on the number of rooms you have, so even if you are the only person living in a three bedroom apartment, you will be paying MORE than the five person family living in a one bedroom apartment next door. They also have a sub metering company doing the bills which, as far as I can tell, is completely unaccountable for billing errors (of which there are many). 5) The outside of the apartment complex is under renovations AT ALL TIMES. They are constantly landscaping, digging ditches, repaving, etc etc to try to trick people into moving here by making the grounds look pretty and then showing them the "model" apartment. Don't be fooled by that! Make SURE you see the *actual* apartment because they look NOTHING like the model. Anyway the result of this is you can never sleep in, because there will be a chainsaw or a backhoe outside your apartment at 7:30 AM every day. 6) Children run wild, screaming, through this complex at all hours. I'm not sure if they even have parents. Don't bother complaining. Management doesn't care. 7) Despite the fact that I have to let a sketchy looking exterminator into my apartment on a bi-weekly basis, there are still bugs. And large SPIDERS. I've never seen a spider problem like at this apartment complex. I've included a picture of one that I took the other day - TERRIFYING. 8) Don't fall for the pay-your-rent-with-a-credit-card "convenience" they advertise. There's a hefty fee. 9) Despite the complex "repaving" to make every parking space so small that my compact car barely fits in it, parking is still a huge problem. There are times that I have to walk FAR to get to my apartment, which is a problem because it's not the safest place to live. This situation would be vastly improved if the management just issued STICKERS to residents, but they don't, so anyone can park here. 10) I can hear *conversations* - I kid you not - going on in the apartment above me. That's how bad the noise problem is here.

Van Metre FFx Square
The thing about Van Metre Fairfax Sq is, you've got to be proactive. If you're not proactive, they're going to exploit you. Guaranteed. If you're proactive, you can get the better of them. Our first experience: We met a very nice very energetic woman named Beverly who showed us around as much as we liked. She gave us sound advice and let us make up our own minds. We opted for a 811 sq ft place for 1130 a mo, and signed some papers to that effect and set the wheels in motion. The next day: We got an email from her superior saying our rent would be 1250 instead because of a renovated kitchen. We threatened them with the better business bureau and state's attorney's office for having a bait and switch business and they relented. We got the apartment for 1130 with the "new" kitchen. Instead of paying a refundable security deposit, we decided it was ok to pay their silly quasi legal redecoration fee because we could paint the place the way we wanted. Day after that: Beverly was fired. Or quit. Who knows? We uneventfully moved in and had some laughs. The first sign of trouble was a note on our door, "Pay or quit." I had noticed my check hadn't cleared, and had been calling them for days inquiring about it, and they assured me that not only had they received it, but that it was processing. They were lying in order to get me off the phone. The problem is they have a drop box which anyone can reach their ENTIRE ARM into and shuffle through everyone's checks. I'd complained about this before but they were unwilling to listen. Anyway, I went in and convinced them that they lost our check, and immediately set up automatic payments, which was nice. They decided not to charge me for the lost check. Smart of them, you'll see why later. I also canceled the check. Unfortunately my bank was brain dead, and canceled a whole range of checks. One of the results from that was that they canceled my utility payment. I explained the matter to their accountant, who assured me that if I got a letter from my bank, they would waive the fee. I did so and made photocopies, and considered the matter closed. That's when maintenance problems and pest problems began, not to mention the smoke from our neighbor's apartment wafting through from downstairs. They mixed in smoking with nonsmoking apartments in the same building (brilliant). Then they turned on a noisy attic fan, which I made them disconnect at three am. The windows they put in were useless for keeping bugs out, and we fought with them about lady bugs and bees until we moved out. At one point they finally sprayed for the things, but they came back immediately. This is around the time someone smashed the window of my car. There are a bunch of kids running around the community without supervision, and I found it easy to blame the 100 bucks I had to spend on them (junkyards are great). So at that point we're living in a bad neighborhood with bugs crawling in all the time, so we decided to move. Before we left we had a couple more encounters with management, one was that they decided to carry a balance on our account without telling us for over 6 months. They claimed not to have the letters I photocopied for them, and by then they had "found" our lost rent check and (stupidly) sent it to us with an explanation. "We dismantled our drop box and found this old rent check. Duhhhh!" Unbelievable. After some prodding considering the paperwork I had, they took off the balance, and in the end let us go without too much trouble. Other than that utilities were cheap, the washer dryer kind of sucked and we never had a problem with the heating/cooling. Never any shortage of parking, plenty of eye candy at the pool, and convenient to work out at their gym.

Completing my 8th year as a Fairfax Square resident
I am completing my 8th year as a Fairfax Square resident. It has been and continues to be a great place to live. The property is clean, well lit and has more ammenities than I could ever need. Maintenance is excellent and the office staff is very polite and friendly!

Lease up...can't believe what they did...
Well, this is my second review. The first one was after I had been here for a few months. At that time things were pretty good. Now that my lease is to expire on Jan 2,2008 the masks have come off...so to speak. I got a letter TAPED to my door on 12/20/07 (but was dated 12/11/07)saying that my rent was going up $144 effective 1/2/08. (The apartment I have has not been updated, it still has the 1950's black and white mini tile floor and old ceramic tile bath, chipped counter tops and other signs of many years of use. And no upgrades have been done to the inside of the apartment in the 12 months I have been here.) The letter also said that I should make sure the signed renewal was back to to the leasing office by Oct 12, 2007. Do you see anything strange about the dates? It also reminded me, in no uncertain terms that I have to give them 60 days notice in writing if I choose not to renew. I was not given 60 days I was given 11 days. I feel is very unfair to give such a short notice of such an substantial increase. I had even emailed them back in the late summer specifically asking if they were going to raise the rent on renew but never got an answer. My brother is a paralegal and is looking in to legalities of this and I am seeking legal council. If anyone in the complex who reads this has experience this same thing please post a comment. My warning to new residents....watch out.

Very nice place but for the thin floor/ceiling/walls
I've quite enjoyed living here for three years, other than the fact that for the past year my neighbors above me have been making far too much noise. I hear footsteps, their dog, and I used to hear their amorous moments until I think they realized they were sharing it with everyone else after I complained. I've tried to talk to the management about the noise but there is only so much they can do, and I've decided it's a good time to move closer to work.<br><br>I had a major roach problem initially, but whatever pest control company they use worked wonders. Management seems to try hard to do a good job, even if they are a bit disorganized. I've never experienced bad faith.<br><br>Drafty in the winter, so plan on using quite a bit of gas. Laundry in unit is great.

They charge you a $300 redecoration fee which they do not apply. Instead they eat that money and charge you more for maintanence which they should be doing. In my case, the carpet was bad and after the first year was over, they did not change or clean the carpet as promised and instead charged me for replacement of the carpet when i left it. Just beware of this place...thats all i can say. It doesn't have much to offer anyway. There are much better apartments in the vicinity.

Worst place to live
They over charge you for everything, there are hidden costs in every possible way you can imagine. They screw you out of serious money with move out costs. They overcharge with gas bills, and are slow to respond. Good luck. I would not recommend this place to a single person.

Fairfax Square sucks. Management sucks even worse. The apartments and townhouse are not worth the price being charged. Yes, good location, but EVERYTHING else sucks
