I can't wait to get the heck out of here and I'm counting down the days left on my lease. People who live here think nothing of letting their little kids play outside until 10:30-11:00 at night during the summer. I've actually had a guy play soccer with his two kids (under age 6) underneath my window at 11:30 pm. Plus, the neighbors will steal your packages if they are delivered to and left at your door. Nice. The only thing good about this place is the staff -- super friendly and responsive.

The appliances were ok though they were a little old. A bigger problem while living there was the noise. It's not too far from the fire station, and you hear them going ball all the time with sirens blazing. Sometimes a bit late at night too though rarely after midnight. They replaced my windows with what were supposed to be weather proofed to reduce electric bills. I'm not sure it did that, but it did break some of the alarm sensors so that two of them were no longer working (ie. always alarming). Anyway, there are LOTS of kids everywhere, and they are not well looked after either. None of that was totally off putting though except that after having left it's been over two months and I've yet to receive my deposit back. I've called after the first month and they told me it would be after end of that month. That is the same answer I got this month. I tried to contact via email the property manager and NEVER got a response. They had some lame excuse that they can't send out the checks individually, but they had to go out in a batch and that the corporate office had a few problems with some of them, and they had to be re-done. Anyway, my deposit was over $1,000. If I don't get it shortly after the end of the month there will have to be legal action taken as well as reporting them to the State of Virginia.

This isn't the worst place to live, but it's also extremely far from the best. The rent is very high for the quality of the apartment provided. It's a semi-convenient location. The staff are below average. The appliances are EXTREMELY outdated-- We're talking 20 years old here! Parking is only okay, so hope that you get home early. The apartment complex is also riddled with children, who are occasionally noisy.

This complex is perfect. My husband and I have lived here for a couple of years and have see such noticeable improvements since the new management took over. Parking is no problem. It's quiet and safe. We've had a really great response from maintenance everytime we've needed them. And the people in the office are super helpful and nice, especially Liz. We were thinking about moving closer to work but didnt want to gamble on another property.

New management is worst
I have stayed in this community for last couple of years, After the manager Charity has left this, a new management cam in which is horrible, simply increased the rents and no proper maintance. I'm waiting for my lease to end,so that I can leave this place.

Worse service
I have lived for 3 years. . The new assistance manager . He has the worse customer service. I m not happy from them. Maintenance peoples are not good Behavior . It's not safe for a woman to stay alone . It's not a good for family to live there.

Tenant of 3 years... Avoid this community
First, this property was managed by Bainbridge when we moved in. Management changed over to Panco just this year. Bainbridge pretty much let this place go to the dumps, where as Panco is at least attempting to fix things up. When we moved in there were roaches and waterbugs infesting the entire place. We had to have pest control come several times to spray. Everything in the unit appeared to as if been installed when the place was first built, nothing seemed to have been upgraded or improved upon. The apartment sizes are SMALL and CRAMPED and not worth the rent you'll be paying for any "upgrades" Panco is putting into this place. Community is NOISY and is primary composed of South Asian H1B visa holders and their families, who pretty much make this place a nightmare to live in. They hang their laundry out to air dry on the patio, along with other household items, they allow their kids to play all over the place at all hours of the day (good luck not hitting one of their kids, they like to play in the parking lot). There are only a maximum of two bedroom units in this place so I leave you to explain how a family of six can live comfortably here. If you have a nice car, expect to have it pretty dinged up, no one here knows how to park or drive properly. While the convenience of being close to my work and other things was nice, my wife and I can no longer stand this place. As the previous reviewer stated, good luck getting your security deposit back. They have a laundry list of things that need tending to (which they don't when you move in) that add up in time. There are much better apartment communities in the area. Oh, there's Section 8 housing across the street, it's definitely not a "safe" area to be living.

The worrest appartment in Herndon, VA
I have lived in this apartment for about 3 months and I saw this is one of the worrest community in Herndon, VA. Maintenance was horrible and people are not friendly in the community. Major problem is, If you move out after your lease expires, they will never give your full security deposit ($200) back and they will include all the expenses like water, carpet clean etc etc and they will deduct from your security deposit. I would suggest don't look at this apartment at any cost.

Overall Great Experience
Pros: 1. Parking is open and freely available 2. Maintenance and Service requests are quickly handled 3. Snow clean up for the parking lot AND sidewalks is quick 4. Friendly / Helpful office & maintenance staff 5. Trash pick up every Tuesday AM and recycling available 6. No bugs! Not one roach, ant, or stink bug, none of them in the year we've been here Cons: 1. Would like more of a variety of floor plans for the 2bd/2ba apartments 2. We live near the tennis courts / child play area and before sundown on weekdays and on Sunday afternoons, the children are extremely loud and noisy while they are playing...borderline obnoxious 3. Would like the community space in the leasing office to be available to rent (for events, gatherings) We have a had a great experience here at McNair Farms. No complaints. No safety/security issues. Super close the airport (a 5-minute drive), but no residual noise from the planes. At one point our water heater went out, and maintenance replaced it with a new one the next day. A couple of times the inside of the handle for the shower/tub was stripped (making the handle spin around and around with no grip), but maintenance replaced it the next day. I can't hear the neighbors just in their moving about, but the opening & closing of folks front doors can seem very loud at time. The heat in the winter is WONDERFUL...never a 'chill' in the apartment...same is true with the air conditioning. Great place to live if you have guests often because of the open parking...parking is never an issue. Would like to have Verizon FIOS instead of Cox. Would like to have more lighting in the parking lot at night (all the current lighting is on the building themselves). Gym is functional, but could have more equipment and be better temperature-controlled. Nonetheless, none of these preferences are deal-breakers. We have enjoyed living here, and if there were different floorplans / layouts for the 2bd/2ba apartments, we would likely stay for another year or so.

Looking to rent here this summer
We are thinking of renting in this apartment community this summer and I was going through their website but didn't find any pictures of the inside of an apartment building itself. I only found floor plans, community pictures, etc. I am interested in looking at the pictures of Evergreen and/or Dogwood apartment. How are the appliances, carpet and closets in the apartment? Any comments or pictures would be greatly appreciated. Thank you.

Well...I've Enjoyed It...
I'm sort of surprised at all the negative reviews, to be honest. My boyfriend and I have lived in this community for a year, and he had lived here for 6 months before that. They actually let him move out of his tiny 1-bedroom early so that the two of us could take a really big 2-bedroom. There was a fee for him to move, but I didn't think it was that bad. The management has always been nice as far as I can tell. They fixed his washing machine that broke like 3 times. They responded to a roach problem pretty quickly too. Maybe not a LUXURY apartment, but I've enjoyed it. LOVE the fireplaces! And the big 2-bedroom/2-bathroom apartments are really big. Vaulted ceilings on the 3rd floor are VERY worth it. Also, the porches are really decent sized. My boyfriend and I are looking to move in April just to be closer to work, possibly to another Bainbridge apartment complex though...because we've really liked their management.

quite a decent place for the price.
i moved in here in nov 09 and so far it has been a good experience for me. im not sure about other people but my interaction with the staff has always been satisfying. there are 3-4 people (i know one persons name - Fizaan) who sit in the leasing office and all of them are very helpful and prompt. I had raised a service issue twice and it was immediately sorted out. Apartments are clean. Utilities are a bit old but they are in perfect working condition.

Interesting
Seems that people have had alot of issues with management here. I've been here for about three months, and I haven't had any issues with management. I don't know who this girl is that everyone mentions b/c both the managers in the office are both men and all my interactions with them have been pretty nice. With all these complaints, maybe she caught the boot or something. The appliances and stuff are fairly old, but they told me that they'd be renovating in 2009, adding stainless steel appliances and new cabinets to all their units, so that was a selling point for me. I figure once they renovate, the price will be higher, so I wanted to get in while it was still reasonable. I go to the Gold's Gym nearby and it's open 24hrs. I walk/run over there all times of the day and night, and I've never seen anything happen on the property so I feel pretty safe too. So, I'm happy. :) Sorry for all of you who weren't.

There's better places around!
I lived at this place for almost a year and half and I would not recommend any living at this place. I chose it in the beginning because it was the cheapest place I could find and it was within walking distance of where I worked. The apartments are falling apart. All the appliances are old and are past end-of-life. The carpet needs to be replaced in all of them. The fireplaces (if you get one) smell. The staff of the place is hit or miss. They are constantly changing people in the front office, so if you find one that's nice, you're in luck. Expect maintenace to take a few days to get back to any kind of problems you have. And do not expect any one to come out if you call their emergency number (I did that and no one even bothered to call me to see what the problem was). They will charge you to terminate your lease, no matter what your story may be. And if you're going to pay your rent, make sure you actually hand the check to them. They have a convient way of misplacing checks otherwise.

BainBridge Management for Village at McNair Farms-Cheaters,Worst Management
Folks these guys rip you off.They dont attend to your problems.The worst management I have ever seen.I live in McNair farms.This is my honest opinion.Stay away from the apartments managed by BainBridge or you will regret. There is no car port or garage.The gym sucks.No media room.Still they charge you more than anyone here. They dont give your deposit back. They dont maintain apartments.If you have any problem you have to go and beg them to address the proble.After you go to them for about 11 times then they address the problems. If you leave message on phone they dont care even if you are dying.I told them about my heater that it wasnt working 15 days ago.I was dying of cold inside the apartment.The Maintenace guys and even the leasing office guys take vacation when you need them most.They lie to you that maintenace guys will come to your house soon and address the problem.But they never do.They just push you around. Before this we had problem with laundry.They dont care. There are also theives in this apartments.Few days ago TV was stolen from gym.Someones GPS was also stolen.

RUN AS FAST AS YOU CAN AWAY FROM THIS PLACE
Whatever you do, DO NOT RENT HERE!!!! Management is so bad, the NEW manager is so rude. whoever left the message about her yelling at people is so right. She thinks she can do whatever she wants and she tells residents that threaten to tell on her that the regional Manager has her back. Yes he might have her back because there is a rumor going around that they are sleeping together. I and many other residents have seen with our own eyes her coming out of his apartment office late in the evening buttoning up her shirt on numerous occasions. This place was perfect when the 2 girls who worked in the office at the end of last year were here. They can never keep the same people here. It is really sad that Bainbridge is known for firing people all the time. I have lived at Lionsgate and McNair and it is true they hire people with no experience and when they dont live up to their expectations they fire them. So whatever you do if you plan on living here back out now. It will be the best thing for yourself. I have 3 months left on my lease and I plan to run as fast as I can away from this place. I suggest you do the same.

Terrible Service
If your looking for an apartment...keep looking...this is the worst management I have ever experienced as a renter. Bainbridge is the WORST...they are so rude, incompitant and blatantly just dont give a crap about any one of their residents. I just moved in a wish i could move right back out! The apartment wasnt' ready, in fact it was filthy, the manager was rude and yelling at people int he office they seem just downright like they don't know what is going on.The appliances are so old and decrepit I was shown a model that looked nice and then i moved into a piece of junk that is NOTHING like what i was shown, for the money and the overall lack of care and respect you could do better.

Worst Management
Never rent apartment here. Worst management.If you ask them to fix something they wont show up even if you call them 100 times.Its ridiculous.Bainbridge staff the worst management.They don't maintain and rent is highest than all the surrounding apartments. They dont clean ,they dont fix ac,they dont fix faucets ,washer dryer etc etc.All appliances and equipments are old. So be careful before you move in here.

Bad management
Watch out for Jennifer, the leasing manager. She can be very rude, especially once you have signed your lease. The management and their attitude is quite pathetic. Fanny is the only person who you want to deal with.

Going Downhill Very Fast !!!
Lived here for four years but recently moved out. It was definitely good under the previous management but since they changed hands (middle of last year), we were TOTALLY dissapointed. <br><br>Everyone in the leasing office (besides Fannie) makes up their own rules. They held my security deposit because of the wear and tear of the carpet in my apartment (which, by the way wasn't replaced during my four year stay). I later found out that they replaced the carpet for the tenant who moved in after I left. Cheats! I have a strong mind to file a formal compliant about this issue. <br><br>I gave them a move-out date which they never recorded in their system - got a call a week before the date asking why I did not move out yet! Took some convincing that I called up earlier - they ended up have the future tenants reschedule their move-in date. <br><br>The manager (Jennifer, I think) is quite rude! This was one of the primary reasons I moved out. My wife and I had a VERY BAD experience with her when we went to talk about our lease renewal. Their primary focus seems to be on getting new clients but to NOT hold on the existing ones. We have quite a few friends who have been living here but are moving out soon. Not many we know are renewing their lease. <br><br>The appliances in the apartments are quite outdates - you get much better ones at other places - wonder why they call these "luxory apartments". Your utility bills will have a lot to do with how efficient the AC/washer/dryer/heater etc. are - so therefore do be mindful. <br><br>If you stay either on the ground floor or on the 2nd floor, you may have to cope with overhead noise. It does get noisy when someone above walks. The wood creaks to a point where it feels you are being pounded. Had to complain a few times before, but to no avail. <br>

Worst People Ever ---Cheaters
Since the new Management Took over....no one answers properly and they do not stick to what they say. They are cheaters...<br>I had my lease end April 30th and I had to leave by March 10 th. They said if I turn over keys to them and if they can rent for April, then I do not have to pay the April rent.<br><br>They have rented the appartment by March End and now charging me for April also. So infact they get 2 rents for the same Appartment in April.<br><br>I would have never turn in the keys if they would have told me that I have to pay for April....<br><br>Thats the most unfair thing .....I have ever seen....<br><br>Please stay away from this apartments.

Going downhill.. Fast..
I've been here a while, and I am leaving ASAP. Every since Sawyer Realty Holdings took over, this place has been heading downhill rapidly.<br><br>The "investment" representatives from Sawyer come into your apartment every few months (on short notice) to take pictures of the cracked walls and check out the ridiculously sagging floors.<br><br>EVERYONE'S refrigerator leaks, and they don't do anything about it. <br><br>The outside concrete steps are a hazard to life and limb; they're falling apart now that the cold weather is setting in and chunks of concrete fall down to the entryways below..<br><br>As for the population.. It isn't as noisy as it used to be, now that the GMU students, etc, have moved out.. But the apartments are now rented mainly by Indian families. No big problem, really, unless you're OK with strong cooking smells wafting up through the vent (and please, no cries of racism, Indian cooking is pungent.) <br><br>The parking lots are getting quite filled up, and people whiz around the corner at 40mph so be VERY careful backing out or crossing the lot near a corner.<br><br>The leasing staff seems disconnected and they simply don't care. The old days of Fanny and Heather and people that gave a damn are gone.. I haven't seen Fanny in a little while, but I think Sawyer got rid of most of the old T&C staff, who were nice people. The people there now just kinda stare at you and shrug their shoulders when you have a problem.<br><br>The gym at the complex is a joke, cable TV is often fuzzy, and the lights flicker when the AC comes on. The showers have no water pressure, and carpets are all nasty, even when I moved in.<br><br>Rents are going UP AND UP here every year, and the quality is going DOWN rapidly. Stay away.

Would Recommend
The apartments are generally not noisy; occasionally I can hear the bass from my neighbors stereo. Also, I can usually hear my neighbor above me walking around, though I've asked around and other neighbors don't seem to have this problem; I'm used to it by now so I'm able to tune it out. <br><br>All maintainance complaints were taken care of on the same day the request was put in. If the apartments were converted into Townhomes and we had an option to buy, I would.
